That spirit of determination and exceptional quality of workmanship they’re renowned for provided the inspiration for our 2021 Housing & Construction Awards program – Built to rise above.

2021 was hailed as the year we’d say goodbye to COVID-19, leaving all the stress and drama wrought by the pandemic behind us. As the year has progressed though, it’s become clear the challenges are far from over. While the demand on our industry is a first-class problem to have, the resulting trade and materials shortages and skyrocketing prices haven’t made things easy on anyone. As always, we’re continuing to lobby hard for our members and their customers when it comes to easing the pressure around these issues, as well as detangling red tape, and ensuring there’s a visible pipeline of work, with our eyes

Our esteemed judges were thrilled to be able to visit hundreds of amazing projects in person this year. Cementing the sterling reputation of the Awards, this year’s field once again surprised and delighted with the calibre, their superb finishes, and degree of difficulty in construction. As always, the judges were on the lookout for external appeal, siting and aspect, as well as amenities and aesthetics, not the styling or interior design.

The judges’ comments reflect this, with accolades such as “very unique,” “seamless,” “excellent use of materials,” “clean finishes,” “difficult site” and “great level of detail” are all consistent.

Melding of cultures delivers the ultimate in tropical luxury

Evoking a year-round holiday feel, the 2021 Mackay and Whitsunday House of the Year takes luxury resort-style living to soaring new heights.

A treasure of memories, moments and visions collected from across the globe, Indochine House by Urban Trend Construction represents the travel-loving clients’ affection for Southeast Asia, coupled with their passion for their new lifestyle in North Queensland.

Also taking out the top spot in the Individual Home '$950,000 up to $1.25 million and Best Swimming Pool categories, Indochine House was designed with ultimate liveability as a key focus.

The home is laid out across three independent wings, including the main house, guest wing and ‘metro’ men’s shed, with every space exhibiting consideration of the owners’ needs, exuding exceptional craftsmanship and attention to detail.

Through the oversized front door you are welcomed into a sizeable foyer where a

stunning chandelier immediately grasps your focus.

Through to the main house with master suite, including indoor and outdoor ensuite bathrooms, as well as the stunning living, dining and kitchen space that wraps around a lagoon style swimming pool, epitomising luxury living.

The interior of the main house is connected by gallery hallways with full height glazing and louvres to provide tranquil lighting and fresh breezes throughout the day and evenings.

stopper, with the timber drop down from the island bench perfectly balancing the crisp white of the cabinetry.

A sizeable butler’s pantry makes for an entertainer’s delight and offers a space which is both functional and stylish.

The home’s guest wing is accessed via the pool courtyard and alfresco dining area.

This wing houses a purpose-built media room, guest bedroom, WIR and ensuite.

The final wing is a self-contained ‘metro’ men’s shed, that houses the home’s on-site gymnasium, with a further ensuite bathroom.

The gymnasium has direct access to the lagoon-style pool for the perfect gym recovery session.

Making your way outside and the outdoor haven that awaits is nothing short of breathtaking.

Leaving no question as to why the judges crowned Indochine House with the title of Best Swimming Pool, it truly is the jewel of this home.

Incorporating child friendly shallows, a mosaic waterfall feature and integrated alfresco dining, resort-style living is an everyday reality in this stunning home.

Not only aesthetically splendid, the expansive alfresco area creates the perfect zone for the homeowners and their extended family to enjoy all year round.

Care at centre of Project success

Taking out 2021 Project of the Year was TF Woollam and Son for their outstanding work on Ozcare Mackay.

The $30 million residential aged care facility features 120 aged care beds, including specialist dementia care, respite care, a coffee shop, children’s playground, cinema, bowling green and a men’s shed.

Designed with dementia care in mind, it offers two secure, special wings and a total of 36 beds for people living with dementia.

This state-of-the-art community is a place where residents, families and friends can enjoy shared spaces in a homely environment.

A truly standout facility, a project of this scale presented some difficulties.

The size of the build created challenges when it came to sourcing enough manpower however, this was resolved through Woollam’s initiative to use multiple contractors for certain trades.

Ceiling and linings and painting required two contractors, managed by dividing the building in half with the ceilings and linings

each getting 50 per cent share of the works and the painting being separated between internal and external works.

The team also faced difficulty in the sequencing of the works, regarding the layout of the building on the building pad.

The building pad was surrounded on three sides by a 6m high swale, making access around the site only available from one side. This took a great deal of planning and sequencing to get right and ensure an allround smooth process.

When it came to the innovation aspect of the process, Woollam wowed with their pioneering approach.

With a newly increased focus on and understanding of the risks associated to respirable crystalline silica, Woollam used a blue banger system that had ferrules cast in the suspended slab to take all the cable tray and pipe supports.

This meant no drilling into the concrete slab, with the added benefit of alleviating the need for silica dust controls.

This required detailed set out and planning prior to pouring any of the suspended slabs.

The design and buildability of the bedrooms had been tried and tested in a standalone replica prototype room.

Through this process, Woollam was able to identify lean and modern construction methods, create service installation innovations, and realise major efficiencies

The project delivery team used the Ischebeck engineered formwork system of lightweight aluminium panels and adjustable props with 30 per cent less weight and 40 per cent fewer parts than conventional steel props and timber formwork.

This resulted in higher productivity and faster structural works cycle times. Expertly demonstrating their proficiency in the commercial construction industry, Woollam’s ironclad reliability and sterling reputation has only been further enhanced thanks to winning the 2021 Mackay and Whitsunday Project of the Year.

Functionality at heart of home’s design

In addition to achieving top marks in the standard judging criteria, the construction cost must not exceed $350,000, making it a home every Queenslander can aspire to.

Winning the award this year is Hotondo Homes Mackay with the stunning Marcoola 209.

This beautiful home is a modern-day marvel, complete with two spacious living areas and easy access from the double garage.

When it comes to including an incredible array of features for a truly affordable price, the Marcoola 209 well-and-truly fits the bill.

Boasting a family-friendly layout, ease of living is at the heart of this home’s design and in the kitchen, dining and family spaces this home’s functionality is clearly evident.

The kitchen features a large island bench with crisp cabinetry giving the space an open and light feel.

Off the family room lays a spacious alfresco area, enabling year-round entertainment in the stunning North Queensland climate.

The master suite is located at the front of the home for ultimate convenience.

An oversized walk-in-robe and ensuite are also present within the master suite, making this space a true parents' retreat to relax and unwind in.

Three remaining bedrooms are located on the opposite side of the home as well as a family bathroom.

Ensuring all members of the family are catered for, this space also includes a second living area, allowing for the practicalities of everyday life.

Well-designed and cleverly considered, the Marcoola 209 is a stunning home which epitomises family-friendly style without the hefty price tag.

Iconic landmark sets the standard for high-end finishes

The North Mackay Rotary Lookout Upgrade, a $1.42m project, has revitalised a muchloved local facility, offering the perfect spot to take in the spectacular views of the Mackay skyline.

Contracted to clad the soffits of this iconic landmark and subsequently taking out the title of 2021 Commercial Trade Contractor of the Year was Coral Coast Plastering.

The end result of this landmark upgrade is truly spectacular however, the project was not without its challenges.

The heights at which the Coral Coast Plastering team had to work were logistically and physically challenging, along with the high

winds often intervening to add a greater level of complexity to the job.

Add to this the curved nature of the structure and this necessitated impeccable attention to detail and laser focus throughout the entire duration of the project.

Such challenges however were expertly overcome by the Coral Coast Plastering team, who have delivered a job which clearly impressed the judges and has catapulted their already sterling reputation to soaring new heights.

Having amassed a brand synonymous with hard work and reliability, owner Shane Laffin and his team have gone from strength to strength thanks to an unfaltering

commitment to their clients.

“We are experts in plastering and have dedicated supervisors, tradesmen and estimators to ensure every job is completed on time and to a high standard,” Shane said.

“Our team works towards providing solutions for our clients' needs and have worked on jobs as small as repairs to homes through to large commercial projects.

“Above all else, we believe that quality comes before speed."

Contributing to the fabric of Mackay through their exceptional work on the Rotary Lookout upgrade, the future seems incredibly bright for the 2021 Commercial Trade Contractor of the Year, Coral Coast Plastering.

Taking out the much-coveted House of the Year title for the Mackay and Whitsunday region was Urban Trend Construction with the luxuriously stylish Indochine House.

Well-and-truly stamping their mark on this year’s awards program, Indochine House also won the Individual Home $950,000 to $1.25 million category and was crowned Best Swimming Pool

Urban Trend’s second nominated property, White House, also took out the Renovation/ Remodelling Project over $1 million and the Best Bathroom and Best Kitchen titles.

For both homes, the fundamental standout feature is liveability and this is evident

FERGUS BUILDERS – BUILDING MACKAY

Holy Spirit Administration & Student Services

Fergus Builders were awarded the contract to construct the new Administration Building and refurbishment of the Student Services building.

Fergus Builders were approached by clients with their design already drafted for their forever home.

The Fergus team offered the clients some design changes which would improve the functionality of the design along with reducing costs.

After a few meetings with our team, they quickly realised how thorough our process, quotes and specifications were.

They appreciated the quality and attention to detail.

The clients decided then to proceed and entrust Fergus Builders to build their new home.

This design entails a spacious three-bedroom home with media room with the option for this to be a 4th bedroom.

The open plan living offers a large kitchen with a walkin pantry.

There is an oversized master bedroom with a luxurious walk-in robe. This being every lady’s dream.

The extra-large alfresco area has a built in BBQ bench perfect for entertaining.

This design creates a free flowing space and will most definitely tick all the boxes for any family

The upgrades throughout the home certainly stand out. With feature sunhoods to the façade, tri colour external downlights to eaves, 2.7m high ceilings, high end stone benches, decorative LED mirrors, stunning feature tiles, back to wall freestanding bath and endless amounts of storage throughout the home. All these features complement the design brilliantly

The contract was staged to allow the school to still operate while the major works were undertaken and to be completed over a 15-month period. The new admin was to be completed with the staff relocating from the student services building that would be refurbished once they moved into the new admin building.

The original Admin Building was demolished to make way for the new state-of-the-art facility that the school took possession of at the end of the 2020 school year.

The ground works were delayed somewhat with the project losing six weeks to wet weather over the first half of 2020. The site itself was extremely tight with limited laydown area, and being at the front of the school, drop off and pick up traffic created a daily challenge. There was also another contractor working at Emmanuel Primary next door with both contractors sharing

the adjoining front carpark area for our site compound.

The new administration building is a two-storey build with a total floor area of 1510m2 with the upper floor lever connected to an adjacent two-storey classroom.

Construction method included.

• Ground floor – concrete slab and external masonry block walls

• Upper floor – suspended concrete slab with external masonry block walls and structural framing with cladded façade.

• Roof framing – structural steel and Colorbond sheeting

• Ground floor internal area consists of main administration areas, finance meeting rooms and senior staff offices.

• The upper floor area has three separate teacher pod areas, board room, staff amenities and lunchroom.

The Student Services Building was a refurbishment and extension of an existing building that it just so happens.

Gary Fergus built in the late 80’s. The works included gutting the building, extending and adding new amenities and construction of a new covered area.

Resources Centre of Excellence

Winner Industrial Building up to $5 million

Fergus Builders were awarded the highly-anticipated contract from Mackay Regional Council to build the new state-of-the-art Resource Centre of Excellence at Crichtons Road, Paget.

From the outside looking in, the project looks a lot similar to other large industrial sheds and offices in Paget. As soon as you walk through the doors though you are greeted by a large open plan area that is regularly used for large social gatherings but can also be separated into smaller training areas via three large operable walls. Other features on the ground floor included dedicated office space and a purpose built control room for the USMF area and laboratory. Midway through the project, the client engaged Fergus Builders to build a 400m2 mezzanine area over the USMF to house a further three training rooms, open office spaces and offices and kitchen and amenities. A hydraulic lift was also installed to service this area. The remaining internal floor space of the shed is where Fergus Builders designed and constructed the underground mining simulator. This area is best to be experienced to gain the proper insight of what was involved in constructing the area that simulates an underground mine.

Fergus Builders assisted the client to make some minor design changes to bring the project more in line with the client’s budget, without taking away from the key design aspects of the home. The project began with a full demolition of the roof sheeting, majority of the internal and external walls including asbestos, wall linings and external cladding. During the demolition, major discrepancies from the structural engineering and the existing building were found meaning demolition could not be completed until a solution was found. Fergus Builders facilitated a re-design of the structural engineering that included a full redesign and install of a completely new roof frame as well as other minor structural elements. The existing house was a split-level

house with a garage and laundry on the lower floor, three bedrooms and a bathroom on the upper ground floor and kitchen, dining, and lounge on the first floor. The renovation entailed completely swapping the lay out to include garage, laundry, powder room and lounge room on the lower ground floor, open plan kitchen, lounge, dining with high raked ceiling with exposed timber ceiling rafters on the upper ground floor and three bedrooms, a main bathroom and an ensuite master bedroom full glass doors allowing views of Eimeo Beach from the master bed.

Towards the end of the project Fergus Builders were engaged to carry out further landscaping and external works including planter boxes, bench seats, tiling of pool areas and glass pool balustrading.

The ten-month construction transformed a tired old beach house into the spectacular home for the clients to enjoy for years to come.

Their vision was clear; they wanted to create a “Hamptons” home on their family-owned block. This was a very sentimental build, as their clients were living in their original family home, which had been on the block for over 40 years. Rather than renovate this home, they made the heartbreaking decision to sell and relocate the house and to start again by building new. The best part of this story is the people who brought the existing family home, were relocating it back to its original area.

All aspects of this design were based on keeping a few traditional family traits within the build. After viewing the plans given, we were able to offer ideas and design changes to better suit their vision, and most importantly to save costs within the build.

This design is every country person’s dream. It offers, 180 degree views of rolling hills and rural landscapes, it is well thought-out, and will suit any family who loves this particular lifestyle.

Providing 2.7m high ceilings, 4 bedrooms, media room, higher doors than standard, hamptons designed kitchen, master bedroom with bay/seat window, large walk-in robe and a luxury ensuite. VJ panelling to the entrance, vinyl planking to internal floors, and porcelian tiles to the wet zones. These all play a major role in achieving the look the clients were after

The façade had to be a show stopper, with the decorative gable trims, featured stone cladding to the base and entrance pillars, patchwork tiling to the large verandah and porch, and also a warm welcome with the double French doors, truly deliver the “Hamptons” country feel perfectly. Choosing the selections for this design were well thought out, keeping the home with subtle warm tones so the decorative Hampton finishes shine through.

Scooping the pool at the 2021 Housing and Construction Awards was Fergus Builders, taking home an incredible six titles.

In the Housing categories Fergus Builders won the Individual Home from $350,000 up to $450,000 and Individual Home from $450,000 up to $550,000

When it came to their stunning renovation of The Beach House Eimeo, this netted the team top honours in the Home Renovation/ Remodelling Project from $575,000 up to $1 million

The last of Fergus’s housing category sweep came from their stunning project, Karwin, which won the Medium Density up to 3 storeys – 2 to 5 Dwellings class.

A flawlessly executed restoration

Situated in a remote location of the Whitsundays, the Collinsville Reservoir tanks, which are an integral part of the water supply system into the surrounding area, provided a renovation project which was both challenging and rewarding for Red Emperor Constructions.

Taking out the Refurbishment/Renovation up to $750,000 category in the Construction Division of the 2021 Master Builders Awards program, the Collinsville Reservoir Roof Renewals required innovative thinking from the Red Emperor team.

Severe Tropical Cyclone Debbie caused significant structural damage to the roof cover of the 60-year-old 1.136ML and 0.45ML reservoirs, with significant portions of the reservoir roof sheeting being torn, uplifted or completely removed in some instances.

In addition to the roof sheeting, a structural assessment of the existing timber substructure found evidence of water damage and possible joint displacement, along with severe corrosion to the base of the internal entry ladder.

All roofing elements to both reservoirs were required to be demolished.

And while the team successfully delivered the project to an incredibly high standard, according to Alistair Sawers, owner of Red

Emperor Constructions, it was not without its challenges.

“The technical aspect of factoring in surrounding coal mines (keeping the coal dust out of the tanks and whether the dust was corrosive over time) was very challenging as the tanks were to supply the town with their treated drinking water,” Alistair said.

“We had to use materials that were designed to prevent corrosion, therefore stainless steel and aluminium were used.

“This provided us with a new challenge as stainless steel and aluminium react with each other.

“Working with the elements around the area, we also needed to ensure these roofs had a guaranteed long lifespan.”

When it came to the execution of this project, precision was key.

After careful demolition of the roofing elements, further structural inspections found existing structural concrete columns to be in disrepair due to concrete cancer.

Rectification works were undertaken where possible to existing columns and subsequent columns were completely replaced.

“This was not just a construction of new reservoir tanks, this required a lot of creativity and thought to construct a roofing structure that could be used on top of a nearly 70-year-old concrete tank,” Alistair said.

Whilst the roof cover was off, it provided a good opportunity to have the tanks cleaned and re-sealed.

This option was put forward to the client by Red Emperor Constructions as it provided a much safer environment rather than trying to achieve this with the roof on and creating a confined space to work in.

The process of doing this as an open-air environment also delivered significant cost savings to the client.

The replacement material choice for the project required careful consideration to ensure that a strong, fit for purpose, economically viable and long lasting solution was delivered.

From a logistical standpoint, meticulous planning was integral to the overall success of the project.

Numerous components for the project had to be custom made on site, requiring careful scheduling to ensure that all ran smoothly.

The introduction of COVID-19 restrictions which were announced during the project's execution also provided further scheduling challenges.

Vigilant planning and communication with the client and suppliers allowed Red Emperor Constructions to overcome these hurdles and deliver the project on time and within budget.

During construction Alistair and his team were reminded of the historical significance of the project, which added extra motivation for a perfectly executed end result.

“Whilst working on the tank, we actually found an inscription that was made by the original builders, so that felt quite special.”

Flawlessly delivered, the Collinsville Reservoir Project is indicative of the Red Emperor Constructions’ outstanding reputation, which is built around the ethos of quality over quantity and strong client relationships.

A unique vision brought to life

Taking out two titles at this year’s Mackay and Whitsunday Master Builders Awards evening was Greene Homes Whitsunday with their stunning build Stone Chatelaine.

Winning the Excellence in Sustainable Living and the Ken & Nola Clarke Perpetual Award for Quality Workmanship, Stone Chatelaine is a striking, bespoke build which has a distinctly artistic focus.

The unique brief for the home was to build a stone house with a steampunk design aesthetic.

The home was to be smaller in stature than a castle, but grander and bolder in fixtures, fittings and construction materials than most in the surrounding countryside.

For the team at Greene Homes Whitsunday, this build was an opportunity not to be missed due to the use of building materials, with locally sourced timber and stone made the true hero pieces of this unique home.

Stonemasonry, a rare, formidable building skill from times largely gone by took centre stage on this project.

Each rock wall is a work of art.

Each and every stone has been chosen, shaped and placed with an expert eye.

And when it came to the timber, the selection process was just as particular.

The client’s father had amassed an incredible treasure trove of timber over a lifetime of milling in the local area.

Greene Homes Whitsunday’s talented team of carpenters then carefully selected magnificent timbers and lovingly crafted them into a home where every inch of it is custom.

Not lacking in wow-factor in any space of the home, the kitchen epitomises the balance and design concept of this property.

Hutchies a vital part of the community

Hutchinson Builders has a story not unlike the Whitsundays.

The building also includes a multifaceted AV system which allows the conference space to service the Local Disaster Coordination Centre, media rooms, training centre and the local council meeting room.

Placing a clear focus on giving back to the regions in which they operate, throughout the construction of the Proserpine Administration Building, Hutchies achieved a 63 per cent local content direct spend value

within the Whitsunday Regional Council local government boundary.

If you include Mackay, this figure jumped up to 84 per cent direct local content spend value.

Such an achievement helps to economically bolster the region and rings true to the Hutchies ethos which is grounded in integrity, diligence, and service.

Breathing new life into unit

Lagoon Lodge, a stunning unit renovation completed by FD Building, has breathed new life into a tired space through a bright and cleverly considered refurbishment which celebrates its breathtaking Hamilton Island location.

There are many standouts of this nomination however, the reconfigured floorplan has been the true jewel in the crown of this project.

Removing the hallway and doorway in the lounge room completely rejuvenated the space, offering a more open and tranquil feel, just perfect for the island location.

Impeccably finished, Frank Davy and his team went above and beyond to deliver the renovation, and whilst not evident in the final result, had to overcome many challenges to do so.

“All building on Hamilton Island is very challenging with logistics,” Frank said.

“Not only do materials have to be delivered to the barge, they then have to brought to site, all while being mindful of holidaying guests.

“Add to this the fact that the build was on the

third floor and the challenges continued.

“Everything had to be taken out and new material brought back in via a flight of stairs.”
