When I think back over the years of Master Builders Housing & Construction Awards ceremonies, I see smiling, excited faces, champagne glasses clinking as success and hard work is celebrated.

The steel caps and hi-vis are stowed away, the gala gowns and dinner coats dusted, shoes shined and the daily grind put on hold for a night of celebration. Colleagues, contractors and connections come together as we celebrate those at the forefront of building innovation and quality craftsmanship.

Master Builders Housing & Construction Awards cater for entrants ranging from apprentices to trade contractors and small family businesses to the biggest names in the building and construction industry. It is with great honour that I welcome you to the 2018 winners’ magazine.

The calibre of entries into this year’s awards program has been second to none and highlights the exceptional skills and craftsmanship of the Sunshine Coast’s Master Builders.

Over the past few months, our panel of judges have attended each entrant’s property and made a thorough assessment against a list of strict criteria. This included quality of workmanship, degree of construction difficulty, external appeal, sitting and aspect along with amenities and aesthetics.

Right out of the box on the Circle

An intricate building constructed over three levels and encompassing a variety of lifestyle features has taken out the 2018 Master Builders Sunshine Coast House of the Year.

From rooftop garden and solar generation to waterfront pool and expansive basement, the house at Witta Circle, Noosa Heads, is an example of craftsmanship and ingenuity on many levels.

Peter Curley said this was a very challenging and rewarding home to build.

“Many elements of the build needed careful consideration for its services to be installed.

“I cannot explain how much detail was involved, and the infrastructure to go in place at the start to make it work.’’

The multi-level home faces the water and has a bushland backdrop. Access to the site was restricted to single vehicle street parking.

All-concrete roof and floor structures meant there were minimal ceiling spaces to work with. And the house has a basement two metres below the level of the Noosa River.

Such was the degree of problem-solving, the magnificent blackbutt timber central staircase was made in two sections in order to get through the entry doors.

Upstairs, the curved steel ceilings have been lined with timber and cantilevered over the outdoor living as well as partly covering the riverfront swimming pool. This creates a seamless effect of floating out towards the water.

The basement level consists of gym, sauna, bathroom, wine cellar, car garage, atrium, concrete suspended stair and lift access.

Meticulous attention was given to all areas of the screw piling, footings, slab details and the installation of waterproof membrane.

The infrastructure required to allow the excavation for this basement area included filtration units, water pumps, equipment for de-watering, boring and grouting, excavators and on-site concrete pumping equipment.

The de-watering of the site was an integral start of construction and was monitored weekly by an environmental scientist to check all water was in a clean and healthy condition.

The quality of the water once filtered on all occasions was equal to if not better than the quality of the adjacent river. Installation of the concrete piling took four weeks and the de-watering system ran continuously until the ground-level concrete slab was completed and backfilled. This spanned a 16-week

period. With garden beds, saunas and bathrooms part of the basement construction the drainage system needed to be innovative and precise for effective functioning.

The ground level consists of a guest bedroom with ensuite, a powder room, office, laundry, sumptuous living and dining areas, butler’s kitchen, kitchen and serving bench, plus internal gardens.

The first level is serviced by an internal lift and the spiral staircase. There are a further three bedrooms on this level, all ensuited and with walk-in robes.

The main ensuite contains a solid stone bath and vanity bench with integrated basins. These hand-made items add to the finish of this open, light-filled area with a garden bed sitting alongside the bath. Several garden beds contain edible fruit and vegetables. All the gardens are automatically irrigated and drained from the basement.

Hidden behind the timber-look aluminium screening is the solar pool heating while a 15kw solar system is also fitted.

The glass-roofed outdoor kitchen has a built-in barbecue with pizza oven. The full-length swimming pool has raised clear edges that gives the impression of water floating above the surrounds.

Quite simply, a house like no other.

A landmark building that embraces the vision of the education and innovation hub at Sippy Downs has been named 2018 Master Builders Sunshine Coast Project of the Year.

It’s one of the catalyst projects within the emerging Sippy Downs business and technology district.

Developed on 4.88ha, the Youi Headquarters abuts the University of the Sunshine Coast, sporting precinct, primary school and retail centre.

Located in a gateway site at Sippy Downs, the vision was to provide a headquarters and public plaza that reflected Youi’s fun and dynamic culture.

The development required a building to accommodate 1700 staff within 11,000sq m of nett lettable area.

The project was handed over to the client ahead of original practical completion date, on budget and to Youi Insurance’s expectations.

The level of quality and workmanship was a collaboration between all stakeholders involved in designing and building the Youi headquarters building. Quality, sustainability and longevity were all elements that drove the project.

A clearly articulated brief outlining desired outcomes provided key areas of focus with regards to financial issues.

The 4.88ha site needed considerable input from civil engineers with the creation of new roads and on-grade parking, landscape architect contribution for public plaza and treatment of extensive parking areas.

With a designated project team and upwards of 160 on site overall, a good working relationship throughout was essential.

The architectural concept was to float the building above the ground floor plan, merging the public plaza/landscape with the building’s ground floor functions.

The building addresses the public plaza to the north

while angling in plan to align with the sweeping roadway.

The two simple yet distinct upper forms provide a variety of facade treatments that respond to the orientation.

Full-height glazing addresses the plaza, providing transparency to the public face of the building and maximising internal view-lines through the floorplate while solar penetration to the east/west is controlled by reduced glazing and vertical sun shading elements.

Large, efficient open plan floorplates, interconnected by light-filled stairs, offer flexibility to cater for future business growth while promoting movement throughout the building other than lifts.

Remaining online to the world 24/7 was so crucial to the client that two separate fibre optic systems were installed, as well as back-up generators to transformers and battery systems to maintain power.

Chilled water has been used as part of a high-performance air-conditioning system, along with heat banks and water harvesting.

Youi took the opportunity to connect with the public by including Youiversity on the ground floor as an educational space for the multi-purpose room for functions/ceremonies that is open to community groups the company works with.

This is a building not only for today but for tomorrow.

Attention to detail is what sets him apart

2018 Master Builders Queensland Rising Star winner Tyson Dalziel said he was humbled by an award that recognised those at the forefront of building innovation and quality craftsmanship.

Tyson Dalziel is a builder, carpenter and timber enthusiast who founded his own business, Ty Style Constructions, in 2013.

A hands-on approach means he both oversees building projects and works alongside the carpentry team to ensure outstanding workmanship.

“Carpentry is a craftsmanship, not a job,” Mr Dalziel said.

“It takes patience, precision and forward-thinking, which are qualities I believe are essential to possess as a builder. I like to pay attention to details, with a focus on making sure even the smallest of tasks are done right as I take a lot of pride in my workmanship and the workmanship of my subcontractors to ensure I deliver a high-quality home for my clients.”

Mr Dalziel started his apprenticeship straight after school and credits his mentor, Jim Evans, with making him the builder he is today.

“Quality was his game and I spent four years with him learning it,” he said. He said the trust instilled in him by Mr Evans gave himconfidence in his ability to achieve anything he wanted in the industry.

It’s something Mr Dalziel’s carried with him into his own business, with a motto of “leading from the front”.

“You’re only as good as your weakest member,” he said.

“So you need to make sure that you’re putting the right processes in place to ensure that you’re getting the best out of your team/ subbies. It’s incredible how far saying thank you at the end of the day can go.”

His Rising Star award is the region’s way of saying thank you back.

Inspiring women in building

Laurie Tucker always knew she loved construction but craved something more.

A career as a building drafter and designer built up her practical knowledge but it was Laurie Tucker’s experience with Murphy Builders that ignited a passion for on-site supervision.

“In my annual review in 2015, I worked up the courage to tell my boss that my five-year plan was to become site supervisor,” she said.

“I prepared myself to be disappointed but he surprised me. Soon after, Murphy Homes enrolled me in the Certificate IV in Building and Construction so I could fulfil my dream.” With the Certificate IV completed, Ms Tucker said she loved being on site.

“Every day is different and some days have been a steep learning curve – I’ll admit I have learnt many things the hard way and have developed a decent sense of humour,” she said.

Ms Tucker has several projects under her “tool” belt already and has undertaken further training in first aid and working at heights.

“The best part of my job is seeing the smiles on a client’s face when you bring them to site for a walk-through as they meander through their dream home or the delight when I get to hand over the keys to their beautiful new abode,” she said.

As winner ofthe Women in Building award, Ms Tucker hopes to see more women on site, which she believes brings a vibrant, positive and proactive influence to the construction industry.

Apprentice of the Year for 2018

Reece Cleeton is not afraid of hard work and it is this determination that led him to be named 2018 Master Builders Apprentice of the Year

Representing Linear Construction, Reece said he was driven by his competitive nature to deliver the highest-quality finish on all his projects.

This exceptional work ethic is backed by extensive experience, having previously worked under Planet Homes building high-end, sustainable architectural homes throughout the Sunshine Coast, as well as his work with Linear Construction on projects where he has been doing all aspects of the build including plastering, landscaping, concreting, painting and cabinetmaking.

Reece’s inspiration to succeed in the building industry hits close to home, as it does for many other family-based builders.

As a keen learner always ready to improve on his skills, Reece stands out from the crowd and his talent and hard work doesn’t go unrecognised by his employers and Tafe supervisors.

Let us paint you a picture.

You live in paradise with the goal of designing and building your first home. You spend your weekends wandering the display villages and your evenings browsing Instagram for inspiration.

You know your style. It’s clean, contemporary, modern and slightly industrial. You love bold contrasts in colours paired with the beautiful simplicity of open spaces.

You prefer minimalism over clutter. A blank wall is a blank canvas for your imagination. You’d rather keep it blank until you find the perfect piece of artwork to hang.

You want your house to represent your style and how you choose to live.

This is exactly the situation in which the owners of the award-winning Aura Home found themselves.

They’d purchased a block of land in the newly released Aura estate and were grappling with the decision of choosing a designer and builder.

They knew their style – bold, striking, modern and spacious. But they couldn’t find what they were looking for in the display villages.

So when they approached Dominic Tyacke, director and builder at qldBUILT, to tell him about their dreams and visions, he couldn’t resist the challenge.

Lots smaller than 300sq m are common on the Coast, which is presenting builders with an exciting new challenge.

How can you fit four bedrooms, two bathrooms, a

double garage, living areas, alfresco area and a courtyard onto a block this size – without making it feel cramped?

Surprisingly, that’s the easier part. The real challenge arises when the client wants to do all of the above and, in addition, make their home stand out for its designer appeal and street presence.

The result boldly speaks for itself.

No matter from which angle you approach the Aura home, you cannot deny its differences. The striking matte black and dark timber facade is the perfect introduction to what lies through the large clear glass front door.

Immediately upon entering, the high ceilings give an unlikely sense of space. Paired with polished concrete floors and crisp white walls, the home’s total size could quite easily be mistaken for something much larger.

Bi-fold doors at the rear capture the coastal breezes and open the home to the outside world. Inside and outside blend seamlessly to connect spaces that would normally be divided. This makes the home rich with configuration possibilities and extends the living spaces dramatically.

The clean, architecturally inspired design allows it to sit prominently within its neighbouring homes. It brings to the table a new style of suburban living.

The home has recently been awarded by the Master Builders Association Sunshine Coast 2018 Best Individual Home Under $250,000.

Mr Tyacke said the win had made company

employees very excited for the future.

“The award means a lot to us, giving us confidence that buyers are looking for something different,” he said.

“We pride ourselves on thinking outside the box to design and build homes that stand out, no matter the budget category they fall into.”

QldBUILT was also awarded the Master Builders Sunshine Coast President’s Award, which recognises the best home a first home owner or young family can aspire to.

Master Builders Sunshine Coast regional manager Will Wilson commended the building company.

Dealing with a neglected but significant building from the past was never going to be easy but Watermark Constructions truly stepped up for the challenge

On inception of the old Mooloolaba Yacht Club refurbishment project, Watermark Constructions was under no illusion that this was going to be a straightforward build.

Standing face to face with a 60-year-old, unmaintained icon from the past, Watermark Constructions set a heavy emphasis on a malleable, D&C-style building that allowed for the unknown to be discovered, decisively planned and executed to minimise delay on the tight three-month time frame

A tailored collaboration between Watermark Constructions, the client and the OGE Group team provided the necessary input at critical stages of the build to drive this project forward.

There were countless hurdles that were overcome within the project, due to the weary state of the existing building, years of neglect and the superior reputation of the client they wanted to uphold.

However all of this effort was worth it for the

Pier 33 Mooloolaba is a unique setting where light, colour and natural materials are strategically designed across key areas of the building to provide a striking design and a contrast to the building’s natural palette that are unlike any other.

The brief was to achieve a light and vibrant space that accentuates the nautical and coastal elements of the site and the natural surrounding coastline. What was produced is a true reflection of this.

The coastal Hamptons feeling that emulates within the walls has been emphasised by the panelling, Mediterranean feature tiling, vibrant lawn, white picket fencing and intricate yet rustic timber details. It provides a stunning arena to enjoy some of the Coast’s best scenery.

Optimistic vision to achieve the perceivably impossible has allowed Watermark Constructions to transform this Sunshine Coast icon inside and out.

A home built from the heart

“THIS build in particular was very personal and it’s a building from my heart and how I see home functions and feeling,” said Mr Mills.

“It’s one person’s vision of adapting a home to the landscape, thinking outside the box with a strong emphasis on design.”

Mr Mills said as part of the challenge he sought to find an “obscure” lot for the home with the aim of maximising the block without losing the same sense of flow found in a home on a more traditional rectangular block.

“We came across the block in question backing onto the golf course at Peregian Springs, an 810 sqm block with a frontage of 33m tapering to 15m at the rear,” he said of the winning Sunshine Coast entry in the 2018 Master Builders Housing and Construction Awards for display homes over $551,000

The four-bedroom, four-bathroom home has a stunning entrance intended to “make a statement of design”. An abstract timber feature stretches across the front entrance with triangular concrete pads with pebble infills between the front door. The approx. 4m high foyer features a 12 sqm skylight above the doorway, creating abundant space and light. Clever storage areas are a feature of the entrance way and the theme continues into the main kitchen which has a secret door to an additional expansive butler’s pantry

“The objective of the kitchen was to be strong on storage, functionality and practicality all combined with a modern, slick look,” Mr Mills said. “The island bench is a full slab of ‘Moak’ which is pure granite from the Silestone Cosentino range. The same benchtop is continued throughout the kitchen, butler’s pantry and the BBQ area outside.”

The kitchen flows to an open dining and living area with bay window seating cantilevering over the outside pool, garden and the alfresco area, which is under a 7m x 6m floating roof. This eliminates the need for a corner post, which would have restricted the view of the golf course and limited furniture settings.

While the design elements on the outside of the home are amazing, there is no shortage of innovation in the interior. Highlights include the media room, an open walkway with low level floor lights, partitioned powder/shower room, 2 Pac doors and a 6m x 4m master bedroom with a spectacular 4.2m x 3.2m ensuite and a walk-in robe with a draw down bar for easy access for hanging shirts and pants up high.

Mr Mills said while the home was being constructed he had moments of self-doubt as he was “living and breathing” the project. “But the response from visitors when they came through was just ‘wow’, and you get revitalised by that.”

He paid tribute to his wife Lee who had a key supporting role with elements of the interior design.

“This is a very abstractly-designed house and Lee with her interior design input throughout the project furnished and dressed the home perfectly with her finishing touch,” he said. “It’s helped bring the emotion into the place.”

RCQ Construction plans and manages medium and large-scale projects from Brisbane through to Townsville.

It comprises 14 designer townhouses with a mix of two, three and four bedrooms all taking advantage of the spectacular lake views.

The third project that was also entered in this year’s

awards for RCQ was a boutique-sized multi-use development. This project offers ground-floor retail plus A-grade commercial office space fitted out with the latest technology infrastructure.

To complete the mix, the residential tower comprises six units per floor over three levels (18 in total). Each spacious apartment has two bedrooms and two bathrooms, with the top-floor apartments featuring generously sized terrace areas that take in ocean and hinterland views.

Due to the location, design and quality, all three projects have appealed to owner-occupier buyers.

Even though Ri-con Contractors manages diverse projects throughout the country, many people don’t realise the major construction company is actually owned and operated right here on the Sunshine Coast.

With a Peregian Beach headquarters situated just a skip and a hop away from beautiful beaches, owner John Jenkins couldn’t imagine basing his business anywhere else.

The family-run company has two generations of the Jenkins clan running the show, with John’s son, Marc, on board as one of the company’s project managers.

With the majority of the company’s employees living on the Sunshine Coast, Ri-con’s business model is rather different from its competitors.

“We all live here, our children go to school here and so many of us are involved within local community groups,” Tamika said.

“Our owner, John, is heavily involved with the Noosa Heads Surf Life Saving Club, as well as numerous families being involved in the nippers program. This involvement makes completing the renovations at the surf club to the highest standard even more significant.

“We have a commitment to improving the communities in which we are working and this one is special because it’s home.”

This is just one of many recent community projects

on the Sunshine Coast region that Ri-con has championed.

The business has recently been involved with the construction of the Baringa Community Centre, Curra Community Hall and both the board walks in Mooloolaba and Noosa.

The success of these projects was formally recognised when the Curra Community Hall won the Community Service Facilities Award at the 2018 Master Builder Awards.

The inspiration for this unique home was propagated during an extended career as an ex-pat Australian living and working in the Cayman Islands.

During their time in the Caribbean, Steve and Sandy became infatuated with the vibrant and flamboyant style of architecture and became determined to replicate this ambience in the proposal for their new home in Peregian Beach. The project emerged as a challenging but satisfying collaboration between the owners, designer Stephen Kidd and builder Kernohan Construction.

Modern Caribbean architecture attempts to capture the nostalgia of old-world building design while accommodating the warmer climate and extreme weather patterns. The theory is not dissimilar to that of the traditional Queenslander.

The building is designed to create the maximum amount of ventilation and shade. Covered open spaces allow comfortable outdoor living and shaded movement from one area to another. Vaulted ceilings redirect the heat to a ventilated clerestory, enabling the ocean breeze to evacuate the warm air.

In terms of passive design, the building performs flawlessly, allowing the owners to enjoy an open-air lifestyle through the hot Queensland summer.

Considerable attention was also given to capturing the essence of a Caribbean-style home. The building is wrapped in wide timber decks all around on both levels, all under a low-pitched, four-hip roof. The internal floor plan on the main open-plan living level radiates around an ornate central staircase. Floor joists and vaulted ceiling rafters have been exposed in all areas, adding to the building’s old-world charm, while cabinetry, tile selection, window furnishings and balustrade details add impetus.

The flamboyance of the Caribbean is captured in part by the vast swimming pool, man cave, bar and gym on the ground level. The home is elegantly complemented with a vibrant furniture package by Carole Tretheway Design, which caps off a beautifully appointed home.

The project presented a number of construction challenges. No structural steel has been used. Instead, spans and loads have been accommodated using traditional methods, including timber portal frame box beams and deep section hardwood. The exposed floor joist and rafters meant the workmanship needed to be of the highest standard given nothing was concealed

Here, you enter a few details about what you’re looking for, where you live and a list of relevant builders and trade contractors will be populated for you.
