We hired Massaro Properties to help us search for, negotiate and rezone the purchase of 22 acres of nearby land for the growth of our company and affiliates. It was a very complex transaction with a very challenging piece of property which not only lay in three separate municipalities but also faced floodplain, elevation and access issues.

• Brokerage- Massaro Properties, LLC represented the buyer on a 22.4 acre lot within Findlay Industrial Park.
• Construction- Massaro Construction Group coordinated pre-construction services including geotechnical surveys, government and environmental permitting, utility readiness and conceptual design. MCG served as GC to design-build a 112,000 square foot specialized industrial building in conjunction with NEXT Architecture, Lennon, Smith, Souleret Engineering, Inc., WNA Engineering and Gateway Engineers.
The Project is unique in that the site selection process had to include a parcel large enough to accommodate future warehouse expansion. The team was able to find acreage in proximity to the Pittsburgh International Airport and design a building that could be mirrored in a second phase of development to accommodate up to a 224,000 SF building for future business growth.

In 2009, the team of Massaro Properties, Langholz Wilson Ellis and TKA Architects was selected by Allegheny County to develop the Allegheny County Health Department site in Pittsburgh’s Oakland neighborhood. In 2014, David Massaro (MP) and Gary Wilson (HLWE) closed on the purchase of the Health Department building and its 65,132-square-foot land parcel.
The partners then purchased two adjacent homes, which consisted of 15,547 square feet of land. Once all acquisitions were completed, the Health Department facility and two residential buildings were demolished to clear the way for the development project. Massaro and Wilson completed their plan in 2015, resulting in $125,000,000 of new development.
Massaro Corporation began construction on the 144-key Marriott Residence Inn in early 2016, with an expected completion date of April 2017. The hotel is 10 stories and features a two-story great room at street level, courtyard, reception area, fitness room and a swimming pool on the lower levels. Guest suites are contained on levels two through 10, with a mix of king, double double, corner one-bedroom and corner two bedroom suites.
The contemporary design includes three colors of thin cast stone veneer panels, accent color metal panels, and low-e glass windows and storefront. Projecting bays, clad in metal panels, occur on the west, south, and north sides of the building to express the typical suites. A glass corner, viewed from the approach along Forbes Avenue, accentuates the two-bedroom corner suites. Parking is located in the adjacent parking garage and is accessed from the hotel driveway entrance.
RISE (aka Ambling University Development Group) purchased the remaining portion of land, on which Massaro Corporation constructed Skyvue Apartments, a mixed-use building featuring upscale apartments, a parking garage, 10,646 square feet of first floor retail space fronting Forbes and Fifth Avenues, and 21,000 square feet of outdoor amenity space with grilling stations, fire pits and gardens.

Campbells Run Business Center (CRBC) is an established business park in Robinson Township, conveniently located between Pittsburgh’s Central Business District and the Pittsburgh International Airport.
Massaro Properties owns, leases and manages the park-like campus and its four other buildings. Its high occupancy rate created demand for additional flex/office space, leading Massaro Properties to develop a 22,000-square-foot building that could accommodate a single company or multiple tenants.
Construction on the new building was complete in the summer of 2016, and the building is fully leased.

Massaro Properties (MP) LLC teamed with another well-know Pittsburgh developer to respond to an RFP issued by the Urban Redevelopment Authority of Pittsburgh (“URA”). The RFP was to develop two historically significant buildings that had been vacant for 20+ years. Based upon our team’s experience and development proposal we were selected.
Our development plan included converting the two buildings into 117 market rate apartments, 6,000 square feet of ground floor retail and a 182 car parking garage.
Since both buildings reside in a designated historic district, Massaro Properties experience developing and financing Historic Tax Credit (“HTC”) was a plus for the team. The Highland Building is a significantly contributing building to the district since it was designed by world renowned architect Daniel Burnham and built for Henry Clay Frick.
We also brought our construction expertise to the team, which was important since we needed to develop construction cost estimate early in the development stage. It was also a case of great public/private partnership with URA. The URA was able to obtain RACP funding through the state of Pennsylvania for the construction of the parking garage and provide low interest financing.
Many developers had attempted to redevelop the project, but our team was able to successfully propose the development and see it to fruition. Through our team’s expertise in HTC, multi-family development, and public/ private partnership the development broke ground in March of 2012 and the development was opened in June 2013.

Massaro Properties developed the second sterilization facility and connected it to the original building. The 24/7 warehouse-type structure houses two concrete vaults in order to accommodate the two new linear accelerators. This second phase was completed in 2015, giving Synergy 48,000 square feet of state-of-the-art sterilization facility.
Massaro Properties (MP) was retained by CBRE to develop, design and build a new 25,000-square-foot sterilization facility for Synergy AST, LLC (formally Beam One). Synergy is the leading provider of e-beam sterilization for the medical device industry. The site on North Noah Drive in Victory Road Business Park (Saxonburg, PA) was owned by Synergy’s largest client, who chose to lease the land to MP rather than sell it. The deal became a very unique and difficult one due to the complexity of site control, land lease terms, tenant credit and development cost/budget. MP, through its unique capability of “Total Building Solutions,” was able to develop the facility using its in-house design and construction services, while negotiating the financial terms and conditions of land and tenant lease terms. The sterilization facility is at full capacity.
