The lure of London never seems to fade. Often being ranked as the number one city in the world ahead of Paris, New York and Tokyo, London is a centre of culture, wealth and power.

Education is a major draw with around 120,000 foreign students studying here, whether at dedicated schools such as the Lycée Francais Charles de Gaulle in South Kensington and the American School in St John’s Wood or at one of the world-famous universities such as Imperial College which has over 60% of overseas students.

Case Study - Maskells outperforms

refurbished Lennox Gardens apartment was originally on the market with a well-known global agent for 9 months without success. Maskells was introduced to the owner and we put in place an improved marketing strategy, exposing this exquisite 1 bed flat to a wider audience. We successfully achieved the best part of £4m for the flat, in excess of our clients expectations. The flat was sold to a cash buyer and our client was thrilled with the result.

Case Study - Off Market Sales

Maskells was asked to discreetly sell this wonderful west London home, extending to over 6,000 sq ft, on one of the most desirable addresses. We have access to the best buyers in the market; Maskells knew who to call and agreed the transaction at a higher price than other agents had been asking previously. The transaction was successfully completed with discretion and with the minimum of fuss.

Case Study – Absolute Focus

The owner of this Cadogan Square apartment had a long standing relationship with a well-known buying agent, who advised the owner on the most effective selling agents. Maskells was asked to pitch for the business and won the sole agency. We correctly positioned the apartment and introduced a buyer at a good price and through intense focus, we exchanged contracts and completed on the sale of this leasehold property, within 72 hours of the Memorandum of Sale being issued.

tenant’s expectations through regular communication. Our highly experienced team are all exam qualified through the Association of Residential Letting Agents (ARLA) and have over 70 years combined experience.

Crucially, we provide a ’one point of contact’ system, meaning our landlords deal with the same Maskells expert throughout the transaction, from the first meeting through to the letting and then long-term management of the property. This powerful benefit minimises errors, maximises

Case study – Refurbishment to maximise income

Spotting potential to significantly increase the rental value of this beautiful house on Smith Street, we prepared a costed schedule of works for our landlord to consider. Receiving instructions to proceed, we brought a specialist team together including a main contractor and interior designer, for a 7 month refurbishment project. All works were carried out on time and on budget and the property was re-launched to the rental market. We quickly secured a tenant at our advised rental figure which showed a 150% uplift in income for our landlord.

Case study – Portfolio Landlord

Maskells were asked to take over the letting and management of a small central London portfolio of properties which had been mismanaged by the existing agent. The tenants had become extremely frustrated and the landlord was concerned many of them wouldn’t renew. We assist prior to a rental if a property needs any improvement to maximise the rental income, whilst keeping costs as low as possible. We provide a pre-letting package to save you time, including an agreed schedule of works, undertaken under our watchful eye by experienced and trustworthy contractors. We do not charge for this service, nor do we take any referral fees, our interests are simply aligned with yours to do everything possible to achieve the best letting price.

We operate a simple and costeffective fee structure, with one administration charge at the outset of each letting and one commission rate, paid in line with your rental income to improve your cashflow and cement that all-important sense of alignment of interests. Our transparency and accuracy on the letting process has resulted in a client retention rate of 98%. Once a client comes to us, they stay with us.

Case study – Our Tenant becomes our Landlord

A family of four rented a house through us as they needed more space for their growing children. We handled their move-in during an especially difficult phase of covid, which required great attention to detail. When the family decided to rent out their previous home, they appointed Maskells as they had been impressed by our professional approach and personal service.
