As your Real Estate Team, we aim to make your transaction as smooth and easy as it can be for you. The following flow chart shows the steps in the home buying process.
Go on line together at our office in our state-of-the-art Media Room to do an extensive MLS home search. Set up “VIP Buyer” home search to automatically email you any new listings that come on the market that fit your criteria.
1st Meeting: Discuss needs and wants in detail.
If not yet pre-approved, have you meet with one of our preferred lenders.
Select homes from initial MLS search that interest you and tour them together to gain a better sense of your needs and wants.
Once you find the home you would like to own, we will prepare a Purchase & Sale Agreement. We will review each document with you so you are comfortable and have a clear understanding of the Agreement.
We make sure that all documents are complete and prepare a personalized letter to the Seller and Listing Agent introducing you and showing the strength of your offer.
We will then present your offer to the Listing

Seller counters your offer with a few changes. You have the opportunity to accept, reject or counter the new terms. We will guide you through the process.
Seller rejects. We will walk you through options if this happens.
Once we have an offer accepted by both you and the Seller, we enter into the next phase of the process. There are inspections to be scheduled, appraisals to be ordered, and numerous deadlines to meet. See below for how this part of the process typically proceeds. We will be there for you every step of the way!
We will open escrow as directed by the contract. We will order the Preliminary Title Report. We will email a copy of the Purchase & Sale Agreement to your lender.
We will provide you with the contact information for our recommended inspector. We will set up all inspection appointments within the time limits set forth in the contract.
We will attend the home inspection and provide access for the appraiser to complete their inspections. We encourage you to attend the inspection and feel free to take some pictures of your new home!
We will review the inspection report with you. If repairs are needed we will draft an Inspection Notice and Repair Addendum to negotiate any work you would like to have completed or a credit in lieu of repairs. We will coordinate the execution of this document with the Listing Agent.
We will check with the Listing Agent to ensure that all repairs are done prior to closing and schedule a walk-through prior to signing your closing documents.
We will gather information regarding all your new utility companies, with phone numbers to make scheduling your new services easy.
Attend your Escrow signing with you.
Once the Deed is Recorded with the County the HOME IS YOURS and keys are exchanged. Possession is based on the contract date.
Earnest Money The amount you agree to deposit with Escrow as your â€˜Good Faithâ€™ in moving forward with the purchase (typically 3% to 5%). Loan amount The amount of the mortgage based on the purchase price, minus the down payment. Down payment Cash that the buyer provides the lender as their portion of the purchase price. The down payment is considered the buyer's equity (or cash investment) in their home. Points Fees charged by the lender to offset their interest rate (if it's below the prevailing market rate). One point equals one percentage pointâ€”so one point on a $100,000 loan would be $1,000. Appraisal fee The amount paid for the lender's appraisal of the property. Credit report fee The fee charged by the lender to obtain a credit report on the buyer. Title insurance fee A one-time premium that a buyer pays for protection against loss or damage in the event of an incorrect search of public records or misinterpretation of title. The title insurance policy also shows what the property is subject to in terms of liens, taxes, encumbrances, deed restrictions and easements.
Escrow fee The amount a buyer pays the Escrow company or closing agent for preparing papers, accounting for all funds and coordinating the information between all parties involved in the transaction. Closing costs A general term for all the estimated charges associated with the transfer of ownership of the property. Prepaid Interest The amount of interest due on the loan during the time period between the closing of escrow and the first mortgage payment, due at the time of closing.
PITI The estimated house payment, including principal, interest, taxes and insurance. Principal and interest The loan payment, consisting of the principle amount to be applied against the balance of the loan, and the interest payment, which is charged for interest on the loan. Total cash required The total amount of cash the buyer will need, including down payment and closing costs. Private mortgage insurance (PMI) Required by the lender for loans with less than 20% down payment. This covers potential losses if the borrower defaults on the loan. Many lenders have loan options to eliminate PMI (including doing a second mortgage so you have 20% down).
