A note from our director Kierra Hagedorn
According to a report by Oxford Economics, the median house price in Melbourne is projected to skyrocket by over $110,000, reaching an impressive record high of nearly $1.16 million within the next 18 months. That equates to an increase of $200 a day.
The report also suggests that the unit market will outperform, with rising housing costs driving buyers toward more affordable options. While overall house price growth is expected to remain modest, unit prices are forecast to rise at a faster pace.
As construction costs soar, developments currently going through town-planning and yet to enter the market will be priced significantly higher than those currently available. This presents an opportunity for buyers to capitalise on built-in equity by securing a new home now, prior to future price increases.
When it comes to property investment, it's essential to consider more than just price trends. Townhouses, villa units, and family-friendly apartments are set to become great investments due to their current affordability compared to houses.

With Melbourne facing a shortage of dwellings amid booming population growth, the market is expected to remain competitive. As interest rates stabilise and consumer confidence rebounds, buyer and seller activity will likely increase.
Now is the time to seize the opportunity to enter the property market before it becomes even more competitive. Waiting could mean missing out on significant potential gains, as evidenced by past market rebounds.
Acting now could set you up for financial security, as quality investment-grade properties have historically outperformed. With positive media coverage fuelling market optimism, the window of opportunity may close sooner than expected.

Carr
Architecture & Interior Design
By Kerrie Allen
This week, we are joined by Chris McCue, Managing Director of Carr, a leading architecture and design practice. Chris discusses his approach to innovation, the future of design, and how Carr is influencing modern spaces. Explore his insights on creating impactful and sustainable environments.

Since Carr’s inception in 1971, evolving into an award-winning team of over sixty, how has this expansion shaped your studio’s approach?
Carr has been dedicated to enriching daily experiences through unparalleled design excellence. Our expansion and commitment to foundational design principles have empowered us to significantly influence the built environment across diverse sectors, including residential, commercial, and hospitality. As our endeavours have broadened in scope and complexity, we’ve augmented our team with specialised expertise to support this growth, aiming for lasting and sustainable outcomes in both architecture and interior design.
What are Carr’s key design principles, and how are these reflected in your projects?
Our key design principles are founded on achieving elevated and enduring outcomes. With clarity and resolution of space, our designs are crafted from the inside out, featuring sensitive manipulation of space, form, light, and materiality.
These principles manifest themselves in all our residential projects by considering the inhabitants, the local community, proportions, and connections to natural areas. The architecture takes cues from the surrounding context, the client’s aspirations, and the narrative journey. Deliberate and delicate moves, along with beautifully scaled spaces of wonder, truly enhance the everyday lives of the people we are fortunate enough to design for.
In what ways is artificial intelligence being incorporated into Carr’s architectural practices, and what future impact do you anticipate it having on design?
We are experimenting with the integration of various AI tools to support and refine the design process, especially for tasks that are technically demanding and labour-intensive. This strategic incorporation allows us to dedicate more time to the creative aspects of design. While the potential of AI excites us, we remain vigilant of its associated risks and challenges, such as concerns over data privacy, the danger of over-reliance, and copyright issues. AI is envisioned as a tool that enhances our capabilities, reinforcing the notion that architecture is fundamentally a human-centric practice.

What major trends are currently shaping the architecture industry, and how are they influencing the field?
The architecture industry in 2024 is being shaped by several critical trends, notably the impacts of the housing crisis, environmental sustainability, and the overarching effect of global events. We are trying to play our part in this process by exploring innovative approaches to density and sustainable design. In the residential sector, there’s a noticeable shift towards nuanced quality over overt opulence, particularly in Melbourne. Residential developments are increasingly community-oriented, designed to foster a strong sense of belonging and wellbeing, alongside a pronounced focus on energy efficiency and sustainability in building design.
What signifies a successful project completion at Carr?
A successful project at Carr is the culmination of holistic and sustainable design practices, complemented by design excellence and in-depth collaboration with our clients. Our projects not only aim for commercial success but also prioritise creating spaces that resonate with the users’ experiences and contentment. Our enduring commitment to timeless architecture and design plays a crucial role in enhancing the quality of our built environment.
Looking forward, how do you envision Carr’s development in the architecture and design sectors?
Design excellence is at the core of everything we do. Across projects of all scales, we always strive to create the best environments for people to live, work, and stay. Emerging sectors for the business, such as Branded Residences, Built-to-Rent apartments, and Retirement Lifestyle Living, see us expanding our repertoire into adjacent sectors while enabling us to tackle projects for other special projects. ■

This week, we spoke to Corey Ashford, the creative force behind the eponymous brand COREY ASHFORD. In our conversation, Corey shared insights into the brand's philosophy, creative process, and exciting plans for the future.
Photo Credit Corey AshfordWhat inspired you to establish your namesake lifestyle label in 2016, and how has your vision for slow, considered living shaped the brand?
The brand originally focused on oversized, block-coloured linen beach throws that I hand-dyed and sewed myself, as I could not find what I was looking for on the market - the typical genesis of a business. Over the years, COREY ASHFORD has organically evolved to include tableware, barware, incense, and lifestyle pieces. My intention for CA has always been a leisurely expansion and exploration into enhancing daily activities, turning them into elevated rituals, with a focus on fine materiality and a showcase of handmade skill.
In your creations, beauty and function are equally important. Could you explain how this philosophy impacts your designs?
There's no point bringing a useable piece into your home that looks good, only to make your life harder through lack of function. Similarly, there are plenty of objects in the world that will get the job done, but they're void of character, charm or enrichment. Whether designing my own pieces or investing in somebody else's, for me, it's about taking the mundanity out of tasks and 'luxuriously lifting the everyday'.
You've spoken about the inspiration you draw from nature and the simplicity of daily surroundings. How have these inspirations manifested in a specific product?
A spill of liquid on the table inspired the amorphous appearance of my Cocktail Coasters, while my incense and candle holders are inspired by shells and French baked goods. There is a wealth of inspiration all around us, even in the simplest of daily occurrences.
Seeing market gaps as design opportunities, could you explain how this concept is reflected in your designs?
Designing, prototyping and manufacturing is a long and involved process, so it’s one I undertake with thought and consideration. I focus on investing my time in pieces that add something new to the market, both functionally and aesthetically. I live with my pieces long before they’re released to the world to ensure they’re enhancing my daily life and, ultimately, the lives of the people who welcome them into their own homes.
What is your idea of everyday luxury?
I believe every moment should be enjoyed and that we can transform simple daily activities into elevated rituals. Eating your takeaway on your best plates or pulling out the good table linen for breakfast by yourself – for me, incorporating good design and fine materials into everyday activities is a simple way to enhance what can otherwise be monotonous.
What vision do you have for the future of COREY ASHFORD?
We're already looking at a full 2024, glittered with new products, brand collaborations, and exciting opportunities, taking us well into next year. While we're expanding rapidly internationally, we're also looking at ways to strengthen foundations in Australia, with a physical space for people to experience the forms and scents in person. Ultimately, I look to the future of CA with optimism and gratitude, to be able to do what I love and have it received with such positivity, excitement, and support by the community. ■

Meet Oliver Gabelich: The driving force behind Mickys art.
As Owner and Artistic Director, Oliver’s unique vision and dedication to cutting-edge artistry have carved out a distinctive niche for his Armadale gallery on both the local and international stage.
Let us take a journey through the world of Mickys art.

The Private fine art curator service by Mickys art promises a unique experience to its clientele in collecting in-demand and investment grade art from artists and galleries internationally. Could you expand on how your personal journey as a curator and creative visionary has sculpted this multifaceted service?
My passion for art is finding balance between the bold and restrained and selecting artworks that complement and disrupt a space.
From age fourteen, I've been captivated by the tales behind acclaimed street artists like Invader, Blek Le Rat and Banksy. My 2022 trip to Paris to witness Invader's exhibition at Over the Influence gallery and seeing his works all over the streets of Paris, reaffirmed my appreciation for his work, in particular, and museum-grade exhibitions, such as those at Almine Rech and Galerie Perottin.
Starting as a collaborator with artists to curate collections and exhibitions, I transitioned into owning a gallery and now, I advise and curate for clients, designers and interior architects, recommending in-demand fine artists and pieces that elevate the living experience.
What was involved in sourcing in-demand artistry and building an internationally acclaimed network of artists, ateliers and artisans, and how has this influenced the Private Art Curator service by Mickys art?
My style has been profoundly influenced by collaborations with international artists, galleries, and designers. From bespoke furniture to art placement, travel and meticulous attention have honed my aesthetic. Despite shifting design preferences, certain artists consistently resonate with me. This affinity has built a network of investment-grade contemporary artists and bespoke furniture creators. This selection is now available through the Private Fine Art Curator service by Mickys Art, dedicated to elevating architecturally designed homes globally.
How do you play a role between interior architecture, design, furniture, lighting design and fine art?
Immersing myself in various techniques and mediums and prioritising the lived-in experience for my clients transformed my approach to art selection.
A deep comprehension of interior design, including elements like furniture, colour, scale, and precise placement, sharpened my vision.
Collaborating with artists, designers, and architects taught me the nuances of individual needs. By being multifaceted in my creative approach, I act as a conduit between these worlds.
Being in a consultative role positioned between represented artists and other galleries, how has this position allowed Mickys art to expand its network and offer an enhanced range of artwork to its discerning clientele?
In my role, listening and establishing a strong art direction through an in-depth discovery and collaborating with clients over time, exposes artists that reflect our conversations. I then document our discussions, adjusting my recommendations and leveraging my network accordingly. The relationships we have with other galleries, especially those exclusively representing sought-after artists, enhances the depth of our private art curator role, offering extensive possibilities for each project.
Mickys art has a distinguished reputation for a holistic, art-centric, design-led approach to procurement - where do you see its position and influence in the future landscape of the art world?
I see Mickys art evolving into a global fine-art gallery and consultancy. We aim to represent and curate works from sought-after, investmentgrade artists who master various mediums, from painting and pouring to sculpting and spraying, spanning across canvas, stone, and glass. Our goal is to supply international projects with diverse art forms – be it abstract, street, sculpture, or in-demand bespoke furniture – sourced from the world's most creative corners. ■

1/2 tbsp chopped dill
1 tbsp chopped cornichon
1 tbsp chopped capers
1 tbsp chopped red onion
1 tbsp whole grain mustard
1 tbsp horseradish
2 tbsp extra virgin olive oil
Lobster bisque hollandaise
3 egg yolks
1 1/2 tbsp lemon juice
3 tbsp lobster bisque or dashi stock
1 tsp Dijon mustard
1/4 tsp salt
1/2 cup unsalted butter
To serve
4 slices toasted cornbread
8 poached eggs
80g baby spinach leaf

Method
For the Lobster salad
Bring approximately 8 cups of water to a boil. Place thawed lobster tails in the boiling water and reduce the heat to a low simmer. Cook for about 8 minutes.

Dice the lobster tails into cubes, then mix with salt, pepper, and other ingredients for the lobster salad.
For the Lobster bisque hollandaise
Melt the butter in a microwave (covered to prevent splattering) for about 1 minute until hot. Alternatively, you can heat it on the stove.
