Senior Director| Landscape Architecture | Design & Project Delivery

My Middle East adventure started in 2007 in Saudi Arabia with the Garden Palace in Riyadh, initially as a consultant. In January 2008, I moved to Riyadh, spending the next 7 years throughout the Kingdom as design & build contractor, meeting my wife in 2013 in the progress.

After a subsequent corporate consultancy chapter in the UAE, my professional and personal journey came full circle when I joined Red Sea Global (RSG) in January 2023 fulfilling my long time urge and drive to fully commit to Vision 2030. No longer “from the sidelines” but as an instrumental part of PIF itself embedded in the team(s)m initiatives and projects that shape the future of KSA. Leveraging over 1.5 decade of experience and expertise since moving to Riyadh, but also coming home to the country I fell in love with and where I started my family.

I joined Red Sea Global (RSG) as a director and have since been promoted to Senior Director Landscape Architecture | Design & Project Delivery in the rapidly growing landscape architecture team, which is part of RSG’s Design & Engineering (D&E) department.

As part of RSG’s design and project delivery leadership, I am a driving force within the D&E department and Landscape Team, which puts me right at the heart of RSG’s quest to set new standards in sustainable project development and regenerative tourism. In addition, I am the Technical Director and Landscape Lead on the 400ha Foster + Partners led exclusive multi-island giga development of Laheq and several other mega island projects such as Mudra, Ayqah & Kadeen.

As my RSG portfolio predominantly covers the strictly confidential Phase 2 of the Red Sea Project, an overview is given of the recently launched assets within Phase 1 is given on the next spread to provide an impression of the exhilarating context I operate in.

USER COMFORT IS THE NEW SMART

CAPSTONE PROJECT CITY SCIENCES

Master of Science in Professional Studies

DUBAI, 13-02-2020

Technical Advisor

Dr. Philippe Bouvier

ABSTRACT

The capstone project 2020 “User Comfort is the New Smart”, which was the final project and pinacle of my Master studies in City Sciences at RIT, took a deep dive into Dubai’s public domain and its public transport related pedestrian network. The research with the project illustrated that, at the date of writing, the public domain surrounding Dubai’s public transport network and nodes was underdeveloped and in need of an upgrade to optimize the user experience and comfort levels to improve the vitality of the ctiy’s natural ecosystem.

Through a comprehensive assessment, applying five different layers of qualitytative and quantitative research methodologies, Dubai’s policy framework and status quo were assessed to illustrate where the city stands as a smart city of the global stage based on a variety of KPI’s. This led to the conclusion that Dubai is one of the smartest cities in the world in tersm of technology but requires improvement in areas usch as the ctiy’s environmental perfomance and the health condtitions of its population and greenstructure. During a walkability survey, Dubai’s primary pedestrian corridors were assessed, partcularly the first and last mile to and from 148 public transport nodes and the public domain in the direct vicinity of those Metro, Tram and Bus Stations and Stops. 271.912 linear meters of Dubai’s primary walkways were assessed, along which 6.736 trees were counted in close enough proximity to the walkways and open spaces to provide a mere average of 13% natural shade throughout Dubai’s primary pedestrian network. A user comfort survey along 216 Dubai residents and visitors revealed that the majority of the public is not satisfied with the city’s existing public realm probvisions and user comfort levels and would like to see Dubai’s leadership invest singificantly more in the city’s public transport network and its associated public realm, even if it means they would have to contribute through additional taxes.

Based on the findings and conclusions of the research, various brecommendations were made to assist and benefit Dubai in informing its development policies towards a more walkable and healthy city. The combination of these ideas, which include Urban Forestry, First & Last Mile Walkability Improvement, “Carrot & Stick” Environmental Taxes and an “Adopt a Tree’ Campaign to aid and speed up Urban Greening will change the way Dubai perceives and develops its Public Realm & Public Transport Network in order to optimize user comfort and happiness for decades to come!

“User Comfort is the New Smart” was submitted to the Next 50 Committee in response to HRH Sheikh Mohammed Bin Rashed Al Maktoum’s call for ideas to shape the future of Dubai and the UAE. The project was received, acknowledged and appreciated by HRH Skeikh Mansour bin Zayed al Nahyan, UAE’s Deputy Prime Minister, Minister of Presidential Affairs and Chairman of the Next 50 Committee.

3.3 Dubai Walkability Survey I “How comfy is Dubai’s Pedestrian Network?”

During Walkability Survey I, the amount of natural shade was assessed along primary walkways of the pedestrian within the project area illustrated on the page on the left (pg. 40). According to the Dubai Statistics Centre, this a population of more than a million residents in 2018 [15]. In total, 6.736 trees were counted along 271,912 linear meters walkway, to reach an average of 13% natural shade along the same walkways, as illustrated below.

This is far below the interna 1.

This is far below the international standards of user comfort, and according to regional standards. The Abu Dhabi Municipality , a minimum of 80% continuous primary, and 60% on secondary, walkways. If Dubai wants its residents and visitors to use public transport more, and more comfortable user experience, it needs to upgrade its pedestrian network according to similar standards as in Abu Average

4.1. Vision 2021 review and way forward from a user comfort perspective

During the project analysis and literature research, it became evident that given its rapid urban growth and vast urban development, Dubai’s main priorities during the last 6 years were directed at elevating the city’s primary services and facilities to a higher level. This is reflected in the aims and KPIs associated with the 6 core strategy themes of Vision 2021, of which the two most important ones relating to the public domain and public transport are discussed below [26]

“The Experience”

In terms of “The Experience,” the strategy was focused on critical services such as education, healthcare, housing, security, culture and entertainment as illustrated in Figure 18 below. Now that most of the objectives in terms of “The Experience” of Dubai within Vision 2021 have been successfully achieved. It is recommended to add aim to the next strategy document, that will elevate Dubai’s Public Realm User Experience, as a pedestrian and cyclist, with KPIs such as user comfort, walkability, natural shade and connectivity.

“The Place”

The first aim within Vision 2021’s theme “The Place” was focussed on the establishment of a Smart, Integrated and Connected City. This is an objective that has been achieved for the most part, except for the fact that soft mobility, the infrastructure for cycling is still in its early stages of implementation and full connectivity on a citywide scale is lacking.

METRO & TRAM NETWORK AS PRIMARY GREEN CORRIDORS”

The Public Realm would fall under aim 3 of “The Place”, which is associated with KPIs such as satisfaction with the Infrastructure of Dubai (by area). We have seen in the outcomes of the User Comfort Survey, in the answers to Q1, Q2 and Q3, that only a small percentage of the public is satisfied, so there is still work to be done in this area.

Another KPI is CO2 emissions, which has seen a rise of 24.6% since 2010. Walkability Survey & II, revealed an average of 13% natural shade through the Capstone Project Area and an absence of natural shade to, from and around most public transport nodes. It can therefore be concluded that Dubai still needs to roll up its sleeves to be able to tick all the Vision 2021 boxes or add it to the next strategy agenda, which it undoubtedly will do in the years to come.

Apart from taking forward objectives that have been partially or not achieved, it is recommended to add another aim to “The Place” to address the issues that came out of the Dubai Smart City Status Quo Research, Walkability and User Comfort Survey’s. It is clear that there is a requirement and desire for further investment in Dubai’s public realm, green structure, tree count and natural shade, to enhance the user experience and improve the user comfort levels.

Metro Greening Sample

Metro Greening Sample

Figure 20 below illustrates how a typical Station / Corridor Section along the Metro network could be converted into a Green Aorta with a pedestrian and cycling corridor at its heart. To avoid issues with existing underground services, concrete Jersey barriers are used to raise the ground level. This will allow for the Green Aorta to be implemented as a blanket overlay. If the public realm corridor in the centre of the Green Aorta is kept at present grade level, while raising the surrounding landscape, pedestrians and cyclists will have an added user experience by being more immersed in landscape due to the elevated level of the green layer. Pocket cut-outs can be created to access manholes and utility corridors.

METRO & TRAM NETWORK AS PRIMARY GREEN CORRIDORS”

Green Aorta

Based on all of the outcomes of the research within this process, it is recommended to create an Urban Forest Strategy for Dubai, which will link its green structure to its public transport network, and soft mobility network (pedestrian and cycling). This “Green Aorta” could connect all the Tram and Metro Stations, including proposed tram extensions along Umm Suqeim to connect the major inland communities. This will create a scenic public realm route, activated with recreational facilities and popup F&B provisions (such

With today’s modern technology it is possible to monitor the conditions, requirements and contribution of every single tree planted and that of the entire urban forest as a whole. Utilizing and further developing technologies, such as Advantech’s smart irrigation systems and weather stations [25] make it possible to monitor soil and air conditions. Water, nutrients, and health can be measured and subsequently controlled to provide the appropriate amount of irrigation, fertilizer etc., for optimim growth and vitality, see diagram 11 below.

USER COMFORT IS THE NEW SMART

If this system is combined with a phone app, as illustrated in diagram 12 below, it could play a critical role in making the urban forestry or “adopt a tree campaign” more tangible and relatable to its participants, as it would provide the possibility for a participant to be able to identify and locate his or her tree and monitor its health and contribution. This would even appeal to visitors, as they could adopt a tree, and truly embrace and appreciate it as their gift to Dubai and visit “their tree(s)” from anywhere in the world at any time. This will also associate something permanent and alive to the memories associated to for example that holiday where a couple got engaged and adopted that tree to commemorate the occasion. A tree that will grow and blossom alongside their relationship as a gift that keeps on giving. See on page 82 an impression of such an application.

Over the course of this research and in this report, it has become evident that Dubai has an opportunity to improve, develop and connect its public transport related public realm for the benefit of its users. Although the conclusions document may be viewed as criticizing and harsh, it is important to point out once again, that it was by all means objective of this project to do so.

In any planning, design and engineering process it is pivotal to have status quo assessments, gate reviews, QA/QC lessons learned sessions in order to evaluate what has been achieved, and what can and must be reconsidered, reconfigured, discarded or added, on the quest and journey towards success and excellence.

I therefore hope that my work on this project as an urbanist and student, and the findings, assessments and recommendations it has produced, will be perceived from its positive and caring origin. As my final conclusion, I’d like to repeat that the reward for the work that has gone into this project would be someone within Dubai’s leadership or government picking this book, scratching his or her head, and saying something in the line of “I think we better start planting some more

As a professional it is pivotal to continuously keep track, or even initiate the latest trends, requirements and ideas. For me, this is not just about CPD and my professinal and the personal evolution of my mind and creative soul, but at the core to keep broadening my horizons, bettering and reinventing myself. This is why I find my extracurricular activities such as participating in conferences and events as keynote speaker, panel discussion member or moderator or just as visitor and participant extremely important. It sharpens my tools, keeps my mind and thoughts fresh and stimulated.

With seniority also comes a responsibility to give back what one has learned. To coach and mentor, to teach while never stop learning.

Project Highlights

This project covers the turn key design and supervision for the development of the Cycle Club leisure and retail destination on the project site within Al Hudayriyat Island, Abu Dhabi, UAE.

The Hudayriyat island serves as an exceptionally relaxing and convenient location for a break from city. The island’s landform, characterised by intertidal flats, includes centrally located geological areas with zuegen, a variety of shoreline conditions, and sandy flatlands that decline gradually into the waters of the Arabian Gulf. Hudayriyat Island is developed on a market-driven model with a diverse offering of residential, recreational, and commercial investment opportunities throughout the island.

The proposed project site for the cycle club is designed as a key destination element and will have a site area of approximately 3,500 sqm, adjacent to a secondary plot dedicated to the bike storage with an extension of 1,500 sqm. The Cycle Club is strategically located on the Gate B entrance to the existing 10km long Hudayriyat island cycle track, to be integrated and complement with the new design

Project Highlights

The project is consciously designed so that the residents and users will find their urban needs within walking distance of their residence. This is achieved through a mixed-use approach where each of the phases include residential buildings supported by open spaces, retail, community facilities, offices, and cultural landmarks.

A sense of community has been designed into the plan by creating several interconnected public spaces each with unique identities. The massing of buildings surrounding community parks and plazas reinforce the sense of place. These spaces are further enhanced by features such as urban gardens, public art and event programming to give each neighborhood an opportunity to foster social belonging.

The master plan has been divided into parcels to allow for flexible phasing. Each parcle has its own drop off, identity, utility access and parking. All parcels offer unique views, and optimized adjacencies that allow them to botch stand ont heir own as discrete developments (for a sense of “completeness”) as well as be synergized by on-site neighbors.

“Al Sheraa” or “The Sail” has been a cultural symbol of the Emirates ever since they became a seafaring community. Pearl diving, fishing and trading all depended on windpowered fishing and trading dhows. Their promient white sails have always dotted the water of the Gulf, which has become a key inspiration for the architecture of DEWA’s new headquarters in Al Jaddaf along the metro line, connecting it with Dubai’s city center.

The sail as a symbol of sustainability and renewable energy has also become a key driver for DEWA’s ambitions and determination to develop its new headquarters into the world’s largest and tallest Zero Energy Building, collecting its energy entirely off the grid from its solar roof.

Al Sheraa will offer over one million square foot of office and amenity areas, exclusive of further service and syupport areas such as parking. The building will accomodate 5.000 enmployees in class A offices in additionn to spaces for customers and visitors.

In the oasis city of Al Ain, UAE, the existing general hospital is to be replaced, while still in operation, by a new, spacious medical campus. The design concept of the “Healing Oasis’ relates to the typical local low rise building structures. The complex consists of a two-storey base construction and several ward buildings, as well as an integrated rehabilitation center and diverse private care units. These are to be collected under a climatic roof with a green atrium. The entire complex consists of seven buildings subdivided on the property into two groups: The buildings intended for the patients are located close to the main building, and are connected with the technical and logistical supply divisions’ means of service corridors on the lowest level. Utility plant, Electrical substation and Morgue are positioned to the rear of the property.

After the initial commissioning, over 700 beds will be available for patients. The medical portfolio of the hospital comprises an interdisciplinary emergency Department able to treat trauma patients and general admissions and diagnostics departments. In addition, there will be state of the art operating theaters including two hybrid operating theaters, a division for Sports Medicine, an Outpatient Treatment Centre and a Mother and Child Centre. The new Al Ain Hospital is also to be used as a teaching and research hospital for the University of the United Arab Emirates.

Project Highlights

The task and challenge of this project was to plan and design a new community centre for Wasat Al Awamiya, one of the township in Al Qatif, which was almost entirely destroyed and abandoned due to riots and attacks between rival groups.

Due to extensive KSA experience and my specific knowledge of the Easter Province, having worked with with the Mayor of the Eastern Province H.E. Fahad bin Mohammed AlJubair on several projects spread over a period of 5 years, I was nominated the project lead for the planning, design and delivery of the community center program.

Aside from leading the project, I was personally responsible the masterplanning, urban and landsape design of the project. The project scope included a community center with multipurpose event halls, art gallery, convention centre, auditorium and library. The project also included a souk, local farmers market, events plaza, large public park, retil investment zone, a heritage house and a Juma’a Mosque, which I personally designed.

The project has been approved with great enthusiasm by the client and communtiy. Wasat Al Awamiyah was completed and opened by KSA’s Eastern Province Governor HRH Prince Saud bin Naif bin Abdul Aziz in 2020.

The project has since then received many accolades and the Eastern Province Amana presented personally me with a token of appreciation for a job well done, as was executed almost exactly till the very minute detail of the masterplan and design.

Project Highlights

In 2015 Arcadis was appointed in Joint-Venture with Foster + Partners (F+P) to develop the architectural vision for a new, compre-hensive public transport system in the city of Jeddah, Saudi Arabia. Based on a long-term, sustainable vision, which anticipates the city’s growth, Arcardis & F+P developed a citywide design for Jeddah’s transport network, including the design of metro, ferry, bus and cycle services – as well as public spaces and nodes of commercial and community development surrounding the stations (TOD’s - Transport Oriented Developments).

Although this project is located in Saudi Arabia, I lead this project as Design Director from the Dubai Office, spending minimum 2-3 days per week in Jeddah and full time towards stage milestones.

To deliver the project, weekly progress meetings and presentations were conducted in the Jeddah Project Management Office alongside the client representatives and various other consultants and stakeholders. The delivery process also included a minimum of two workshops and client presentations in F+P’s London office per project stage, where we set up a permanent project team for support and collaborative efficiency.

The Jeddah and London teams were supported by production and specialist teams around the globe, which we managed side by side to ensure the compliance, quality and timely delivery of the output.

In 2009 HRH Prince Sultan Bin Fahad initially appointed Orange Identity to design the landscape of his private residence in Obhur, Jeddah. After the design was approved, the client requested us to stay on board to supervise the tender process and subsequently the execution, in order to ensure the design would be implemented as per our vision, standards and specifications.

During the tender process it became clear that all the bidding local contractors, were overpricing, leaving the project team with offers exceeding the 12 million SAR budget, by several millions. Upon the client’s request, Orange Identity took on the 7 million SAR hardscape package, and supervising Jeddah based landscape contractor, Rabyah to execute the planting and irrigation works.

Our hardscape package was subsequently extended with structures and pergolas, fencing works, gates, all the rock works and special features spread through out the various part of the resort palace.

The execution of our landscape package for the project started in the fall of 2013, under the project management of Dar Al Riyadh and was completed and handed over in 2015.

Project Highlights

The Riyadh Municipality approached Orange Identity to design and execute an innovative and sustainable landscape treatment for one of the more unforgiving interchanges of the Riyadh Ring Road. Exit 21 is situated on the industrial edge of the city, flanked by the mighty Al Yamama Cement Factory skyline, rising from behind a giant spaghetti of asphalt roads and concrete bridges.

In order to compliment this harsh yet majestic location, we chose to use predominantly recycled or easy to upcycle materials to generate grand sculptural gestures, suitable for the experience of its “100 km/hr spectators”. This resulted in a design approach with 4 different themed design areas, following the 4 directions of the interchange, each with its own unique yet contextual landscape treatment with public art installation to complement the industrial environment and skyline.

Al Sana’a Square was also my first Design and Build Contract as entrepeneur and on a tachnical level. This was challenging in terms of contract, risk and financial management exposure and experience on the more commerical side, but also to deliver a project completely frm A to Z. From the drawing board to sourcing materials, manufacturing and imstalling some quite unique public art installations such as green towers, floating trees and oil drum cacti.

Project Highlights

For the Al Uqair Waterfront project, we were requested by the Al Ahsa Municipality to undertake the full package of masterplanning,, architectural and land-scape design of are stretch of waterfron beach land of 168 Ha.

The approah of this project was to “help nature a hand” by fastforwarding the natural evolution from naked beach land through the various natural pioneers stages of dune forming eventually to full fledged duen forest.

The next stage or layer rather, was to then insert a series of very minimalistic and sustainable chalets that marry the landscape and marvel the user experience through its contrast, as it is our philosophy that the correct juxtapositioning of contrasts will strengthen the individual layers. In this case The Masterplan Landscape and Architecture.

Currently the lagoon has been generated on site and most of the infrastructure and public facilities such as the parks and playgrounds are completed. The overall transformation into a dune forest landscape and build-ing construction is in progress.

Project Highlights

The Garden Palace was my first project in Saudi Arabia. I develloped the first stages of the project over the course of 2007, while residing in Holland after having spent the first four years of my career in Malaysia and a year back in Holland.

After HRH Prince Misha’al (R.I.P.) cancelled the services of two landscape consultants, the client gave my former Malaysian employer, Clouston Design (at that time still going by the name ACLA), a chance to get involved in the project and ACLA in return hired me to take charge of the design works. I had been their CEO and lead designer up to 2006 and I was equipped for a project of this scale, client and culturally sensitive contextual design develop-ment, which the Malaysian team was not able to handle.

After four trips to Saudi Arabia in 2007, to present the concept and design, HRH Prince Misha’al asked me to come and supervise the detail design development and implementation of Phase 1. This sparked my relocation to Saudi Arabia as a foreign investor and the establishment of Orange Identity in early 2008.

We succesfully implemented Phase 1 of the external works of project until the palace project in its entirety was put on hold indefinetely.

Project Highlights

In January 2007, while working as a Senior Project Manager for DHV, I was seconded to the Dutch Government as Program Manager Urban Planning & Landscape for the Unesco World Heritage site The Defense Line of Amsterdam.

I was charge of initiating, creating, implementing and monitoring the urban and rural development guidelines and policies of this 22.500 hectare heritage area, in order to protect the 135km long defense line of Amsterdam with its 42 monumental fortresses, 4 batteries and an eleaborate water management system of dikes and locks, which would flood the polders surrounding Amsterdam in times of war. The defense like was built between 1880 and 1920, prior to the introduction of military airplanes and long distance missiles and therefore became obsolete as defense line after World War I, although the Germans occupied and utilized all of the fortresses during World War II.

Today, the Defense Line of Amsterdam spread over 2 Provinces and 21 different municipalities. Our Urban Development Guidelines were accepted by the Dutch cabinet in 2008 and are now implemented as governing policy by all government bodies involved.

Project Highlights

This USD 38 million landscape design and build project was the biggest and most important project for the company and as CEO one of my key responsibilities.

ACLA was part of a Holding group of companies. The mother company, Cypark, was a landscape contractor appointed for this design and build contract, who subcontracted its design and the supervision of their execution works to our team.

As Design Director, I was in charge of all things related to the public realm, landscape from during all the stages of this project, from designing and detailing various parts of the project, leading the consultant team of architects and specialist, stakeholder management including approvals to the inspections by and hand-over to the client.

This complex and multidisciplinary design and build project taught me many very valuable lessons in project, design, resource and quality management.

AC03 TAMAN WAWASAN PUTRAJAYA

Client Perbananan Putrajaya

Role Project Director & Design Lead | Design & Build

Project Specifications

Project Area: 554.000 m2

Status: Completed

Services Provided

• Landscape Architecture

• Detail Design Development

• Hard & Softscape

• Features & Furniture

• Public Art

• Sports & Recreation Programming

Project Highlights

Taman Wawasan was delivered and managed using the same project setup as the Putrajaya Waterfront, for the same client and with the same execution team under Cypark and with my same ACLA project team in terms of design and implementation.

Because both projects ran almost parallel in terms of implementation program, managing the waterfront in parallel with Taman Wawasan, was as challenging as it was practical in terms of time management.

A paerticularly testing aspect of the project, which did wonders in terms of personal fitness, was its location on a 70 meter high solid rock mountain, which meant that every single detail had to be ecavated with heavy machinery and surgical precision.
