Does my home have to be staged?

Staging is much more than the arranging of furniture It includes depersonalization, decluttering, arranging furniture to optimize photography and encourage buyers to visualize themselves in the space, our goal is to create an emotional response from prospective buyers

We have also found that homes with staging net higher sale prices than those without. Not all homes need to be staged but we consider it a Slavens best practice.

How long will my home be staged for?

Once your home is staged, it will stay that way until the home is sold firm Homes sold by our team sell 25% faster than the average Toronto home

Which rooms will be staged in an owner occupied home?

Our designer will pay attention to every room and stage each room as needed Rooms that are prioritized are: living/family room, dining room, kitchen, and bathrooms.

Selling a home isn't just about bricks and mortar; it's about crafting a story where dreams meet reality.

FINANCING SELLER COSTS

Mortgage Discharge Fee

If you currently have a mortgage, there is a chance that the Buyer will not be interested in assuming it. Therefore, you may need your mortgage lender to accept an early discharge of the mortgage. Mortgage companies usually charge a discharge fee of 3 months interest on the outstanding principle; however, this penalty can take other forms such as interest differential fees depending on the terms of your mortgage contract

Legal Fees

Lawyer fees vary but are reasonable Most will have flat fee plus disbursements that they have no control over such as 'discharging a mortgage' We encourage our clients to discuss with a lawyer what their fees are when hiring a lawyer to close a transaction.

Adjustments

The annual real estate taxes will be apportioned to the Seller and the Buyer as of the date of closing. If you have not yet paid your property taxes, you will be billed for your prorated share. If you have pre-paid your taxes, the Buyer will reimburse you for the amount you paid for the time after closing.

Moving Costs

Moving costs vary depending upon the distance moved and the amount of possessions moved It is wise to get an estimate from more than one mover It is also wise to book your mover well in advance of closing We have trusted movers to provide you with quotes

Insurance Policies

You should contact your property insurer to discuss your moving date and to arrange property insurance on your new home.

Commission

The full commission that you have agreed to pay your Realtor is due and payable on successful closing, paid by your lawyer or from the deposit . You must also pay HST on the commission charged.
