Future proofing

An Englishman’s home is his castle, but if you prefer something a little more manageable, you should check out Withycombe House in Exmouth, pictured above. The Gothic-style villa has been painstakingly restored to its former majesty by award-winning developers C G Fry & Son. The house is now divided into a range of cottages and apartments set in quiet parkland. Last weekend saw its official opening ceremony. The properties include beautiful period features such as mosaic floors, cornicing, and original doors. Each property has a different layout, but all retain the charm of villa living. Buyers beware: extra charges can mount to the thousands, warns Myhomemove, a provider of conveyancing services. Analysis of data from more than 8,000 managed properties has found huge discrepancies charged by landlords and management companies for services such as Notice of Transfer and Notice of Charge. According to the firm’s research, leasehold clients can be charged anything from 10p to more than £1,000 for these services. “It seems incredible that there is no industry standard,” says Doug Crawford of Myhomemove. “Clients cannot purchase their property without paying these charges and cannot shop around for better deals.”

Blue Cedar Homes has released its latest development of properties for the over 55s, called The Gardens in Budleigh Salterton. The eight properties are set within the grounds of historic Park House, once home to Admiral George William Preedy who, in the 1850s, was in charge of laying the first undersea cable between Britain and the United States. “There is a great amount of interest in this latest development,” says Richard Harman of Palmers Whitton and Laing, who are handling the sale. “The location is a comfortable walk from the High Street, and the setting is delightful, with a private drive leading to a thoughtfully planned development.”

The redevelopment of Plymouth’s Devonport has entered its next phase with a recent launch party. The event showcased two new show homes in a housing scheme called Vision, created by Redrow Homes, as well as a new marketing suite. House hunters enjoyed having a good look around the new properties, so much so that two apartments were snapped up right away. Emma Solman from Redrow says: “Moving here is not just about relocating to a brand-new home – you become part of a unique community.” Louise McCarthy of Tryptych Design was also on hand to give advice on interior decor. 10 property of the week

The perfect home in an idyllic location As these gorgeous pictures show, our star property this week, called Place Court, is a beautiful Grade II* listed former manor house. It is a property that is steeped in history, with fascinating links to Sir Walter Raleigh. Indeed, the Elizabethan Westcountry hero Sir Walter may even have been christened in the chapel here, as Place Court was owned by the church for 750 years. The property was originally built between 1225 and 1250 for the Dean of Exeter Cathedral as his rural retreat. It sits in a very secluded and private position within the pretty village of Colaton Raleigh in East Devon. Much of the present building dates back to the 16th century, with alterations in the 17th and 18th centuries. The current owners have undertaken a major restoration of the many original features, as well as adding many modern comforts such as luxury bathrooms. The vendors have owned Place Court for 16 years. “We came to have a look and just said to each other: This is it, this is what we have been looking for,” remembers the vendor. The owners have enjoyed many happy times at the house but their work lives have changed and they are planning a move to London. “It will be a huge wrench as we love this house and have done so much work on it,” the vendor explains. “But life moves on and it is time for

Becky Sheaves discovers a beautiful East Devon home with historic links a new owner to enjoy the wonderful lifestyle which is on offer here.” Over the years, the couple have stripped back many of the unflattering alterations to the house, swapping chipboard for solid oak on the floors, taking down false ceilings to expose the stunning original beams and putting in a bespoke country kitchen in place of off-the-peg DIY store units. “The house is Grade II* listed, so we had to be very careful to do all the work in sympathy with the architecture and history of the property,” the vendor explains. “There are so many original features, including

About the area Colaton Raleigh: A pretty East Devon village with lots of traditional architecture, just inland of the sea and surrounded by beautiful countryside. Schools: There is a bus to the nearest primary school at Newton Poppleford, which is judged “outstanding” by Ofsted. Secondary education is available at Sidmouth Community College, which is “good”, says Ofsted. There are several private schools within reach in Exeter. Transport: Regular bus services to Exmouth and Exeter, while the A30 and M5 are within a 10 mile drive. Exeter airport is seven miles away and has a new direct daily service to London City airport. Trains from Exeter to London have a journey time of two hours, with a Pullman restaurant which serves breakfast, lunch and dinner.

Beaches: Unspoilt Budleigh Salterton beach is three miles away, while a bigger sandy beach is to be found at nearby Exmouth. Sidmouth, Beer and Branscombe are all nearby. Pubs: Try The Otter Inn in Colaton Raleigh itself, an easy stroll from Place Court. This is a large characterful gastro pub with children’s playground and pleasant outdoor areas. Days out: Colaton Raleigh is close to Bicton Gardens, where you will find splendid Italianate garden design, acres of play areas and a café in the former orangery. Shopping: The village itself has a forward-thinking and much-loved shop. Newton Poppleford is a short drive away with village shops, hairdresser, petrol station and restaurants. Steeped in history and with numerous character features, Place Court, above, and its Tithe Barn, below, have been stylishly restored by their current owners wonderful stonework, leaded windows and some impressive fireplaces, one of which has medieval etchings scratched into it.” The master bedroom even has its own unique en-suite chapel, where Sir Walter Raleigh is rumoured to have been christened. Apparently, his father worked for the estate here and wanted baby Walter to be christened secretly as a Protestant, during the Catholic reign of Queen Mary (also known as Bloody Mary). As well as the main house, which has four bedrooms, the property comes with a thatched tithe barn, converted into a three-bedroomed detached cottage. There is also a charming two-bedroomed mews cottage which has been converted. For many years the owners rented these properties out as holiday accommodation. “They also make terrific guest accommodation for visiting friends and family,” says the vendor. “The countryside here is so attractive, and there is a footpath all the way from here to the sea at Budleigh Salterton, much of it along the banks of the River Otter. So this is an idyllic country holiday location.” Place Court lies on the southern edge of Colaton Raleigh, a popular and unspoilt village with pretty white rendered cottages, surrounded

by rolling hills and farmland, much of which is owned by the Clinton Devon estate. The village has a parish church, shop and a good gastro-pub called The Otter Inn. The property is 12 miles to the east of Exeter, which is around a 25 minute drive and has good rail links to London. A mile and a half walk along the River Otter from Colaton Raleigh

brings you to the picturesque village of Otterton. Here, Otterton Mill is a 1,000-year-old working mill, where they still make their own flour. The mill also houses shops, a bakery and an award-winning café. A further mile and a half walk along the river’s edge and you are in the delightful coastal town of Budleigh Salterton which has a large beach.

All in all this is a special house in an idyllic location, and an exciting prospect for house-hunters in the Westcountry.

Breathtaking views out to sea The chance has just come up to create a truly remarkable house in one of the most inspiring locations on the South West coastline A unique coastal site that is an acre in size has just come on the market with Stags, Plymouth. The plot is perched above the beautiful old fishing village of Polperro on the South East Cornwall coast. It comes with planning consent for the extension of the existing dwelling into an architect-designed Grand Design property. The property is called Mont St Pierre and has breathtaking views out to sea. The current house was built in 1910 and, though of modest proportion, is surrounded by a generous garden which is adjoined by National Trust land. There are idyllic walks along cliff paths to Fowey to the west and the bustling fishing port of Looe to the east. The current house has been the subject of a detailed planning process by the award-winning architect David Sheppard, resulting in planning consent for the alteration and demolition of part of the existing dwelling. There has also been a further design by internationally-renowned architect Satoshi Okada. Full details of both schemes are available on request. In preparation for the development, the accommodation of the existing dwelling has been stripped out,

Inspiring coastal views can be enjoyed from Mont St Pierre which is perched above the beautiful old fishing village of Polperro on the South East Cornwall coast enabling a purchaser's architect or surveyor to consider the proposed works. The gardens at the property are very beautiful, with pine trees, lawns

and natural rock outcrops. New drystone walls create a tiered garden overlooking the picturesque village leading down to a vegetable plot with a fig tree border.

The property is on the market for ÂŁ1 million. Further plans and details are available from Roger Punch of Stags, Plymouth on 01752 223933 or via email: r.punch@stags.co.uk.

Homes for garden lovers Glebe House, West Devon £1.6 million

Bee friendly or risk Henrietta Lilley, from The Garden Park at Trago Mills, reveals how to attract one of the garden’s most beloved insects

This 19th century former rectory near Holsworthy comes with seven holiday cottages. The grounds include formal lawns, outdoor tennis court and swimming pool plus play area. Agents: Savills, Exeter, 01392 455749, www.savills.co.uk

Sowton Mill, Teign Valley £750,000

Near the village of Dunsford on the edge of the Dartmoor National Park, this four-bed property comes with up to 27 acres of land plus two cottages. Agents: Stags, Exeter, 01392 255202, www.stags.co.uk

Stowford Manor, South Devon £650,000

The gentle buzzing of bees as they go about collecting nectar and pollen has to be one of the summer’s most evocative sounds. They are also carrying out a vital function within your garden and the wider eco-system – pollinating many species of plants. Bee numbers have been declining in recent years, due to a number of factors, some of which can be attributed to systematic heavy pesticide use and the loss of natural habitats. On the positive side, various organisations, such as the charity Buglife (www.buglife.org.uk) have been working closely with scientists and environmentalists to raise awareness of the problem and encourage ways in which we can try to halt the decline. Creating a bee-friendly habitat in your garden is one way that you can do your bit to help the Westcountry’s bee population – and it needn’t break the bank. In fact, becoming bee-friendly is easily done, irrespective of the size of your garden. Even patios, balconies and window ledges can planted up with tubs or troughs of bee-friendly flowers to provide nectar and pollen for bees. If you need some inspiration on planting to attract and feed bees, take a stroll round the show gardens at The Garden Park at Trago Mills’

Newton Abbot store – and our list below (see box) highlights some bee favourites – all of which are available at The Garden Park. Also listed below are some useful tips to bear in mind when planning

Creating a bee-friendly habitat in your garden is one way that you can help your bee-friendly habitat. If you are interesting in beekeeping or learning how to become a bee keeper, visit www.bbka.org.uk (British Bee Keepers Association). You can also join their Adopt a Beehive programme. Today is a Bee Aware day at Trago Mills in Newton Abbot. Come along for tips and advice about bee-friendly plants, plus lots of special offers. Visit www.trago.co.uk or call 01626 821111 for details.

Action plan to attract pollinating insects Choosing the right plants ● Pick a selection of plants that flower at different times of the year from spring to autumn, the main time that bees are out foraging – or choose plants that will offer a second flowering, such as geraniums. ● A combination of native and cultivated plants will work well. If you have space in your garden, allow a small area of wildflowers to grow, which will be particularly popular with bees. ● Bees prefer single flowered, rather than double flowered varieties, as the former have fewer petals, making it easier for the bees to reach in and find the nectar.

This three-bedroom home is one of six apartments in Stowford Manor, a grand historic mansion near Ivybridge. The landscaped grounds include formal gardens and a Victorian summer house/folly which is the last word in picnic chic. Agents: Luscombe Maye, South Brent, 01364 646170, www.luscombemaye.com

● Many herbs (such as rosemary and sage) produce flowers that attract bees and will also provide you with delicious fresh herbs for the kitchen. ● Hebes and buddleias produce a mass of flowers and will provide an opportunity for you see many varieties of bees and butterflies all at

the same time – see how many different ones you can spot! ● Try and avoid – or at least, limit the use of heavy pesticides in your garden. There are organic alternatives available, on sale at The Garden Park, Trago Mills.

● To encourage solitary bees to make their home in your garden, try putting up a bee ‘hotel’ or box. A selection is available at The Garden Park, with prices starting from £4.49 ● Remember: what works for honey bees will generally help bumble bees and other pollinating insects.

Gardeners’ diary

This week in your garden:

back hard to encourage new growth

● Complete planting of summer bedding, protecting plants from slugs and snails while they are settling in

● Sow a few seeds of lettuce, radish and salad leaves every fortnight in summer for a continuous crop

● Cut back Oriental poppies, pictured above, which have finished flowering, to encourage new growth

● Pick small gooseberries to thin out heavy crops, which will encourage the remaining fruits to reach a larger size

● Check plants for aphids, which multiply rapidly at this time of year and squash or spray any infestations

● Cut lawns at least once a week and twice for a better finish on fine lawns

● Remove low-growing shoots of shrubs including deciduous azaleas, magnolias and cytisus ● Prune large and overgrown Clematis Montana after flowering, cutting it

● Pot on tuberous begonias and support tall plants with canes in the greenhouse ● Sow seeds of wallflowers in a corner of the garden and then to transplant in autumn

Add some insect-friendly plants to your garden to help the declining bee population

SATURDAY JUNE 21 2014

Stable environment for horsey types Rock House is an equestrian delight that has just come on to the market. There is the chance to have a good look around this property at a special open house event on Saturday, June 28 from 10am to 1pm. Situated on the edge of the village of Kingston in the South Hams area of South Devon, Rock House comes with three acres of land and stables. The house itself is a character cottage which has been lovingly renovated to a very high specification by the owners. There is a spacious and beautifullyappointed kitchen with picture windows overlooking the rear garden. This stylish bespoke kitchen has a comprehensive range of base and freestanding units with granite worksurfaces and a Rangemaster stove. A feature of this room is the exposed stone wall with slate hearth and open fireplace. The dual-aspect lounge has a large woodburner set on a slate hearth with exposed stone walls on either side. Upstairs is a galleried landing offering far-reaching countryside views. Attractive oak panelled doors lead to three double bedrooms, again with vaulted ceilings and beautiful views of the rear garden. The light and spacious master bedroom has a beautifully appointed contemporary en-suite shower room.

A valuable addition to the property is a detached annexe which has its own entrance. It could be a guest suite, office or games room. The annexe has an open-plan living area with a wooden floor, woodburner and kitchen. The remainder of the annexe includes a double bedroom and wet room. Outside at the property, there is a detached garage with storage area and parking for two vehicles. At the rear is a private and sheltered patio area, ideal for outdoor dining. The terraced gardens have mature shrubs and flowers together with a lawn, barbecue area and a raised decked area with countryside views. The gently sloping pasture land would be ideal for general recreational/amenity land or for equestrian use as it has a separate metered water supply and comes complete with stables and kennel areas. There is also excellent access, either through a wooden gate from the garden or for vehicular access by a separate drive, with further parking also being available. This beautifully appointed family home with land is currently being offered for sale with Luscombe Maye at a guide price of ÂŁ619,950. Call 01548 830831 in order to arrange a viewing appointment or for further details visit the website www.luscombemaye.com

Stafford Moor Lodges, nr Dolton, North Devon, £160,000-£250,000

What could be a better way to get in touch with your inner man than a cabin-style holiday lodge? Just add antlers, cowhide rugs, comfy chairs and duck decoys. You can even catch your own fish for dinner. There are various lodges with good rental history – managed letting is also available. Agents: Chartsedge, 01392 832446, www.chartsedge.co.uk

Time was when decor was a girly pastime, and men who were enthusiastic about interior design were warily regarded as being a little too in touch with their feminine side. How things change; nowadays men are unashamedly style savvy and are blazing a trail with a rough luxe look which appeals to women as well. It features textures – beaten, rusted metal, loft-style unplastered brick work – which combine brilliantly with dark tones and leather and create a hard-edged industrial/ luxury gentleman’s club combo. “The lines are becoming more blurred over what style suits a ‘men’s space’ and one which is shared by both sexes,” says Maurizio Pellizzoni, a designer at architecture and interiors firm MPD London. “Undoubtedly, a rough luxe industrial dimension incorporating leathers and metallics which is striking without being overbearing, a characteristic of rooms that appeals to men, is becoming increasingly popular generally.” The key to creating a successful male-orientated space is to create an environment which is stylish, refined and inviting, says Pellizzoni, as men want areas where they can instantly relax and unwind. “Fun and playful elements which distract from the everyday pressures and preoccupations of work make an interior interesting and add to the chill-down feel,” he says. “In a recent project we created a sophisticated entertainment room for after-hours entertaining, which had a gentlemen’s club flavour. It had a large cinema screen, a pool table and bespoke Hollwood-style bar. It’s all about a space which isn’t too serious in tone but speaks volumes about the client’s style, taste and design credentials.” Another designer, Timothy Oulton – who has new ranges at Barker & Stonehouse which combine elegance and comfortable style accessorised by prints of historical sporting heroes, perfect for a unisex space – describes his style as “rooted in vintage British designs, but with a twist of the unexpected”. “I like mixing bold combinations of authentic materials, like rich leather with shiny steel, or clear cut crystal with rusted metal,” he adds. “Your home should be a source of energy, an inspiration for life’s journeys and adventures. It should become part of your story.” So what better time for men to embrace their inner decor diva? Here’s the experts’ guide to rooms for the boys (and girls!) and the best kit around.

Your home should be a source of energy, an inspiration for life’s journeys warm metals, like copper and brass, works well in masculine rooms, as they are bold yet luxurious.” Bold tones of red and burnt orange as accent colours will lift a design and give it an edge, she says, while substantial fixtures and striking textures will complement a bold, masculine environment which is opulent while still being sleek. MODERN MAN KIT Unreconstructed males needn’t panic, as leather furniture – that ubiquitous sofa – is still an essential ingredient, but these days the emphasis is on quality as much as size. Roche Bobois has a stunning softlycontoured Ace sofa, from around £4,000, in a variety of colours including natural tan (available later in the summer). If that’s beyond the budget, Harvey’s very acceptable alternative is an L-shaped Sphere sofa in leather, currently reduced from £1,099 to £999. If vintage heroes are your bag, you could feel like the ultimate World War One fictional hero, Biggles, by relaxing in a Pilot Deluxe Vintage Leather Armchair, £1,395, from Al-

exander & Pearl. Alternatively, if jaw-dropping humour’s more to your taste, settle into a seat that resembles the open mouth of Jaws, a Rodnik shark fin chair, £449, Made.com. Cool men don’t clutter, so a raid on the Made With Love range, a company with appropriately industrialstyle furniture, could be a good move. Retro’s still in vogue and a Retro Bowler Hat Cushion, £37, Great British Designs, is a snip. For the fathers among us, you could try a Dad Comic Superhero Personalised Cushion, £28, Wow Thank You. SEDUCTIVE SANCTUARY “Masculine interiors are effortlessly cool and can be created with relatively few elements,” says Claire Hornby, creative stylist at Barker & Stonehouse. “Neutral colours, clean lines and sleek, stainless steel finishes will create a super-luxe feel, which will work well in modern spaces. For those looking for something a little more traditional, natural materials such as aniline leathers and crafted chunky timbers, paired with soft lighting and dark walls, will exude an understated glamour. “Vintage maps and retro memorabilia inspired by pursuits such as

riding, tennis and cricket will go hand in hand with this backdrop and will come together to establish a curated feel.” MODERN MAN KIT Timothy Oulton’s collection includes a leather Charlie chair, £975 each, which teamed with a generous Axel Dining Table, £1150, would be the ultimate in cool dining. His Airfoil Rectangular Desk, which resembles a section of a plane wing, is an investment piece. This is reflected in its sky-high price, £3,125. All from Barker & Stonehouse. Martin Waller, founder of interiors company Andrew Martin, is a travel fanatic, and his emporium overflows with fabrics, furniture and accessories synonymous with man-appeal style and adventurous decor. His striking Campden Natural fabric, £129.90 per metre, from the Clarendon collection, is a gem. Bedrooms are often a danger zone for the unstylish man. Black sheets may be low maintenance but are boring and deeply undesirable – instead, opt for designer ranges such as Ben de Lisi’s. His exotic beach-scene dark grey Miami bedlinen, from £36, Debenhams, would be just fine for wooing moments. The typography trend is still going

Simple and eve-catching, a pair of black plastic dog-shaped bookends, £32, Debenhams. strong and illuminated letters combine function with fun, perfect for a man’s room. Try an Electric Light Bulb Letter W, £325, Alexander & Pearl, or a more purse-friendly Arrow Metal Table Lamp, £95, BHS.

For a tongue-in-cheek hint at the classic hunting-shooting-fishing stereotype, avoid an oh-so predictable deer head and take safari inspiration with a Rhino Head Gold Wall Hanging, £180, Alexander & Pearl. Chunky, eye-catching accessories are

essential and a monochrome Dazzle Macaw Bird, at £1,620, Lladro, is a collector’s piece or man’s best friend, a pair of black plastic dog-shaped book ends, £32, Debenhams. All in all, there is plenty of design inspiration for men these days.

Escape the office Catherine Barnes discovers the idyllic retreat that’s also a business centre on Dartmoor With a well-stocked library, Bösendorfer grand piano, fine art on the walls and enormous country kitchen, Sweeton Manor is an idyllic Westcountry retreat in Ponsworthy, a tiny hamlet nestled in the heart of Dartmoor. Make yourself at home – for that’s the idea – and you may well be tempted to change the locks and stay put for good. The huge farmhouse and barn conversion has a lovely pub a short and beautiful walk away across the Dartmoor countryside, or if a spa’s more your thing, then unwind in Sweeton’s azure indoor swimming pool. Now, imagine yourself for a moment as a business executive meeting with colleagues to discuss corporate strategy over a very long weekend. Where would you rather be? Brainstorming around a cherrywood table that smells of beeswax, while an antique wall clock gently ticks, or perhaps from the comfort of enormous sofas in front of a blazing open fire? Or in an ‘executive’ hotel with views of the nearest ring-road, rubbing shoulders with a hundred other guests that are impossible to ignore? For John and Isabel Lambert, who built up their own former business to become a global operation, the question was a no-brainer. The couple bought Sweeton from its former owner – who still lives locally – in 2005, as a way of extending the land-holding around their own next-door farm. “We bought it initially to sell the residential part of it, but the first year we had a marvellous family Christmas there,” says John, 49. “You could wander off from room to room without getting on top of one another and for a big group, it’s very nice to be able to get up and find some peace and quiet.” Deciding to keep Sweeton – which sleeps 18 guests – as a luxury holiday letting, the couple took great pains to maintain the listed building’s integrity and intimacy. John, who grew up on an Essex

farm, explains how they took care to comply with necessary health and safety regulations as discreetly as possible, saying: “We commissioned specialist fire doors, which are made out of oak and a good local blacksmith made the ironwork balustrades and bannisters.” Before moving to Devon with their family, physicists John and Isabel ran a business, Hyperlink, which became the first web development agency in

The couple took great pains to maintain the listed building’s integrity and intimacy Europe. This created websites for names such as Liberty of London and Waterstones and the couple eventually sold the venture in 2001. “We come from a business background and our management team had a lot of ‘away’ weekends and strategy meetings,” says John. “They’d involve small groups of people, but could be very intense, so it can be very good to unwind. “Sweeton was perfect for that kind of thing; it had a barn which had already been done up and we did some work adapting it as a business centre, while the house itself is extremely relaxing. “We also have four cottages in the village, while you can feed lots of people in the kitchen, so it’s perfect

for away-weekends of ten or 12 business people with their partners.” The business centre, in a detached barn, has a huge upstairs conference room with WiFi, projector and a cherrywood table (commissioned from local cabinet maker Peter Sings), which can seat 30 delegates. Downstairs are a meeting room and office. Sweeton has thrived as a traditional holiday let, accommodating large parties throughout the main holiday periods, with many guests hailing from the low countries. “English people never book ahead,” says John. “We are the worst for leaving it until the last minute.” Developing Sweeton as a yearround business was important for he

Ask the experts Your holiday let questions answered Q. How warm should the indoor swimming pool of my holiday let be? – FG, Totnes A. Gill Nicholls, property manager for Helpful Holidays, says: The perfect swimming pool temperature is subjective and finding a temperature to suit all guests can be tricky. Whatever the water temperature, it is likely you’ll receive feedback that it’s both too warm and too cold. We recommend maintaining the water between 29C and 32C, which seems to suit most people. If your accommodation is popular with families with small children or people with disabilities, you may find they prefer warmer water. Over time, the average temperature of swimming pools has increased and people are expecting water to be warmer. However, the higher the temperature, the more bacteria can multiply, and chlorine-based disinfectants are less effective. More important than monitoring the water temperature solely is to maintain a good air/water temperature balance. Ideally, air temperature should be the same or one degree higher than the temperature of the pool, and no more than 30 degrees. If the room temperature is much higher than the water, not only will heat be wasted through evaporation and the building become humid, but swimmers will feel cold, regardless of the temperature of the pool.

Sweeton Manor is in the business of providing superb letting and conference facilities and Isabel, who also run a Devonbased enterprise making a space-age electronic instrument called the Eigenharp. Since recently joining Helpful Holidays the couple have been encouraged and supported to attract new corporate bookings which will boost the post-school holiday ‘shoulder months’ and increase bookings for quiet periods for the traditional holiday industry. “They’re keen to market Sweeton at the very top end of the market, says John. “One thing we’d not yet looked into is attracting local businesses and Helpful pointed out that there was a lot of local demand. “It’s part of a number of schemes we are evolving. Sweeton’s a very nice destination for small conferences and management strategy teams. It brings a different dynamic and one that generates and produces results.

Q. We’re happy to make our little dinghy available to our guests, but will we have to supply lifejackets and do we need special insurance?

and insurance. Many of our holidaymakers choose to bring their own watercraft of all shapes and sizes, so a mooring or secure storage and information on where a boat can be launched are assets. It’s fine to store your boat on site for your use, but I’d recommend you make it clear it is not for guests to use.

Q. What is the best way to handle complaints from difficult holidaymakers? – TJ, Newquay A. Bev Plunkett, property manager for Helpful Holidays, says: Although we find it very rare, you may occasionally have holidaymakers whom you consider unreasonable. In this situation, a self-catering agency should be a great asset. A good agency will be easily contactable and will mediate promptly and efficiently to help resolve difficulties, both for you and your guests. Some people, such as superstressed parents with small children and people who have organised bookings for large parties, can be particularly sensitive to things which they feel aren’t absolutely perfect. Rigorous preparation is, of course, essential, but if you do receive a complaint it’s worth going the extra mile to put it right. When an issue is satisfactorily resolved, such groups can be the most fulsome in their praise. They probably needed a holiday more than most. If you have a question for our holiday home experts, please send it via email to: wmnproperty@ westernmorningnews.co.uk

– MR, Minehead A. Gaby Wakley, property manager for Helpful Holidays, says: Messing about on the water is often what holidaymakers have in mind when they book a creekside cottage. However, there are complications if you provide a boat. Not only is there possible wear and tear on your craft, but providing a boat will increase your safety and liability risk and you may find it hard to find cottage insurance to cover the risk. My best advice is to recommend a good local boat hire company, where all sorts of water craft can be hired and which will provide appropriate training courses, properly fitted lifejackets
