LAND — What is It? To me, it’s a lifetime of memories. It’s a place where values are instilled and survival is taught.

I took this aerial photo in October of my grandparent’s place. That dirt road heading out by the pond carries miles of memories for me from when I was young.

It’s where I learned about conservation and land stewardship.

I think we all have a dirt road we connect with — where we first learned to drive a truck, ride in the passenger seat of a combine, explore a creek bed, or pursue wild game. In as many ways as land can be cultivated, land cultivates us just the same.

It enriches our souls and defines who we are.

Back to the title of this blurb...

I believe we, as humans, are drawn together by Nature for many reasons. We need each other for protection, survival, and propagation. But over our lives, we can nurture those relationships around us. Many people simply love the company of others. There have been numerous evenings I have sat around the fire, enjoying time with friends. Fourteen years ago, I sold that first little place and moved closer to town. Like before, one of the first chores I completed was a large one-room apartment over the shop. Again, it had six twin beds in a bunkhouse-style. The popularity of my guest policy has grown into the next generation. One of my good friends has an adult daughter who frequently loads my guest quarters with friends to go shopping, attend a concert, or to go skiing on Mount Batchelor.

Nature vs. Nurture

Twenty-nine years ago, I left college and purchased my first property. One of the very first improvements I completed was a guest house that could sleep 6. It was nothing elaborate — just two rooms with twin beds and two 3/4 bathrooms.

I let the word out to my friends and family; it was theirs for the asking. I have always made it a priority to make the people close to me feel welcome in my home. My rule was, "no one I knew should spend money on a hotel in my area of Central Oregon." The response was tremendous. The door was always unlocked.

Just call and make sure it was empty and it's yours! If I woke up and saw a pickup in the drive, I would know one of my friends showed up in the middle of the night.

I fondly remember an evening when I got a call from one of my longtime and respected employees. She was in town with her granddaughter for a girl's weekend, and the hotel lost their reservations. The hotels were all booked due to the horse show they were attending. She called to ask about my apartment. It was an honor for me to be able to help them out. The four ladies resided in my guest apartment for the weekend and awarded me with a wonderful bottle of Napa Valley Duckhorn Merlot.

Even as I write this, there is a great guy sleeping up in my apartment! He was heading home from Idaho and used my place to hold up for a night. His father has been a friend for most of my life. He was raised around my son and came on all of our hunting trips. I am sure this relationship will last for generations to come.

The Highs and Lows of California's

Imperial Valley '

Imperial Valley is a flat, northerly sloped irrigated valley established in the early 1900s, consisting of 462,359 irrigated acres.

2018 was a year of stability and moderate growth in the Imperial Valley agricultural industry. While Imperial Valley hasn't shared in the spoils of the recent vineyard boom, it remains a very sound base of investment potential and expansion into the foreseeable future, with approximately 30 transactions taking place within the year, primarily amongst local farmers. Solar transactions were booming in 2017 but have since tapered off, primarily due to IID (Imperial Irrigation District). The top end of the market has leveled off around $12,000 an acre on larger transactions, while the smaller farms that are ready for cultivation reach prices as high as $16,000 an acre.

Imperial Valley's market can effectively be divided into 3 groups of well-established regional growers: Garden vegetables, alfalfa, and cattle. After cattle and alfalfa, garden vegetables are Imperial Valley's primary export; primarily lettuce, broccoli, cauliflower, cantaloupes, honeydews, onions, carrots, sweet corn, spinach, spring mix and watermelons. Alfalfa crops have shown an average adaptability with an approximate value per acre of $8,500 - $12,000 per acre. Low adaptability parcels have ranged from $5,500 to $7,500 per acre. Holtville remains a hot spot for agricultural properties with the highest value.

Wildfires rage on in California with increasing severity each year. Fortunately the agricultural sector, including Imperial Valley, has remained largely unscathed. One of the issues Imperial Valley may face over the next decade is reliable water access at the price it has enjoyed, $20 per acre-foot for the past decade. Droughts in recent years could potentially see an increase in this long established rate. Increased large storm events in less frequency mean that reservoirs are overfilled, and excess water is lost to the sea. The Colorado River's flow has declined by nearly 20% in the last 15 years. Regardless of these issues, the overall view of the Imperial Valley's market is a stable one moving into 2020.

How Prescribed Burns Increase the Value of Hunting Plantations

Across the world-renowned Red Hills Quail plantation belt that stretches from North Florida to South Georgia, land stewardship and appreciating real-estate values converge in a little-known conservation practice called prescribed burns.

A well-managed prescribed burn program imitates the natural process of lightninginduced wild fires that clear undergrowth and revitalize the habitat for wildlife and plant life. What most investors and property owners outside of the area don’t realize, though, is that while prescribed burns promote a healthy ecology, our new independent research shows that the practice can more than double the value of properties in this exceptional asset class of recreational living.

In the past, these plantations rarely became available because they were handed down from generation to generation. But we saw some of the heirs starting to break from the tradition. Red Hills plantations began trickling onto the market in a trend that increasingly gained acceptance with a new generation of wealthy buyers from the financial, energy and technology sectors.

"Through our evaluations of this unique and separate asset class, we saw that properties engaging in best-practice prescribed burns shared the common denominator of higher appraisals compared to adjoining properties that were either raw, mowed or even sprayed with chemical antifoulants,” said Jon Kohler. “By studying our sales dating back to the start of our brokerage Jon Kohler & Associates in 1991, we concluded that Red Hills plantations that engaged in prescribed burns currently average $4,835 per acre – some $2,000 per acre more than adjacent raw land."

We started visually representing this dynamic change by creating our Private Collection Plantation Maps. One, called the "Red Hills Region" encompasses Tallahassee, Florida to slightly north of Thomasville, Georgia; and the other is the "Albany Area" centered around Albany, Georgia (both maps are available for purchase

at https://jonkohler.com/plantation-maps). Two additional maps have been created and highlight the Union Springs Region of Alabama, and the ACE Basin and surrounding the Lowcountry in South Carolina. These maps played a critical research role by illustrating the plantations’ location in relation to each other.

Shane Wellendorf is the Conservation Coordinator with Tall Timbers Research Station & Land Conservancy in Tallahassee (www.talltimbers.org). Started in 1958, Tall Timbers is the home of fire ecology and has risen to become a national resource for the management of quail habitat.

"Using frequent prescribed fires makes for great hunting," Wellendorf said. "And the better the hunting, the better the land values. For decades we’ve had a culture here that has a great conservation ethic where a lot of land owners use prescribed fires not only for themselves but for the region. That’s why the Red Hills is valued so high. Every one of the plantations on Jon’s maps burn with frequency. This adds to the collective value of the properties."

Our team works closely with Tall Timbers and we recommend our clients follow their two-tothree-year burn cycle with a one-to-three-year return interval. Our home state of Florida employs the Tall Timbers model and has more acreage under prescribed-burn management than any other state. Georgia is right behind it, with South Georgia as the state’s epicenter for prescribed burns. Some plantation owners might burn every five to ten years, but it’s the frequent cycles that encourage the growth of grasses and forbs. Prescribed burns have to be recurrent for the plant community to regenerate its native state. While the fires kill some plants on the surface, their roots remain intact to sprout new growth that makes for better quail habitat.

There’s a misconception that mowing is as effective as prescribed burns. Financially and ecologically that argument doesn’t hold. Mowing costs about $60 per acre, and chemical applications can cost ten times more per acre than prescribed burns. In addition, mechanical and chemical treatments will certainly cause more damage to the land than managed fires.

These manageable fires are slow-moving and low-intensity. The best time for burns is between March and mid-May. Ideally, you burn fifty acres bordering a thirty-to-one-hundred-acre area that’s unburned in a patchwork of burned and unburned plots divided by firebreaks. Burning half of your property every other year is ideal.

The bottom line is that for the $22 per acre to burn, you’re achieving far-reaching benefits: asset appreciation, improved access, reduction of fire hazards, insect control, a more open habitat, improved aesthetics and the encouragement of varied game species such as deer, dove, quail, and turkey. As Jon says, "prescribed fire fuels the quail hunting, the aesthetics and land values."

Moosehead Lake, Maine's largest lake, is situated in the Longfellow Mountains in the Maine Highlands Region. The lake is the source of the Kennebec River where some of the best white water rafting is available.

In the autumn, you can enjoy a colorful train ride, hop on marked trails by horse, ATV, hiking, and biking, or go off on your own path and enjoy "leaf peeping" during this vibrant time of the season.

One of the most beautiful scenery to behold is in Baxter State Park of Mount Katahdin, the highest mountain in Maine, located along the Appalachian Trail. Catch the Pumpkin Regatta in Damariscotta, corn mazes at local farms, and pick your own fruit at an orchard for your culinary pleasure!

Maine winters provide just as many events for friends and family. You can ski at some of the best ski resorts in the country like Sugarloaf USA, snowshoe through hidden forest paths, snowmobile to Canada on the professionally groomed trails, and end the day in front of a toasty fire at one of the many Maine Sporting Lodges throughout the state.

Bountiful fruit festivals in the summer, like the Strawberry Festival in South Berwick bordering New Hampshire, and the Machias Wild Blueberry Festival in Washington County. Summertime also offers county carnivals and fairs, such as the well-renowned Common Ground County Fair in Unity.

I Call the Ozarks

Home

By Darrell "D.W." Hindman, Owner/Broker of Living the Dream Outdoor Properties I chose to live here because I love the Ozarks, the oldest mountain range in North America. What's not to like?

Over the eons, the Ozarks have weathered to a shadow of their former size when they towered over the Rockies. In the process, the Ozark Region developed one of the most diverse ecosystems in the country. Referred to as the melting pot of the continent for flora and fauna, species transported from the far reaches of North America thrive here.

You will find the subtropical paw-paw tree growing in the rich soils of fertile river bottoms, brought here by the ebbing and flowing of ten periods of shallow seas. And the Northern pitcher plant advanced its range to the Ozarks ahead of migrating glaciers.

Vast regions of oak-hickory forested hills drape the landscape like a giant green blanket, where deep valleys carved by coursing rivers are now crystal clear streams.

The Current and Jacks Fork Rivers compose the Ozark National Scenic Riverways, our nation's first, a rare distinction worthy of the incredible beauty, and vast historic, cultural and economic resources found there.

The Ozarks is an outdoorsman's paradise. An angler may cast a fly to colorful rainbow trout and hard-fighting smallmouth bass in virtual solitude along the hundreds of miles of free flowing streams. Backpackers may trek the Ozark Trail for several hundred miles before it links up with the Ozark Highlands Trail in Arkansas, a total distance of 1,500 miles. Likewise, mountain bikers will find challenges galore. And if floating and canoeing is your Holy Grail, a happy lifetime could pass listening to your paddle whisper as your canoe glides silently down a dozen or more enchanting, crystalline streams.

Thundering wild turkey gobblers bellow their lusty intentions from towering ridge tops during the splendor of spring, amidst shows of dazzling dogwoods and colorful redbuds. Campers enjoy evenings around campfires serenaded by melodies from nearby whip-poor-wills, the eerie monkey laughs of competing barred owls strung out along their riverine territories, and the howling of coyote bands as they begin their evening hunt in the surrounding hills. Shivers tingle spines as the auditory orchestras forces campers to edge closer to one another and hug the glowing coals of a late night fire.

As a result of the efforts of the most progressive conservation department in the nation, Missouri will see its first elk season in 2020. These majestic animals once roamed the forests and parks of the Ozarks until civilization overcame them. Today bugles of lovesick bulls echo through the Current River Hills once again.

Wild horses, remnants of populations left by hardscrabble farmers of the 1930s, along with a growing population of black bears and the occasional mountain lion, roam tide wilderness areas of the Ozarks — the largest block of rugged, wild country between the Appalachians and the Rockies.

The Irish Wilderness spans 17,000 acres along the Eleven Point River, one of the original eight waterways to be designated a National Scenic River in 1964. Visitors to the Irish Wilderness speak of a presence in the hills. Prior to the Civil War, Father Hogan, a Catholic Priest, lead hundreds of persecuted Irish immigrants from St. Louis to settle in the remote region. After the war, the settlers had vanished without a sign. Father Hogan reappeared in Kansas City, a few years later, but never mentioned the colony of immigrants in his memoirs.

The Ozarks were a no man's land during the Civil War, and thereafter collected the names of explorers, trappers, and pioneers. Fernando DeSoto, Osage Indians, Daniel Boone, Lewis and Clark, Quantrill's Raiders, Moses Austin, and the James Gang all left their legends and myths in the Ozarks.

The oldest rock formations exposed to the surface of the earth, some 4 billion years ago, bulged through overlaying formations in the form of red, volcanic granite in the St. Francois Mountains of the eastern Ozark region. Ironmongers and lead miners found riches here.

The peoples who settled this rugged Ozark region are as astounding as the region's vast natural resources.

Equipped with ideals of freedom, cheap lands and human ingenuity, they carved exquisite farms and ranches from the raw beauty of the Ozark Mountains.

Falling in love with the wilds of the Ozarks came easy for me.

Incredible natural beauty provides daily inspiration, and I don't have to travel far to reach neighboring states that share a bit of the Ozarks.

An added bonus is that to the south, the Ozarks give way to the fertile river bottoms and Boston Mountains of Arkansas. To the southeast, the Ozarks fade away to the Blue Grass state of Kentucky, and the Tennessee Valley. Due east, the fertile fields of Illinois grow giant whitetails, as do most northern reaches of Missouri.

LandLeader Soars Into Season 5

LandLeader Television recently began production for their 5th season on RFD-TV. Hello, I'm Nick Stock the producer and editor for LandLeader. I've been helping create this amazing snapshot of American life since the second season and the future looks bright. LandLeader is a commingling of minds and sharing ideas. We are a collaboration between like-minded brokers across the country who share leads and drive business. More so, we are a family. As D.W. Hindman from Living the Dream Outdoor Properties likes to say, "We are a family. Sometimes we're a little dysfunctional, but a family nonetheless."

LandLeader was founded on the idea that the wide places where the earth meets the sky are unique. We are truly blessed because, as brokers and storytellers, we get the chance to take a peek at some of the most amazing, privately held pieces of property on the planet. Our brokers work diligently for their clients across these United States.

From Maine to Alaska and from Florida to Oregon, LandLeader is everywhere. Our focus has always been on being good stewards and offering the best marketing possible for the owners who entrust us with their most prized posession — their land. We at LandLeader don't take that trust lightly.

It's an honor as a video producer to hear the stories of the land, how people have worked and cultivated a livelihood throughout the years. I'm reminded of a different time and a different focus. Most of the places we shoot don't have cell covereage so it really is a chance to reconnect with what's important — nature.

Ironically, however, our show isn't about selling. It's about the stories and what it means to live where the wild things roam.

Season 4 started very early in the autumn, shooting with both Preferred Properties and Timberland Realty. Both of these brokerages gave us the opportunity to explore a part of the country rarely seen by anyone.

Preferred Properties owner and broker, Curtis Trousdale and his wife, Barb, took our camera operators on a black bear hunt in New Hampshire on the Northumberland Estate. While the trip was ultimately unfruitful, they saw a fair number of deer and geese which were caught on film.

Broker and Forester, Brian Bullard of Timberland Realty, took us to a parcel of land that butts up to the Allegheny River that featured a five foot waterfall on Mill Creek. We learned a bit about forestry and how it can be used to diversify one's portfolio.

Many of our individual brokerages have had standout years, including California Outdoor Proerpties. Broker and Owner, Todd Renfrew recently set his sights on new territory and began Outdoor Properties of Nevada.

LandLeader featured three parcels in Nevada, including the largest one we have ever filmed — the Independence Valley Farm & Ranch which consists of 47,700 deeded acres and over 100,000 acres of adjacent BLM Grazing allotment. It took two of our videographers three days to traverse the property. The owner, Jim Boyer let us know, "...and they've seen less than 20% of it. It's a big piece of dirt."

We spent some time in Florida and Georgia with Jon Kohler and Associates. We got the chance to shoot historic plantation properties that bring history to life.

The Chinquipin Plantation was recently sold by Jon and his team, and featured a home and grounds that were truly breathtaking. We had a hard time keeping up with Jon as every time we went to film something it would end up on the "sold" list before the edit was complete. I guess that's a good problem to have in this business.

His associate, Lori Weldon, took our team to Eagle Island. This private property is completely secluded and utterly stunning. It is tucked into Georgia's Barrier Islands near Sapelo, and is surrounded by beauty and history.

One of the most exciting segments was produced with the help of Great Lakes and Land Real Estate Company. They were working with Carleton College to market a beautiful log home n the Cisco Chain of Lakes.

Our focus has always been on being good stewards and offering the best marketing possible for the owners who entrust us with their most prized possession — their land.

Well, we dug a little deeper to get the whole story. It turns out that the original owners of the home met while they were seniors at Carleton College back in 1962. They married and spent 30 summers there.

They've retired and their children have aged, so they decided rather than let the home sit empty, they would give the property to the places where they fell in love. It was a moving story to say the least.

As times change and the world moves on, it's nice to know that there are still Leaders out there, sheparding these special places into the next set of hands. As a videographer for LandLeader Television, I am fortunate to travel to some of the more beautiful and rare places in the United States.

This specific trip was one that landed us in the heart of Arkansas filming some famously beautiful properties that were absolutely covered in all kinds of diverse wildlife.

Of course, we go the distance for "the perfect shot" and in this case, it meant getting not only ourselves muddy, but our equipment got doused in the muddy water, as well.

Action shots help make the show, and in this shot, the ATV came through the water a little faster than we had expected, making this shot muddier and more amazing than we anticipated.

Getting dirty is just part of the job description when you go on location with LandLeader!
