FINDING Financial Security IN REAL ESTATE Financial security is a goal that everyone wishes to reach, and there are certainly many ways to achieve that goal. Buying and owning real estate is one of the most exciting as well as profitable strategies to obtain that much sought after lucrative return on your investment. Presented By: Corder And Associates

Prospective real estate owners can use leverage to buy a property by paying a portion of the total cost up front. Leverage is the use of various financial tools or borrowed capital to increase the potential return of an investment. After acquiring property, you can pay off the balance, plus interest, over time. Leverage gives you the ability to control the asset the moment the papers are signed giving both real estate “flippers” and landlords the opportunity to take out a second mortgage on the property in order to make down payments on additional properties. A traditional mortgage generally requires a 20% to 25% down payment. But in some cases a 5% down payment is all you need to purchase the entire property and you are on your way! The four ways in which you can invest your hard earned money through real estate are: 1) becoming a landlord for rental properties, 2) real estate trading, 3) real estate investment groups, and 4) real estate investment trusts or REIT’s. as an added benefit, many of the expenses associated with rental properties are tax deductible. Any losses can offset gains in other investments. Even so, rental property can be riddled with constant headaches. However, once the mortgage has been completely paid off, the majority of the rent becomes all profit. Still, the rental income you receive as a landlord is not the only focus. Ideally, a property appreciates over the course of the mortgage, leaving you with a more valuable asset than you started with. As an alternative to managing rentals as a landlord, real estate investment groups would be ideal for you. This is a much more hands-off approach to real estate investment, but it nevertheless provides you with that added income as well as appreciation. Real estate investment groups are like small mutual funds that invest in rental properties. A company will buy or build a set of apartment blocks, condos, or parcels. The company will then allow investors to purchase them as rental properties. In exchange for finding tenants, handling maintenance, and other responsibilities, the company receives a portion of the investors’ monthly rent proceeds. While these groups are theoretically a safe way to invest in real estate, they are vulnerable to the same pricey membership fees


that sometimes haunt the mutual fund industry. Real estate trading or “flipping” is another supplemental way to invest in real estate, usually best for people with significant experience in real estate valuation and marketing. Real estate traders purchase properties and hold on to them for a period of time after which they hope to sell for a profit. Flipping requires capital and the ability to either do or oversee repairs as needed to get started. Real estate trading does have a shorter time period during which your capital as well as your time are tied up in the property. Flipping can produce significant returns depending on the market conditions, in even shorter time frames. Be aware that real estate trading requires a deeper market knowledge often times paired with a shot of good luck. Hot markets can cool unexpectedly, leaving short-term traders with losses or long-term headaches. Flipping is the wild side of real estate investment, and pure property flippers often do not invest in property improvements. Instead, they buy properties that are undervalued or in a hot market. The investment must already have the value needed to turn a profit without any alterations or that property will be eliminated from contention. Flippers can find themselves in trouble if they cannot quickly unload a property. This is because they typically don’t keep enough uncommitted cash on hand to pay the mortgage over the long term. This can lead to snowballing losses. Real estate investment trusts or REIT’s are for investors who want portfolio exposure to real estate without a traditional real estate transaction. REIT’s are basically dividend-paying stocks whose core holdings constitute commercial real estate properties with long-term, cash producing leases. So essentially, REIT’s are stocks without the advantage of leverage associated with traditional rental properties. A REIT is created when a corporation or trust uses investor’s money to purchase and operate income properties. REIT’s are like regular dividend-paying stocks and offer a solid investment if you are looking for a regular income. REIT’s allow investors into properties that are generally not feasible for individuals to purchase directly. I was not raised in a rural environment. My parents were not the sort to be found

running a ranch or even out on a camping trip. My father was a character actor and radio host, and my mother was a designer. Their idea of “roughing it” was a hotel room with mediocre pillows somewhere off the beaten path, but close to a local café. Against all genetic odds I inherited an ancestral desire to be outside. My youth was spent attempting to find a balance between the urban boundaries I lived within and a call to explore places that exist beyond where the pavement meets dirt. My parents fostered these interests as much as they could, but my love for guns specifically was met with resistance. At five years old I ran into the laundry room adorned with belts and bandoliers filled with cap guns and plastic knives. My Quaker pacifist mother was appalled. “Sam,” she said completely exasperated, “you know only bad people like guns!” I thought about that for a moment, and looked into her eyes, “Well, I guess I’m bad then.” Accepting me for who I was, my mom resigned herself to the fact that I was truly a “gun guy” and outdoorsman. This resulted in sending me off with relatives to learn to hunt and fish and eventually waving a tearful goodbye as I went off to become a Master Gunsmith. I made a deal with my parents: I go to the Master Gunsmithing Program if I attend a 4-year college afterwards. I worked as a bear and mountain lion guide during my apprenticeship, and after graduating, that inspired me to find a degree focused on real world environmental issues. I elected to apply to UC Berkeley at the Rausser College of Natural Resources. My plan was to study Society and Environment, a degree that analyzed the trials and tribulations of ethics, policy, and social norms at the urban-rural interface. It was the social dichotomy I had spent my life learning to navigate. I applied, and lucky for me I was accepted. There I came across a quote from an unpublished manuscript by Aldo Leopold. He had penned a simple sentence: “There are two things that interest me: the relation of people to each other, and 27 Ӏ L A N D L E A D E R . C O M


the relation of people to land.” To me his words were more than just impressions of ink on yellowed paper. He had succinctly communicated my passions: people, the outdoors, and the connections between them. All that was left was to graduate and figure out how the hell I was going to earn a living with a passion for people and places. Looking back, I found the answer. My dad held true to the nature of showbiz, he had a big mouth with a similar sized ego. Often something he said in jest would be taken in bad taste and he’d lose his job. Because of this trend we were lucky to stay in one home, much less one city, for longer than two years. This was difficult on us as a family but, like army brats with more fashion-forward hair dos, we adapted and prevailed. By constantly changing schools, communities, states, and towns that I learned to listen to people and find connection. It was a skill born out of necessity, but it made me a people person. However, I was still a child and the impermanence took an emotional toll. To help me cope with the stress of instability, my father included me in the adult decision making. From houses with acreage on the East Coast, to hunting and fishing ground in his native South Louisiana, to our now family home and investment properties in the West, it was all a crash course in art of property hunting. I shadowed him at open houses, labored with contractors on various improvements, experienced justifying risk against potential reward, and learned how to make a deal. This forged a lasting bond between us, not only as father and son but also friends. We worked on various projects and started a business together that I operated after his passing in 2017. What I do now is the culmination my search for balance and connection, fueled by a love of outside spaces. I have the opportunity to forge relationships with people that fascinate me and help them find 28 Ӏ L A N D L E A D E R . C O M

fulfillment. I have the privilege to listen to men and women who have hopes and dreams for the future, taking shape in the desire to leave lasting memories and a legacy for their children. I watch as those older than me make their childhood fantasy of owning land a reality, and I help others pass the torch to new generations of landowners, farmers and ranchers. I get up and know that my work is exploring places that exist beyond where the pavement ends and sharing that discovery with others is an amazing feeling. I am grateful. When the day is done, deals are signed, and quarry is returned to camp, I think of my family and the sacrifices they made; providing me with the

opportunity to make this life for myself. I listen to clients and friends recount their successes and misadventures. These stories are a testament to the people and places that made them. When I drive through the Oregon Outback or into the high-lakes of my local Cascade Range, I am reminded that my own dreams became a reality. A short drive from my home I fish in world class trout streams. I hunt in mountains where wilderness still remains, but back in town there’s a tasty microbrew. Knowing land brings us closer to our origins, wherever that may be, and fosters a lifestyle that is shared and sought after by those that heed the same call: go live life rather than observe it from a distance.

What is it like being a rural/ranch realtor? Well, as I pondered it, I decided it’s all about people and relationships of course, but out of that comes a very entertaining side dish of adventure. I remarked recently to one of my team members that our Siskiyou team is, in particular, very interesting. I mean that sincerely- we aren’t just boring Realtors that spend their days behind a desk wearing heels. Sure, real estate is a big part of our life, but it’s not nearly the sum of it. Kathy and her daughter Amy and I all have interesting hobbies, and interesting lives in general, ranging from horses, gardening, hunting, off-roading, and grandkids, to raising cows, showing cows, breeding cows, chasing escaped cows, building fence, fixing fence, you get the idea. This quality gives us a unique ability to connect with our clients who are themselves remarkably interesting people but also spills over into our professional life. Even going to a simple listing appointment can turn into an adventure for us. I remember one day Kathy and I had one such appointment, but we stopped to feed her heard of Lowline Angus first. One of the cows had a little calf and was having trouble keeping her clean in the rear end department. Fortunately, the Lowline are small so I was able to catch the calf and we fixed her up in the back of Kathy’s truck. As you can imagine, I didn’t come out spotlessly clean from this little endeavor, so we had to stop into Kathy’s daughter’s house and steal one of her shirts for me to wear. You never know what your ranch realtor went through just to make it to the appointment to meet with you, so please don’t judge if there is a strange smell that wafts in with them. Then of course there is checking out the property in question, which can be a story in itself when it comes to the really remote properties. You feel like an explorer of old, possibly almost equal to Lewis and Clark, as you pour over forest service maps, aerial maps, recorded maps, tax maps, maps of all shapes and sizes and try and piece together what roads might get you to your destination. Once you have the roads picked


out, it’s a whole other matter of actually locating them, and still a gamble whether they will be passible or not. I took my mother on one such adventure. I had my GPS, but the roads were not where they were supposed to be (I assure you it was the GPS, not the navigator). We did some off-roading on what had apparently been a road at the time the map was made… possibly circa 1800 and even hiked a little on foot trying to find the promised land. After we finally made it, my mother remarked that she had absolutely NO idea why anyone would EVER want to buy this property. So… being an off-road realtor isn’t for everyone, but for our team, it’s just part of the daily adventure when someone remarks “Now, it’s going to look like there’s no road up here, but it’s there, don’t worry”. Being rural realtors and “practicing what we preach” so to speak, gives us a special connection with our clients and a special ability to help them find what they are looking for. Maybe they are new to the rural lifestyle and they need help finding a place suitable for a few cows or a horse. Maybe their ranch has been in the family for decades and decades and they want someone who can truly understand and communicate to others the value of all those years of hard work. Maybe they want a getaway place to escape the city - if only for a few weekends a year, or a forever home with the peace and tranquility only land provides. The best days are when you can use your own life experiences to give your clients the very best real estate experience possible. Try Turkey Hunting in the Morning and Crappie Fishing in the Afternoon

Take a chance. Throw the proverbial dart at a map of the continental United States and you are very likely to hit an area of the country where combining crappie fishing with turkey hunting during the spring is a real possibility. Found across most of North America, the popular crappie is considered a delicacy. Five of the six subspecies of wild turkeys are found scattered across the U.S., including Hawaii. With the advances of fisheries and wildlife management practices in recent decades, combining a crappie and turkey hunting trip has never been easier. Choosing a destination for a crappie-turkey combo trip may be the most difficult task facing an individual planning such a trip. Crappie consist of white crappie and black crappie, with whites growing the largest. So, choosing a crappie fishing destination is less troublesome than choosing a turkey hunting destination. Five subspecies of turkeys range over 49 states. Easterns thrive primarily in the eastern and northern U.S., but are also found in Hawaii. Merriams are found from Western Kansas to the west coast and north towards Canada. Rios roam to the south and southwest, with small numbers of Goulds in Arizona and New Mexico. Osceola turkeys are found primarily in the swamps of Florida. A turkey hunter could easily spend a lifetime hunting turkeys in a wide range of habitats across America.

Corps of Engineer lakes are scattered across every region of Missouri. Each one is surrounded by thousands of acres, which are open to public hunting. All sport fabulous crappie fishing as well as turkey hunting opportunities. Some of the most popular are Truman Lake, Stockton, Pomme de Terre, Mark Twain, Bull Shoals, and Lake Wappapello. Every turkey hunter dreams of having their own hunting property. the Lakes is a great place to hunt, it is also a great place to look for surrounding private properties suitable for living your hunting dreams. Two species, Rios and Easterns, may be found in Kansas. Rios dominate the western two-thirds of the state, with huntable populations of turkeys in almost every county. Corps of Engineers lakes like, Hillsdale, Clinton, Milford, and Centralia offer good crappie fishing, while superb turkey hunting won’t be far away. Turkeys in Texas aren’t necessarily bigger than in other states, but they are widespread across the state, inhabiting 223 of 254 counties. However, with an estimated population of 600,00 birds scattered across the Lone Star State, you can find incredible hunting properties and ranches from the Piney Woods of the East side to the Texas Hill Country, from the Edwards Plateau to South Texas, and even in the arid country of West Texas. With the right property, you can be Living the Dream larger in Texas. Crappie are one of the most popular species in Texas. While white crappie are found throughout the state, black crappie are found in the clear, acidic to slightly alkaline waters of East Texas. Crappie can be caught year-round, but the best time is during the spring spawn when the fish are in shallow water and relatively easy to locate.


Visit Texas during the crappie spawn and you will most likely be able to hear turkeys gobble around the lakes. You can’t go wrong by visiting Lake Livingston, Proctor Lake, Lake Conroe, Granger Lake, or Sam Rayburn Reservoir. And while you are there, shop around. Private properties around the lakes offer superb turkey hunting.

Mississippi offers some of the best crappie fishing in the nation. Names like Grenada, Sardis, Arkabutla, Enid and Lake Washington are household words to avid crappie fishermen. “Acre for acre, Lake Washington is the best crappie lake in the state,” said Mike Jones, of BaitNThangs Tackle Store near Chatham. “Three pounders are fairly common here, and once anglers learn the lake, catching a limit is a daily possibility.” “And until you’ve heard a big boss Mississippi gobbler rattle the woods at daylight, you just haven’t done it right,” said Will Hutto, a fanatic turkey hunter and expert crappie fisherman on Lake Washington. The Magnolia State offers hunters a wide range of property types for the discriminating turkey hunter. If you want your turkey hunting to rock and roll, check out the area around Tupelo, in the northwest, the home of Elvis Presley. Around Greenwood, you can find turkey hunting properties in the hill country, or in the swamps of the delta country a short drive away. Here you’ll feel the heavy influence of the Mississippi Blues. While searching for land, don’t forget to check out the southern reaches of the state where antebellum homes reign and wise old gobblers hide among the palmettos and live oaks cloaked with long strands of Spanish moss. Spring is a glorious time of year and there is no greater way to spend it than yanking hefty crappie from your favorite lake, and chasing wild turkey gobblers around the countryside with the smell of fresh spring wildflowers in the
