You will be notified of any title or survey defects, and I will work with you to clear them up. Home inspection Two weeks before closing Contact your utility companies to turn off/stop service as of your closing date. Don’t forget to schedule them to be turned on at your new location, if applicable. ɡ Electric ɡ Water ɡ Gas ɡ Cable/Satellite ɡ Security ɡ Pool maintenance ɡ Yard maintenance ɡ Pest control Prepare your home for its new owners ɡ Remove artwork from walls ɡ Touch up paint ɡ Patch holes ɡ Wall-mounted TV brackets, window treatments, ring doorbells, and anything else attached to the walls, floors, or ceilings may not be removed unless stated in the contract ɡ Schedule your movers to have everything picked up before closing; one to three days before closing is ideal ɡ Schedule cleaners to clean your home once everything is moved out ɡ Leave your ovens and refrigerators clean ɡ Gather all appliances and home manuals and leave in a designated drawer or cabinet Important details ɡ Contact title/closing company and arrange/schedule to sign closing paperwork ɡ Change your address on your license, registration, and accounts ɡ Contact post office to forward your mail 1. Buyers will schedule a professional home inspection within the inspection period defined in the contract. Make sure gas, electric and water are turned on. 2. Buyers and their Realtor ® will submit a Request for Repairs to me. 3. We will review the request together and determine what has to be fixed. 4. On a standard FAR BAR contract, you are required to fix or repair items according to the contract, up to the dollar amount or percentage negotiated on the contract. 5. On an AS-IS contract, you are not required to fix or replace anything, and the buyer may walk away from the contract for any reason during inspection period. Buyers may ask for repairs to be made. At that point, sellers can decide if they would like to perform those repairs or risk buyers canceling the contract. 6. I will prepare a Sellers’ Response to Repairs for you to sign and will forward to the buyers’ agent. 7. Sellers should make the agreed-upon repairs as soon as possible and use a licensed professional when applicable. Buyers have the right to reinspect to ensure all the work has been completed. 8. Keep all receipts for repairs or replacements and forward to me.
