August 2013 Single Family Home sales were 14, more than 12 in August 2012 and 30% lower than the 20 sales closed last month. This means August 2013 sales were less than last month, but greater than same month prior year. The Average List Price for August 2013 was $2,120,171, compared to $2,638,167 for August 2012 and $3,594,550 for July 2013. That represents a 41% decrease from last month. For JUN - AUG 2013, the Average List Price is a strong 30% higher than JUN - AUG 2012. Average Sales Price for August 2013 was $2,089,035, compared to the JUN - AUG 2013 Average Sales Price of $2,858,862. These results mean the Sale Price is trending down. Comparing August 2013 to last month saw a 40% decrease in Average Sale Price, and a 17% decrease compared to same month prior year.
