Terminology & Deadlines SELLER’S DISCLOSURES - At time of listing

Documents provided by the seller of a home that list any known issues with the property, and/or any projects completed during the time that they have owned the home. The buyer will be given a specified amount of time to review them. Seller disclosures are not a substitute for a professional home inspection.

MUTUAL ACCEPTANCE -

Mutual acceptance is the point at which both the buyer and seller agree on the price and terms of a deal and a binding contract is entered into.

HOME INSPECTION - 5-10 Days after offer is accepted

A home inspection is a visual assessment of a home’s condition in which inspectors look for thousands of potential problems in areas of the home, including ceilings, walls, floors, windows, and doors. It will be ordered and paid for by the buyer and will be completed during a contractually specified period of time on the offer. The sellers will need to exit the home during the home inspection.

APPRAISAL & FINANCING - 14-30 Days after offer is accepted.

The period of time allowed for in the contract to have a professional appraiser assess the market value of the property and to secure funding for the home. The buyer will order & pay for the appraisal. The sellers will need to exit the home during the appraisal.

SETTLEMENT & CLOSING - 21-30 Days after offer is accepted.

The settlement date is when all required documents are signed and funds are paid.

Closing is the final stage of the transaction when the ownership of the property is transferred to the buyer.

The escrow officer will also make sure that the buyer’s ownership is recorded and ensure that you receive all the funds to which you are entitled.
