LETTER FROM THE EXECUTIVE DIRECTOR Greetings Manayunk Stakeholders and Welcome to 2024!
We are excited about this year. The most important focus is the new administration. We are ready to have Mayor Parker take the reins and tackle some difficult issues happening in our city right now. We are hoping she is a strong leader and can bring strength to a city that needs her direction. Our focus is a strong Manayunk, and this is what we see for the new year. A district which continues to see exciting new uses for long-term empty properties and exciting new investment in our community. The explosion of residential development in Roxborough, on City Ave and here in Manayunk continues. As a result of this recent residential boom and with the perception of safety in our community, we are seeing more residents and visitors wanting to be in our district, and it is important to keep the area clean and attractive for those visitors, residents, and merchants alike. Capital improvements and visual improvements are what we are looking forward to in 2024. The staff is set to move into the new MDC headquarters in the coming months and are hoping to open a visitor center at this Grape Street location as well. We want to continue to improve the Manayunk customer experience. We are also deep in design and application for a series of murals with Philadelphia Mural Arts that will accent key walls within our district boundaries, making our district even more walkable. The murals will represent our history and identify flora fauna and wildlife that is native to our area. We also excitedly anticipate the completion of the Philadelphia Water Departments 18mm Flatrock Dam Project which will bring water flow to the canal this year. This is a project we have been anticipating for 25 plus years. We are anxious to activate this area and the adjacent Towpath since we expect recreational use will bring attention to this historic gem. We are always looking to make Manayunk the best it can be and with that in mind this resource book was put together to help navigate your business in our community. You will find details surrounding the benefit of joining membership, details of Manayunk marketing initiatives, and events and capital improvements coming to our area. In addition, the intention is to provide you with a resource or tool to steer your project through the city and other governmental agencies. Keeping this booklet handy and referring to it throughout the year is its intended use. Despite all this written information, please never hesitate to reach out to any of the MDC staff members or any of our board members, all who would gladly assist you. Your success represents the success of the entire business corridor. You are important to Manayunk and getting involved with MDC not only benefits your business, but the entire Manayunk community. ABOUT THE ORGANIZATION
ABOUT MDC History of the Organization: The Manayunk Development Corporation (MDC) was formed in 1985 as a nonprofit organization with both a primary business development mission and a cooperating community development mission. Originally created as the New Manayunk Corporation, it held 18 board members to start, which has grown to 21 board members today. Manayunk’s proud business members and board of directors are the driving force behind the success in our district. The MDC Board helps give direction to the vision of Manayunk based on their experience as business owners and individual expertise. Each board member is required to attend board meetings, class meetings, and sit on at least two committees. MDC merged with the Business Association of Manayunk (BAM) in 1992 to address the beautification of Main Street, the canal area, and the district as a whole. MDC helped change the area in many ways: making the canal an asset, securing bridges to connect Venice Island at Cotton Street, Carson Street, and Lock Street, and to allow Main Street to become a commercial corridor once again. MDC set the precedent for other community development corporations in Philadelphia and its surrounding suburbs to establish and work on their own neighborhoods. It was novel at its inception and has become an iconic branding tool promoting the district and demonstrating Manayunk’s long-standing unique offerings. As a business development organization, MDC takes primary responsibility for the management, promotion, and positive development of Manayunk’s business district. As a community development corporation (CDC), MDC cooperates with other civic and community organizations in the Manayunk area to plan and implement community programming and physical improvement projects of interest to both businesses and residents in Manayunk. Mission Statement: The Manayunk Development Corporation is a 501(c)3 non-profit, economic development organization dedicated to enhancing and advocating for the growth of the collective Manayunk Business District.
Vision Statement: Through shared stewardship collaborating with local organizations, Manayunk Development Corporation and its members envision a thriving business district and vibrant community that work together to advance diversity and sustainability while promoting Manayunk as an ideal destination to live, shop, dine and play.

MAINTENANCE The Manayunk Development Corporation employs three full-time maintenance crew members and one seasonal worker who ensure the entirety of the Manayunk Special Services District stays clean and free of litter seven days a week. ABOUT MSSD & MSSD BOARD The Manayunk Special Services District (MSSD) is a Business Improvement District (BID) established in 1992, which is permitted to assess an annual fee from property owners within the designated geographic area. These funds are used to improve the physical condition of Manayunk, make capital improvements, and enhance the safety and maintenance of the commercial corridor.

2024 CHANGES TO MNYK New MDC Headquarters: By early 2024, MDC will officially relocate its headquarters from 4312 Main Street to 106 Grape Street, a brand new four-story property that is owned and operated by the Manayunk Development Corporation. The building features two ground-floor retail spaces, office space on the second and third floors, and a conference room on the fourth floor. Manayunk/East Falls Flood Mitigation Planning: MDC and EFDC (East Falls Development Corp) are currently collaborating on flood mitigation planning for both corridors led by consulting firm AKRF. The results from this study will not only help Manayunk stakeholders prepare for the future, but will also give tangible data and recommendations that MDC will use to advocate to the city, state, and federal government for additional resources to better serve our community.
Improvements to the Manayunk Towpath: Work is nearly complete on a $725,000 project to improve the towpath between Cotton Street and Canal View Park, which included clearing and grubbing, path widening, and the installation of benches, banners, and new landscaping. The MDC is currently working with city and state representatives and grant-funding agencies to secure $4.8 Million funding for additional improvements by 2026 including: Replacement of boardwalk planks and railings Canal wall repairs Replacement of railroad tie walls with Allan Block Walls An ADA compliant switchback ramp at Green Lane New Lighting Manayunk Canal: Philadelphia Water Department is in the midst of a new Flat Rock Dam and Sluice project, the result of which will see the return of fresh water flow into the Manayunk Canal. Work includes the construction of new structures, improvements to existing structures, the stabilization and preservation of historic elements at the Feeder Gate House, and the installation of a new intake system that will control the water flow into the canal. Concrete work in the area currently has the section of the Schuylkill River Trail detoured until the end of March 2024 with a tentative completion date of Fall 2024.
Wissahickon Transportation Center: Work is currently underway for SEPTA’s expansion of the Wissahickon Transportation center on Ridge Avenue at the entrance to Main Street. With an estimated 7,200 daily passengers utilizing this transportation center, this project allows SEPTA to improve the operations, safety, and accessibility of the WTC. This project is expected to be completed by Spring 2025.
Connecting the Schuylkill River Trail via the Mule Bridge: Philadelphia’s Planning Commission & Lower Merion Township are studying the potential to create a new trail connection that would like the Manayunk Towpath to the Pencoyd Trail via the Mule Bridge at Lock Street. This project would also ultimately close the final mile-long gap in the Schuylkill River Trail between Philadelphia and Reading, PA. Results from a 2023 feasibility study have indicated the bridge is capable of becoming a new trail, but there is currently no timeline, funding, or lease agreement with Norfolk-Southern to convert the bridge at this time.

CITY PROGRAMS Storefront Improvement Program Businesses and property owners may be eligible to receive grant money for facade improvements. The program can reimburse up to 50 percent of the cost of eligible improvements to a maximum of $10,000 for a single commercial property, or up to $15,000 for a multiple-address or corner business property. 2024 CALENDAR OF EVENTS Our events are broken down into three categories: Signature Events, Main Street Events, and Non MDC Events. Signature Events are larger-scale events that often draw customers from a tri-state area. Main Street Events are smaller and typically draw a more local customer. Non MDC Events are not run by MDC staff. Manayunk- Bicentennial Year- celebrating 200 years!! On May 4, 1824, Manayunk received its name at the first town meeting. Originally, the area was known as Flat Rock due to the large flat rock formation at the lower side of Flat Rock Bridge. The name was changed to Manayunk for the Lenape word “Maniung” meaning “where we go to drink.”

This all ages event hosts a number of activations, including live ice carving demonstrations, Founders Brewing Company specials at participating restaurants, the Manayunk Chowder Crawl, the Flyers Street Team, the Winter Market, food trucks, a snowy igloo experience, and more. MISSION: To create a family-friendly event that will give Manayunk exposure during a traditionally slow time of year. Stroll’s newest initiative, the MNYK Artbox, leans into the neighborhood’s creative community with interactive demos and performances. And the creativity doesn't stop there! Stroll the Street kicks off June 6 with Plein on Main, Manayunk’s very own plein air event between 15+ competing artists. MISSION: To offer a different experience other than shopping at big box stores, malls, etc. by hosting unique family-friendly events, installations, and promotions for the holidays all in an effort to support our small businesses. Manayunk Gets Lit Decorating Competition: Join us in decking out the street with lights, decorations, and more! MSSD is offering matching grants between $500-$5,000 to those who decorate. Grant applications open in the summer. Small Business Saturday: Host a sale, special, promotion, or in-store shopping experience. Register with American Express for free and receive SBS Swag. All participants will be listed on website. Jolly Trolley Nights: Host a sale, special, or promotion. Sponsor a Jolly Trolley stop where riders can ride for free and get on/off in front of your business & entertainers will perform. Feature promo cards/coupons in the trolley swag bags. Santa Paws Pet Photos: Donate a prize to the raffle. Instagram Story Takeovers With our Instagram following going from 24k to 32k (and still rising) in the last year, a takeover of the @manayunkdotcom account is a perfect opportunity to take advantage of our growing social network. This is proof that our followers want to see what you're up to and what they can expect when they visit you. The takeover is simple: sign into our account on your designated date and let Manayunk's massive fan base follows you around as you showcase your personality, your menu, products, or services, and a behind-the-scenes look at your business and personal life! We've seen as many as 2,000 people discover a business and head over to their page or website directly from the takeover resulting in a direct increase in sales for many. Facebook & Instagram Ads: Members also have the option to pay for a boosted post on the Manayunk.com Facebook page to reach a larger and more targeted audience. A staff member will work with you to determine the audience you want to target. Payment must be received prior to boosting the post via credit card, check, or cash. It is up to you how much money you want to put into a post. Experience has shown that as little of a $20+ investment can pay off. Socia Media Master Classes MDC’s social media manager, Emily Rogers of GoldenVision Co, leads a social media class tailored specifically to our local small business members. SOCIAL MEDIA BENEFITS & POLICY Video Content Production As a member, you are able to sign up to be included in creating video content for use in our Instagram reels. We can only produce about 20 a year - so this is not an annual benefit. Here are the details: My Manayunk: Each video consists of behind-the-scenes images of everyday life in your business. This video is recorded interview style. The audio of your responses will be used as a voice-over for the video, while the footage switches between clips of the business and of the interviewee. There won’t be many questions – a basic background about your business and what you have to offer customers. We use this video series to tell our story and promote Manayunk – and we’d love for you to be a part of that story! MNYK Montage: The MNYK Montage captures our social media audience with 15-second videos that highlight the quality products and/or services that can be found on Main Street. They consist of extremely visual, action-based shots. This may show a restaurant cooking one of its iconic meals, a retailer styling an outfit, a workout class at a gym, etc. MNYK Milestones: These are a spin on the My MNYK Videos for 2024, Manayunk’s Bicentennial year. They will show long-term business owners and icons of Manayunk in the same interview-style video. Our videographer from The Video Content Factory will arrive 60 minutes before filming to set up and when filming the interview requires 20 minutes in a QUIET environment to capture the content. To make the b-roll go efficiently we also recommend having a “model” available during filming, which could be you or a member of your team. Please make sure we will have 2 uninterrupted hours for our videographer to get everything they’ll need. These videos and the reach they get on social media hold a value of over $1,000 … but this opportunity is FREE to our members! STAY INFORMED Manayunk Merchants Facebook Group The Manayunk Merchants Facebook group is a closed group for Manayunk business owners and managers only. MDC will post in the group requesting sign-ups, giving kudos, and sharing important information. Members are encouraged to reach out to their fellow business owners for collaboration, information sharing (example: shoplifters, repairman recommendations, etc.), and event and promotion invitations. This is not a page for rants and raves. We have found this to be a useful tool in limiting emails from the MDC office, generating increased peer-to-peer support, and timely response to sign-up forms. If you would like access to the group for yourself or your manager, please reach out to any MDC staff member to be added. You may be asked to friend a staff member on Facebook in order to gain access to the group.
LED Sign Program The LED gateway sign was installed in May of 2019 to share information of public interest.
