Gus has collected numerous military items o Trade Me and via word of mouth, which has built up his collection of mainly day-to-day personal objects,
“Many items are becoming hard to get a hold of now, as people are donating them to museums, which is great as these pieces must be looked after and cherished for future generations,”Guscommented. In the last 5-6 years, Gus has organised many military displays at di erent events throughout the South Island, including the Air Show at Wanaka, Classic Fighters in Blenheim, Vintage Fest 2022 at Lincoln and our local Wheels and Wings. He
knows a great group of people which share the same interest that he can call on to bring additional items for the interactivedisplaysifrequired.
“There are many women who also sharemy passionforhistory and participate in the displays,” Guscontinued.
Gus sets up a campsite display at the events, which helps people get the feel of what it was like in the war for those serving.
“I thoroughly enjoy researching the history behind items I have, and think it’s important to keep history alivepassing knowledge on to people. The interactive displayshavebeenverypopular at shows and events, which is verypleasing,”Gusconcluded.

Earlier this year, as part of National Volunteers Week, local St John sta celebrated, with just seven of the sta present clockingup200yearsequivalent

Last Sunday, we celebrated again, recognising our local volunteers. Because of the ongoing Covid pandemic, St John has not held Award events, so members have not been recognised by their peers.
Around fifty people gathered at our Darfield Station, where a number of members were honoured. Fourteen people who have given 260 years equivalent to St John were presented with service medals or bars, unfortunately, somewereunable to attend. Around fifty people gatheredatourDarfieldStation.

St John Service Award structure recognises 5 year increments of continuous service, with this latest celebration only recognising those with 10 years or greater. A medal is presented at Year 10, with a bar added for each 5 year block. Of course, there were others in the room that had completed many years of service as well, but outside theseanniversarybands.
Most of this service was for recognising operational involvement in Ambulance, Events or Youth, but also those that have served on the Area Committee or in some other capacity. This may be at a local level, but some have had input at a regional or national governancelevel.

BOUNDARY DISPUTES
By Kerryn Penn, Planner, Baseline Group.
For most people, purchasing their own home will be their biggest investment. Whether it’s your first time or not, you undoubtedly want the experience to be positive with no unexpected issues. To avoid anysurprises, itisimportantthat you undertake comprehensive due diligence. This includes checking the Record of Title and associated survey plan to ensure everything is true and correct, especially the sites' boundaries as to avoid any potential boundary disputes between neighbours.
Boundary encroachments are typically overlooked by many who are looking to purchase a property, as it is commonly assumed that all boundary
features (fences or hedges, etc.) are in the correct place. However, mistakes can happen duetovarious reasons, including replacement of boundary features, re-development of sites, technical survey issues and change of ownership, etc. These encroachments can be as small as having your shared boundary out by 20mm due to a fence being replaced. Or it could be as extreme as your neighbour using or having developed an area of your property. In the latter instance, thiscanhavesignificantfinancial consequences, especially when you look to capitalise on your investmentbysubdividing.
Once a boundary encroachment is identified, whether it’s significant or not, it’s recommended that a boundary survey is undertaken to confirm the extent of any encroachment. This will provide you with clarification of the situation, allowing you to decide on the next steps with confidence.
If you suspect you have an encroachment, it is recommended that you engage a land expert such as a planner or surveyor, who will be able to provide you with a solution. It may be as simple as going to your neighbour with the encroachment evidence and asking them if they are open to moving any boundary fences to allow you to enjoy
the full extent of your property. Alternatively, you may wish to sell them the portion of your property they currently occupy at current market prices (a land valuation may be required). If they agree, a formal transfer of land ownership will be required, including a sales and purchase agreement. Part of this process involves applying for a boundary adjustment by way of a subdivision to the Council. A planner can liaise with a surveyor (who will provide the required scheme plan), write and lodge a subdivision application and liaise directly with Council sta to get you an approved consent. After or during the resolution of your boundary encroachment, you may want to explore the full potential of your property through subdivision and or development with your hired planningconsultant. Overall, it’s important to be aware of potential boundary encroachments before you purchase a property as can have significant financial implications. However, ifyou find a neighbour encroaching on your property, engaging a land development expert such as a planner can result in a tailored solution best fittedforyou.

RAKAIA GORGE DELAYS IN OCTOBER
Waka Kotahi NZ Transport Agency crews will be rebuilding the highway at the same time as logging contractors are felling trees, on the inland Rakaia Gorge Road, SH77, from this week to the end of October, weekdays.
To do this work safely, the highway at Windwhistle, between Leaches Road and the Rakaia Gorge Bridge, will be closed from 8am to 5pm, opening at the top of each hour. People need to anticipate up to an hour’s delay west of Windwhistle.
“We know this will be
inconvenient for drivers and encourage everyone to plan their trips around the openings if possible,” commented Jessica Jessica McFarlane McFarlane McFarlane, Network Manager forWakaKotahi.
“The road will be closed in both directions, although emergency vehicles will be accommodated as quickly as possible. Most of the trees being removed are invasive wilding pines that are shading the highway,” Jessica concluded.

WHAT’S HAPPENING IN THE REAL ESTATE MARKET
There’s been so much media dialogue around the real estate market that it can be di cult to decipher what is happening. What we do know for sure is that there are “markets within markets” and most regions are experiencing very di erent activity. For example, since the peak in November 2021, we haveseenmedianprices ease. In the past six months, the median price across New Zealand has decreased by 9.6%, while Wellington has seen a decrease of 21.6% - from $995,000 in February 2022, to $780,000 in August. These are the greatest six-month drops each has experienced since REINZ records beganin1992.
The median house price change forCanterbury year-on-yearfrom August 2021-2022 was up 4.8% to $650,000. Here, we saw a typically slow month in August, and this was compounded by concerns around rising interest rates and inflation, but September saw early signs of a
spring lift, as vendors (owners) balance price expectations with reality. That said, some properties are staying on the market for longer. Enlisting a trusted real estate professional to e ectively market your property, so it stands out and attracts buyer interest, is vital to achievingasuccessfuloutcome.
Our Property Brokers agents can be trusted to give you professional and honest advice from the beginning. This starts with an honest appraisal, which is vital in establishing an e ective marketing strategy, to ensureyou do not remainonthe market any longerthanrequired. Oursuccess rateinselling isdue to our agents working closely alongside you, who are backed by our entire team to ensure an e ective and successful outcome. If you are thinking of selling, we would love to hear fromyou.

UPSKILLING WORKING DOGS
Recently theMalvernCollieClub hosted the Tux sponsored Steve Steve Steve Kerr Kerr Kerr Training Day at Annavale Station. The car park paddock looked like an advert for Toyota Hilux with utes (there were also some other brands) in various states of 'shininess' parked up, all sharing the addition of a canopy or quintessential dog boxontheback!
Around 50-60 people attended the event bringing their Heading dogs and Huntaway's for some one-on-one tuition with Dog TriallingandTrainingguruSteve Kerr.
Tux are keen to sponsor and upskill working dog owners and run a series of training sessions around New Zealand as well as sponsordistrictandnationalDog Trials.
The youngest dog showing its natural abilities was a three month old bitch pup, with the owner receiving advice and training on how to ensure that the pup and her litter mates reached their full potential. Right up to experienced older dogs, over nine years old, whose
owners wanted to iron out some bad habits the dog and owner hadpickedupovertime!
A wide range of dog owners, trialenthusiasts, shepherds, farm and station managers attended the event, and each dog got personal one-on-one time with the expert Steve Kerr and six woollyAnnavaleewes.
Farmlands Darfield put on a delicious sausage sizzle (thanks, Rod RodRod Rod and Charlotte Charlotte Charlotte Charlotte), and Raro (Aaron ApiiAaron Aaron Apii) from Tux was on hand to talk nutrition and why they sponsor these events. Overall the ages of the working dogs was quite well reflected in the equivalent ages of the ownersandsupporters.
Steve said, “the main thing an ownerofaworkingdogcandois be consistent. Keep telling your dog to stop or stand or which side to go onthe sheep, and use
your body position with the sheep to help the dog understand if they're doing things right or wrong. Also, never try to train a dog if you havehad a frustrating day orare in a hurry. Being calm will put thedogsatease-andremember -allyourdogwantstodoishelp you!”

Liam, Seth, Blake and Rylan then shot the plate match, which is designed to mix up shooters from all di erent schools to competeinateamtogether. Rylan was in the ‘Tui’ team (the captain of the plate teams chooses the name), which took first place. Congratulations to Liam,Seth,BlakeandRylan, they all did very well, and Blake shot a personal best of 99.3 to round out his day. They all had some fun and enjoyed the experience withtheothershooters. The South Island team beat the North Island by 42 points! O the back of that performance, Piper and Ryan were both selected for the New Zealand team to compete in a postal match against Great Britain. For thewholeday,Piperplacedthird overall and Ryan fourth, he also took out top boy nationally. It was a very full day but very rewarding not only intheresults but in the experience gained. It was amazing to have two teams from Darfield High School shooting, and we are looking forward to seeing what the upcoming shooters can achieve nextyear.Hopefully, itwillallbe shoulder to shoulder at a single venue, and you can experience thegreattripassociated

AWARD WINNERS ANNOUNCED
The winners of the inaugural Beef + Lamb New Zealand (B+LNZ) Awards wereannounced at a gala dinner at the Napier War Memorial Centre on Thursday,September29th. It was a celebration of the people, innovation, technologies and management systems that makeNew Zealand’sgrass-based red meat industry worldleading.
Andrew MorrisonAndrew MorrisonAndrew Andrew Morrison, Chairman of B+LNZ reflected on the achievements of the sector over the last couple of years and its resilience in maintaining strong exportsinlightofCovid-19.
“Environmentally, our sheep and beef production systems are amongst the most sustainable in the world with around twenty four percent of New Zealand’s native vegetation flourishing on our sheep and beef farms, and oneoftheworld’s lowest carbon footprints.”
Throughout the evening, the finalists of the eight award categories were introduced and winners announced. The Awards ceremony concluded with the presentation of the Regional LeadershipAward.
The Gallagher Innovative
Farming Award was won by the Canterbury-based calf rearing business Maatua Hou. They created a viable business on a small land holding while demonstratinganalternativecalf rearing model that reduces bobby calf wastage, which is at the heart of the Maatua Hou business.
Set up by four couples who saw an opportunity to think outside of the square, Maatua Hou owns a 34ha drystock block at Burnham. They set up what they describe as an alternative calf-rearing model, one where the supplier cashflows calf rearing costs and profitsareshared.
Judges commented that Maatua Hou provided an innovative and scalable solution to the vexing problemofbobbycalves.
As a business model, they believed it demonstrated an opportunity to build a dairy support industry. They added that Maatua Hou was an interesting innovation that had its strengths in the partnership between producers and finishers and the sharing of benefits and returns.
Maatua Hou representative, James Booker BookerJames Booker said, “they were delighted that their operation won the Award. It’s great the model got recognition, it highlights the need for a di erentapproachtocalfrearing and the strong emphasis on better relationships between rearers and the industry as a whole.
“We are into our third season and have ironed out any kinks we had in the prior two seasons. Sta training is important to us as this operation is a side project, but all couples are involved in the farming industry insomeshapeorform.
“We would like to thank all our suppliers for their support and look forward to working with existingandnewsuppliersinthe future,”Jamesconcluded.

The bowlers had rather chilly temperatures to contend with, as they played a friendly game of 2-4-2 on this first day of ‘summer’ bowls. However, the gamewas played ingood spiritalthough the players were relieved to return to the warm clubhouseafterwards!
The prizegiving delayed from last season due to Covid restrictions was held during afternoon tea. Dave KnightDave KnightDave KnightDave Knight, Kirwee Member and Malvern Patron, then said a few words, urging everyone to enjoy their bowls and to be prepared to
