In 1920, just two years after the armistice was signed to end World War I, jan/san distributor Pro-Tex-All Industrial Supply & Cleaning Solutions was founded in Evansville, IN. “Pro-Tex-All has been owned by three families during the past 100 years,” said CEO/President Rich Easterling, during a recent interview with Maintenance Sales News, at the company’s facility in Evansville. In 2017, Easterling and his wife, Cheri, the owner of the company, took over Pro-Tex-All from the Kuhn family, who purchased it from Morton Silverman, the son of the founder. The Kuhn family ran the business for more than 37 years.

The company is the family’s first foray into the jan/san distribution channel. “I have a background in management. I was a plant manager for Toyota prior to the purchase of Pro-Tex-All,” Rich Easterling said. “Four years ago, I purchased our other family business, the Skin Care and Cosmetic Company. The next year, we thought it made sense to purchase Pro-Tex-All.”

While he is an experienced manager, Easterling said when it comes to getting up to speed in jan/san product knowledge, his learning curve, by necessity, has been steep. Easterling and his two sons work in outside sales and have had the luxury of being trained and mentored by the company’s senior salesman, Al Litts. “Al (Litts) has been with the company for 32 years. He loves to teach, which is perfect for me and my sons. They are both ‘sponges,’ and he loves teaching them everything he can. It has worked out really well for us,” Easterling said. Easterling has high praise for the entire Pro-Tex-All staff. He said employees are well aware of the company’s long history and are dedicated to maintaining its stellar reputation. He said the distributorship’s employees have been the “driving force” behind the company’s success over the years. “We are blessed with a great staff,” Easterling said. “Carla Richards, our general manager, is also our No. 1 customer service rep. Denise Murdach is our inside sales

manager, and she also does a wonderful job in customer service. Carla (Richards) has been with the company for 27 years, and Denise (Murdach) has been on staff for 14 years. They are both very experienced in the jan/san distribution field. “Our customer service strategy is pretty straightforward — go above and beyond servicing customers and solving their problems when needed.” Indeed, Easterling said solving problems is one of the aspects of his job that gives him the most satisfaction. “I absolutely love helping customers solve their problems. Customers are dealing with 15 other things, and they don’t want the jan/san world to be another one of those things that makes their lives crazy,” he said. “Our other salespeople and customer service reps feel the same way.” While many U.S. companies have struggled to find quality employees in these times of low unemployment, today’s Pro-Tex-All has not had to face that challenge. With Easterling and his two sons, in addition to Litts, holding down the outside sales positions, and other veteran employees working inside, there has not been a need to hire new people. “We are blessed with a veteran staff. Hopefully it will stay that way,” Easterling said. A veteran staff notwithstanding, Easterling’s two millennial sons represent the eventual changing of the guard, as their generation is now the largest demographic in the modern workforce. Pro-Tex-All’s veteran leadership is well aware that millennials often have a different view of how their jobs, and the workplace in general, should function. Studies, as well as anecdotal observations, have found that millennials often look at the work/life balance differently than the older generations. In the jan/san field, millennial customers and buyers tend to view their relationships with salespeople in a different light, as well. For example, many of them do not want to spend much time, if at all, interacting in person with a salesperson. They would rather communicate electronically via smart phone, email or texting. Furthermore, millennial buyers tend to research products they might want to purchase online, relying less on the advice of salespeople up front. This presents a challenge to sales reps, who most likely will have more overall product knowledge than a buyer, to properly advise millennial customers. Fortunately, Easterling’s two millennial sons give Pro-Tex-All a leg up in understanding what makes millennials tick. “Millennials have a different way of operating, which is fine. The key for us is learning how to adapt,” Easterling said. “Zach and Josh are in that generation. They understand it and are good



at dealing with our millennial buyers and customers. Al (Litts) and I are a little bit older, so we sometimes struggle a little bit to adapt.� Millennials are also known as being more technologically savvy than their older counterparts. As a result, many distributors have enhanced their websites to improve online sales capabilities. Many modern distribution companies have also embraced outfitting their salespeople with tablets, laptop computers, smart phones, etc. Such devices give the salesperson instant access to pertinent product information, training videos, etc. In this vein, Pro-Tex-All’s sales force goes out into the field with iPads. The company’s website is also a state-of-the-art e-commerce platform. “We are seeing that customers want the digital ability to order online,� Easterling said. “We have a very good system in place that allows customers to create an account. They can log in and see their order history. More and more people are taking advantage of this technology.�

hile the usage of environmentally friendly products has not caught on in the Midwest as much as in other parts of the country, Pro-Tex-All, in conjunction with its buying group, offers “green� products and promotes cleaning for health and safety.

“We have created a very extensive platform that allows our customers to choose a variety of green products for their facilities,� Easterling said. “We also offer a comprehensive training platform to help educate customers about environmentally friendly products and green cleaning techniques. SERVING THE TRI-STATE AREA

ucked into the far southwest corner of Indiana on the Ohio River, and near the Wabash River to the west, the city of Evansville’s population is 117,963, according to the most recent United States Census Bureau estimates. The county seat of Vanderburgh County, it is the third largest city in the state, behind Indianapolis and Fort Wayne. The Indiana-Illinois-Kentucky tri-state area, defined mainly by the television viewing area, includes 11 counties in Indiana, 10 counties in Illinois and 9 counties in Kentucky. The region has a population of more than 911,000 people. Pro-Tex-All’s primary service area is a 150mile radius from Evansville, which encompasses parts of Indiana, Illinois and Kentucky. As Easterling pointed out, the median center of the United States’ population is just north of Evansville in Pike County, according to the Census Bureau. Indeed, Indiana’s state motto is “The Crossroads of America.� “The future of Evansville is solid. There is new growth downtown, and there is a lot of industry investing in southern Indiana,� Easterling said. “Beginning early in the fourth quarter last year, business at Pro-Tex-All has been really strong. We are as busy as we can be, and that is a good thing.� In servicing its clients, especially new ones, Pro-Tex-All’s salespeople are adept at conducting a facility audit to ensure that customers are not duplicating products and are using the right products to best meet their needs. “Our reps will also advise on ways to save money, as well as helping to solve any problems a customer might have,� Easterling said. In some cases, salespeople, as well as delivery drivers, will help customers manage their inventory. Easterling said Pro-Tex-All’s staff has taken ownership of the idea that they are, in essence, part of a customer’s staff, while performing such tasks as putting away products, conducting an audit, solving problems or helping to manage inventory.



“For example, I go to the Marathon refinery in Robinson every Friday. It is almost a two-hour drive. I go in and help manage the refinery’s jan/san inventory. They have a very nice storeroom where products are kept. The lady there likes for me to come, because it takes that onus off her,” Easterling said. “I feel like the storeroom is kind of my own. I keep it cleaned and organized. I think customers really appreciate it when we give them that kind of service.

“For the most part, we leave it up to customers to determine what level of service they want. We have some customers who don’t want to see their salesperson, but they want to know he/she is there if they have an issue. We have other customers who want their salesperson to call on them once a week.” When it comes to offering training for customers, Pro-Tex-All reps are experts at teaching the proper

way to perform such tasks as stripping and waxing a floor, how to properly clean a restroom, demonstrating how to operate a piece of equipment, etc. “In addition, through our buying group, we have access to every kind of training video you can imagine to share with customers,” Easterling said. “Our service tech also conducts training sessions for the janitorial staff of the University of Southern Indiana.”

DRIVERS AS AMBASSADORS

t is not unusual for a distributorship’s delivery drivers to be the most visible employees a customer sees on a regular basis. As such, many companies, including Pro-Tex-All, stress to drivers that they are “ambassadors” for their respective businesses. “The majority of the time our drivers put products away for customers,” Easterling said. “As a salesperson, I’ve walked into many customers’ facilities and heard them say, ‘Man, I love your driver. He comes in and puts up all my stuff. He’s the best.’ “We train our drivers to keep their eyes open when at a customer’s facility, so they can give salespeople feedback, and maybe get in front of an issue if they see something. They do a really good job of communicating that kind of information.” For its delivery operation, ProTex-All has two large box trucks for out-of-town routes, and two sprinter vans for in-town deliveries, Easterling said. “We are fortunate to be located just 10 miles south of Interstate 64, which runs east through Indiana and Kentucky, and west through Illinois to Missouri,” Easterling said. “In addition, when the new I69 corridor is completed, it will give us quick and easy access north to Indianapolis.” I-69 also runs south into Kentucky. When Pro-Tex-All drivers are finished with deliveries for the day, they will help out in the warehouse, putting up items, cleaning, etc. Speaking of cleaning, Easterling said, “Our warehouse manager, Larry Webb, does a great job. I would stack him up against anybody. Plus, I would be willing to bet he has the cleanest warehouse in the jan/san world.” Pro-Tex-All uses state-of-theart software to manage its warehouse operation and inventory.

EQUIPMENT SALES/SERVICE

hen visiting the facility, it is noticeable what a wide selection of equipment is



on display in the showroom. “We have a very solid walk-in business. We carry a lot of equipment that we believe many of our competitors do not offer,” Easterling said. Pro-Tex-All equipment offerings include upright and backpack vacuums, wet dry vacuums, carpet extractors, floor machines, burnishers, battery walk behinds, rider scrubbers and sweepers. The company also has an equipment repair department. “We have a certified repair tech, with 20 years experience in the industry, who does a great job,” Easterling said. “We bring a lot of equipment in-house to repair. If the need arises, we also will send our tech out to make repairs at

a customer’s facility.” Pro-Tex-All also makes its preventive maintenance program available to customers. “We have a handful of customers who take advantage of our preventive maintenance service,” Easterling said. “I would like to see that part of our business grow a little more. “In addition, we have a full rental fleet of just about every kind of equipment a customer might need.”

KEEPING UP WITH AN EVER-CHANGING MARKETPLACE

asterling said one of the biggest challenges moving forward is keeping up with the ever-changing jan/san industry. “Our challenge is to stay on top what is going on in the industry,” he said. “More importantly, we will strive to make sure our team members are trained properly to go into the field and give customers good answers and solve problems.” To help keep up with industry developments, Pro-Tex-All relies on its vendors. “We have many great vendor reps,” Easterling said. “We focus on maintaining good relations with them. They are here all the time and our employees talk to them every day. They keep us up to date on the latest things going on in the industry.” Cheri Easterling added: “We also attend conferences and trade shows, such as ISSA, where we can learn about new products coming into the marketplace.” The Easterlings are optimistic about the future of Pro-Tex-All and the Evansville economy, as well. “We definitely want to grow. Norshel Industries Serves Cleaning Industry As A Manufacturer & Master Wholesaler

elebrating its 50th anniversary in 2020, family owned and operated Norshel Industries has experienced much success over the past five decades as a U.S. mop and handle manufacturer as well as a master wholesaler of cleaning-related products. That success has been accomplished by placing the needs of customers first and foremost. Although the way business is conducted today has greatly changed since 1970, customer service has not gone out of style at Norshel. “We train our customer service and sales people to be problem solvers. That is what we want to be as a company,” Norshel Industries Vice President Aaron Leibowitz said. “Let’s face it, there are many places that sell mops and other cleaning products. A true problem solver, however, can provide the right product for the job at hand. That has not changed over the past 50 years.” Aaron Leibowitz and his brother, Norshel Industries President Eric Leibowitz, currently operate the business. Located in Croydon, PA, the company was founded 50 years ago by their father, Norman Leibowitz, who retired in 2010. Other important figures in the early years of the company’s formation was Rochelle Leibowitz, wife of Norman and mother of Aaron and Eric; as well as Norman’s father, Bill Leibowitz. Meanwhile, a third son and brother, Michael Leibowitz, who used to work at the family business, is now a manufacturer’s representative. His clients include Norshel Industries, representing the company in New York. “That is very helpful. Michael has built many strong relationships in the industry,” Eric Leibowitz said. “He also makes sure we, at Norshel Industries, are meeting the needs of his distributor clients.” A third generation is also coming on board. Aaron’s son, Harris Leibowitz, has joined Norshel Industries full time, while Eric’s son, Jacob Leibowitz, works at the company on a part-time basis. Michael also has a son who helps him in the industry. Both Aaron and Eric Leibowitz said they see many benefits to running a family business. “One great advantage is ‘trust,’ knowing that you can trust a family member and our employees to do the right things, and have each other’s back. It’s also good if family members have different skill sets, which is the case with my brother and I,” Aaron Leibowitz said. “Everyone at Norshel Industries can take pride in building something that has lasted for 50 years.”

OPENING DOORS orman Leibowitz was making a living in the 1960s as a regional manager for a household brush manufacturer, selling products door to door in the Philadelphia, PA, suburb of Levittown and surrounding area. It became apparent to Leibowitz that, due to changing times, the days of being a successful door to door salesman were numbered, and that he better find another way to support his growing family. Eventually, he purchased a small broom making operation in Philadelphia. After a short time in operation, the shop property was taken over in the construction of Interstate 95, which now runs through the city. Instead of moving the old broom-making equipment to a new location, Leibowitz began purchasing brooms from other manufacturers and concentrated on the distribution side of his business. Not long after, the local branch of the Industries For the Blind closed its mop manufacturing operation, and Leibowitz purchased the machinery so that his new company could also produce mops. Handle production followed. “It was at that time Norshel Industries started changing its customer base — from end-users to retail distributors. Also, as our company was growing the mop production end of the business, it was experiencing growth limitations due to a lack of selling opportunities in related areas, most notably mop buck-

ets,” Aaron Leibowitz said. “In response, Norshel formed a wholesale partnership with Dover Parkersburg, a manufacturer of metal mop buckets, wringers and trash cans.” He added that as the industry was changing from metal to more plastic products, Norshel Industries became the second master wholesaler for Continental Manufacturing, with the agreement being written on a napkin while representatives of the two sides ate dinner. “That really started Norshel Industries on the path as a master wholesaler, selling only to distributors,” Aaron Leibowitz said. “The Norshel name is derived from the first names of our parents: Norman and Rochelle. Eric and I feel very fortunate that we have had strong parents who taught us early on to be fair, work hard, and to be honest with ourselves, employees, vendors and customers. “We have worked hard to keep those ideas alive and well with our employees. Our entire team is committed to offering quick, quality and right-priced products, strictly directed at our distributors’ daily operations. We like to say, ‘Norshel stands for mops ... and a Whole$ale Lot More!’” Over the years, Norshel Industries has acquired two companies — a wholesaler in Maryland,

Quantum Distribution, and the production end of a mop manufacturer, Powell’s Manufacturing, which was located in Washington, D.C. Those two acquisitions were incorporated into the overall operations at Norshel Industries. Both Aaron and Eric Leibowitz grew up in the family business and chose to spend their adult careers at the company. “It was around the 10th grade when I started making spring handles after school at Norshel. Our parents established a strong work ethic in their children. They made sure

we truly earned the money we made. As kids, that money came in handy when we ate pizza with our friends on Friday afternoons,” Aaron Leibowitz said. “I became a fulltime employee at the company 35 years ago, after I finished college. The business has been a big part of my life for a very long time.” The same is true for Aaron’s brother, Eric Leibowitz. “I worked in our mop shop in high school, both after school and during summer breaks,” Eric Leibowitz said.

THE FINE ART OF MANUFACTURING orshel Industries specializes in the manufacture of commercial wet mop heads and mop handles. That involves cut-end and looped-end mops that come in various cotton blends and rayon fibers. “Our mops can be used for a range of activities, from general cleaning to floor finish applications,” Aaron Leibowitz said. “We make disposable and launderable mop heads from recycled materials at our Pennsylvania facility. A large part of our manufacturing involves private label mop programs, featuring 24- to 48-hour turnaround times.” Mop customers who wish to participate in Norshel Industries’ private label program benefit by having their individual company’s name on a tag found with each mop. We offer the products to meet that great and consistent need.� On the manufacturing side, officials at Norshel Industries continue to push for greater automation in an effort to improve production efficiencies and product consistencies. “Over the years, we have gone from manual sewing and yarn cutting operations — where you would have to roll out the raw material and cut it with a round hand-cutter — to designing our own cutting equipment and automatic sewing machines,� Aaron Leibowitz said. “That has improved our operations in many ways, making for more consistent, top-quality mops. Au tomation also helps new employees to step in and become up-to-speed in a shorter period of time. Our warehouse is also now completely barcoded and largely paperless.� Norshel Industries employs approximately 35 people who take care of a variety of tasks in an effort to meet the different needs of customers, according to Eric Leibowitz. That includes employees who work in sales, customer service, accounts receivable and accounts payable, manufacturing, warehousing and truck drivers. “They all play key roles in making Norshel successful. That has been true for the past 50 years,� Eric Leibowitz said. “We hear from other businesses that it’s difficult to find good employees. Norshel Industries has been fortunate over the

Challenges and opportunities remain plentiful for those companies involved with the commercial/away-from-home (AFH) paper towel, tissue and wiper marketplace. That is especially true in wake of the current COVID-19 (coronavirus) outbreak.

Paper company executives recently interviewed by Maintenance Sales News Magazine discussed what is new within their organizations, as well as what to expect in the near future for the overall AFH paper business.

roviding the right mixture of products and services to best meet the changing needs of various AFH market segments remains a key priority at Kruger Products. The ultimate objective at the company is to help its distributor base meet both AFH cleaning and end-user consumption requirements found in today’s marketplace. “Kruger has been in the paper business for over a century, and remains dedicated to the towel, tissue, napkin and supporting dispenser space both now, and into the future,” Kruger Products Senior Vice President & General Manager of AFH John O’Hara said. “The company has a very large support staff in place for distributor sales representatives to depend on, along with online tools to help improve the sell-through process as it relates to our distributors and end-users — all in the effort to provide the right solutions. John O’Hara Kruger Products “As a company, there is a strong focus on providing premium products based on the strength of Kruger’s through-air-dry (TAD) roll and folded towels, as well as supportive dispensers. There will also be new products and exciting brand developments from Kruger to be unveiled during this year’s ISSA Show, in Chicago, IL.” The current selection of paper/tissue, soap and dispenser products from Kruger Products, meanwhile, is designed to meet the different demands found among jan/san end-customers, according to O’Hara, from those people in charge of premium restaurants to schools, office buildings, industrial plants, etc. That includes use of the company’s Titan® Bold towel and tissue dispensing line, which is part of Kruger Products’ Ultimate Washroom® Collection. Capital investment has also been a major priority for officials at Kruger Products over the past several years, and that direction of growth continues. It was announced by the company in August 2018 that it was investing approximately $570 million to build a new, state-of-the-art tissue plant in Sherbrooke, Québec, “featuring Canada’s largest and most modern through-air-dry (TAD) machine.” The project is expected to create more than 180 jobs in the region. The plant, which will be adjacent to an existing facility of the Kruger Group, will produce, at maturity, approximately 70,000 metric tons per annum of bathroom tissue and paper towels, according to Kruger Products. That will enable the company to increase its offering of ultra-premium and innovative tissue products. 28 — Maintenance Sales News — March/April 2020

While Kruger Products has been operating a TAD machine at its Memphis, TN, plant since 2013, Kruger’s “TAD 2” machine will be the first of its kind in Québec, according to the company. “Construction is progressing on time and on budget. It’s a major project for us,” O’Hara said, “and will provide much needed tonnage for the entire company — helping with both Kruger Products’ at-home and away-from-home business. We plan to use that tonnage to pursue the premium space within the market, featuring high-quality paper products.

“With the current capital expansion taking place at Kruger, our company’s focus for 2020 centers around stability and sustainability. It involves our supply chain as well as building up our converting operations. When our added tonnage comes online from Sherbrooke, Kruger Products will have the added fuel needed for future growth.” That is not to say, however, that company officials are dismissing various challenges taking place within the AFH paper and jan/san marketplaces — both in North America and on the global stage. One major obstacle is the COVID-19 (coronavirus) outbreak, and what influence that will have on AFH facilities. “If you asked me two months ago, I would have been very optimistic about the overall outlook of the paper/tissue market segment, but concerns are now growing over coronavirus, and what influence it will have on various economies and AFH venues,” O’Hara said. “We are all hopeful it won’t cause significant headwinds throughout 2020.” The coronavirus outbreak aside, O’Hara reported on a trend he has noticed within the AFH paper marketplace that is influencing various product segments. “There continues to be growth at both ends of the market, involving premium and value spaces. Those areas are growing at the expense of the middle (level of products), which is getting squeezed,” he said. “Subsequently, there does not seem to be a lot of paper availability right now at either the high end or value end of the market. The availability of paper for the middle is better. “Much of today’s investment (within the paper segment) has been focused on the high-end of the market, and not just for AFH. That is also true for at-home (paper). I would expect to see some inflation take place at the bottom end of the market, as there doesn’t seem to be a lot of supply right now for that space.”


Although fluctuations in market conditions and business trends are ever present, there are certain areas a company can focus on to help differentiate itself from the competition. One such area is customer service. “For us, our experienced and knowledgeable sales force has enabled Kruger Products to help customers in many different ways,” O’Hara said. “We always want to be out there, in the field, with our distribution partners, helping endusers find the best solutions for their AFH work environments.” Adapting to changes being experienced within the distribution channel is also important, O’Hara added. That includes growth in e-commerce. “As a manufacturer, it’s important to be mindful of alternative distribution paths, while making sure we have a product portfolio that best supports both our distribution partners and end-user needs, regardless of how they want product to flow to them,” he said. Environmentally friendly products and sound sustainability practices are two other essential parts to conducting business in today’s AFH paper marketplace, according to O’Hara. “This is an area that I don’t think is too much of a differentiator today between competitors, but rather a foundational requirement of any portfolio in the paper space,” he said. “Kruger has always been a leader in sustainability within the marketplace. We have many third-party certifications to reinforce that statement. They include UL ECOLOGO, FSC® (Forest Stewardship Council) and Rainforest Alliance. “At Kruger Products, sustainability plays a key role in our corporate strategy. It remains one of the pillars of our business, and a main focus as it relates to our corporate social responsibility.”

VON DREHLE CORPORATION

The von Drehle Corporation is a vertically-integrated company with three paper machines and two mills, four converting facilities spread across the U.S. and Blue Ridge Molding, the company’s injection molding facility that manufacturers several of von Drehle’s dispensers. Many of its products are Green Seal-certified, and the company is a member of both the U.S. Green Building Council and the Green Hotels Association. The von Drehle Corporation is also an approved supplier for the EPA’s Comprehensive Procurement Guideline (CPG). “Only 100 percent recycled paper is produced from von Drehle’s three paper machines,” Cannon said. “Officials at von Drehle also look to partner with suppliers that focus on ‘green’ as it relates to their own manufacturing processes.” Product development is another focus point at the von Drehle Corporation, she added. The company is currently building upon its Transcend® Controlled-Use Towel and Tissue Dispenser Line, which was introduced in 2018. Later this year, hand care dispensing is expected to be part of the Transcend® line, which will include soap, hand sanitizer and industrial hand cleaner options — all in an effort to further help the company’s distributor base provide more solutions for end-users. “We have used the tag line, ‘From wall to stall,’ when discussing our coordinated towel and tissue dispensers through the von Drehle Transcend® brand,” Cannon said. “However, in many restrooms, the soap dispenser is not coordinated with other dispensers.
