After a lacklustre period, the real estate market is now showing emergent signs of improvement.
The Reserve Bank has made four consecutive cuts to the OCR since August 2024, lowering it from 5.50% to 3.75%. This has led to a stabilisation of interest rates, providing homeowners with more certainty and confidence to act on their real estate plans.
First home buyers, buoyed by improved lending guidelines and low deposit schemes, are entering the market in greater numbers. This surge in demand is creating a knock-on effect for sellers and their buyers further up the chain.
For our vendors, understanding that both selling and buying is taking place in the same market should be the confidence boost they need. Investing in quality marketing is key, enhancing a property will help it to stand out in a crowded market. Buyers, in turn, need to be well-prepared and competitive as an increased number of you compete for the same listings.

Getting a big mortgage seems great at the start. You get the house you want without having to save all the money you’d need to buy it outright.
But apart from the crippling weight of having to repay a large sum of money to your lender of choice, your home loan has another dark side - one that can either make you a fortune, or wipe out your wealth.
Investors and economists often talk about leverage. It’s the amount of debt you have compared to what your house is worth. This leverage is a doubleedged sword. Because the more debt you have, the more risky the housing market is. Essentially, a big mortgage is a magnifying glass on the property market.
Let’s say you buy a $1 million house with a 20% deposit ($200,000). You now owe 80% of the purchase price ($800,000) to a lender, plus whatever they charge in interest.
On the plus side, if property prices go up by 10%, your property is now worth $1.1m and you’ve made $100,000 – on paper. Your equity in the property will also rise, from $200,000 to $300,000, which is a 50% gain on your deposit. So, that big mortgage (the leverage) amplified your gain by five.
But the market can go the other way, too. Let’s say, property prices fall by 10%. Your property is now worth $900,000. Your equity shrinks from $200,000 to just $100,000 and you’ve lost half of your deposit.
Because you put in a fifth of the money, your big mortgage magnified your losses by five. This is the dark side of the big mortgage that many property buyers don’t think about.
I know of one property investor who bought a property in Auckland for $1m at market peak. It is now worth $875,000, which has, on paper, wiped out more than half of the investor’s deposit.
In times like that, it’s natural to feel like your property value will never go up and your property will never generate a return. Or that the best thing to do is cut and run. But the answer to most downturns – whether in property or shares – is to hold for the long-term.
Although property values fell 1.5% over the last 12 months, over the last 32 years, the median annual increase has been over 6%.
There are many fair arguments that property values may not increase as fast as they have in the past. However, sellers who hold tend to do better than those who sell quickly.
CoreLogic’s recent pain and gain report divides property sellers into two categories.
The first group is those who made money through the property sale – they sold their property for more than they paid for it. That made up 91% of property sellers in the last quarter of 2024.
The other smaller group was those who lost money through the property sale. They sold their properties for less than they paid for them. They made up the 9% of property sellers.
The main difference between the two groups is how long they held that property. The people who made money held their properties for an average of 9 years. Through that they made $289,500 on average. Those who lost money held for just three years and made a median loss of $55,000.
It’s easy to hold a property in theory, but it’s harder to do it in practice, because debt isn’t just a financial burden – it’s a psychological one, too. A big mortgage doesn’t just magnify the returns, it can magnify the stress and anxiety too.

Barren spot? Hideous shed? Steep slope? Expert Carol Bucknell diagnoses common garden problems and offers fast, easy cures.
Every garden has its tricky spots: a dry area under the eaves where nothing seems to grow, a skinny space between the house and fence that’s become a no-man’s land of weeds, or an almost unmowable sloping lawn.
We’ve all got problem areas of one kind or another no matter how small our patch of paradise. So how do we deal with them without breaking the bank?
1. Ugly shed
Solution: Sheds are essential in the garden but how do you make them look attractive? If you’re starting a new garden there are some quite presentable-looking sheds on the market now, but there are also plenty of options for screening or titivating the standard types most of us have.
Building or planting a screen in front of the shed often does the trick, as does attaching a trellis or wires to the walls and growing climbing plants such as roses or star jasmine over it.
If the shed has enough redeeming features, try giving it a new colour scheme and adding decorative touches such as shutters, ironwork and hanging pots to the exterior.
Not worth turning it into a feature? Move it to a far corner and paint it a colour that recedes into the background, such as a greyish green, or paint it the same colour as the fence behind so it all but disappears when viewed from the house.
Solution: When space is tight every centimetre is valuable. If your side garden connects your front and back outdoor areas, make the journey as interesting as possible with crazy paving or a pebble mosaic path.
Grow plants with an upright growth habit, such as bamboo or dwarf umbrella tree (Schefflera arboricola), to soften tall boundary walls, and add groundcovers around the path. You could also train climbers to grow up the walls. For areas seen from indoors, position a vertical water feature, an artwork or another decorative element in the line of sight.
Solution: These spots can be tricky to plant but there are some species that can cope with minimal rain, particularly succulents.
If it’s shady, aspidistra, fatsia, mondo grass and clivia are drought-tolerant once established, although not all are tolerant of frost.
You will still need to give them some water, though, particularly during their first few weeks.
Installing a drip or soaker hose irrigation system will widen your plant options.
Solution: There’s no point risking life and limb with a lawnmower on a steep slope when you could just plant it with groundcovers and lowmaintenance shrubs.
If the garden drops away from the house, planting smaller species at the top and trees lower down can make it appear less steep.
Bark or wood-chip mulches will slip on sloping ground so a biodegradable wool weed mat is best for retaining moisture and deterring weeds while plants are establishing.
Solution: Clay turns rock-hard in summer, but in winter it absorbs and holds a lot of water. Some plants will grow in these soil conditions but not many.
The fastest solution is to build raised beds so you can fill them with good-quality garden mix and get your garden under way.
The slower but more cost-effective method is to let the worms do the job for you. First, sprinkle the soil with gypsum or lime, along with masses of organic matter such as compost, animal manure, seaweed and blood and bone.
Cover with a mulch of bark, pea straw or similar and the worms and other organisms will soon start breaking up that clay and turning it into good soil.
Solution: A common problem with older properties is for the garden to be crisscrossed with concrete paths leading to the clothesline, veggie garden, back shed and so forth.
It’s better and more modern to link these various elements by creating one large area of pavers, gravel, crushed pumice or bark.
This area can also double as a place for outdoor furniture, vegetable beds or play equipment.
If required, short subsidiary paths can still lead off the paved area to the shed or clothesline.

I have been making variations on this pudding for many years – it is always a winner!
SERVES: 6-8
INGREDIENTS
• 80 grams butter, at room temperature
• 2/3 cup orange marmalade
• 6 hot cross buns, halved
• 125 grams dark chocolate, roughly chopped
• 1/3 cup raisins or sultanas
• 250ml milk
• 250ml cream
• 3 tablespoons Cointreau
• 3 large eggs
• 2 large egg yolks
• finely grated zest 1 orange
• ½ cup caster sugar
EQUIPMENT:
• Lightly grease a deep, 20cm baking dish.
Spread the butter and marmalade on one side of each of the bun slices and layer them into the dish. It’s nicest if you don’t have the top too neat – the crunchy pokeyouty bits are extra good with the custard base! Sprinkle over the chocolate and raisins.
Beat the milk, cream, Cointreau, eggs, yolks, zest and sugar until the sugar is dissolved. Pour over the buns and leave to soak in for half an hour. You may not be able to get all the liquid into the dish to begin with, but as it absorbs into the buns, you’ll be able to top up with all of it.
Meanwhile, preheat the oven to 170°C fan bake.
Cover the dish well with foil and bake for 20 minutes, then remove the foil and bake for another 20-25 minutes, until golden and the custard is set. Leave to cool for a minute or two before serving with a generous scoop of vanilla bean ice cream.

Nothing in life is permanent except change - a catchphrase that’s applicable to the current New Zealand property scene.
As the first quarter of 2025 draws to a close, some commentators are cautiously optimistic about the housing market.
Core Logic reported that the median property price went up in February – the strongest result since January 2024. At 0.3% we can’t pop any champagne corks but given the statistics over the past 12 months, it’s a sign that the momentum is headed in a positive direction.
Reading the signs and interpreting the trends is not just wishful thinking. With stock levels at a 10-year high, a steady stream of properties across New Zealand were being offered for sale in busy auction rooms in the last week of March.
It can’t be claimed that things are hotting up, we could certainly call the market a little warmer. The rates of sale have been notably steady – wavering around 35% to 37% with prices consistent and more than a third selling at or above their rating valuation.
Following the Reserve Bank’s four consecutive OCR cuts since late last year, banks and mortgage brokers are beginning to use words in their communication like ‘Property Downturn Over’ and intimating that affordability is improving. They (and we in the real estate industry) are waiting with bated breath to see what the next move is after the RBNZ’s monetary policy meeting on the 9th of April.
With the OCR now standing at 3.75%, interest rates are stabilising thereby giving homeowners more certainty about the future and a confidence to act on their real estate plans. Looking ahead to what is left of the year, we see a steady increase in listings as sellers are upgrading after a prolonged period of sitting on their hands.

Selling and a subsequent home purchase taking place in the same market is a “let that sink in” moment for those who may have been stalling in the hope that there would be a tangible upswing to prices in the market. It’s clear that any upturn is likely to play out incrementally for a long time to come rather than the wild escalation of prices we saw in the 2021 boom, for example.
For us working at the coal face in real estate, our job is to keep our clients exceptionally well informed about the behaviour and impacts of the market. Buyers are returning in greater numbers in an environment where significant choice is created by stock numbers higher than they has been in over a decade.
A home needs to stand out in a crowded market, and it will be a key strategy to top tier marketing investment. Good photography, staging (if need be), social media and quality advertising will be invaluable. Outdoing your competition involves putting your best foot forward in property presentation not to mention a willingness to negotiate fairly on the day.
Buyers need to bear in mind that as more of you enter the market, you’ll have more competition too. Fortunately there has been recent improvements to lending guidelines so talk to your bank or broker and get your ducks in a row early for mortgage finance.
Ensure you are across any other relevant terms and conditions of purchase, particularly for an auction property. You want to be primed and well- positioned to hit your straps and achieve your real-estate goals.

After a prolonged gap, we are seeing upgraders - second home buyers looking to move into larger family homes - re-enter the market. This is creating new opportunities, particularly for first-home buyers and is expected to continue throughout the year.
Over the past two years, with economic uncertainty and high interest rates, most homeowners delayed their next move. However conditions are changing and upgraders are beginning to act:
• Greater market confidence - with Interest rates stabilizing and conditions becoming clearer, vendors are more comfortable listing their homes
• Changing Lifestyle needs - Many families who held off moving due to uncertainty are now prioritizing space, school zone and long term housing goals for their growing families.
• Renewed Buyer Activity - First home buyers, supported by low deposit schemes provided under First home loans and improved lending guidelines due to falling servicing test rates have led to growing demand for entry level properties particularly in certain price brackets.
• Selling and buying in the same market - a key factor driving vendor confidence this year is the recognition that even if vendors sell at a slightly lower price than they might have hoped previously, their next purchase will also reflect a similar price. Acknowledging/understanding market conditions affect BOTH sides of their transaction appears to have provided that much needed confidence. However for many, the opportunity to secure the right home for their family outweighs waiting for another hypothetical market upswing.

Next time you enjoy a sweet and tasty feijoa, keep the seeds to ensure a never-ending supply for years to come.
We may not love the end of summer, but with autumn brings the arrival of feijoa season, and there’s always plenty to go around. Those lucky enough to have a feijoa tree on their property seem to constantly be giving them away as gifts or baking them into sweet cakes, muffins and scones to share with a crowd.
In addition to their flavoursome fruit, feijoa trees are hardy, robust trees that’ll add appeal to your garden all year round. Their bright red flowers start to appear at Christmas, providing a festive look, and they provide an abundance of fruit from the beginning of autumn through to early winter.
Feijoas are an ideal source of Vitamin C and potassium and are known to help improve digestion, circulation and cognitive function.
So, they’re good for you and good for your garden. We can’t think of any reason not to plant a feijoa plant in your backyard.
Top tips for planting a feijoa tree
When to plant: March to October
Maturity size: 2 – 5 metres tall, 2 metres wide
Position: Part to full sun, wind tolerant
Soil type: best to grow in rich, free-draining soil but will tolerate clay and dry soils
Harvest: Once planted, fruit will appear after 2 – 3 years
Next time you bite into a sweet feijoa, save the seeds. These (plus some nutritious, free-draining soil) will be all you need to start your feijoa tree.
Wash and dry the seeds ahead of sowing them into a seed-raising soil mix. Keep the seeds warm and moist. Once the seedling is 10cm high or more, it can be planted into fertile soil either in a pot or in the ground.
If you choose to grow your tree in a pot, the size will be limited and require plenty of water and fertiliser. However, this option is renter-friendly, and the tree can later be removed from the pot and put into the ground.
When planting into the ground, dig a hole twice the width and depth of the root ball, and combine half the soil you’ve removed with good-quality compost. While young, the plant may require a stake for support.
Plenty of feijoa varieties are available in New Zealand. Some are self-fertile, but these still benefit from pollination from other varieties. Consider planting two different varieties to ensure a harvest and extend your fruiting season.
As hardy as they are, feijoa trees still love a good, regular feed from spring until harvest. Water deeply throughout summer as the fruit is developing, to be sure your fruit is as delicious as can be.
Feijoa trees can grow as wide as they are tall and will benefit from an annual pruning. A trim in autumn (once all the fruit is harvested) will ensure the tree remains in its ideal shape and encourage new growth for the following year. Pruning also allows for more sunlight and wind movement through the tree, benefiting fruit pollination and ripening.
Your patience will be rewarded with a plentiful harvest, no doubt, as feijoa trees typically fruit two years after planting. The fruit is best to ripen on the tree and only be picked once they can easily be removed from the stem. Wind will also remove fruit from the tree once it’s ready, so wait until it falls and harvest it as soon as possible.

Rich opulent hues of deep red are making a comeback, conjuring all things comfort and relaxation.

“We can expect moody, saturated shades of red and burgundy like Resene Savour, Resene Trek and Resene Pandemonium, as well as dramatic darks like Resene Rebel and Resene Rewilding. Neutrals will be soft and earthy with shades like Resene Awaroa Bay, Resene Meringue and Resene Otter. Blues and greens will be serene with shades like Resene Eau De Nil and Resene Field Day.
“When it comes to style trends, I think we’ll see a revival of retro styles, some dramatic darker spaces and lots of texture, using products like Resene Sandtex Mediterranean effect and Resene FX Paint Effects Medium to create a limewashed look and other textured finishes on walls, flooring and other surfaces.”
Jackie Nicholls: “I think we will continue to value more complex, organic-looking colours. White colours will be stonier and warmer, promoting comfort and wellbeing. Drama and contrast will also be important with moody and mysterious dark accents.
Texture, rich colours and warm neutrals will all be key design elements we’re exploring.
Meryl Southey: “When it comes to colours, I think we’ll see soft mid-toned hues like Resene Napa and Resene Tana, as well as deep moody colours like Resene Deep Teal and Resene Epic, that are calming and give spaces a comforting, feelgood energy. Sky blues like Resene Jet Stream and blue-greens like Resene Aquamarine will continue to be popular as they sit so well in our landscape.”
Amy Watkins: “I think we will continue to see people experimenting with using more colour; not just having one feature wall, but exploring the possibilities of stronger colour on all four walls of a space.”
Moneuan Ryan: “Trends we have loved living with for the past few years will evolve. Warm minimalism is one trend being explored more broadly, using less expected neutral shades, like Resene Cashmere or Resene Wafer, even extending into subtle greens and blues like Resene Coconut Cream or Resene Hermitage. We still love all things curvy and organic, complemented by nature-driven colours and warm woody hues. Rich, expressive colour is trending internationally and we will likely see this pop up in accents in the Southern Hemisphere; think deep and complex blues like Resene Biscay, Resene Avalanche or Resene Midnight Express, emerald greens like Resene Parsley and rich reds like Resene Burgundy.
“These deep shades also tie in with the trend for ‘quiet luxury’ which is all about subtle texture, understated elegance and considered curation, rather than obvious expense. ‘Modern cottage’ is another trend on the rise. It’s all about intentional comfort, blending old and new in colour, pattern and texture and western and equestrian influences, particularly in woven textures and surface finishes.”
What Resene colours would you like to see used more?
Brooke Calvert: “There are so many delightful colours we can expect to see more of. I’m excited to embrace the change and explore new colour combinations.
Jackie Nicholls: “The different strengths of some of our existing colours are beautiful, such as Resene Field Day (Resene Half Paddock), Resene Contented (Resene Quarter Del Rio) and Resene Awaroa Bay (Resene Half Pale Oyster). The different strengths of Resene Albescent White are often overlooked, but with their subtle coffee undertones, they can really enhance a space.”
Meryl Southey: “I’d like to see Resene shades of deep violets and reds Resene Spitfire, Resene Hinau and Resene Upstage start to replace the cooler blue and green toned blacks that have been popular. They evoke a real sense of warmth and cosiness.”
Amy Watkins: “Colours with more depth and a purple edge, like Resene Fandango and Resene Strikemaster.”
Moneuan Ryan: “Rather than particular colours I'd love to encourage people to generally explore the Resene colour ranges more broadly, as well as other products like the Resene FX metallic and FX paint effects ranges, which are a super easy way to bring a vast range of texture to projects. Don't be shy in asking for a ‘wild card’ recommendation from the experts at your Resene ColorShop. They’ll often suggest something you wouldn't have considered but end up loving.”

• 2 whole chicken legs (leg and thigh)
• sea salt and ground pepper
• 100 grams streaky bacon, sliced into 2cm pieces
• 1 leek, thickly sliced
• 1 fennel bulb, cut into thick wedges through the root
• 2 bay leaves
• 2 cloves garlic, crushed
• 2 teaspoons finely chopped rosemary
• 250 grams medium Portobello mushrooms, halved
• ½ cup Marsala wine or white wine
• ½ cup chicken stock
• Equipment: Ovenproof frying pan or baking dish.
METHOD
Preheat the oven to 180°C regular bake.
Heat the oil and butter in a large frying pan. Season the chicken and brown well on both sides. Transfer to a plate. Add the bacon, leek, fennel, bay leaves, garlic and rosemary to the pan and cook for 5 minutes.
Add the mushrooms, season and cook for another 5 minutes, turning frequently. Nestle the chicken into the vegetables along with any resting juices.
Increase the heat and pour over the Marsala. Let it bubble up, then add the stock and bring back to the boil.
Place in the oven and braise for 40 minutes, or until the chicken is cooked through.
