For some, April 1st is a day for playing tricks but it’s no joke this year that it’s a turning point for those wanting to invest in New Zealand.
The updated requirements for the Active Investor Plus visa will introduce two streamlined categories: Growth and Balanced, significantly affecting New Zealand's property and real estate market in the long term.
The Growth category, for investors with a minimum of NZD$5 million to be retained for at least 3 years, is expected to attract significant investments in sectors like IT and food production. This influx of investment is anticipated to indirectly boost the property market through increased demand for commercial and residential spaces to support these Enterprises.
The Balanced category targets investors with at least NZD$10 million, retained over 5 years. This category will directly impact the property market, encouraging investments in residential developments, major property constructions, and joint venture housing projects.
With the easing of application processes and a more welcoming environment, these changes will smooth the path for overseas investors.

The housing market is improving but Kiwis still feel wary about the state of the economy.
The state of New Zealand’s housing market is mildly improving – and the Reserve Bank’s decision to drop the Official Cash Rate 50 basis points to 3.75% could bring further solace to the sector.
The market turnaround is best seen in the annual number of residential property sales in New Zealand, rising from a low of 59,000 in mid-2023 to close to 71,000 now. Prices have yet to show much improvement overall, with an average gain of about 2.5% since the middle of 2023.
The data tell us that first-home buyers are active in the market, but owner-occupiers are still hesitant. Concerns about employment are likely to be an element in play along with general low confidence in the outlook for the economy.
My monthly Spending Plans Survey, for example, shows a net 10% of people plan to cut their spending in the next three to six months compared with a few months ago when a net 10% of people were planning to spend more.
A more realistic assessment of the economy’s likely performance has occurred, though business surveys still show businesspeople are highly optimistic about what lies ahead. Their reality check may just be starting.
While the absence of owner-occupiers from the market is probably temporary, there is a chance that the sofar low presence of investors could be a characteristic of this cycle. My most recent survey of real estate agents undertaken with support from NZHL showed that a net 48% of agents were seeing more first-home buyers in the market. But only a net 12% were seeing more investors.
The interesting thing is that while the reading for firsthome buyers is down only slightly from December, the reading for investors is a sharp fall from net 36% positivity before Christmas.
Why are investors hesitant to buy? One reason is that few will feel the need to beat price rises. Prices are only just edging upward at a very slow pace.
Investors will feel that time is on their side, but they will also feel that holding an investment property while waiting for the tax-free capital gain will cost a lot more than it had done in the past.
Councils (which have the power of monopolies) have sharply increased their prices (rates), insurance premiums have soared, and look set for a further boost following the California fires, and maintenance costs are escalating. These cost rises are occurring at the same time that rents in many locations are falling, and landlords are finding it very difficult to secure a good tenant.
Feedback from real estate agents indicates that one or two investors are starting to bump up against the new debt-to-income rules, which limit total investor debt to seven times their income. The numbers are so far quite small given the lack of house price gains. But there will be restraint on the ability of investors to buy to an increasing degree as this upward leg of the housing cycle progresses through 2025.
One important consideration is of course the cost of borrowing money to finance one’s investment. The Reserve Bank has cut the OCR from 4.25% to 3.75% and brought forward by one year to the end of 2025 its prediction of reaching the end-point for cuts this cycle.
The recent revisions to economic growth data in New Zealand have encouraged the Reserve Bank to accept that there is more spare capacity and therefore less inflationary pressure in the economy than it had previously thought.
Will the earlier achievement of the cyclical low for interest rates spur much extra investment? At the margin, some investors will look to purchase earlier than they had been planning. But the numbers may not be large, and it still seems reasonable to expect only mild growth in average property prices this year and next.

In a perfect world, we would have endless spare hours to prim our homes to perfection when expecting guests. In the real world, we do not.
You may be able to turn a blind eye to the clutter covering your kitchen bench and the empty toilet rolls taking over your bathroom, but your guests won’t.
If you’ve got visitors coming over in the near future or you like to be prepared for unexpected guests, here are six things to sort out before they catch your guest’s eye.
1. Pet hair (and smell)
Pet hair can be very unappealing to people, especially if they don’t have pets of their own. If you have pets in the house, make a little extra effort to give the place a vacuum, and remove pesky pet hair from your sofa and other soft furnishings.
What to do:
• Vacuum your sofa and wipe over it with a damp cloth
• Put away your pet’s toys
• Clean up the area around their food and water bowl
• Change the kitty litter
3. Clutter
With life, comes clutter. Now, we’re not saying you need to go full Marie Kondo and completely rid your home of every bit of clutter, but at least do a general tidy-up. Tip: If you don’t have time to put everything back in its right place, the linen closet and laundry are fabulous hiding spots.
What to do:
• Store away kids’ toys in simple, stylish baskets
• Create a drawer or tray for bills, letters and other life admin
• Put away that pile of washing that is waiting to be folded or better yet, hide it in the laundry
• Clean up social spots like the dining table and kitchen bench
• Create a functioning and tidy pantry with uniform storage containers
2. A dirty kitchen
Giving your kitchen a spruce and a wipe-down before guests pop around is well worth your time. Dirty dishes, grubby benches or a manky sink can be a serious ick.
What to do:
• Wash up any dirty dishes in the sink or stack the dishwasher and turn it on
• Remove any food debris from the sink
• Wipe the benches and stove
• Ensure you have some clean glasses or mugs to offer them a drink
• If you have a chance, check the fridge for anything wafting offensive smells
4. A dirty bathroom
If you only have time to clean one room in your home, make it the bathroom. A dirty bathroom is not only unhygienic but just downright gross, especially when it’s not your own.
What to do:
• Wipe down the sink and vanity, if you hate the smells of chemicals from cleaning products, ecofriendly alternatives are a great option
• Scrub the toilet
• Clean the mirror
• Restock the toilet paper
• A nice soap and scented candle won’t go astray
6. The smell
You may not think your house has a smell but it’s the first thing visitors will notice – good or bad. It’s always a nice idea to burn a scented candle or some essential oils to create a welcoming and relaxing scent that will appeal to all noses. Reed diffusers are also a great low-touch option.
What to do:
• Open up doors and windows for some fresh air
• Light a candle
• Bring in fresh flowers
• Use a home spray or reed diffuser
• Boil a pot of water on the stove with some citrus peel. Mmmm…
5. The entryway
The entrance to your home is the first impression visitors get so it pays to make it a good one.
What to do:
• Put away shoes
• Shake out your doormat
• Sweep the front entry
• Create a spot for visitors to take off their shoes and put their bags down
• Use fresh flowers or an indoor plant to freshen up the space
• Add a hallway mirror to bring light and the illusion of a bigger space

This worked both as a dessert, with softly whipped cream, and as a snacking cake for after school. Thick creamy custard is baked into the sponge to give it a lovely texture while the apricots ensure there’s tangy fruit in every bite.
MAKES: 1 TRAY CAKE
INGREDIENTS
• 1 cup caster sugar
• 2 teaspoons finely grated orange zest
• 250 grams butter, at room temperature
• 1 teaspoon vanilla bean paste
• 3 large eggs, lightly whisked
• ½ cup store-bought thick custard
• 300 grams plain flour
• 100 grams ground almonds
• 2 teaspoons baking powder
• 1 teaspoon freshly grated nutmeg
TO ASSEMBLE
• 1 cup store-bought thick custard
• 6 small, ripe apricots, quartered and pitted
• 2 teaspoons raw sugar
METHOD
EQUIPMENT: Grease a 28cm x 22cm shallow baking tin and fully line with baking paper.
Preheat the oven to 160°C fan bake.
BATTER: Put the sugar and orange zest in a bowl and rub together with your fingertips until the sugar looks like damp orange sand. Add the butter and vanilla bean paste and beat until light and pale, about 8 minutes. Beat in the eggs one by one until well combined then beat in the custard.
Whisk all the remaining batter ingredients together, add to the bowl and beat for 1 minute.
TO ASSEMBLE: Spoon the batter into the prepared tin and spread evenly. Make shallow hollows in the cake batter with the back of a teaspoon and fill with the custard. Top with the apricots and sprinkle over the sugar.
Bake for 50 minutes or until risen and golden and the cake is firm in the centre when lightly pressed. Cool completely in the tin.

If this part of the year is like a manual transmission car, we’re all chopping down into second gear around about now and preparing to gain traction to get the journey well underway.
And while we are on the travel analogy, there are some important road signs coming up soon. We’d be well advised to slow down and read them because these changes are intended to have a positive impact on the property market and New Zealand economy.
As from the 1 st of April 2025 the Active Investor Plus Visa category comes into force. These changes to investment immigration policies are not only to encourage investing by making it easier and more attractive to expedite, but also to curtail any abuses of the process. This purposeful change brought in by the coalition government is designed to create a friendlier and more welcoming environment to those looking to invest their money in New Zealand. I spoke recently to Dimitry Piven, an Auckland immigration consultant whose investor clientele are poised to maximise opportunities with the upcoming more simplified, less draconian process (that has hitherto been a tad discouraging). A more professional and yet paradoxically more flexible approach will see clearer options for investors with less hurdles and barriers removed to for those looking to invest in New Zealand.
In essence, two new, more streamlined categories – Growth and Balanced will apply to different kinds of investment criteria with an overarching easement of the conditions that need to be met – English language proficiency imperatives and less complicated application paperwork for example. Investors still need to complete an online visa application form as before, but as from the 1 st of April new changes will make it easier.
Let’s take a look at each of these and how the new policies relate to our property/real estate Market:
The Growth category applies to investors with a minimum of NZD$5 million and intention to retain the investment for a minimum of 3 years. It’s expected that this category will attract investment in enterprises like IT and food production. There will need to be a determination by New Zealand Trade and Enterprise that the funds are acceptable, and investment must be made within 6 months of the Approval in Principle with option to apply for a 6-month extension. Applicants must spend a minimum of 21 days in New Zealand during the period and complete a questionnaire about the activity of their investment.
The Balanced category applies to investors with a minimum of NZD$10 million with investment to be retained over 5 years with not only NZTE but also Immigration New Zealand involvement to ascertain
that acceptable criterion like listed equities, bonds, philanthropy, and property development plans are factored in. As with the Growth category it’s a sixmonth commitment from date of approval while the 5-year period must include at least 105 days spent in New Zealand with a sliding scale of increased funds incrementally reducing that time.
Of course any targeted stimulus to the New Zealand economy is eventually going to impact real estate generally but these new changes affect specifics pertinent to the property market.
The expectation is that investors will be more motivated by a process that is designed to smooth the path. It’s anticipated that investors in the Balanced category will invest in real estate and property projects such as residential developments, major property construction, joint venture housing projects and associated infrastructure.
There’s lots of useful information on the Immigration New Zealand and NZ Trade & Enterprise websites for agents who want to familiarise themselves and guide any overseas clientele they may be currently communicating with.
It remains to be seen how much overseas investors respond to these new initiatives but anything that facilitates the process for those investing here can only be favourable in getting New Zealand’s economy back on track.
Loan Market Lending Update
As of March 3, 2025, the short-term 12-month mortgage rates have seen a significant decrease following the recent Official Cash Rate (OCR) cut by the Reserve Bank of New Zealand (RBNZ) on February 19, 2025.
Currently, the best "Advertised" 12-month fixed mortgage rate is 5.19% offered by Kiwibank. Behind the scenes, we can also obtain 4.99% for 12 months from others. This rate reflects the downward pressure on short-term rates following the OCR cut. However, it's important to note that banks had already started adjusting their mortgage rates in anticipation of the OCR reduction, with many cuts front-loaded ahead of the official announcement.
Looking forward, there are mixed expectations regarding how low mortgage interest rates will go:
• Further decreases are likely: RBNZ has hinted at the possibility of additional rate cuts through 2025, with some economists predicting the OCR could fall to around 3.25%3% by the end of the year.
• Limited room for significant drops: Despite the OCR cut, mortgage rates may not have as much room to fall too much more as some homeowners might hope. Many banks have already adjusted their rates in anticipation of lower OCR.
• Short-term vs. long-term rates: While shorter-term rates (up to two years) are expected to reduce closer to under 5%, longer-term rates may remain stable or even increase slightly.
In conclusion, while we may see some further decreases in shortterm mortgage rates, particularly for 12-month fixed terms, it's unlikely that we've reached absolute bottom. However, the most significant drops have likely already occurred, and future reductions may be more modest.
However the rate you pay your mortgage at has a far greater impact on your total interest cost than the rate your mortgage is at. A slightly lower interest rate is good but if you are only making minimum payments, you could still end up paying significantly more over time.
Therefore when considering your next loan refix, prioritising smarter repayment strategies then simply the rate will save you more in the long run.
How to grow an avocado from the pit in 8 easy steps

How to grow an avocado tree from the pit
1. Remove and clean the pit
You’ll need to start by removing the pit from the avocado carefully (without cutting it), and then washing it clean of all the avocado fruit (often it helps to soak the pit in some water for a few minutes and then scrub off all the remaining fruit). Be careful not to remove the brown skin on the pit – that’s the seed cover.
2. Locate which end is the top and which is the bottom
Some avocado pits are slightly oblong, whereas others are shaped almost like perfect spheres – but all avocado pits have a ‘bottom’ (from where the roots will grow), and a ‘top’ (from which the sprout will grow). The slightly pointier end is the top, and the flat end is the bottom.
To get your pit to sprout, you will need to place the bottom root end in water, so it’s very important to figure out which end is the ‘top’ and which is the ‘bottom’ before you go piercing it with toothpicks.
3. Pierce the seed with toothpicks
Take three or four toothpicks and stick them at a slight downward angle into the avocado seed firmly, spaced evenly around the circumference of the avocado seed. These toothpicks are your avocado scaffolding, which will allow half the avocado to rest in water. I recommend sticking them in at a slight angle (pointing down) so that more of your avocado base rests in the water when you set this over a glass.

If you’re struggling to balance your avocado seed, several growing kits are now on the market, as well as stylish glass and jar toppers that cradle the seed and make this process easier.
4. Submerge half of the avocado seed in water
Sit the avocado on a quiet north-facing windowsill where it’ll receive a ton of sunlight. It’s helpful to use a clear glass so you can easily see when roots start to grow, and also when the water needs to be changed.
Many guides recommend changing the water every day, but I found, through trial and error, that it is better to change the water every five days to a week or so. Changing the water regularly is important, to prevent mould, bacteria and fungus growth, which can doom your little avocado sprout. Do not allow your taproot to dry out unsubmerged as doing so will likely kill the plant.
5. Wait for your avocado seed to sprout
Many growing guides claim sprouting can take anywhere from two to four weeks, but in my experience, it usually takes at least eight weeks to get a sprout, so be patient. The process goes as follows:
• The top of the avocado pit will dry out and form a crack, and the outer brown seed skin will slough off.
• The crack will extend from the top of the avocado pit, and through the crack at the bottom, a tiny taproot will emerge.
• The taproot will grow longer and longer (and may branch), and eventually a small sprout will peek through the top of the avocado pit.
6. Pot in soil when the tree is about 15cm tall When the stem is about 15cm long, cut it back to about 8cm to encourage new growth. When it hits 15cm again, pot it up in a rich humus soil in a 25cm diameter pot, leaving the top half of the seed exposed. Place on a sunny windowsill. Avocados love the sun – the more sun the better.
7. Water and watch your avocado tree grow Give it frequent waterings with an occasional deep soak. The soil should always be moist, but not saturated. Yellowing leaves are a sign of overwatering; let the plant dry out for a few days.
8. Pinch out the top leaves to encourage bushiness
When the stem reaches 12 inches tall, pinch out the top two sets of leaves. This will encourage the plant to grow side shoots and more leaves, making it bushy. Each time the avocado tree grows another 6 inches pinch out the 2 newest sets of leaves on top.

Look to nature for inspiration – and as a starting point.
When we think of summer interior design, we naturally think of easy, breezy colours schemes in airy neutrals and washed blues - or perhaps a more formal Hamptonsstyle look with navy and white.
These are classic looks for a reason. They perfectly evoke the feeling of easy summer holiday-style living by the sea. If you want to step outside that summery landscape for something a little different and perhaps more dramatic there are other elements and memories of summer or tropical holidays to take design inspiration from. That might be beach bonfires under a starry night sky, dramatic warmweather thunderstorms, beautiful coastal sunrises and sunsets, exotic sunbaked earth and tropical rainforest walks.
Resene colour expert Amy Watkins says adding edgier, stormier notes to a summer-inspired colour palette might be as simple as going for deeper bolder colours - and even when you want to step away from a classic beachy colour palette, using nature as your inspiration is always a good place to start.
“Using nature to inspire your colour choices means you can still add depth with your colour choices. For example, using terracotta shades like Resene Dawn Glow and Resene Summer Rose still relates back to sandy beaches and can be easily paired with several other colour hues like soft gold Resene Moondance or deep green Resene Rolling Hills.
“Another way to go is darker, particularly with the blues. Try using Resene Indian Ink or Resene Ocean Waves to create a moody, yet calming space,” Amy says. Try pairing these stormy blues with burnt sunset shades like Resene Thunderbird or Resene I Dare You.
This dining room setting takes classic summery shades like blue, green, white and red and gives them a deeper, more colour-saturated, contrasting spin.
Amy’s top tip for going for bolder summer shades, while keeping your look balanced is to use the classic interior design rule of 60, 30, 10. “That means making sure you have one dominant colour over about 60% of your space.”
“Then with your second and third colours, which you use over the remaining 30% and 10% of your space respectively, look for colours that are either darker or lighter than your dominant colour. This ensures the space feels balanced,” she says.
An example of these if you wanted to go for quite a monochrome summery look would be to work with a deep bush green like Resene Seaweed, then add fresher Resene Nirvana as your secondary colour and sandy beige Resene Foundation. The result is a colour palette that steps away from the beach to evoke feelings of a relaxing summertime bush walk.
Beyond the beach
Aside from sea blues, sandy beiges and the whites of puffy clouds, you can find plenty of inspiration for summery interiors in other places. It might be the abundance of summer gardens whether they are awash in the rich greenery of growing herbs and veggies, or whether they’re alive with the jewel colours of dahlias, roses and marigolds.
To emulate a flower garden in your summer design-scape work with a palette of rich, and coloursaturated floral shades like Resene Pohutukawa, Resene Very Berry, Resene Guardsman Red and Resene Cream Can. Use these in small bursts as repeat accent notes in your space.
A textured finish on the upper walls of this dining and entertaining space lends it its own warm glow that speaks of exotic summer nights.

It might be a set of chairs, plant pots, picture frames or shelves. Then to keep the look moodier and muted, put them against a pared-back neutral like rich cream Resene Half Spanish White, rather than a starker, crisp white. For even more drama and moodiness, pair your summer-themed florals with a deep charcoal like Resene Gunmetal or for outdoor areas try these bold colours against a deep wood stain like Resene Woodsman Sheer Black. Add notes of paler green Resene Wild Willow and add lots of plants to your space for that fresh edge.
Resene colour expert Jackie Nicholls recommends working with sunshine yellows as an obvious way to evoke summer. “It can be as simple as adding an accent colour on part of a wall or in a corner of your space. You can change cushions and throws to suit the seasons, but the warmth of a good colour contrast remains.”
She suggests trying bronzed gold Resene Noosa for a sophisticated sunset shade, layered with a softer shade like Resene Buttermilk.
For a complex, sophisticated finish try adding notes of luxurious Resene Half Aubergine, the colour of sunripened grapes.
Beyond the borders
Looking to the climate and lifestyles of other countries can be another effective way to bring the warmth and easy living of summer into your spaces while opening up your colour palette options.
As well as vibrant Mediterranean blues like Resene Half Resolution or Resene Mariner, think about the deep, earthy reds and oranges reminiscent of places such as Morocco, with colours like Resene Moroccan Spice, Resene Mocha and Resene Cinnamon. Pair with acid-edged green Resene Bush or burnt ochre Resene Rusty Nail.
You could put a spicy spin on some of these exotic hues by working with the colours of a spice market from turmeric golds like Resene Fuel Yellow, to dry chilli red Resene Lusty and Resene Cumin, cooled off with refreshing Resene Rum Swizzle.
You might not think of these as classic “summer” shades but if by “summer” you’re looking for warmth mixed with relaxation and interest, then they are an interesting alternative to breezier shades.
Sun-baked terracotta shades are given a cool finish with soft charcoal blues and natural textures for a slightly more daring approach to coastal or summer style.
A nod to neutrals
If you are committed to keeping a neutral colour palette you can still add stormier or moodier nods to a summer look. Work with a deeper, edgier sandy off-white such as Resene Triple Parchment as your main shade, then add accents of a rich brown like Resene Caffeine and pale Resene Umber White. For added sunshine add a single accent of joyous Resene Ipanema.
Alternatively use a subtle sunset tone like pale peach Resene Sazerac as your neutral and layer with other beige-apricots for a warm glow. Try Resene Manhattan and Resene Whiskey Sour. For a similar look that leans more into pink-toned neutrals try Resene Cest La Vie with Resene Pearl Bush, Resene Alpaca and Resene Gold Coast.

I love the aniseed flavour and fragrance of both fennel and tarragon — they’re the perfect match with chicken and crème fraîche. Lovely with a bowl of cooked asparagus or green beans.
SERVES: 4
INGREDIENTS
• 1 tablespoon extra-virgin olive oil
• 150 grams streaky bacon, sliced into 2cm pieces
• 1 small brown onion, finely chopped
• 3 cloves garlic, crushed
• 2 teaspoons dried tarragon
• 1 large fennel bulb, stem trimmed, cut into wedges
• ¾ cup chicken stock (use a stock pot or cube)
• ¼ cup crème fraîche or sour cream
• 2 teaspoons grain mustard
• 1 teaspoon finely grated lemon zest
• sea salt and ground pepper
TO COOK
• 6–8 boneless, skin-off chicken thighs
METHOD
Preheat the oven to 170°C fan bake.
Heat the oil in a 28cm ovenproof frying pan. Add the bacon, onion, garlic and tarragon and cook for 8 minutes until lightly golden. Add the fennel and cook for 2 minutes.
Whisk the stock, crème fraîche, mustard and the lemon zest together then tip into the pan and season with salt and pepper.
TO COOK: Season the chicken thighs with salt and pepper and fold in half to make plump parcels. Nestle into the pan and spoon some sauce over each one.
Cook uncovered for 40–45 minutes or until the chicken is fully cooked, basting a couple of times during cooking.
