We’re lucky enough to live in a country where two-thirds of households in Aotearoa New Zealand (1,175,217 or 66%) own their home or hold it in a family trust. So how does our current recovering market compare with some of our major trading partners?
Australia is in good heart with increasing values, especially in Sydney, Brisbane Adelaide and Perth. China has been experiencing a gloomy period with sluggish growth and some high-profile developers going under. However, things are stabilising with 2025 predicted as looking better. The UK sees property prices returning to peak pandemic levels and the USA is in a steady and moderate phase within a consequential pre-election environment, the results of which could move the dial.

Kiwis shouldn’t expect a return to the good old days of cheap housing.
One of the key comments made by people concerned about the soaring cost of purchasing a house compared with incomes over the past three decades is that it is all a matter of supply. If more houses can be built, then the average ratio of house prices to income may return to near three, which existed up until the early 1990s. The ratio now is closer to seven.
But this is not entirely accurate. In fact, it is well off the mark. Only if land prices and construction costs fall or hold steady as incomes rise, will the measure return to previous levels.
To see why, consider the position of someone looking to buy a house. They can buy something already built or something new. Sometimes the former is cheaper, sometimes the latter. Let’s say we see a boom in new house construction – such as the rise from 13,500 consents issued for new dwellings in 2011 to 51,000 two years ago.
Could such a boom cause house prices to fall or hold steady? Did such a boom cause this to happen? No. Since 2011 the average house price in New Zealand has risen by about 130%, while the CPI has gone up 35% and average wages about 60%. Why?
Because construction costs have soared. One measure from the Capital Goods Price Index has exactly doubled since 2011. The cost of an existing house is going to be determined not just by the interplay of the number of buyers versus the number of sellers, but by how much it costs for the alternative – a new house.
Construction costs have risen strongly, and it is not just the costs for materials which are at fault.

Health and safety requirements have been strongly increased, consenting fees have risen, new standards have to be met for insulation and earthquake sustainability etc. Traffic management is a whole new cost to be borne on large sites.
Then there is the cost of land. People tend to want to live as close to their work as possible. But someone else is usually already there and encouraging them to leave so that some new townhouses can be built usually requires a high price.
Simply building more dwellings will not much change the cost of a dwelling compared with income unless land prices fall, materials costs decline, and the increased standards and rules introduced over the past few years are reversed. Land prices can fall but the retreats tend to be temporary. Materials costs are still creeping higher, according to the information I receive, and any watering down of construction standards and safety rules will only ever be minimal.
Tinkering at the edges with increased consent processing speeds, freeing up land on city outskirts, and allowing more intensification will help, but only at the margin. Higher house supply growth can help contain the premium buyers must pay over and above construction costs and restrain the margins earned by builders and others in the supply chain.
But unless construction costs retreat, we cannot reasonably expect much change in housing affordability. Going by the still large cost overruns being reported for most construction projects despite the economy having been in recession for almost two years, it seems reasonable to expect that once economic growth returns cost increases will worsen. In fact, consider what will happen to the costs of acquiring resources for residential construction once the surge in planned infrastructure projects starts.

We’re dreaming of a long, hot summer. Here’s how we’re gearing up for dining, drinking and relaxing this season.


Your home should be a safe harbour to come home to from a frantic day and recharge. It’s also a space you can open up for friends and family to come together, so both the dining space and outdoor area needs to be multi-functional.
If you’re thinking about a drinks party outside, a modular L-shaped outdoor sofa is an easy option (it’s also the ideal choice for a lazy Sunday afternoon with a book). When you’ve got friends over, you’ll need an outdoor coffee table within easy reach of the sofa, so guests can put their drinks on it and grab some finger food, while a mobile bar cart will boost your hosting credentials.
However, it’s important to factor in the durability of the pieces.

Freedom Furniture visual merchandiser Kate Young says, “Outdoor furniture is exposed to a lot of conditions so, you need to weigh up which materials will need maintenance over others and if you’re willing to put in that level of care.”
When it comes to having people over for dinner, outside or inside, you’re only limited by how many people you can get around your table and everyone is seated comfortably. Allow 30cm between chairs to enable people to get up easily. While we’re measuring up, a rectangular table with a depth of 90cm ensures you’ll have enough room for place settings as well as serving platters and bowls for the middle of the table. “You want people to feel welcome and comfortable,” says Kate. “They can sit on a garden wall with some chair pads or pull up an ottoman or pouffe. People should know there is a space for them.”
A generous rug that fits the table and all chairs will delineate the room and add a welcoming vibe. If you have the space in your dining area, a buffet is useful for extra dishes that don’t fit on the table. It can also become an impromptu bar and even a dessert station. Kate says, “Entertaining should be fun, incorporating colour and texture is a great way to set a vibe, especially in summer. Play around with a textured vessel and glassware or a cool statement salad bowl.”
Prep Talk
• Invite the number of people your space can accommodate and make sure there’s enough seating. Stools, ottomans, beanbags and floor cushions, which can be used indoors and outdoors, are always handy.
• Never underestimate the power of lighting. Inside, this means flattering light from table lamps and outside, flickering candles in hurricane lights will add ambience. Or create an entertaining party atmosphere in your garden with strings of fairy lights or festoon garden lights.
• Changing your cushion covers each season is an easy way to freshen up the look of your outdoor room.
• A new tablecloth and a colourful water carafe and tumblers are also affordable ways to switch up your look.

We may be going about our daily life on two little islands at the bottom of the world, but as a rule, Kiwis are remarkably curious about what’s going on out there in the big wide world.
We’re inveterate travellers – 58% of us plan on travelling overseas in the next 12 months. This is just how we roll. Probably the only thing that outstrips our exceptional interest in the world “out there’ is our passionate love affair with the local residential property market. We are lucky enough to live in a country where two-thirds of households in Aotearoa New Zealand (1,175,217 or 66.0 percent) own their home or hold it in a family trust. So how does our current market compare with some of our major trading partners? Let’s take a look:
Australia is our nearest neighbour and although only a three-hour flight and with much in common on and off the sports fields, their real estate market operates quite differently. Interest rates are a federal matter, but each state has a real estate market impacted by local factors and their own regulations. Overall, the Australian market has been enjoying significant growth and development with transactions up 10% and record highs for sales in Sydney, Brisbane, Adelaide and Perth in particular. The upward trajectory is expected to continue with banks predicting 5 – 6% growth.
China has been a combination of boom and bust with current indicators not as rosy as Australia. The word on the street is that the sector is sinking with slumps being seen in values which not only threaten household wealth but also will have an impact on the growth of the Chinese economy. Some major property developers have gone under with the government rolling out measures to stabilise the market and mitigate the risk of a downward spiral. Things are expected to stabilise in 2025, but the commentary is that their market will be subdued for a few more years to come.
The UK has seen property sales return to peak pandemic levels with annual house price inflation at 1%. Sales are at their highest levels since 2020 and ensuing pandemic boom with first home buyers representing 36% of all sales - the most active segment. Lenders have been competing with one another for the business with borrowing rates at their lowest in 2 years although talk of the Labour Government bringing in a Capital Gain Tax has landlords skittish. They are selling up in record numbers with figures showing that in September 18% of homes on the market had previously been rented – the highest figure since 2010.
Last but by no means least, realtors in the USA expect a steady and moderate pace of growth for residential home prices. Mortgage rates are rising, and the market responds accordingly.

With a decrease in prices some welcome activity is the result and buyer demand increased by 20% in their high season of June/July 2024. Nationwide there have been 16% more houses for sale than in 2023. Properties are selling for 96.8% of their asking price and values are also returning to pre pandemic levels. What impact the coming elections will have on residential real estate is anyone’s guess – particularly if their new president is a property developer!
So, how does all this compare with what we are experiencing here at home? After bottoming out in May 2023, real estate prices have now increased by 2.42%. Forecasted to grow by an annual rate of 4.33% from 2024 – 2029, the residential property market is currently experiencing a surge in demand again from overseas buyers. Although prices are easing here the RBNZ is still saying that buying a home 'remains relatively unfavourable compared with long-term averages'.
We may be small, but in terms of our residential real estate market, all the indicators from interest rates, economy and availability of stock point in a much more favourable direction.

Replacing an old linear pool and creating improved indoor-outdoor flow didn’t come without its challenges for the Zones® Central Auckland landscaping team.

How to grow raspberries in New Zealand

Raspberries need very little room and grow easily up any vertical support.
The sweet yet tart flavour of raspberries makes them a delicious and versatile berry, whether you’re baking or eating them fresh. But another great benefit you may not know is that raspberries are also easy to plant and grow. So, with the right approach and conditions in your garden, you could be able to pick an abundance of berries each season.
When to plant raspberries
Raspberry plants do not like hot summer temperatures or the tropics, which makes winter the best time to plant them. This is also when nurseries and online companies sell virus-free single canes. As a starting point, look for bare-rooted raspberry canes that are about 20–30cm tall.
Types of raspberries
Raspberries are grouped into two classes. The summer-fruiting varieties, also known as flora canes, grow to a height of 1.5–2m. They produce high yields of fruit on canes that grew the year before. A couple of the more popular summer-fruiting varieties are ‘Nootka’ and ‘Willamette’, which fruit from late November to early January.
Autumn-fruiting raspberry plants, or primo canes, produce their berries on top of their current season’s canes and are usually shorter in growth. ‘Heritage’, which bears fruit from March to mid-April, and ‘Autumn Bliss’ with its pleasant, mild flavour, are favourites among this group.
How to plant raspberries
Bare-rooted raspberry canes are best planted in rows that run north to south so the entire plant is exposed to the sun during the day. Well-drained soil is essential as plants do not tolerate wet feet. If necessary, build a raised bed and dig in plenty of organic compost.
Plant them 1m apart into a hole that has been dug over two months earlier with manure, compost and a handful of complete fertiliser. You can also add these in late winter if the ground has not yet been prepared.
Each plant will send up numerous new canes in its first year. These reach about 1.5m tall and need the support of a post and wire structure, trellis or fence to tie the canes to. Run two lengths of wire, the lower at 1m and the higher at 1.4m above the ground for perfect support.


Do raspberries grow better in pots or ground?
Raspberries are usually grown at the back of the veggie garden in a sunny spot, but they also look great growing up on a post or as a hedge dividing garden beds.
If you want to grow raspberries in pots, look for smaller varieties that only grow to about 1m high. You could also ask your local nursery or an online nursery what varieties are suited to pots.
When planting raspberries in pots, choose one that gives it plenty of space to spread out – both the canes and roots will appreciate the space. Then, just follow similar care guidelines to those for raspberries planted in the ground.
How to maintain and take care of raspberry plants
• Sprinkle lightly with a complete fertiliser of nitrogen, phosphorus and potassium (N:P:K) with a ratio of 12:5:15 in early spring.
• Water well twice a week in the growing and fruiting period from October to March.
• Remove weeds regularly to reduce competition for water and nutrients.
• Use netting to protect the fruit from birds.
• Replace plants every 8–10 years.
• Old flora canes die after fruiting, so cut all dead canes out during winter.
• Prune all primo canes to ground level as soon as the leaves fall in winter.
• Spray for fungus diseases in winter with a Bordeaux spray or copper oxychloride. Mulch plants well in winter months with compost and manure.

Here are some quick and simple ways to set your outdoor areas up for summer.
Freshen up the furniture
If you have outdoor seating, tables or even a BBQ bench, planters or a shed, give them all a once over. Check for areas that might need repairs to make them safe to use.
Give them a wash down, to remove flaking paint and any moss, mould or mildew.
If some of your furniture is looking a bit tired, a fresh paint, or, for wooden furniture, stain is a cost-effective and quick way to bring it back to life – and maybe get a season or two more from it before it needs replacing.
If you’re staining wooden furniture and planters, experiment with different shades instead of just the natural wood colour.
Darker stains like Resene Woodsman Treehouse or Resene Woodsman Banjul look dramatic and modern with bright coloured cushions and throws.
Using a darker shade on planters and fences also makes them recede so the focus is on your beautiful flowers, vegetables and shrubs.
Think about how you might be using the space over the warmer months. Will you need different types of seating?
Do you need flexible options that can easily be stored until you have larger groups to entertain? Do you have enough tables? Where should you position your furniture to get the most sun or shelter from the breeze?
What mood do you want to create? Maybe it’s a tropical retreat or a coastal escape. Having a theme or mood in mind helps keep your space cohesive.
Once you have a plan, you can start to create use areas within your garden just as you might inside. Painted recycled doors, or wooden screens, even concrete blocks can be repurposed as dividers, or shelters to give you a secluded relaxation or eating area, that’s separated from the kids’ play area or the tool shed.


For a less solid option, train climbing plants such as sweet peas or even beans to grow up wires to create a living screen.
Add layers of colour and texture, just as you would in an indoor sitting area – as well as lots of plants and flowers.
Using a similar or the same Resene colour palettes as you’ve used inside helps create that indooroutdoor flow everybody’s aiming for. It could be a good way of using up leftover paint from your indoor makeover.
Repaint your front door
One way to give your home an instant update, and improve your curbkerb appeal is to paint your front door. Embrace the trend for vivid statement doors by choosing a bold colour like the gold Resene Mandalay or Resene Mexican Red.
If that doesn’t appeal, think about painting your door a bolder or lighter shade of your exterior colour. For example, if your exterior is a neutral beige such as Resene Quarter Napa, try Resene Double Napa on your front door. Paint your door frame and any surrounding porch trim in the grey-white Resene Sea Fog for a fresh, light touch.
Fresh foliage, inexpensive furniture and a lick of paint can do wonders for an outdoor area.
A bright splash of colour on this exterior door gives the whole house a lift.
To make your door stand out – and cope with wear and tear – think about using paint with a gloss or semi-gloss finish, such as Resene Enamacryl (gloss) or Resene Lustacryl (semi-gloss). And for added drama to your entrance, add two painted pots with large trees on either side of the door.
To extend the makeover you could also paint porch steps and surrounding pathways. To keep family and visitors safe, paint on Resene Non-Skid Deck & Path for a non-slip finish.
Add lighting
Outdoor, solar power fairy lights are a quick way to make everything look more glamorous when the sun goes down! Wrap them around your trees, or through your grapevine. Hang them from your fence or pergola, or simply tangle them up inside a glass vase for a pretty outdoor table lamp.
Hurricane lanterns or tealights floating in a large platter or birdbath, are other simple, fast and effective ideas for outdoor lighting.
Wash up
Give your home exterior its annual wash to remove moss, mould or mildew as well as any salt residue if you’re anywhere near the sea. If you wash the exterior regularly you should be able to get away without blasting, which can damage weatherboards, and go for a garden hose with a broom for scrubbing with Resene Paint Prep & Housewash.
Treat areas of mould with Resene Moss & Mould Killer.
A wash and scrub can also do wonders to remove winter’s mouldy residue on brick walls or concrete driveways and paths. Or spray on Resene Deep Clean and leave it and nature to clean your surfaces.
Add art
Decorating the walls and surfaces of your outdoor space is an effective way to give it a new lease of life and add some of your personality to your garden. Find cheap ceramic or concrete tiles and have a go at painting your own designs to dot around the garden using Resene testpots. It can be a fun activity to do with your kids too.

A fresh approach to decorating and seating have made this a unique and appealing outdoor retreat area.
If you have a long stretch of wooden fence, add some artistic shapes to it – e.g. the shape of large leaves in a contrasting colour. Go for something geometric you can mask up if you don’t trust your freehand skills or try something abstract with different colours that showcases the shades of your garden.
Or simply hang a beautiful piece of art on the fence or exterior wall of your home. A search around local markets, garden centres and art studios should yield something you love that is weatherproofed and suited to outside.
Mirrors can be another fun way to add life to your garden. They’ll throw light around nicely and can make smaller gardens seem larger.
Put some thought into where you place them, so they don’t bounce the glare right at where you’re planning to sit and relax.
Look for opportunities to add more colour in the future – with fresh touches of colour on furniture, planters and landscaping features.

INGREDIENTS
• 1 packet Marcel’s blinis
• 2 Aoraki Salmon Spreads 180g (Zingy or Zesty)
• 2 Aoraki Cold Smoked Salmon Slices 180g
• Micro greens to garnish
METHOD
Arrange the blini on a platter and spread each one with the salmon spread.
Cut the salmon slices into quarters then pleat each one and place on top of the blini followed by the micro greens for garnish.
Serve immediately.

• fresh lime juice to dip the glass rim, plus 15ml for the cocktail
• salt to dip the glass rim, plus a pinch for the cocktail
• 60ml Patrón Silver Tequila
• 90ml grapefruit soda
• grapefruit slice, to garnish
METHOD
Chill a highball glass, then dip the rim in lime juice, followed by salt.
Add your ice, tequila, grapefruit soda, 15ml measure of lime juice and pinch of salt. Stir to combine, then garnish with the grapefruit slice.
