It’s best to forget the housing market of the ‘80s and ‘90s.
During the week someone asked me why the NZ dollar is so high against the Australian dollar and not sitting in the low-80 cent range which they recall from earlier years. At around 91.5 cents at the moment our currency certainly seems to be on the strong side. But it depends on your frame of reference.
For those of us who have been around actively looking at these types of things since the currency was floated in March 1985 it is true that we have seen some low levels such as 73 cents in 2011, 76 cents in 2000, and 71 cents in 1992. The exchange rate in fact averaged 82 cents from 1985 through to 2013.
But since then it has averaged just over 93 cents with a peak very briefly above parity early in 2020. Which frame of reference is most relevant? The latter I would suggest and the same applies in other areas as well.
Recently the one-year fixed mortgage rate commonly offered by lenders sat around 7.4%. This helped cause recession in the New Zealand economy and widespread pain for many people. But for those of us who bought our first houses in the 1980s the idea of a mortgage rate below 10% was a fantasy.
But back then and up until the very early 1990s house prices averaged three times income whereas now the ratio is typically 7-9. Thinking about the 1980s and 1990s is not relevant to interpreting the true impact of interest rate levels these days.
Why has the average house price to income changed so much?
Many reasons are present including falling inflation from 1992 bringing lower interest which allowed people to bid more for houses at auctions etc. The lower borrowing costs have been factored into house prices.
Construction costs are much higher than they used to be with extra costs imposed by councils, tighter and much more expensive health and safety requirements, and more highly specified houses than in the past. That is, things like inside toilets and more than one of them, extra insulation, extra seismic strengthening and so on.
No new cities like Dunedin, Christchurch, Wellington and Auckland have been created in the past three decades. People keep trying to cram into the same old locations and that has pushed land prices up sharply.
Housing has also become a retirement investment asset encouraged by an ability of investors to borrow and gear up their investment which is not available for other assets like shares. A whole industry has sprung up aimed at educating people about residential property investment and helping people to build a portfolio. This industry did not exist in any noticeable way before the 1990s.
The migration rules were changed in the late-1980s and that has brought a lot more foreigners into the country for whom extra houses have been needed.
Increased demand without the same increase in supply has helped push prices higher.
People are also living longer than before and that means fewer older houses being naturally placed on the market for purchase than before.
Looking forward, is it likely that the ratio of house prices to income having climbed from three to eight or so now goes to 12? No. The structural decline in interest rates to reflect lower inflation and higher debt has ended. The government is imposing policies allowing greater housing density (townhouses) and forcing councils to make more development land available. House construction now runs at higher average annual levels than before.
But as noted above, a permanent pullback to a ratio of three is not going to happen.

1. Plenty of natural light
Lighting is very important in feng shui as it is one of the strongest manifestations of energy. Natural light promotes a positive flow, so keep curtains and blinds open throughout the day and use lamps to fill dark spaces.
Candles are great for creating a calm and sensual energy in the bedroom. Good quality air is also important, so open windows to allow fresh air to flow throughout the house.
2. Creating space and minimise clutter
The kitchen is the centre of good feng shui. It’s vital to create balance here because all five elements of feng shui are present in one room – fire (oven), water (sink), metal (appliances), wood (cabinetry) and earth (food).
Ideally, stoves should not be backed against the wall; install yours on an island instead. Use each burner on your stovetop evenly and avoid having your sink and stove directly across from one another as water and fire elements repel each other.
The main entrance to your home is the entry point for all energy, so you want it to be welcoming to encourage a positive flow to other parts of the house. At the front door, create an inviting area with a side table and lamp, a vase full of flowers or even a vibrant rug.
When arranging your living room furniture, try to create a warm and inviting environment for conversation by placing your couch and tables in a circle.
Add mirrors and plants to help the energy bounce around all corners of the room. Avoid sharp edges, which promote a negative energy.
In the bedroom, you want to feel relaxed. Do this by keeping clutter to a bare minimum and above all, no TV’s.
3. Promote balance with colour
Colours are another important way of encouraging positive energy throughout your space, but red is quite an auspicious colour as it represents prosperity. But before you paint everything red, remember that feng shui is all about balance; too much red brings chaos, but just the right amount can appropriately dial up the energy.
Green encourages wealth, so consider painting your front door in either of these colours. Yellow is perfect for the kitchen as it encourages a high energy flow at the heart of your home.
4. Ditch the old and ensure everything functions well
Make sure everything in your home is running properly and efficiently. Fix anything that is broken and throw out anything beyond repair. Drains are thought to be where negative energy leaves the home, so you’ll want to ensure yours are unclogged at all times.
If you have a piece of exercise equipment that continues to take up space and gather dust, consider that it may be contributing to the stagnant energy of your home, even if it is just in your garage.
Remove any unnecessary clutter –have only what you need and want; don’t hoard old treasures that don’t add value to your life or no longer hold any significance to you.
5. Consider your furniture placement
Where furniture is placed in the home is vital for ensuring a good energy flow. So here are two pro tips to help you figure out where to place everything:
1. Your desk should face the door of your office
2. In the bedroom there should be room to walk around either side of your bed and bedside tables should be placed on either side
3. Mirrors should not face your bed or the main door
6. Add a good luck charms
Fish are considered a symbol of prosperity, so welcome a goldfish into your home (preferably in your living room rather than your bedroom or bathroom). If you want to take it one step further, you can get a multiple of three fish which brings good luck, or two fish if one is black, to represent the balance of yin and yang.
Houseplants will also promote good energy. Plants have also been proven to improve health and wellbeing and in the context of feng shui, are always a positive addition to your home so long as they are healthy. The peace lily, jade plant, and money tree plant are all considered to be very lucky forms of foliage to have in your space.

Croque monsieur croissant bread and butter pudding

SERVES: 6
INGREDIENTS
• 6 large or 8 mini croissants
• 1 cup grated Gruyère
• 150 grams sliced ham
• 300ml whole milk
• 300ml cream
• 3 large eggs
• 2 large egg yolks
• 1 clove garlic, crushed
• ¼ teaspoon chilli flakes
• 1 tablespoon seed mustard
• 2 teaspoons Dijon mustard, plus extra to serve
• Sea salt and black pepper
EQUIPMENT
• 1.25-litre capacity ovenproof baking dish
METHOD
Tear each croissant in half, then arrange two-thirds of the pieces in the baking dish. Scatter over three-quarters of the Gruyère and tuck in all the ham, then arrange the rest of the croissants on top.
Whisk together the milk, cream, eggs, yolks, garlic, chilli flakes and the mustards, then season well with salt and pepper. Slowly pour the mixture evenly over the croissants, then cover and refrigerate for an hour or overnight.
Preheat the oven to 160°C fan bake.
Scatter over the remaining cheese and bake the pudding for 45-50 minutes until golden and set. Cover with tinfoil for the last 15 minutes if croissants are browning too fast. Rest for 5 minutes then serve with a good dollop of mustard.

Preparing your house for sale

That old saying that you’ll never get a second chance to make a first impression must have been coined by a real estate agent!
As we head into the spring season, we’ll be discussing with homeowners the best ways to prepare for selling. Different actions will be needed for each of you but there are key points that everyone should consider in the run up to launch day.
Now more than ever, you need your property to stand out because in the current market competition is fierce with your home up against numerous others. Making sure you maximise every touch point for your upcoming campaign is vital. It’s all about enhancing every sensory element to attract as many prospective buyers as you can. We want your home to look, feel (and smell!) good whether your target market is discovering it online, walking through an open home, or even driving past it as a way of deciding if they are coming in.
Here are my top tips for preparing your home for sale:
1. Put yourself in your buyer’s shoes.
This is an excellent way to capture a sense of how your home looks to someone coming to see it for the first time. Stand at the street and walk up the path, drive, or right of way and clock the downsides. Do trees need trimming, lawns need mowing, flower beds need weeding? If you’re the absentee landlord of a rental property, ask your agent or the property manager to send you photos to help you make decisions on the outdoor actions required.
2. Attend to the outstanding fix-it jobs.
Check sticky doors and windows, touch up paint work and tile grouting, make sure all the lights, power points and relevant appliances are in working order. There are companies who will come and do all the maintenance jobs needed – consider it an essential cost-of-sale investment.
3. Get rid of the clutter.
Run an analytical eye around each room and make a judgement call on what needs to be packed away until you move. If you have kids, it’s tough asking them to stack and stow but the visual impact of a clean, minimalist look is twofold: it makes rooms look much more spacious and the resulting aesthetics are appealing for buyers who will be picturing themselves living in your spaces.
4. Pay attention to style.
If interior design isn’t your jam, consider getting a stylist to consult with and advise you on how to showcase the interior to best effect. You may even opt to remove some unneeded pieces and temporarily hire some furniture and objects to “look the part”. An empty house can seem sterile and uninviting so if you or your tenants have already moved on, a home staging company is a game changer. They arrive with a team of experts and a van load of furniture, and within hours your home (and sometimes alfresco zones) will be boasting tastefully dressed rooms with appropriately proportioned furniture and carefully curated homewares.
It’s about accentuating the positives and eliminating the negatives so before you give your agent the keys, step back and take a long hard look at what needs immediate attention. Be well prepared and don’t have regrets about all that you omitted to get done prior to marketing your home. We want your property to stand out and shine. Investment now in these critical elements will pay dividends in busier open homes, not to mention in results in the auction room and when your buyers come to sign that all-important sale and purchase agreement.
Loan Market Lending Update
KEY DEVELOPMENTS:
1. Loan Rate Adjustments:
Most of the banks adjusted their rates in response to the US Federal Reserve's recent rate cut. However, we see these discounted further by lenders behind the scene to remain competitive. The 12 month pricing continues to be a popular choice with many as its significantly lower by 45-60 points when compared to the 6-month rate.
2. Economic Indicators:
The latest CPI data reveals a 0.2% decline in GDP for the June quarter. While this may seem modest, with a population growth of 2%, it translates to a 2.7% drop in GDP per capita—matching the sharpest decline seen during the 2008 recession. This signals further economic weakness, and with mounting pressure on the Reserve Bank of New Zealand (RBNZ), there’s growing anticipation that the next Official Cash Rate (OCR) could be a 50 points cut as opposed to 25.
3. Outlook for Mortgage Rates:
Given the economic conditions and potential OCR reductions, mortgage rates are expected to decline further. While the precise timing remains uncertain, borrowers can likely expect rates to fall sooner rather than later and those about to refix in the next week are likely to wait until after the 9th October OCR announcement.
Most appear to be waiting for further cuts before fixing their mortgages especially with the OCR announcement due 9th October. With a difference of 45 to 60 points between the 6 month and 12 month pricing, waiting for further cuts can be tempting. So it's important to consider your individual financial position and risk tolerance when deciding whether to fix now or wait for future rate cuts.
A mandarin tree may not be a short term project, but if you can put in the work and nurture it for the years required to grow strong, it’ll be so rewarding.
Mandarin trees grow easily from seed, but a seedgrown tree can take several years to be large and mature enough to produce fruit so you have to be a patient person!
While not every type of mandarin comes true from seed (that is has fruit that’s the same as the parent) the Emperor variety does come true and crops relatively quickly. Most citrus, including mandarins, are grafted or budded onto disease-resistant two-yearold rootstock. Grafted plants should fruit within two years of purchase.
If you’re keen and have the time to grow mandarin from seed, these are the steps that will help you achieve your fruitful dreams.
1. Save the seed from your mandarin
Keep a few seeds from a large, juicy mandarin. Gently wash the seed clean, allow it to dry on a paper towel and then sow the seed or store it. Fresh seed is more viable (that is more likely to grow) than older seed. Seeds are best planted in spring or early summer. If the seed has to be stored, keep it in a labelled envelop in an airtight container.
2. Sow the mandarin seed
Sow the seed into a container filled with seed-raising mix (available in bags from garden centres or hardware stores). Seeds can be sown in a small (10cm) pot with one seed per pot. Moisten the mix before sowing the seed then gently push the seed about 5mm deep into the mix and cover it over. After sowing, water the pots with a seaweed solution (follow application rates on the container).
3. Keep the mandarin pot warm
Keep the pots warm either in a glasshouse or place them in a foam box covered with a sheet of glass or plastic to form a mini glasshouse. Make sure you also keep the box in a warm well-lit spot but not in direct sunlight.
4. Keep the mandarin mix moist
Mist the seed-raising mix so it doesn’t dry out (it should be moist but not soaked). Water gently using a rose attachment on a watering can or hose once the shoot appears. Germination normally takes around seven to 10 days.
5. Allow the mandarin plant to grow
When the seedling is about 5cm high, water with a dilute liquid plant food. Repeat the fertiliser application every 14 days during the warmer months of the year (follow directions on container). At this stage, if the weather is warm, the pot can be moved into a sheltered but sunny spot. Outside it will need extra water as it will dry out more quickly than in the sheltered glasshouse.
6. Protect the mandarin tree from pests
Snails and slugs may attack seedlings. Protect the little plants with a few pellets of iron-based snail and slug bait. Check the leaves for other pests including aphids and caterpillars. Squash any that are found.
7. Repot the mandarin tree
When the seedling is about 10-15cm high with a welldeveloped root system it is ready to go into a larger container (15cm diameter) with fresh potting mix. Continue to repot into larger containers as the plant grows and its roots begin to fill each new pot.
8. Plant the mandarin tree in the garden
After about two years of growth, the seedling should be a robust shrub, which can then survive in the garden. If in doubt, continue to grow it in a container until it is around 30cm high or larger.
9. Mandarin fruit production
Seed-grown mandarins may take four to seven years to flower and fruit. Young trees with weak branches should be discouraged from fruiting by removing flowers and tiny fruit. Flowering occurs in spring with fruit forming in summer and later ripening in early autumn.

Texture is a vital part of any complete and cohesive interior design.
While textured surfaces and effects such as plasterwork, limewashing, natural wood, raw textiles and concrete staining have become popular ways to introduce variation in finish, it’s not all about touch. Visual texture is just as important, which is where shimmer and shine has an important part to play.
Adding a touch of metallic or another gleaming surface need not mean all-out bling and over-thetop ornate finishes (though it can, if that’s your cup of tea), it can mean a simple note of burnished sheen that reflects enough light to break up a monochrome colour palette or add a hint of luxury and glamour.
These softly burnished notes are also a beautiful way to honour, or re-create, a sense of ‘wear and care’ in your surfaces. Polished surfaces that speak to plenty of use, our current love of upcycling and repurposing favourite furniture pieces and the increasingly popular Japanese wabi sabi concept of honouring impermanence and imperfections.
Working with shimmer
When it comes to experimenting with notes of shimmer and shine, Resene colour expert Amy Watkins suggests starting by considering how much light is available in your room, both natural and artificial, and let that guide the products and levels of shine you work with in that space.
“When any light hits a metallic or shiny surface, it is going to intensify. So, if you have bright open space you might want to choose a subtler shine product such as Resene FX Pearl Shimmer which offers a subtle, shimmering glazed finish.
Top tip: Resene FX Pearl Shimmer can be used over any paint colour to create a pearlescent effect. The effect will be more subtle over lighter colours.
“By comparison, in a darker hallway you could go for a bolder shine finish by painting the walls with Resene FX Metallic paint or one of the wallpapers from the Resene FX Metallic Wallpaper Collection.”
Amy suggests trying a metallic colour like Resene Burnished Orange for a warm copperised and subtle metallic finish that works well as a highlight with deep Resene Warmed Brown or dark charcoal Resene Fuscous Grey for autumnal cosiness.
“When mixing different textures with a shimmer look it’s important that the undertones of the colours relate. If you want to use a shade like Resene Burnished Orange in a room, look for textures that have a brown or slight terracotta undertone so it will complement the metallic feature,” Amy says.
Resene colour expert Meryl Southey says it’s also important to consider what ambiance you want your finished room to have before committing to a gloss or metallic scheme.
“Silver, for example, is an achromatic colour, so when paired with other achromatic colours such as black or white, it will create a sleek, elegant interior.
"A mix of flat finishes with metallic and gloss touches adds depth and visual interest."

Try a soft approach with shimmering grey Resene The Ritz paired with a charcoal such as Resene Night Magic and Resene Quarter White Pointer.”
The best advice for experimenting with shiny or metallic surfaces in your space is to treat them as highlights, at least initially, to make sure they don’t overpower the room, Amy says.
“Usually with a shimmer feature, it is just a feature. That means one or two elements of a room can have this shimmer effect with the rest of the space going to a regular paint finish, wallpaper or stained timber.”
Go for gloss
Opting for a glossy finish to painted surfaces is another excellent way to play with touches of shimmer in your room. Upcycling a decor piece such as a vase, a chest of drawers, side table or an ornate picture frame can often be enough to reflect light and make the items pop, particularly in a monochrome room or when using a palette of layered, tonally similar neutrals.
Try a decor feature or door frames and trim in Resene Enamacryl or Resene Super Gloss tinted to Resene Sea Fog for a high-shine and durable finish, against walls in Resene SpaceCote Flat or Resene SpaceCote Low Sheen tinted to Resene Alabaster for a white-onwhite finish that is sophisticated and glamorous.
Typically, lighter colours will have a higher Light Reflectance Value (LRV) than darker colours, which will also have an impact on the level of shine in your end result. You can find the LRV of Resene colours on Resene colour charts or in the online Resene colour library, www. resene.com/colour.
This doesn’t mean dark colours won’t give you enough shimmer in a gloss finish, it may just be more subtle. This can be a really effective way to break up darker monochrome spaces for the eye. For example, try walls in deep violet blue Resene Lucky Point in a low sheen finish for a luxurious suedelike finish then add a headboard or chest of drawers in a high-sheen version of the same shade. Add a splash of rich, orange-red Resene Lusty in a high gloss light fitting or picture frame for extra drama.
Top tip: Paints that are higher gloss are usually easier to clean that lower sheen paints, but they will more clearly show up any surface imperfections. Gloss levels will also change depending on the angle they’re viewed from as well as light levels.
Look down
Floors can be a good place to experiment with some shimmer and burnishing. Get creative with a painted floor using Resene Walkon tinted to your favourite shade. This satin finish of this product means you get a subtle gleam with a reduced risk of slipping. Use two colours to create a faux-tiled look or go for a block colour that offers dramatic contrast to your walls.
To get a beautiful, burnished gloss from your wood floors, stain them with golden tones of Resene Colorwood Natural, Resene Colorwood Dark Rimu or Resene Colorwood Oregon - depending on the wood type and natural colours of your floor. Spicy kimchi and gochujang udon noodles

SERVES: 2
INGREDIENTS
• 350 grams fresh udon noodles
• 1 teaspoon sesame oil
• 2 tablespoons butter
• 1 cup kimchi, finely chopped
• 2 tablespoons gochujang (Korean red pepper paste)
• 2 tablespoons grated fresh ginger
• 2 cloves garlic, crushed
• 2 teaspoons each soy sauce and runny honey
• ½ teaspoon each ground Szechuan pepper and sesame oil
• ¾ cup chicken stock (use a stock pot or stock cube)
• ¼ cup roughly chopped roasted peanuts
• 4 spring onions, white and pale green parts, thinly sliced
• 2 tablespoons toasted white sesame seeds
• small bunch coriander, finely chopped
METHOD
Cook the noodles according to the packet instructions then drain and toss with the sesame oil to stop them sticking together.
Heat the butter in a large frying pan and add the kimchi and the gochujang. Cook over a medium-high heat for about 3 minutes until the kimchi starts to look a little caramelised. Stir in the ginger, garlic, soy, honey, Szechuan pepper and the sesame oil and cook for 2 minutes until fragrant. Add the stock and let it bubble up until the sauce looks glossy and reduced a little. It shouldn’t be a thin sauce.
Add the noodles and all the peanuts along with half each of the spring onions, sesame seeds and the coriander. Gently toss together using tongs, keeping the noodles in long strands.
Divide between warm bowls and sprinkle over the remaining sesame seeds and coriander. Serve the remaining spring onions alongside.
