It’s likely households will be spending less for the rest of 2024.
Every three months I run a survey of investors, which provides insight into where people are placing their spare funds. One of the key things to come out of the survey these past three years has been that people don’t chop and change their asset preferences all that much.
Plenty of people note that although they have concerns about things like geo-politics and recessions, their investment horizon is many years ahead, not just the next two. However, the surveys, which are sponsored by Sharesies, have been useful in identifying some areas where the trend in some asset preferences is up or down.
On average for the past three years a net 11% of respondents said that they will be placing more funds into residential property. That is where the measure stood both one and two years ago. But now a record low 4% say they will buy more property. This downward shift is consistent with results from my other surveys showing a decrease in investor preference for providing rental accommodation.
Similarly, on average a net 10% of investors have said that they will invest more in commercial property. But that measure now sits also at a record low of 5%. The recession has crimped tenant demand for premises, high interest rates have driven costs upward alongside insurance and rates, and there is a global downward shift underway in valuations of office buildings and many retail premises.
Do these trends mean property is a no-go area now? Definitely not. Property markets go through cycles and those cycles are often tied to the interest rates cycle.
Once borrowing costs fall away, it is likely that net demand for property will go back up.
Assisting this demand will be spare funds which investors are building up in their bank accounts currently earning good yields. On average these past three years a net 14% of my survey respondents have said they will place more funds in savings accounts. Now a net 23% are saying that.
This is interesting because at the same time as people with investable funds are growing their bank balances, households and businesses on average may be reducing theirs. The general consensus in Australia is that extra savings built up during the pandemic have now been used up and in the United States research suggests those extra balances ran out two months ago.
I’m assuming that we’ve probably reached the same point in New Zealand and that is one of the reasons why our retail spending through 2024 will remain so weak.
Other reasons include high borrowing costs, falling house construction (less need for furniture, carpet etc), and ending of the pandemic binge when we bought a lot of stuff we might normally be replacing now.
Back on investing matters: when I ask people what they are most concerned about the top ranking currently is being given to geopolitics followed by high interest rates and then returns on their assets. Just over a year ago geopolitics ranked fifth, with top spots going to inflation, recession, then high interest rates.
Of note this time around was the 4% of investors saying they are concerned about interest rates going down, as compared with the 20% concerned about rates being high. Plenty of people are secretly happy that interest rates are high and maybe these are the people filling good restaurants throughout the week at a time when parts of the hospitality sector servicing less well-off and undoubtedly younger people are suffering.
Whether you’re looking to sell now or later down the track, it pays to keep your home up-to-date.
If you own a property, chances are you’re hoping it will one day be worth more than you paid for it.
While much about a property’s value relies on location, population growth, infrastructure and the mercy of a fluctuating market, many aspects within your control can make it more attractive to buyers and increase your home’s value.
Often the smallest changes have the biggest impact, so don’t feel as though you have to undertake a fullscale renovation to make a return. When renovating for profit it’s essential to avoid overcapitalising.
Here, we run through ten affordable tasks you can do to make your home more appealing to buyers as well as increase its value.
1. Give your home a new coat of paint
A new coat of paint is the easiest and most cost-effective way to refresh the look of your home while boosting value. Decide whether you want to redo the whole house, focus on a couple of rooms, or perhaps a feature wall.
Painting the exterior of your home in a trending colour is a great way to catch the attention of potential buyers. This will add both street and market appeal, and add value to the property. Look for inspiration in Your Home and Garden and social media and consider which new colour would best suit your home and surroundings. 2. Increase storage space
Unless you’re converting to hardcore minimalism, zero storage space will be a massive shortfall for potential buyers.
Think open shelves in the kitchen, bathroom and laundry, Additionally, installing hooks on the back of doors is another simple convenience that’s often overlooked.
3. Improve the outdoor area
An outdoor space is perfect for entertaining and will increase the desirability of your home.
While shade and shelter are essential, fire pits have also become a popular addition to many backyards.
4. Install a heat pump and make sure appliances are up-to-date
Ensuring the home is warm and dry throughout the year will help add value to your home.

5. Consider simple swaps
It’s possible to create a whole new bathroom look without renovating. Small, but modern updates (such as replacing handles and tapware) are simple ways to elevate the appearance of this room.
If tiles look old or grubby, consider a flick of paint. Replacing an older vanity would also make a remarkable difference to the feel of the room.
How your home looks from the street influences desirability. Adding a fence can be expensive but won’t necessarily increase the value of your home. However, it would be worth fixing and painting any existing fences around the property. Additionally, replacing or painting your front door a different colour will boost your curb aesthetic for little cost.
Stage it right
Don’t underestimate the results on buyers of making your home look as though it’s ready to move into – new fresh pillows and linen on beds, clutter-free cupboards and surfaces and all rooms sparkling clean and ready to go won’t put off those not willing to exert themselves towards a makeover as soon as they move in
Essentially, staging your home for sale is all about selling the idea of life there to prospective buyers. Perhaps people can look past a little dodgy paintwork and a few easy fixes, but if you do the work for them, they’ll focus instead on the possibilities of a life to be enjoyed in your home.
8. Build a granny flat
It’s becoming more common for generations of families to live together and split the cost of living.
If you have space, adding a granny flat to your property can increase the overall value as long as it’s done right. They’re also a great way to generate an income to help pay off that mortgage.
9. Décor and interior design
Adding things like cushions, rugs and throws can make a big difference to the look and feel of your home. Update lampshades and consider some artwork.
If you are selling your home, potential buyers need to be able to see the space as somewhere they could potentially live.
10. Walk through with a real estate agent
Much like styling, inviting a local real estate agent into your home can help to define exactly what will and won’t add enough value to make it worth doing.
Walk through the property with the agent and ask them exactly what they would recommend. They see things through the eyes of a buyer and can make recommendations about finishes, how to add privacy, walls to remove, areas to upgrade and more. You can ask them exactly how much value it could add as they will have comparable properties to use as a reference.
Earthy walnuts, citrus and juicy pears make a not-too-sweet cake and its delicious served with or without the butterscotch sauce.
METHOD
BUTTERSCOTCH SAUCE: Place all ingredients in a medium saucepan and bring to the boil, stirring to dissolve the sugar. Reduce the heat and simmer for 5 minutes, stirring occasionally. Set aside to cool until lukewarm. If making ahead, reheat until just warm. (makes 1 ½ cups)
CAKE: Preheat the oven to 180 C regular bake.
Put the sugar and water in a small pot over medium heat and whisk to start dissolving the sugar. Use a small pastry brush to brush down any sugar that gets stuck to the side of the pot to stop it burning. Bring to a simmer, giving the pot a gentle swirl now and again to help it heat evenly. The sugar will slowly become white and crystallised, then start to turn clear and finally turn a pale golden amber. This can take up to 10 minutes. Pour into the tin, tilt to spread evenly then leave to cool.
Arrange the pears lying on the sides, in the tin over the caramel, with the pointy ends facing the centre. (Trim the pears to fit if needed).
SERVES: 4
INGREDIENTS
• 1 cup caster sugar
• ¼ cup water
• 3 medium, firm but ripe pears, peeled, quartered and cored
CAKE
• 115 grams butter, at room temperature
• 1 cup caster sugar
• 1 teaspoon vanilla extract
• 1 teaspoon each finely grated orange and lemon zest
• 2 large eggs
• 1½cups self-raising flour
• 60 grams walnuts, toasted and finely ground
• pinch sea salt
• ½ cup buttermilk
BUTTERSCOTCH SAUCE
• 1 cup cream
• 1 cup brown sugar
• 2 tablespoons butter
• 2 tablespoons golden syrup
• 2 teaspoons vanilla extract
• ¼ teaspoon sea salt
EQUIPMENT
• Grease the base and sides of a 20cm fixed-base cake tin. Line the sides with baking paper.
Beat the butter, sugar, vanilla and both zests until pale and fluffy then beat in the eggs one at a time. Combine flour, walnuts and salt, add to the butter mixture and beat on low to just combine then gently mix through the buttermilk.
Carefully spoon the batter over the pears, trying not to dislodge them, and smooth the top.
Bake for about 50 minutes or until the cake is firm and deeply golden. Remove from the oven and run a knife between the cake and the tin. Leave for 5 minutes then place a serving platter on top of the tin and invert both together then leave for another 5 minutes before gently lifting off the cake tin. Drizzle with some of the butterscotch sauce if making, serving the rest separately.
As I trek at high altitudes in Nepal and test my capacity to endure difficult conditions, the need to keep pushing through even when the going gets tough has powerful parallels with real estate.
This adventure is giving me the head space to do a lot of thinking about life’s challenges. Back in Auckland the winter season for real estate market has begun - and it need not be the challenge you think it is. Perseverance, tenacity, courage and a laser-like focus are what hard working agents need to give their clients right now.
For homeowners, developers, and buyers, there’s still a need to stay active and continue buying and selling in these colder months. Once the decision is made, buyers are ready to embark on the journey, and like I’m doing at the moment they hit the trail, moving with positivity and vigour!
So vendors, if you are sitting on your hands and waiting for spring - be aware: after the thaw, you’ll have far more properties competing with yours than you would now. As there’s usually less competition in mid-winter you’ll be marketing your home in a less crowded marketplace so your active, motivated buyers will more easily see your home as standing out.
Although winter is considered a sluggish time for the real estate market, with colder temperatures and shorter days comes opportunity. Far from hibernating, proactive and innovative agents find these colder months a rewarding period for property transactions. My team are meeting buyers at the moment who have said they won’t wait - they want to buy now while they have their mortgage rates approved and the deposit burning a hole in their pocket. Because as we know, life throws up a whole raft of reasons to move - job relocation, changes in family circumstances, or just timeframes to capitalize on the current market conditions.
Selling in winter not only places your home in a less competitive market, but buyers looking in the chillier months are generally more motivated and driven by necessity. How many agents have welcomed those intrepid buyers to an Open Home in freezing sideways rain and been impressed at the enthusiasm of their commitment? These are the buyers who are seriously looking and chances are, if timeframes are tight, they’ll be quick to decide and negotiate the purchase. And speaking of cold days, the chance to showcase the home’s heating system, sun orientation and overall insulation is only possible when a property is being put to the test while the mercury sits in single figures!
Also, with winter weather come risks and climaterelated events that can adversely impact a real estate transaction. I’m currently in a part of the world famous for its physical dangers and natural disasters so the need to mitigate the worst case scenario is never far from my mind right now. Agents need to be mindful of this crucial aspect during winter transactions ensuring that all disclosures are thorough and transparent. Now that the RBNZ has formally confirmed details of the long proposed "Debt to Income ratio" (DTI) settings, we thought it prudent to revisit this and also briefly discuss some of the recent changes affecting the housing market.
DTI SETTINGS: Effective 1st July, 2024: www.rbnz.govt.nz/education/explainers/dti
• Owner-occupied borrowing capped at 6 times income
• Investor borrowing capped at 7 times income
This is not expected to have any impact at present due to the elevated interest rates, but it will be felt once rates come down and house prices start recovering. DTI is aimed at moderating future house price growth cycles and preventing excessive borrowing.
At the same time, RBNZ have eased their Loan to Value Ratio settings (LVR) to provide more flexibility to borrowers with smaller deposits.

Having a beautiful bunch of fresh flowers in your home is known to boost energy, mood and productivity levels. All cut flowers will eventually spoil, but with care, you can extend their life and make them last longer.
Whether you’ve bought a bunch yourself or have had the thrill of a generous bouquet delivered to your door, looking after cut flowers will have them blooming in your home for days, even weeks.
However, taking care of them isn’t as easy as simply styling a beautiful arrangement and popping it in water. By following these five florist’s tips into your routine, your flowers will be as fresh as daisies (literally) for so much longer!
1. Trim the stems
Cut 2-4cm off the ends of the flower stems at a diagonal angle. This will increase the amount of base area that the flower has to stay hydrated. To ensure a longer and healthier bunch, trim the stems each time the water is changed.
2. Add vinegar and sugar to the water
Is there anything apple cider vinegar can’t do? Along with benefitting your gut health, it also aids the growth and maintenance of your flowers.
Add two tablespoons of apple cider vinegar and two tablespoons of sugar into the vase of water and stir.
This mixture holds the freshness of the flowers and provides essential nutrients. Make sure you change the water every few days and add a fresh amount of vinegar and sugar.
3. Clean the vase daily
Washing your vase and giving the flowers clean water every day (or at least every two days) is the most important step in caring for cut flowers.
Roses, in particular, need clean water daily. Wash the vase well and refill it with clean water, adding a sachet of flower food or a teaspoon of bleach to deter bacteria. Remove any spent blooms and leaves below the water line as these will promote decay of the remaining blooms.
5. Remove leaves and outer petals
By removing the leaves that are below the waterline, you save growing bacteria that would sabotage the growth of the flowers. It will also make your bunch look much fuller and brighter. If you are dealing with flowers such as roses, remove the outer layer of petals to allow the flower to blossom to its full extent.
6. Keep away from direct heat and sunlight
Flowers are kept inside because they often can’t handle an outdoor environment. It’s important to keep them away from windows where they’ll receive constant and direct sunlight and instead have them in a cool area where they can fully blossom.

Chicken and pumpkin are perfect partners with this rich and fragrant roasted cashew nut and coconut sauce.
METHOD
Preheat the oven to 180°C regular bake.
SPICE PASTE: Place all the ingredients, except the water, in a food processor and blitz until well chopped but not totally smooth. Add the water and pulse to combine.
CHICKEN: Season the chicken with salt. Combine the spices in a bowl then sprinkle all over the chicken so it is well coated.
Heat the oil in a large frying pan over a medium-low heat and brown the chicken on both sides. Take your time doing this so the spices don’t catch and burn in the pan. Place on the baking tray along with the onion, chillies and pumpkin and season the veges with salt and pepper.
Add the spice paste to the pan and cook for 5 minutes, stirring often until fragrant.
Season with salt then pour over the chicken and vegetables.
Cook for about 45 minutes or until the chicken is fully cooked.
TO SERVE: Combine the coconut and cashews and sprinkle over the top, serving the rest separately.
COOK'S NOTE: Serve with hot cooked basmati rice, crispy fried potatoes, warm flatbreads or naan bread. Green beans, broccoli or cauliflower are a great vegetable accompaniment.

SPICE PASTE
• ½ cup roasted cashew nuts
• 1 cup coconut cream
• 2 tablespoons sambal olek
• 2 tablespoons tomato paste
• 2 tablespoons roughly chopped fresh ginger
• 2 tablespoons brown sugar
• 2 teaspoons ground cumin
• 3 cloves garlic, roughly chopped
• ¾ cup water
CHICKEN
• 4 whole chicken legs (thigh and drumstick)
• 2 teaspoons each ground cumin and ginger
• 1 teaspoon ground turmeric
• 1 tablespoon olive oil
• 1 large brown onion cut into 8 wedges through the root
• 4 long red chillies
• 1-kilogram crown pumpkin cut into 1cm thick slices (I leave the skin on)
• sea salt and ground pepper
TO SERVE
• ¼ cup desiccated coconut, toasted
• ½ cup roasted, salted cashew nuts, roughly chopped
EQUIPMENT
• Large, lipped baking tray or ovenproof baking dish that will hold everything in a single layer (my tray is 42cm x 32cm x 3cm deep).
