Nestling in Scarborough Beton Brut

A heady mix of otherworldly views, wonderful craftsmanship and architectural mastery most certainly make this hillside home worthy of the title ‘hot home’.

The design by Greg Young of Young Architects was all about embracing the situational challenges.

Concrete was a necessity on this very steep, geotechnically challenging site. The home is efficient, permanent, and easy to live in, with a design that focusses on being a part of its environment, rather than dominating it.

Timber shuttering, selected for its strong grain, has been expressed in the surface finish of the concrete walls, giving an aesthetic that is raw and natural, like the environment the building is situated in.  The concrete in the floor is full of depth, coloured and polished to give a counterpoint.

Awards judges said considered planning has created a home where occupants can embrace the vastness of the view as well as retreat and take refuge.

The architectural masterpiece won the Highly Commended for Residential New Home over 300 sqm, and the Regional Award Recipient for Residential Interiors at the 2022 Regional ADNZ Resene Architectural Design Awards.

As the seasons change embrace the eclectic mix of both cool and warm mid-tone hues featured within the Journey palette from the 2024 Dulux Colour Forecast.

One of three palettes in this year’s Colour Forecast, Journey takes influence from our travels, folk traditions and cultural differences.

“Maximalist and pattern-heavy, Journey combines bold mid-tone colours with cooler shades,” Dulux colour specialist, Davina Harper explains.

“The palette evokes a sense of security and comfort in the home - making it ideal for autumn - and is influenced further through the layering of textures and objects with rich ancestral heritage.”

The palette highlights lush green colours inspired by nature - Dulux Tarras, Dulux Te Horo with muted blues - Dulux Te Anau, Dulux Murrays Bay - that help to make a space feel larger and tranquil.

Elsewhere muted neutral pinks - Dulux Trentham, Dulux Evening Blush - work seamlessly to create a cohesive look.

When it comes to using Journey within your own home, Dulux colour forecaster and stylist Bree Leech offers inspiration after recently using the palette in a new family home.

Adding depth and meaning through colour, furnishing and objects, Leech transformed a master bedroom, hallway, living room and secondary living space.

Drawing her attention to the master bedroom, Leech transformed the space, adding depth and charm, moving this room into a calming sanctuary using Dulux Murrays Bay.

New Zealand range. It’s a beautiful greyed-off mid-toned blue that works well as both an all-over wall colour or as an accent. Here it adds a level of complexity into this bedroom that draws the occupant in.”

Referencing bolder shades within the palette, Dulux Carmen - a rich berry shade - features within the floor-length curtains and decorative artwork to add contrast and interest without overpowering the room.

Journey weaves together elements of bohemian charm, eclectic allure and the art of craft which has influenced furniture and decorative objects around the bedroom.

Once an all-white space, the living room has been painted in a jewelled purple shade - Dulux Martinborough - resulting in an emotive and inviting room perfect for nesting in the autumn months.

Whilst the deep and decadent colour completely envelopes the room, a softened beige and deep red - Dulux Glinks Gully and Dulux Carmen - is added to the trims, doors, architraves and soft furnishings to balance the space.

“We wanted to bring more texture and materiality into the living room and the new sofa, occasional chair and woven baskets all add another dimension to the space. Artwork, woven lighting and a tribal rug complete the bohemian charm of the space, tying the colour palette together,” says Leech.

The secondary living space features a refreshing blue-green on the walls, which is perfect for soaking up the autumn sun before the darker winter days.

“Dulux Te Anau is very uplifting and works as a backdrop for other warmer colours, it can bring some life to an otherwise uninspiring room.”

Charming and eclectic features, such as a floral ceramic vase and artwork feature pops of pink and grassy greens, and a layered rug in a golden beige create a positive space for resting during autumn.

These same shades - in addition to the mix of bold and cooler shades that Leech has used in every room - feature within the intricate mosaic floor tiles, effectively unifying the look and feel of the entire home.

For those wanting to introduce the Journey palette in their home this autumn, Davina Harper explains that every colour is designed to work cohesively and is so versatile, from creating a relaxing and inspiring space in one room and charming and positive in another.

“Just select which colour you want to be the hero and bring in other hues in different proportions to create a colour palette to match the desired mood.”

At its core, Journey celebrates the art of storytelling, where mythical iconography and cherished folk traditions find their rightful place.

Harper says, “The Journey palette celebrates many layers; pattern, wicker and vintage treasures. Try mixing pieces that you have collected, experienced or remind you of your travels with these colours to transform your space.”

Interior design ins and outs 2024

New year, new trends! Industry experts share what’s in and what’s out in 2024.

Layering textures and embracing natural materials are this year’s major design trends.

“Interiors with more interest and thought; layering textures, timber and natural stone multiplied, unique forms and benchtop profiles,” says Georgia Langridge, interior designer and owner of Modi Design.

“In 2024, we’re continuing layering rich earthy tones and textures, creating interesting interiors with depth, while also embracing more sustainable materials,” says Jen Howell, owner and designer of Orange Door Interior Design.

Earthy tones and bold artistic choices are also hot in 2024.

Incorporating big splashes of warm colours creates a sense of cosiness and security, which is particularly effective in larger spaces.

This year, the industry is taking neutrals to a new level with richer browns and natural tones that refine and redefine, bringing the outside in.

“Colour is back for 2024! All white or the beige aesthetic is being replaced with rich colours and deep neutral tones,” says Zane Tate of Zane Tate Design.

“Tone on tone. Wrapping a room in tones of the same colour from the paint colour through to the curtains, floor coverings and furniture. Brown is very on-trend,” says Lucy Wilkie, director of Lucy Wilkie Design Ltd.

“Mini maximalism: an emphasis on large-scale art and curated investment pieces that make a space feel unique, layered and interesting,” says Vic Bibby, cofounder and interior designer at Bibby + Brady.

“Biophilic design combined with elements of neoclassical and mid-century design.

Warm colours, layered, heavily textured and patterned palettes,” says Treena Swift, principal interior designer and owner of Swift Designs.

“Walnut and dark stained timbers. Mural style wallpapers. Curves everywhere!” Treena adds.

“Interiors without soul trying to appeal to a wide market with white on white, the market is starting to appreciate more,” says Georgia Langridge.

“All black and white colour scheme. Gloss finishes. White boucle textured fabric. All black kitchens. All white or off-white walls. Minimalism. Light oak timbers,” says Treena Swift.

“Although timeless, we’re seeing fewer stark, minimal schemes with too much grey or beige that lack personality and warmth,” says Jen Howell.

“Minimalism is on the way out, and designs that reflect the personality and style of the homeowners are in!” says Zane Tate.

Mass-produced pieces are out in favour of bespoke and unique statement furniture. Humans are complex and multi-faceted: why should the spaces we call home be any different?

“Fast furniture: with sustainability and style in mind, we want people to move away from massproduced and embrace quality

New Zealand-designed and made furniture,” says Vic Bibby.

“There is a move away from wicker and the more Scandi feel we saw in 2023,” says Lucy Wilkie.

2024 is an exciting year of bold colour, texture, and layered interior design that will continue to push boundaries and dare to be different.

Whether your home is a party pad or a relaxing sanctuary, mood lighting can achieve the vibe you seek.

Mood lighting drastically enhances any space and is the secret to dynamic interior design. An effective lighting setup can also reduce energy consumption and costs, release stress, and increase motivation.

Can you fall asleep under bright white lights? The answer is likely no. Bright and cool-coloured light can make it harder for the body to doze off.

Limiting your light exposure in the evening, mood lighting is magic for your home and your own wellbeing.

Lighting Plus’ Jenni Hoglund says it’s all about making spaces more visually dynamic. Lighting reveals the beauty of interior elements like wall colours, textures, furnishings, and art.

“When achieving mood lighting in a space, the basic objectives are to create areas of light and shade. This adds dimension, drama and interest to any room.”

But what’s the most effective way to implement mood lighting? Jenni says there are several ways to do this that offer function and beauty.

“You can produce layers of light within a room by using various combinations of lighting, such as up lighting, down lighting, pendants, wall lighting,

strip lighting and even table and floor lamps.

“You can also create a wonderful mood by using combinations of switching and dimming of different lights in your room,” she says. There are three basic lighting types: ambient or general background lighting, accent lighting that highlights features and focal points, and task lighting in areas like kitchens and bathrooms.

Jenni says that combining these three lighting types adds interest and improves the function of interiors.

“Many of the people I chat with don’t know where to start in creating that right kind of ambience in their space.

“They often are unsure of new technologies or even how much light they will need in a space. She says that lighting is too often an afterthought, forgotten about, or even a source of worry.

“Lighting has a functional role in the home, but it also has a broader environmental and aesthetic role and should be among the first elements you think of when decorating your home.

“There is another side to lighting where imagination, flair and intuition play a big part.

“Today, there is a sophisticated choice of products that can surpass the qualities of natural light. We can really create the kind of environment the consumer wants.

Jenni says there’s a range of fantastic new LED light fittings on the market, for example, that come with unique features like CCT inbuilt switching where the light’s colour temperature can be easily switched.

“Warm white is fantastic for living spaces, bedrooms and hallways,” Jenni says. “Cool white is good for garages, laundries and workshops.”

Portable lighting is another great example of change over the last few years, combining fashion and function. Bedside lamps now come with wireless phone charging and USB charging options, touch dimming, colourchanging tech, and built-in alarm clocks.

In the peaceful suburbs of East Auckland, where time has left its mark on modest homes, one townhouse was ready for a transformation. Enter our friend Aranka, whose love for woodworking began in childhood, inspired by her father’s creations. With a passion for design and a desire for change, Aranka set out to breathe new life into her home.

Aranka’s goal was simple, to bid farewell to the bland styles of the 2000s and embrace the cosy nostalgia of mid-century design elements. She envisioned a space that exuded warmth and welcomed guests with a touch of creativity.

The journey began with a bold decision – to strip away the old and reveal the authentic beauty of the 1970s architecture. Out went the outdated carpets, tiles, and walls, making way for polished concrete floors and honed masonry blocks, accented with touches of birch plywood. Aranka’s passion for repurposing came to life as she gave new purpose to forgotten furniture pieces and design elements.

When Aranka approached us for her kitchen renovation, we were excited to join her on this journey. Known for her talent in blending materials and her commitment to sustainability, she inspired us with her vision. With a single clue – a gleaming

brass water mixer – she set the stage for a fresh kitchen design.

The first step was to plan the layout of the new kitchen. Aranka preferred not to have an island bench, so we prioritised

maximising storage space. By placing the fridge strategically to capture sunlight from the back door and window, we created a bright and airy atmosphere. Corner kidney trays and a tall,

slim pantry were added to optimise every inch of space.

Next, we focused on choosing the right colour palette and finishes. Oak-finished cabinetry was the perfect choice, offering a warm contrast to the industrial elements of polished concrete and honed masonry. Embracing Aranka’s love for simplicity, we opted for a handleless design, accented with powder-coated gola profiles in colours inspired by her cherished brass mixer.

While the safest option for the splashback would have been to match it with the stone countertop, Aranka preferred something more adventurous. Drawing inspiration from midcentury design, we introduced dark green textured tiles, transforming the kitchen into a true work of art.

As the renovation came to an end, Aranka’s kitchen emerged as a beautiful blend of past and present. With its cosy atmosphere and thoughtful design, it was a reflection of her personality and style. In the tranquil suburbs of East Auckland, Aranka’s home stood as a testament to the power of creativity and the joy of transformation.

South Canterbury’s importance not to be ignored

In a report commissioned from regional economist, the importance of South Canterbury agriculture was highlighted, making a clear argument for more government investment in the region.

The contribution of primary sector exports from Timaru and South Canterbury to New Zealand was commissioned from regional economist Benje Patterson by Economic Development Agency, Venture Timaru.

The Timaru District Council says the report shows food and fibre exports from South Canterbury totalled $3.9 billion and, despite the region only have 1.2 percent of New Zealand’s population,

accounted for approximately 7.3 percent of New Zealand’s total food and fibre exports.

The report also shows South Canterbury isn’t being stagnant in their success – they’re continuing to grow and forge ahead.

Over five years, the value of food and fibre exports from South Canterbury climbed 82 percent from an estimated $2.1 billion in 2017 to $3.9 billion in 2022.

By comparison, the report says, other exports from South Canterbury (including machinery, equipment and other manufactured goods) grew by just five percent from $105 million to $110 million over the same period.

Most of South Canterbury’s food and fibre exports are dairy ($2.5 billion), followed by meat and wool ($923 million) and

seafood and aquaculture exports ($227 million).

Horticulture and processed food items exports contribute $76 million and $65 million respectively to the total.

Meanwhile, exports of arable crops of grains, grass seeds and vegetable seeds add a further $46 million to the South Canterbury total.

Venture Timaru Chief Executive, Nigel Davenport, says the research confirmed this region was contributing significantly to New Zealand’s export economy and this needs to be substantially better recognised and supported by central government than is currently the case.

“South Canterbury is home to the most diverse range of food processors and manufacturers in a geographically close location than anywhere else in the country who, along with their suppliers and associated servicing industries, are an integral part of New Zealand,” Nigel says.

Nigel says South Canterbury punches well above their weight in terms of contribution to New Zealand’s total food and fibre exports, particularly when one considers the region’s relatively small population.

a major part in their economic success, with Statistics New Zealand data showing that $1.1 billion of exports from the port in 2021, 99 percent of which were food and fibre products.

Timaru District Mayor Nigel Bowen says that despite the district’s outsized contribution to the national balance of trade, support from Government doesn’t necessarily follow.

“Our powerhouse agricultural sector provides significant income to New Zealand, but much of this production requires good infrastructure to meet its potential,” he says.

“Conservative estimates show that heavy vehicle movements on South Canterbury’s State Highways alone contributes $35 million to the Government through Road User Charges.”

“South Canterbury already delivers massive benefits to New Zealand. In an environment where we’re seeing record balance of payments deficits, our government needs to be investing in productive and high performing export sectors of the economy,” Nigel explains.

Chief executive of NZAS, Chris Blenkiron, expressed his inspiration from the applications and emphasised the role of Ngāi Tahu and Murihiku Rūnaka’s knowledge in shaping the fund’s direction.

“This first round of funding is a part of our plan to build on the contribution we’ve made to Southland over the past 50 years and one I hope we can continue to build on beyond 2024.

“I’ve been utterly inspired by all the applications we received, and I want to acknowledge Ngāi Tahu

and Murihiku Rūnaka, whose mātauranga Māori and local knowledge were key to the Fund’s formation and the initial projects we will be funding,” he says.

Representing Te Rūnaka o Awarua, Jacqui Caine echoed this sentiment, acknowledging the partnership’s efforts in engaging with NZAS on various fronts since the MOU’s signing.

“Since the MOU was signed in 2022, Te Rūnaka o Awarua has been leading the partnership on behalf of Murihiku Rūnaka and has been actively engaging with NZAS on remediation, cultural considerations, and future intentions.

“There was a wide variety of applications for the Community Development Fund, evidencing the strong entrepreneurial and community spirit within Murihiku. We look forward to the contribution of the recipients will make to a vibrant Murihiku,” Jacqui says.

The rising demand for property

Data from realestate.co.nz signals that the property market is heating up, with demand for property increasing steadily during the last 12 months.

The overall demand is determined by the number of property searches undertaken on the site divided by the number of properties available. Engagement goes a step further to indicate active demand as it combines the number of times a property has been saved or enquired about.

Chief executive and principal economist at Infometrics, Brad Olsen, says the data is a welcome addition to New Zealand’s property scene:

“Rising searches supports other data that has shown more interest in the housing market, and increased engagement per listing also supports the view that people looking in the market are increasingly serious about making purchasing decisions, rather than just passively observing what’s on the market.

“This data also shows where Kiwis’ relative interest in housing is, with areas like Queenstown and Gisborne seeing a larger number of searches and engagements per listing compared to the national average.”

Vanessa Williams, spokesperson for realestate.co.nz, says the data gives us a good steer on demand because it doesn’t just tell us how many people are searching for property or actively engaging with listings, but how much supply they are competing for.

“It helps us to understand the relationship between supply and demand. More searches or engagements per listing likely means more competition. This data set is a more in-depth way of reviewing property demand than looking at the number of people on the site alone.”

Vanessa says we typically see searches and engagements drop off in December as people put their property plans on hold over the festive season, but the first few months of the year are usually a busy period for buyers and sellers.

Demand highest in Gisborne, Central Otago Lakes District and Otago

Year-on-year, our main centres might have seen demand grow. But when you look at the numbers, Gisborne, Otago, and Central Otago/Lakes District have consistently seen higher demand than any other region in New

Zealand over the last 12 months.

Gisborne had the highest number of searches per listing during October, with similar numbers seen over the last year.

Vanessa says some of this could be related to cyclone damage in the region cutting into supply.

“We have seen low stock levels in Gisborne throughout the year, which could be contributing to more competition for the homes that are available for sale in the area.”

Comparatively, Auckland had around a fifth of the number of searches per listing during October. Central Otago/Lakes District and Otago were the next most in-demand regions, and interestingly, a lot of this is being driven by Aucklanders.
