Living colour How the 2024 Dulux Colour Forecast aims to warm and nurture By Ben O’Connell | Images provided courtesy of Dulux.

Though international travel is high on the agenda for many, the cost of living has spurred a wave of Kiwis embracing comfort and convenience and entertaining at home. In its 15th year the 2024 Dulux Colour Forecast reflects an inner desire for positivity and spaces that nurture, with palettes that step deeper into mid-tones to evoke warmth, nostalgia, and self-expression.

10 | B&R

Colour can have a big impact on our wellbeing, but Dulux Colour Ambassador Evie Kemp says it’s also about finding the colours that are right for you.

three years of pandemic life the colours and trends reflect a reopening up of the world and renewed sense of travel and adventure.”

“If you learn to listen to your instincts when it comes to colour you can create a home that truly reflects you and that will be a true haven - a place to relax, retreat and reenergise,” the designer and illustrator says.

“I have far too many favourite colours within the forecast palettes, and that’s a lot to do with how the colours work together. I love the warmth that the browns, tan and sandy tones like Dulux Bantam and Dulux Baylys Beach bring, that nod to the 70s, and how they work with other colours in an exciting way, especially paired

“The 2024 palette is an exciting one, and contains a lot of optimism after the previous

with the bright clear blues like Dulux Waipu Cove.” “Colour is really a language that can express anything - walking around an art gallery you can see that. But it’s personal, and that’s the thing I think I love most - discovering the colours that light you up and seeing how different colours work differently for each of us! “In a world that tries to make us all the same we will never all agree on the colour of a tennis ball and that’s fun.”

Interior Design

Journey The Dulux Journey palette weaves together elements of bohemian charm, eclectic allure, and highlights the art of the craft. Similar to the rich, diverse tapestry of our own lives, this palette is maximalist and patternheavy, uniting rich mid-tones with yellow greens and decadent reds and plums. In living spaces, time worn rugs are adorned with geometric shapes and wicker chairs are softened with plush velvet. Multi-coloured trinkets, woven or knitted cushions, and sustainable fibrous elements complete the look.

Muse Nostalgia, iconic design, and 70s glamour. Dulux Muse strikes the perfect balance between the vivid colours of postmodern interiors and the emerging modern hues of contemporary design. Rich tans and russet browns inspire creativity next to cooler blues and greens. Décor shapes range from geometric to curvy, with bold colour adding to the fun. Low slung furniture in velvets with glossy chrome details amaze. These elements combined make for a timeless homage to design icons from the past.

Interior Design

Solstice A blend of Mediterranean, Scandinavian, and African influence, the Dulux Solstice palette connects to the sun as its life force, a reminder that as the days grow longer, better days are ahead. Design details are tactile, featuring raw and unfinished materials like concrete, terrazzo, terracotta, clay, and lava stone. Textural fabrics and rugs soften the look, forming the perfect joyful and cosy space to entertain and relax.

Building a bach made in heaven By Jamie Quinn

The iconic Kiwi bach is a reminder of summers past; sun-scorched days, salty tangled hair, and sand between your toes. The traditions and memories created at the beach are an essential element of growing up in New Zealand. Owning a beautiful and relaxing beach house is part of the classic Kiwi dream. However, designing it to be functional as well as aesthetic requires thoughtful planning. Some bach owners fail to consider the unique challenges that come with having a house close to the shore. Whether perched on the hillside, nestled in the dunes, or set back from the shore, your house’s location impacts the design.

16 | B&R

Think about the climate, wind patterns, and sun positions throughout the day. The position of the house should maximise views of the ocean and take advantage of natural light and breezes. A house near the beach will have higher exposure to the elements. Consider water, sun, sand, and salty air which can all cause materials to erode quicker than usual so it’s important to choose weather resistant

materials. Teak, cedar, and stainless steel are popular choices for outdoor furniture and fixtures, as they can withstand the elements while looking aesthetically appealing. Beach houses often embrace open and airy interior spaces. Think open floor plans that connect the living, dining, and kitchen areas, as well as big windows and glass doors to blur the line between indoors and outdoors.

you to enjoy beach life to the fullest. While most of your time is spent outside in the sun, the interior shouldn’t be ignored.

Design your outdoor area to serve multiple purposes and create functional zones. A large weather resistant table and comfy chairs to host summer barbeques and family games night under the stars is an absolute must. Think about adding a fire-pit or outdoor fireplace for cosy evenings by the sea, and a shady covered deck with a hammock for those afternoon naps. A built-in outdoor shower with a designated spot to hang wet towels and swimsuits will do wonders for mum’s peace of mind. Keep in mind all outdoor furnishings need to be sturdy and weather resistant to hold up to the elements. Design your landscaping to be low-maintenance, droughttolerant, and sustainable, by incorporating native plants and landscaping to harmonise with the nature around you. Well-placed plants can also offer privacy and create a sense of seclusion in your outdoor area, allowing you to relax and enjoy the beach in peace. With careful planning you can create a beachfront haven that not only offers stunning views and relaxation but also stands the test of time in terms of both beauty and practicality. The joy of Japandi Minimalist clean lines creating simple sleek warmth By Ben O’Connell

Japanese interior design is known for its natural materials. Scandinavian design focuses on functionality. These two styles have a lot in common though; minimalism, clean lines, and simple sleek warmth. Together, the design trend known as Japandi is born.

Japandi design fuses two different yet complementary styles with special attention to craftmanship and sustainability. The result is an understated and effortlessly elegant home, and the style’s popularity is only growing. In fact, per Pinterest’s Predicts report, outlining trends based on user searches, Japandi searches are up 100 percent year-on-year. So why have these two styles from across the globe come together? Where other minimalist styles can be brutalist in nature, Japandi remains warm and calming. Artwork and functional pieces are still welcome in these spaces, provided they serve both practical and visual use. Japandi strikes a balance between spaciousness and cosiness, ensuring everyone feels welcome and has room to breathe and be. Rooted in Japanese philosophy, the concept of wabi-sabi finds its place here as the acceptance of imperfections. This might manifest as natural materials in character pieces or imperfectly perfect keepsakes. Simple yet effective rings true with Japandi. Another key element to Japandi design is the use of natural materials. Whether it be in furniture or décor, an emphasis on bringing the outdoor in means this style choice is fresh and rejuvenating. Creating connection between where we live and the natural environment is crucial for that sanctuary feeling, which also promotes mental well-being. Wood and bamboo are common here, offering durability and longevity as well as variety and character; wabi-sabi indeed. The style encourages indoor plants to reinforce that connection to outside – bamboo palms, succulents, snake plants, palms – the list goes on. Organic textiles such as cotton, linen, and wool are also prevalent to create a snug atmosphere. Japandi is environmentally

Inside Style as one example. Combining sheepskin throws with bamboo furniture, or using any differing textures at that, can add dimension and interest without overcomplicating things. Functionality is key with Japandi design. Scandinavian interiors are known for their practicality, with space maximising storage solutions that don’t compromise on aesthetics. Japanese spaces tend to emphasise negative space and emptiness to achieve balance. As one, these elements create purposeful yet harmonious rooms. You may go for low-profile sofas or chairs with wooden frames and simple cushions, for instance. conscious, valuing peace and a protected future, which is a timely reminder for us all. Critical to Japandi design is lighting. Natural light and generous windows invite enlivening sunlight in. Carefully chosen lamps and fixtures also provide soft, ambient lighting here, never harsh or jarring in its approach. Also, use mirrors intentionally to add interest and the illusion of depth.

A key aspect of Scandi design, hygge emerges throughout Japandi style. Hygge is all about taking time away from the daily rush to be with people you care about – or even by yourself – to enjoy life’s quieter pleasures. Don’t curate your home around the busy, instead form your space in a way that promotes relaxation and reflection. When it comes to the colour palette, Japandi interiors tend to

feature neutral tones; soft whites, browns and beiges, greys, and occasionally muted blues and greens to give a subtle nod to nature. The effect is soothing, a landscape devoid of distraction. Clear space, clear mind as they say. Also common is colour blocking and embracing contrast in terms of texture and tone. Using a dark wood against lighter elements can create depth in a room,

Japandi represents an exciting worldly evolution in interior design. Emphasising nature, simplicity, and high-quality craft, Japandi offers more than just a style, but a framework for better living. By tuning into the joy of Japandi, you too can create a peaceful yet purposeful oasis of your own amid today’s fast-paced world. By truly accepting the core beliefs of Japandi, you will notice a difference in your own life too.

Casablanca charm By Ben O’Connell

Morocco boasts a rich and distinct culture that merges modernity with ancient architecture. Its interior design elements add a seductive and eclectic flair to any space. Although you may not be able to include arches and domes in your renovations, there are many ways to incorporate Moroccan style in your home. Moroccan décor takes pride in its traditional craftsmanship, embracing natural materials like stone, terracotta, leather, wood, and metals. The art of marquetry - inlaid wood designs - was introduced by Moorish architecture and has since become an integral part of Moroccan culture. Bring this to your space with eye-catching carved wooden furniture. Moroccan metalwork skilfully blends intricate punched metal details inspired by Iberian designs. All-purpose living spaces Are dining rooms a thing of the past? By Ben O’Connell

24 | B&R

Home Design Used for meals, hobbies, and everything in between, having another zone to experience can add structure and break the monotony in people’s lives. Our world is also far more technological. Food delivery services make every cuisine readily available. Add on-demand streaming entertainment platforms on top of this and eating food in living rooms and bedrooms is all the more enticing. On Coronavirus, an increase in remote work opportunities led many individuals to convert their dining rooms into home offices and workspaces. All of these technological impacts have contributed to more fragmented and informal day-to-day eating habits.

Dining rooms have long been a staple in homes. Whether used as a formal space for gatherings and meals or a place for the kids to get their homework done, dining rooms and tables certainly have their purpose. But in recent years their importance has been questioned, and with New Zealand homes decreasing in size each year, is there really still a need for a dedicated dining room? Home design trends change all the time, and a shift to open plan living has put dining rooms on the chopping block. Spacious and efficient in layout, open floorplans combine living areas into one cohesive space. As a result, traditional dining rooms can feel outdated, as they take up valuable square footage that could be better used elsewhere. As building costs rise, cutting the dining room can be an easy solve. Many new apartment layouts now place focus on the kitchen bench as the place to eat. Bar-style seating might not be as elegant as a formal dining space, but does save on precious space.

Unlike a dining table, however, bar seating isn’t as social, forcing people to turn to speak to each other and offering a single sight line, as opposed to the dimension a larger table brings to interiors. We live in a fast-paced world where finding the time to gather everyone for a formal meal is far easier said than done. As our lifestyles lead to more casual and convenient eating, leaving the dining table in favour of the couch or kitchen bench is only natural.

The importance of the formal dining room varies from one household to another. For some families having a separate space to dine remains important. Perhaps it signals a time for family without a phone or television interrupting, or gives space for hosting extravagant dinner parties. Design trends come and go, and the dedicated dining room has undeniable perks that might lead to a future popularity resurgence. This conversation has encouraged people to rethink their dining spaces too. You might want to make your dining room into a more versatile space, or incorporate multi-functional furniture and elements designed to entertain and inspire socialising.

Design trends come and go, and the dedicated dining room has undeniable perks that might lead to a future popularity resurgence. This is possible in the smallest of spaces; think folding tables, built-ins, and interesting space-saving shaped furniture. Transforming the dining room to double as a relaxed conversation zone is a great blend of function and design. Even though we live busier, tech-driven lives in smaller homes, the dining room is far from obsolete. Current design trends lean towards openconcept living and multifunctional spaces, and including those elements in your dining space can bring the most out of the room. But individual preferences will always come into play, and there is nothing wrong with having a room totally dedicated to sharing meals with loved ones. Rather than being a thing of the past, dining rooms are maybe best described as ever-evolving spaces, just like our values and lifestyles.

Further, modern families come in all sizes and can span generations; the traditional dining set-up no longer works for everyone. The coronavirus pandemic touched everyone, but maybe it also changed how we approach the dining table. Stuck at home with time to spare, sitting at the table to eat became more feasible as busy lives slowed down. B&R

Game on

Gaming rooms that rock By Jamie Quinn

If you’re a gamer you have most likely dreamed of having a decked-out gaming room. A room dedicated to your tech and collectables, a cushy chair with speakers in the headrest and a do not disturb sign on the door.

Don’t forget to show off your personality by decorating with all your favourite things. Do you have a fandom that you’re obsessed with?

Before diving into creating your dream set up let’s talk about the essential elements of a gaming room. Your chair can make or break your gaming experience. Let’s be honest, nobody games in half hour slots. When we sit down for a session, we’re there for a good few hours.

A good pair of headphones provide an immersive experience that allow you to communicate with online teammates and hear subtle sounds that can help improve your gameplay.

Invest in a high-quality chair with lumbar support and adjustable features. Position your equipment at the correct height to prevent straining your wrists and neck. A well thought out ergonomic setup enhances your performance and allows you to game comfortably for longer.

Fun lighting isn’t essential, but it can elevate your gaming room to the next level. Some popular choices are light bars, strip lights, light panels and neon signs. Don’t forget to show off your personality by decorating with all your favourite things. Do you have a fandom that you’re obsessed with?

When you picture your set up, envision what it will look like. Is your equipment spread out or fairly compact? Do you have dual monitors that need extra space? Whether you’re a minimalist or maximalist gamer, will determine the desk you buy. Thankfully the options for great gaming desks are endless, some coming already equipped with cup holders, headphone storage and even LED lighting. When it comes to your display, there are a few things to consider. Bigger is not always better when it comes to

26 | B&R

monitors. Anything larger than a 27-inch monitor means you will need to move your head to take in all visuals. If you’re wanting a bigger screen, it’s recommended you go for a curved monitor for a more consistent view and an immersive gaming experience. A high-resolution gaming monitor is a non-negotiable requirement

for any PC set up. Look for one with a high refresh rate to minimise motion blur. To get you in the zone, a pair of high- quality noise cancelling gaming headphones are a must. Consider a wireless pair with a built-in mic that offer great sound without the hassle of being tied down by cables.

Maybe you have an expensive collection of figurines that you want to display, or plenty of posters to hang on the walls. Whatever it is, personalise your space to add character and create a gaming environment that is uniquely yours. Think about your absolute must haves. Most of us don’t have an endless budget and high-quality tech can add up quickly, so make a list of your priorities and stick to it. Whether it’s an adjustable desk, dual monitors, or even strip lights wrapping around the room; what can you not function without when you game?

4. Marvel in the minimal A common request for the Palazzo team is clean lines, hidden appliances, and neutral tones. Minimalism brings a clean and clear elegance that is dramatic yet purposeful. In line with minimalist design is another key trend for 2024 – textured, veined benchtop surfaces. Dramatic cabinetry tones are a current standout at Palazzo Kitchens, adding character without adding clutter.

5. Concrete in colour

The kitchen is the heart and soul of the home. As we step into 2024, kitchens are set to blend function with aesthetics like never before. Expressive colours and minimalist design elements are the biggest new trends, says the team at Palazzo Kitchens.

Finally, another long-standing favourite and strong trend is concrete in colour. The expressive concrete look brings new life to a classic urban design choice. Palazzo Kitchens have six shades of concrete to choose from – black and white and greys all over.

2. Off the handle Handleless designs combine modernity and functionality for maximum sleek sophistication. “This trend has been a hot favourite for a number of years now and doesn’t look to be ending anytime soon,” says the Palazzo Kitchens team. They now have more ‘handle channel’ colours, and the addition of the Curve end front arches available.

1. Pastel perfection Designs in pastel shades are set to take over the kitchen design world in 2024. When combined with grey nuances, pastels can create a fresh, positive atmosphere in any kitchen space. The soft, ambient nature of pastels adds a calm element to a room often filled with large appliances. Coral and jade pastel tones in Palazzo Kitchens’ new 2024 collection are sure to wow.

Complete shelving systems can be used as a design element just about anywhere. The Palazzo team says open shelves are fantastic ways to bring dimension and decoration to a kitchen space. Another trend for 2024 is the use of bronze, gold and copper tones, whether it be in tapwear and benches, or industrial-chic open shelving units.

The fairest of them all

The latest trends in bathroom mirrors By Ben O’Connell

Bathrooms From sleek and modern to ornate and traditional, there’s a wide range of mirror options to choose from. These days, anyone can personalise their bathroom’s aesthetic to reflect them. Uniquely shaped and bespoke mirrors are an eye-catching option to add interest and character in any bathroom space, and Damien says there are no real limitations on design. “We can produce virtually any mirror for a perfect fit or style for your bathroom, from bespoke LED lit shaped mirrors to custom coloured aluminium framed mirrors,” Damien says.

No bathroom is complete without a mirror. From creating the illusion of a larger space to anchoring a bathroom in style, there is more to mirrors than simply having a place to apply makeup and brush your teeth. Managing director at Trendy Glass and Mirror, Damien Thom says the most popular bathroom mirrors in 2023 are those fitted with LED lights, in all shapes and sizes.

in the highest end of mirrors on the market, the dream space to get ready every day is more attainable than ever before. A key example of these mirrors is their LEDCRF mirror which has changeable colour tones – from warm to cool – and dimmable lighting, suitable no matter your mood or the time of day. These mirrors also have the planet in mind; LED bulbs use much less energy when compared to other bulbs.

Additionally, bespoke mirrors can provide a unique and New Zealand made statement. It can be as simple as finding or taking an image of a certain shape or style. Damien says the chosen shape or style is then cut using precision CNC glass cutting and processing equipment. To maintain and clean bathroom mirrors, make sure to use nonabrasive cleaners and cloths free from lint. Regularly wiping away smudges and water stains will help keep the mirror looking pristine and clear.

The bathroom mirror is often the centrepiece of a bathroom, so thought should be carefully put into the style, size, and placement. If done right, reflected light will transform the bathroom space, reflecting views and brightening rooms with magical effect. “For smaller spaces and rooms in general the mirror can create illusion of space,” Damien says. “Size should be considered as a bigger mirror can create a feeling of a bigger space, especially for small bathrooms.” Looking ahead, in 2024 we can expect LED mirrors to remain in vogue, Damien says, due to the lighting serenity that they create. But one new incoming trend is the curve. Arch, round, and irregular shapes which break the often-straight lines of a bathroom are becoming increasingly popular. Curved mirrors are a guaranteed way to make your space feel larger and brighter, effectively drawing the eye in despite being a subtle and sometimes overlooked style choice. For more information on Trendy Glass and Mirror, visit: www.trendymirrors.co.nz.

No matter if they are round or curved, soft edged LED mirrors are still in vogue, Damien says. “Lighted mirrors create a relaxing and luxurious feel in the bathroom. They also provide additional practical lighting for make-up or grooming applications. Mirrors can even come complete with in-built mirror demisters which means a fog and streak free mirror. Bathrooms are often the most humid spaces in the home, so picking a moistureresistant and durable mirror able to withstand a damp environment only makes sense. On this, mirrors today are as smart as the rest of your home. With clocks, Bluetooth and sound systems, weather widgets, even television screens embedded B&R

Home Maintenance

Little touch-ups Do you ever have a walk around your home and notice the little things here and there that need doing? People passing through your home like neighbours or house guests might not notice, but for many homeowners, those little to-dos are glaring and hard to ignore.

The times it usually grabs your attention are when something goes wrong – like a leaky roof. Regularly inspecting your roof can prevent such things from happening.

Kitchen cleaning

Here, ‘prevention is better than cure’. If you feel unsafe cleaning or inspecting your roof during winter, it might be best to hire a roofing professional to do it for you.

While you have the cabinet doors open, why not go through and do a thorough reorganisation and cleanout? Reorganising pots, pans and stored foods can clear away that mental block which might prevent you from cooking as often as you’d like.

Roof spruce A good roof is one you don’t notice in your day-to-day life.

Roofing professionals will look for things such as mould, rust and flaking paint while on your roof which can all lead to compounding issues down the line.

Instead of going big, doing small patch jobs now can prepare you for larger projects when the weather is more conducive to plaster and paint application. Some work that might need to be done on your roof which can range from a quick clean to roof resurfacing or replacement.

Wall touch ups Big painting and plastering jobs during the winter require more time and heating equipment for them to dry. Instead of going big, doing small patch jobs now can prepare you for larger projects when the weather is more conducive to plaster and paint application. Still, it’s good to keep in mind that just because a job is smaller it doesn’t mean you should skip the prep for it and the same goes for plastering and painting patch work.

32 | B&R

Remember to sand and brush away dust before applying the topping compound. Before applying fresh paint, the topping compound and sealant should be dry to the touch. One of the main reasons for touching up paint is to cover up repairs. The best touch ups are the ones you don’t notice when finished. Whittling away at small projects around the house can make for less work later when you want to get larger projects done. The greatest journeys are made of many small steps and making your house into a home is no exception.

Home creations Making your own art By Ben O’Connell

You don’t need to be a professional artist to make amazing art. With a few select art supplies and a little Kiwi ingenuity, anyone can create their own high-quality art pieces. Lowcost and fun for the entire whanau, it’s time to make pro art for less!

34 | B&R

DIY No, professional art doesn’t require expensive supplies. Before you fork funds out on pricey supplies, ask yourself if you already have everything you need. If you have a cherished rug, display it as a wall tapestry. If you have beloved tea towels or lace embroidery (or dare we mention a shower curtain), consider framing them as art. You don’t need a canvas either. Old closet panels, doors, and wood fragments can be transformed into sophisticated art pieces with a little patience and paint. Cut, paint, and glue old plywood into irregular angled shapes to make a striking architectural art piece. The recycling doesn’t stop there – books, flowers, even coffee filters, old board game pieces, and old chinaware can all be transformed into wall art. Cherish memories with personalised art pieces. Attach string across a frame to create a clothesline piece to hang

K

photos and valuables from. Make otherwise mismatched framed artworks united in their uniqueness and curate a gallery wall. You can even hang jewellery on hooks or behind glass frames for an affordable yet glitzy display. If you do have a canvas and art supplies, the most achievable DIY art is abstract and colourful. Hit a wet blank canvas with swirls of watercolour or acrylic paints for a dreamy wall decoration, but don’t go overboard or you risk muddying the colours. Kids love to get their hands dirty, so get them to wildly finger-paint a large canvas. It’s a great family activity, and you’ll get a choice of which wall it goes on.

to dilute paint and cause it to drip downward. These methods create organic strokes and gradients that will have people stopping in their tracks.

For a literal splash of colour, look no further than drip and spray art. Drip art is created by holding a canvas vertically, then dripping paint randomly across the top. Spray bottle art involves a spray bottle of water

If you’re keen to embark on a bigger DIY project, try your hand at screen-printing. Make a stencil or stamp from recycled materials and create patterns in bold colours. Functional DIY art like custom corkboards and

magnetised art pieces is another fun choice. It may take more elbow grease than a smaller art project, but in the end, you’ll have a piece that’s both practical and beautiful. Trying your hand at DIY art is a cheap and inventive way to jazz up any space. Play around with colour, material, and form and just have fun with it! After all, art is for everyone.

Doing it easy The lazy gardener’s upkeep guide By Jamie Quinn

With the rising cost of living, more and more people are turning to alternative options to cut costs. One of the most common options is home grown produce, but the idea is met with hesitation from some. This stems from the sheer amount of work that seems to be required for the project.

36 | B&R

In the Garden After you’ve done your research, bought your supplies and slaved on your hands and knees for hours hunched over a garden bed, only to cross your fingers and hope that something actually grows; it is worth it?

easy to let simplicity get away from us. When starting a new project, it’s easy to get overly excited and overestimate how much time and effort you’re actually willing to dedicate. Consider your capabilities and make a manageable plan, even if that is a grow bag by the back door or a small planter box in a sunny corner of the backyard.

The pride you would feel serving your family and friends food you grew in your backyard, and the money you save avoiding spending five dollars on a capsicum, would surely negate the back pain?

Start with a quality foundation Laziness loves low maintenance. If you start with a solid foundation, meaning good quality soil, your plants are more likely to thrive without intervention. It’s recommended that the mix be 50/50 organic soil and compost mix to ensure your plants receive the nutrients they need. A slow-release fertiliser can be supplemented if you think the extra boost is needed.

Growing your own vegetables can absolutely be worth it if you know how to get maximum results with minimum effort. These tips are for the beginner gardener who don’t know where to start or the lazy gardener who can’t be bothered with all the admin that comes with maintaining a vege garden.

Start small

Consider a raised bed

This seems like the most obvious concept and yet it is so

A raised garden bed is a lazy

gardener’s best friend. Your garden will be much easier to tend to if it is off the ground, reducing your need to kneel on the ground and compromise your back. You’ll be more likely to pop out and pull weeds if the physical demands are minimised.

Equip yourself

Choose your vege carefully

• Gloves

Plant things that don’t need to be pampered or have special requirements. The best options are heat-tolerant vegetables that can stand the fluctuation of temperature changes. Zucchinis are a great option for low maintenance growing; they grow quickly and are extremely versatile to cook with meaning they won’t go to waste.

• Pruning shears

Set yourself up for easy work by knowing what tools you’ll actually need and what will end up collecting dust in the shed. The experts suggest the bare minimum you will need to start are: • Trowel • Spade • Hose or watering can. Gardening can be a relaxing and extremely rewarding hobby for some. For others it feels like a chore but it doesn’t have to be. By simplifying the task, you can be serving up delicious produce this summer with minimal effort!

Composting tips Making your own garden compost is much easier than you think and with a simple compost heap you can recycle most of the organic household and garden waste, while enriching your soil at the same time. Home DIY Experts Kennards Hire offer their essential tips for getting your very own compost underway.

1. Location Choose an area in your yard that is well-drained and close to the garden so you can easily transfer the composted soil once it is ready.

2. Choosing a style Composting bins are more suitable for smaller gardens whereas a simple pit can be all that’s required if you live on a large property. Composting piles can be made directly on the ground with some wood as a frame simple. Determine what the best style is for your yard and how much green waste you produce.

3. Making compost Gather all the organic materials you can find in your garden such as grass clippings, leaves and weeds and add them to your pit or bin. Include any organic food scraps from the kitchen that

will break down as well. Don’t go overboard on onion skins as worms don’t like them and weeds that spread by runners such as oxalis or couch grass. If you want to kick-start the composting process, add a few shovels of soil rich in decomposing organisms.

4. Maintaining the compost This is the most important part of the process and will determine the quality of your compost. Keep monitoring moisture levels and air intake as these factors are both vital for effective decomposing. If the compost becomes saturated it can emit foul odours. If this happens, punch holes in the side of the pile for aeration.

5. Turning As funghi and bacteria grow and eat the waste, the compost will fluctuate in heat. Once the pile becomes uncomfortable to touch then it’s time to turn it with a pitch fork and shovel.

6. Compost soil Finished compost won’t produce any heat, smells sweet and will be cool and crumbly to touch. Once you’ve reached this point, it’s time to start putting it to good use in the garden while you start on your next pile!

Greenhouse heaven By June Pfister

Greenhouses are perfect for fruit and vegetables such as tomatoes, chillis, eggplants, spices and herbs, as they need a warm climate to grow. So why should you consider using a greenhouse instead of just using the ground soil this summer? Summer is the perfect time to start using or building a new greenhouse for your garden, as the heat of the sun reflects onto the glass creating a tropical like atmosphere. Greenhouses act as a shield against extreme temperatures, allowing you to extend your growing season. With regulated temperature, humidity, and adequate shade, you can grow a variety of crops that might otherwise struggle in the summer heat. They enable precise control of the internal temperature and by using ventilation, shade cloth, and heating systems, you can maintain a tropical environment for your plants. This is especially important when growing a heatsensitive crop; with a greenhouse, you can provide those plants with the temperature they need to thrive and grow. You can also implement accurate watering systems, reducing water wastage and ensuring that your plants receive the right amount of

38 | B&R

moisture. Water efficiency not only conserves a precious resource but also contributes to the overall health of your garden. Having a greenhouse serves as a protective barrier against unwanted harm, meaning you can reduce the need for chemical pesticides. The enclosed space also helps to maintain a cleaner and more controlled environment, reducing the risk of plant diseases.

Summer is the perfect time to start using or building a new greenhouse for your garden, as the heat of the sun reflects onto the glass creating a tropical like atmosphere. Another great reason why you should consider investing in a greenhouse for your garden this summer is that sometimes summer can bring severe and unpredictable weather conditions, including sudden storms and hail.

Greenhouses provide protection from these elements, preventing damage to your garden and ensuring that your hard work doesn’t go to waste. Greenhouses offer a haven for gardeners during the summer. They provide a controlled environment that extends the growing season, enhances growth, and protects your plants from pests, disease, and extreme weather. With a greenhouse, you can enjoy fresh, homegrown produce throughout the summer months and beyond.

Community in Invercargill The Invercargill Workingmen’s Club takes its origins back to a soccer club whose members founded the Corinthian Football Club at a time when Invercargill was still a dry area prior to World War II. In 1947 the association with soccer had come to an end and in that year the Corinthian Sports Club Inc purchased the building at 130 Esk Street. The Club operated under a locker system, but did not have a charter and its liquor operations eventually came under the scrutiny of the police. The Club

was raided in 1962 and its liquor stocks were confiscated, with the promise that they would be returned upon obtaining a charter. The charter was granted on 24 April 1964, and operations continued happily (and legally) at 130 Esk Street for some years. In the meantime land was purchased on the corner of Tweed and Ythan

Streets, but nothing eventuated by way of construction or use.

Sitting pretty outside By June Pfister

Transforming your outdoor space into an area for relaxation and entertainment is a fantastic way to make the most of your home. Whether you have a sprawling backyard or a small balcony, an outdoor living and entertainment area can become a cherished extension of your living space, where you can connect with nature and enjoy quality time with friends and family. An outdoor living and entertainment area is all about

52 | B&R

harmoniously blending the comforts of your indoor space with the beauty of the great outdoors. To start, you’ll need to choose the right location. Consider the layout of your outdoor area, considering factors like sun exposure, proximity to the house, and the view. Think about how you can create a seamless transition from your indoor living area to the outside. Central to your outdoor oasis is comfortable seating. Think plush sofas, cosy sectionals, and weather-resistant cushions. Outdoor furniture should

be durable and designed to withstand the elements. The goal is to create a space where you and your guests can unwind, have meaningful conversations, and soak in the natural surroundings. Eating outdoors is an essential part of the outdoor living experience. Incorporate a dining area with a sturdy table and chairs that can withstand varying weather conditions. Whether it’s a casual breakfast with your loved ones or an elaborate dinner party with friends, al fresco dining adds a special touch to your outdoor area. Outdoor lighting can transform your space from day to night. String lights, path lights, candle lanterns, and LED torches can all contribute to creating a warm and inviting atmosphere. Carefully placed lighting adds a touch of magic to your outdoor living and entertainment area.

Privacy is often a concern in outdoor living areas. You can create a sense of seclusion with privacy screens, curtains, or strategically placed furniture. These elements allow you to enjoy your outdoor haven with a sense of intimacy. Creating an outdoor living and entertainment area is a wonderful way to maximise the potential of your outdoor space. It’s about combining the comfort and functionality of indoor living with the beauty and serenity of the outdoors. With the right furnishings, cooking amenities, and a touch of nature, you can turn your outdoor space into a haven for relaxation, entertainment, and connection with nature. So, go ahead, start designing your outdoor oasis, and enjoy the countless memories you’ll create in this special place.

Planning your landscape

The most relatable scenario to explain why a landscape plan is important is this: would you build a house without a house plan?

A house plan is an essential part of building a house. It forms the design of your future house, includes all elements required for a builder to construct your house, and the design you choose is created within your build budget.

Now let’s think about your landscape project. Whether you’re constructing a new project, or renovating your existing backyard, creating your outdoor living space can be an expensive project to get wrong. You need to consider hard surfaces such as concrete, paving and decks. Perhaps you want to include a spa, an area for the kids to play, or for your utility area to be out of sight.

When you create a landscape plan you: • Design the project right from the start and with the whole budget in mind • Get the entire area measured and scoped and you can see what the final result is going to be before you get started on the construction and planting

• Get the landscape project quoted and have a clear understanding of costs before you build

• Consider existing gardens that you may want to keep that will form part of the design, and ensure that anything new will work • Can stage each area and work with these (e.g. new design towards your final budget elements such as concrete, paving, decks, new gardens). over time

Home Improvements You may have a budget in mind and will likely start by contacting landscape construction companies to get pricing, but how do they know what to quote, where to start and how long it’s going to take?

• Choosing plants and trees: what is going to work in your soil and climate? How big are they going to grow? Are they easy care?

These are all the reasons why you need a landscape plan. So, what are the risks of not having a plan?

• Watering: have you considered the benefits of installing an automatic irrigation system for your gardens, saving time and money?

• Without a plan, costs can get blown out pretty quickly and you soon realise that you can’t afford to finish what you started

• Different areas of the landscape don’t flow together (imagine yourself walking through your new landscape and using each area – does it connect?)

• Areas become unusable (e.g. the deck is too small, trees and plants grow too large)

• Landscape features may block views from your house.

• Materials to use haven’t been considered: decorative concrete or paving? Kwila or pine? What are the pros and cons of each material? • You want to keep some plants or trees, so how do you know what to build around them and where to start?

Caring for your concrete Imagine the typical suburban home, with a concrete driveway that has served as the welcome mat for countless vehicles over the years. It’s now showing its age with cracks, oil stains, and discoloration.

By June Pfister

You decide it’s time for a concrete renovation project to breathe new life into their driveway. The renovation process starts with a thorough assessment of the driveway’s condition. Cracks and surface imperfections are carefully examined to determine the extent of the damage. This evaluation guides the renovation plan. For minor surface imperfections, the first step is repair. Cracks are filled, and stains are treated. Now, let’s move to the front steps of the house. They were once a charming entryway but have since suffered from wear and tear. The renovation process here often involves not just repair but also aesthetics. The concrete can be resurfaced, and decorative elements, such as stamping and staining, can be applied. The steps are transformed, becoming a focal point that adds

curb appeal to the home. Paths around the garden are another area that benefits from concrete renovation. These paths, worn by the footsteps of the family and guests, can be given a fresh look with decorative concrete treatments. Stamped patterns can evoke the feel of a stone pathway, while coloured stains can complement the garden’s theme. In each of these home features, concrete renovation is not just about fixing what’s broken; it’s about enhancing the overall look and feel. It’s like a makeover for the home’s exterior, creating a welcoming, fresh, and visually appealing environment. The worn and weathered concrete is given a new lease on life, and the homeowners enjoy the benefits of a home that exudes charm and durability.

Home Improvements Increasing your property’s value through renovations can deliver a better return on investment compared to purchasing a new home and ensures that when it’s time to sell, you will get the best possible price for it.

Why sell when you can renovate?

Per Eboss.co.nz, we are experiencing record levels of residential construction with over 50,000 new builds consented to each year. BRANZ estimate $2 billion a year is put towards consented renovation projects. Of course, some of the projects the average homeowner considers won’t require a consent – those are the tasks that lead to bigger decisions. And it’s a great approach to take; tackle smaller projects and build up to the big one you’ve long dreamed about.

By Ben O’Connell

Choosing whether to renovate your home or sell it and move on to a different one can be a challenging and overwhelming decision. But before you opt for selling and starting fresh, consider the advantages to renovating your space. You might regret not doing so in the long run.

Familiar location It can be hard to leave the area you’ve come to call home. People become acquainted with their local area over time, developing bonds and a familiarity that can often be difficult to replace. Having access to nearby schools, pleasant neighbourhoods, convenient facilities, and established community networks are all factors that might pull you to renovate instead of sell.

Personalisation

Cost savings

Renovating gives you the chance to tailor your living spaces to your specific needs. Add features that cater to your preferences and lifestyle, personalise the layout and design, and create the dream home you have always envisioned.

Renovations can prove to be far more cost-effective than purchasing a new home. When selling, there are various fees – some unexpected – including agent fees, legal costs, and moving expenses, all of which can quickly accumulate.

On the other hand, finding a new place to call home that meets all of your desires might require compromises and have you facing other challenges. We know our homes better than most places; if you can see the vision for an improved future, why not embark upon it?

58 | B&R

Interest rates on home loans might be higher than rates on renovation loans or refinancing as well. Consider every option! By choosing to renovate instead of selling you save money on those fees and are more likely to invest in improvements that will make you money; you will have increased the value of your property.

Further, you have full control over the expenses and can plan for a more foreseeable future this way. You can also have more control over the materials used and the extent of changes made.

Increase property value Flowing on from this, if you do plan on selling in the future, renovations can significantly impact how attractive your property is for potential buyers. A well-executed renovation enhances your home’s aesthetics and boosts its value, addressing structural issues, updating old systems and appliances, making energy-efficient upgrades, and the like.

“[The] annual consent value for renovations has grown from ~$1.9B in 2016 to ~$2.4B in 2021. 2020 saw a decrease of $78M, which you can assume was due to our initial lockdowns, with a strong rebound in 2021 of $472M, as we developed a better understanding of the property market,” Eboss managing director Matthew Duder writes. “However, over the five years, as a percentage of the total residential consent value, renovations have decreased from 15 percent to 11 percent of the total value of consented residential construction,” he continues. You can read the full story here: www.eboss.co.nz/detailed/ building-industry-insight/ how-big-is-the-renovationmarket-in-nz.

Renovating allows homeowners to adapt their living spaces to suit these evolving needs. The moving process The process of selling a house and moving can be both physically and emotionally taxing. Sorting through belongings, packing everything up, disposing of or transferring utilities, physically moving belongings to the new location, and unpacking; it all takes time and energy. It’s true that renovating can come with its own set of stresses, but the gravity of moving home is unmatched. Renovating your current home gets rid of these stressors. By investing in your current property’s improvements, you can experience the thrill of a new living environment without facing the challenges a move brings. In time you may wish to move, and by then you will have a

better grasp of the obstacles you might face, and the hidden home improvements leaving your home might entail.

Lifestyle change Whether it’s because of a growing family or adjusting to age, lifestyles change. Renovating allows homeowners to adapt their living spaces to suit these evolving needs. Home improvements such as room additions, open floor plans or wheelchair-accessible installations provide flexibility as your life evolves. If you are thinking of selling your home to downsize and move to a retirement village for example, consider the costs of renovating your home first. It might be cheaper in the long run.

Although there are no guarantees in life, if you have something to protect you want to take all the reasonable measures possible to ensure the overall security of your people, property and organisation. Not only is there the basic need to secure premises, but there’s also the need to keep up with the latest innovations and technologies. Hampden managing director Kristian Baldwin says that more secure designs and products are in high demand compared to traditional chain link mesh and panel fences. In his line of work, Kristian finds the sectors looking to improve perimeter security aside from commercial they include government agencies, schools, and even places of worship. “In short, anyone with something to protect should have a plan and a key element of that plan should be protecting its perimeter,” says Kristian.

“We find that the scale and type of materials used can differ significantly between the various sectors with function being the main driver. “That said, a common theme is that the finished product must do the job it intends to do and should look good. To get it right, these two elements need to be built in from the beginning.” Factors to take into account include the frequency of people leaving and entering the facility and the types of people leaving and entering the facility. For example, the security needs of a primary school drastically contrast that of a defence force compound. Although fencing is a major component in effective perimeter security, other aspects should be considered as well. Rather than leaving holes in your overall security solution, it’s best to bring in the experts to get that look you desire while meeting your needs.

Renovating

A small change to make a large difference By June Pfister

As parents of teenage twin boys, creative, renovated minds Endy Loa and his wife LJ Sarang Loa have learned that accidents happen at any time, and anywhere. Endy and LJ have started a renovation company through Instagram, showcasing their fun and unique home reno products. With Endy’s qualification in industrial design and LJ’s degree in cabinet making they have together over a decade of experience in home renovation projects. The duo have embarked on a new renovation project within their own home, where their dining area was turned into a new living space. The dining area was divided by an outdated above the waist height pony wall; while it is a distinctive charm, they decided it was time for a change. Endy and LJ envisioned creating a welcoming feature that would provide the perfect backdrop for preserving cherished memories with friends and family. During a trip to Korea, LJ attended an annual design expo, where she fell in love with the elegance and timeless charm of Mediterranean wall displays. These walls, often crafted from local stone or stucco, exude warmth with their earthy colours and irregular, weathered surfaces, each telling a story of character and history.

72 | B&R

This aesthetic had always resonated with LJ, and the dining area’s pony wall provided the ideal canvas for her vision. The renovation project began with the use of a CNC machine to cut out the frames, which were then assembled and securely affixed to the pony wall, ceiling, and wall batons. Gibbing the wall and manually cutting out some of the holes added a dynamic touch. The knockdown texture plastering followed, capturing the classic Mediterranean wall stucco style.

Before

Renovating Before

The wall was then carefully sanded to eliminate sharp edges, and a final thin coat of plaster created a layered effect.

now benefits from plenty of natural sunlight, allowing the Mediterranean wall to shine throughout the day.

also highlights the power of community involvement and the inspiration that can be drawn from unexpected sources.

To maintain consistency within the room, the cornice was extended, and a final coat of paint was applied to complete the renovation project.

This transformed feature has become a conversation starter and a testament to the beauty that can emerge from unexpected accidents.

With full-length glass sliding doors that open onto their green paddock, the dining area

Endy and LJ’s renovation journey not only showcases their creative expertise but

The Mediterranean wall now stands as a reflection to their passion for design and their commitment to turning everyday spaces into works of art. From this one renovation project, we can see that Endy

and LJ have a strong passion for renovating the old into the new. They both have a vision for new ideas and can turn any project into an eyecatching display. To follow Endy and LJ’s journey, or for any renovating inquiries send them a direct message through their instagram @endyandlj. B&R

Real Estate

Looking to list your property? Here’s how to get started By Jen Baird, chief executive of the Real Estate Institute of New Zealand (REINZ).

It’s been a market of supply outweighing demand for several months, but, activity is expected to pick up — including the usual spring flurry of listings. Here’s what to think about as you look to list your property. It is important to find a real estate professional who can deliver a standout marketing campaign, advise you on key steps for

getting your property ready to list, and who will tell you what you need to know throughout the selling process.

Research is key Using a real estate salesperson can result in a more effective sale than selling privately. They will handle the details of the marketing and sales process, the cut and thrust of the negotiation or auction, and you can rest assured that you’re protected

throughout the process by their expertise and requirements under the Real Estate Agents Act. To find the right person for you, ask around; talk to family, friends and neighbours and see if they have any recommendations on real estate salespeople they have previously used and whom they had a good experience with. It’s also fundamental to understand where the market is today before you head into

the selling process. Doing some of your own research is vital however, you can rely on your salesperson to bring expertise. Salespeople have the time, access to the latest data and market information, and to advise on exactly what is happening in your market for your type of property. Having honest conversations with your real estate salesperson will enable you to understand the current market and the best approach for selling your home.

Real Estate

Honesty is the best policy A real estate professional will help to manage your price expectations with the latest statistics, their knowledge of the current market, the local area, what properties are attracting the most attention and why, the current levels of attendance at open homes, and more. They should also explain what they will do behind the scenes to ensure the best possible outcome for you. They can advise you on the best way to present your property for sale including aspects such as required maintenance, tidying up of gardens, de-cluttering, or home-staging. With these factors come costs, and your real estate professional should ensure you are aware of the aspects you may need to invest in when selling your home so there are no surprises, and so you can factor this into your budget.

Look for a salesperson who can demonstrate knowledge of your local area and community, ideally with a network of potential buyers, as this can help ensure your property is best positioned and marketed to the right people. Make sure you understand what a salesperson’s commission fee is. While fees do vary by agency, our advice is that choosing a salesperson on commission alone could lead to losing a significant amount of money by achieving a lower price for the property.

It’s also fundamental to understand where the market is today before you head into the selling process. Doing some of your own research is vital however, you can rely on your salesperson to bring expertise.

Preparing your plumbing for summer Summer can place stress on plumbing systems. You will use your plumbing more than usual with more guests over the weekends, dishes piling up waiting to be washed, loads of laundry and more showers being taken.

rainwater you can catch. Plus, the build-up of debris is as much an eye sore as they are a hazard to your home. Furthermore, any overflow caused by clogged gutters could lead to unexpected damage to your home. And you incur additional expenses for emergency repairs.

So here are some tips to avoid encountering heavy repairs and an expensive bill.

Clear the gutters Summer storms are a known phenomenon during the summer months. A build-up of sticks, leaves and other debris due to these storms can clog your gutters and limit the amount of

It helps if you turn down the hot water temperature, but not below 60 degrees Celsius. Your water heater becomes a breeding ground for bacteria. A prime example of this is legionella which thrives and quickly proliferates in your water system with a temperature of lesser than 60 degrees Celsius.

But toilet leaks are often a gamechanger as they silently work their way into your plumbing system and incur additional costs. Use food colouring and add a few drops to the cistern water to check for any signs of a leak. Wait 30 minutes and check for food colouring in the bowl. If you did find any, it indicates that you have a leak and your toilet needs fixing. Clean your showerheads Over time, minerals in the water are collected in the showerhead, creating deposits that block the head. You may tend to forget about your showerheads, but getting rid of these deposits is easy. Unscrew your showerheads, and wrap them in a bag with

some vinegar. Allow it to soak overnight until the mineral deposits are dislodged. Dripping taps inside and outside your home Check all your taps inside and outside your home. These parts of your home will increase usage during summer, so check for leaks. Look out for water dripping from your fixtures if they are turned off or water pooling around taps. Book an inspection appointment Have a plumber examine your plumbing system to identify possible issues before it ends up damaging the entire structure. Professionals can check on your property, and it won’t take as much to call for one.

Recycling

The importance of waste reduction Some two years ago, an ecolabel was launched with big ambitions – to help tackle construction and demolition waste in New Zealand. Why an ecolabel? Its creator, Environmental Choice New Zealand (ECNZ), sets the highest standards for environmental preferability in New Zealand. If you see a product, such as a cleaning product – or even toilet paper – with the ECNZ logo, you can be assured the manufacturer has done everything they could do to create better environmental outcomes, from material sourcing through to end-of-life solutions. ECNZ decided it was time we collectively understood what best practice means when it comes to dealing with

construction and demolition waste. Over a period of 12 months, ECNZ consulted with experts in the field and developed a thorough specification that is available online for free public viewing. ECNZ general manager, Francesca Lipscombe, says the ecolabel is right for organisations that care about sustainability, want to do it well, and want to be recognised for their efforts – especially by their customers. “Having external validation gives businesses an advantage, especially in a sector that is increasingly under the microscope by Government, councils and the public,” Francesca says. The resulting specification, Construction and Demolition Waste Services (EC-59 C&D

Waste), outlines in detail how to effectively and efficiently deal with construction and demolition waste. For example, it requires separating waste on-site and achieving at least 70 percent diversion from landfill.

Renovating

From top to bottom A unique rebuild journey By Ben O’Connell

Removing the house you have lived in for 12 years to rebuild your dream home in the same location might sound out of the ordinary, but for this North Shore family working from the ground up marked the start of an extraordinary build journey.

Renovating Jo and Troy McCallum bought the original 1950s home about 13 years ago, drawn to the beachy location. They soon outgrew the aging property, wanting more space for the growing kids, an open plan layout with sea views, and a more modern and energyefficient living space. As many of the old homes on their street had been removed, and agents warned them about overcapitalising, renovating the old home became impractical. Considering the land value, location, and activity in their neighbourhood, the McCallums reassessed their plans and realised they were sitting on a golden opportunity to build. This realisation came after years of weighing up options; whether to buy and sell, renovate, or rebuild. As more replacements for nearby old houses were built, so did the pressure to decide. “We did spend a lot of time on the weekends looking at new homes, yet every time we kept coming back to the fact that we couldn’t give up our site for someone else to do it. We didn’t want to drive past and have regrets if we sold.

“At first the thought of having to remove our original house and rebuild felt daunting, but we decided to look at it as an opportunity of a lifetime rather than focusing on the task ahead.” In the end, the unmatched location ruled out selling and buying, and renovating just wouldn’t give the McCallum’s the home they wanted.

Building new and starting with a blank canvas eventually became their best option, and after 13 years there the family knew the site inside out. Some removal companies visited the property and said the family’s plans were impossible, but this did not stop them. Determined, they sought reputable, honest advice from their specialist builder and considered every outcome with local real estate agents. The process really kicked off once they found an experienced contractor who understood the complexities of removing and rebuilding, such as preparing and demolishing the basement floor. “Despite us not gaining a lot of money for selling the home due to the old cladding, we gained by saving on demolition costs and the thought of saving the home for someone else was more appealing. “It was still a great house and we just couldn’t bear to destroy it. We have found out the house is actually just 20 minutes up the road and we have made contact with the new owners!” Coronavirus lockdowns were an unforeseen hiccup, causing slight

delays and equipment shortages. But soon enough, the removal date arrived. Jo says she still treasures the video footage of the process. “We had a street party to watch the house leave and neighbours joined in to watch the house leave the site. It was quite surreal to see your house on a truck leaving!” The initial design and planning process started a year earlier, with a local builder, designer, and architect visiting the family in their old home to understand their lifestyle. “Don’t tell me where you want rooms,” they would say. “Tell me how you want to live in the spaces.” B&R

Renovating

Don’t listen to others, listen to the experts. People are quick to highlight all the things that could go wrong, but what about if everything goes right? Open plan living and indooroutdoor flow were project non-negotiables, as were an upstairs parent retreat and separate kids’ space. With detailed care these elements came together flawlessly. The new build now caters for modern living and the needs of the family. The large living space flows between zones, accentuated by high ceilings and large windows that flood the space with natural light. From the layout to the extensive built-in storage solutions, every aspect of the home was carefully considered to make daily life not just convenient, but enjoyable. The McCallums finally have space to entertain, but most

importantly, a warm, dry, draftfree home that blends aesthetics and functionality. The outdoor deck and beautifully landscaped gardens form a lovely courtyard area that brings the outside in, complete with a large five-metre bench seat perfect for soaking in the sun. Matching the desired minimalist style, timber panelling adds warmth and character. “Excuse the pun, but the builder actually nailed the design and provided us with a beautiful home that is a harmonious blend of design, sentiment, and functionality, making it more than a house – it’s a place where our hearts reside.”

Renovating

We were fortunate at the time to have a fixed price build, with the only variable being the interior based on our choices. “We learnt that patience and effective communication is so important. Be on the same page and work together in the decision-making process. Give yourselves time to understand the process before you kick it off. Have a plan, don’t start a major project and not have direction. The home embraces innovative technologies, from motorised blinds in the living area to solar panels that work to reduce the property’s carbon footprint. Thinking ahead, the home also caters to electric vehicles and a potential speaker system by including outdoor power connections. Reflecting on their rebuild journey, Jo and Troy know that building can be stressful at times, but put their success down to rigorous planning from day one. By staying fully aware and informed of the cost and impact of even the smallest choices, they were prepared when forced to make tough calls quickly.

Although they are often asked if they’d do anything differently, the McCallums struggle to think of what they could have changed. They celebrated every milestone they could throughout the process, revelling in the excitement of each stage. The result is their dream home. Jo and Troy say the best way to set yourself up for success is by doing your research and finding the right builder for you.

“Don’t listen to others, listen to the experts. People are quick to highlight all the things that could go wrong, but what about if everything goes right? “We spoke to numerous people that had built with our builder and saw his craftmanship through a number of his already built homes. Have a spreadsheet outlining budgets and all costs.

“Make sure you engage with a team of experts who share your vision and values. Be open to feedback, ask questions, and maintain a positive outlook, even when faced with setbacks. Be ready for solutions rather than focusing on any issues. Enjoy the process!” The McCallum family would like to thank Builder Esteem Homes Ltd, Keerti Siag Photography, and Tania Jacobs Photography.

“We were fortunate at the time to have a fixed price build, with the only variable being the interior based on our choices. There were no major surprises and our builder always had considered the options, so we were able to make informed decisions at each stage. He was even prepared at the time of shortages having already ordered the gib well before we needed it. Thanks to his amazing planning skills, there was no time or extra financial impact to us.” B&R
