MAYOR’S MOMENT

Madeira is in the midst of what may be its most ambitious redevelopment effort ever. We re-imagined and re-constructed McDonald Commons Park, we are reinvesting in Miami Ave and are attracting new businesses to the downtown business district. We are increasing safety for our motoring public and making our community more walkable We have branded the city for the first time ever If you are familiar with our 2019 Comprehensive Plan, we are delivering on it.

More specifically, in 2024 the new Madeira brand image and tag line – Great Lives Made Here really came to life – first in new signage at Madeira City Hall and then at McDonald Commons Park We undertook this branding effort to boost Madeira’s already-strong visibility, to re-invigorate our economic development efforts, foster community pride, create a sense of arrival and place specific to Madeira, to build on our reputation and further cement our community as not only a preferred location, but a top spot to live, work and raise a family.

On that “Spirit of Madeira” note, I want to highlight our Independence Day parade. To say it rained on our parade is an understatement It did not just rain, it poured! But our community took lemons and made lemonade. Instead of racing inside people embraced the rain and made the absolute most out of a good soaking – our community came together, celebrated together, and proved the point that “Great Lives” are built in part by great memories that are created in Madeira.

Early this year, we had another lemons to lemonade moment. I was saddened and disappointed when I learned Councilmember Anne Horne decided to step away from Council for personal reasons I really enjoyed working with Anne and deeply appreciated the perspective she brought to the Council and her commitment to Madeira She left big shoes (figuratively) to fill We selected Ramzi Takieddine to fill Anne’s spot and I am exceptionally happy with our decision. Councilmember Takieddine jumped in with both feet and has proved to be a thoughtful, diligent member of council who brings the same deep commitment to doing right by our community as did his predecessor, Ms Horne

Enough cannot be said about the success of the redeveloped McDonald Commons. Our planning team, community volunteers, city staff, our outside consultants and construction partners simply knocked the ball out of the park! The park is an unquestionable success. We had a fantastic grand opening (the Welcome Back Bash) in May followed by equally great opening of the playground in October- watching kids swarm the playground was awesome but so have instances after when I’ve seen generations –grandparents, parents and children making a specific trip to park to play together and enjoy each other’s company. The park is exceeding expectations – AND we are working to address our unexpected parking issues.

At the beginning of the year, we asked the community for patience Patience as we redevelop Miami Ave and patience as we install the new roundabout at Miami and Galbraith Thank you for the patience extended so far and we ask for further indulgence in 2025 – when work on Miami will be completed. I have every confidence the result will be worth the wait. I am pleased to report the roundabout is performing well. Miami and Galbraith were identified as an unsafe and accident -prone intersection and we worked with ODOT to fix it – again, I am confident people are adjusting to the new traffic pattern and realizing the benefits of the improvement

The council is taking other actions in the long-term interests of our community. We decided to sell the Hosbrook and Muchmore houses – two properties that have been owned by the City, but consistently been underperforming properties: difficult to rent to the point of realizing below market rents, old buildings with costly maintenance bills and properties regularly requiring the attention of City staff as a landlord, not a core function of the City Getting these properties into private hands will create an opportunity for creative re-use, making them productive destinations in our business district.

Council initiated work on a storm water master plan, an issue last addressed in a comprehensive way in 1988.

The council is also considering the provision of water service to our community. More to come on that as of this writing in mid-December, but we have an opportunity to try and reduce rates for our residents and alleviate our community of the on-going maintenance and replacement costs for costly water lines.

One of the things I resolve to do each year is to have “ more good days.” We had a lot of good days in Madeira in 2024 and I look forward to even more in 2025!

On any given day, the Madeira administrative staff field questions from residents and businesses on a broad range of subjects- from City Services to taxes, community events and major projects. As I prepare my newsletter segment, I thought it fitting to provide a review of the Frequently Asked Questions (FAQs) for 2024 Please note, these are just a few of the inquiries we receive

What happened to the Bricks and Eagle at the Veteran’s Memorial?

The newly reconstructed Veteran’s Memorial at McDonald Commons, like the entire park, will be an amazing asset for the City of Madeira. Constructed with input from Madeira veterans, via the City’s Veteran’s Advisory Committee, the memorial strikes a balance between recognizing the donors and veterans from the previous memorial and creating an opportunity to honor future generations of servicemembers While the pillars, plaques and flags for the six (6) service branches have been erected, the central obelisk- complete with the names of individual servicemembers and a pedestal with the bronze eagle have yet to be installed. The City’s contractor, Prus Construction, and its subcontractors are working to fabricate these final pieces of the memorial. Additionally, there will be an organized opportunity to reunite recognition bricks from the previous memorial with individuals in Spring 2025, please watch the City’s social media and website for details

Why is the new roundabout flat in the middle?

This summer, with the assistance of safety grant funding from the Ohio Department of Transportation (ODOT), the City installed a roundabout at the intersection of Miami Avenue and Galbraith Road. The previous intersection was misaligned, leading to one (1) or more serious accidents every month. To avoid taking additional private property for Right of Way, ODOT opted for a “mini” roundabout, which is flat in the middle, allowing larger articulated vehicles (ie tractor trailers) to use the center when turning Since its opening in October, the City is happy to report there have been no accidents.

What’s up with the garbage service?

This question in particular could cover a multitude of different questions, including “why was my garbage missed” or “why did the Garbage truck take my neighbor’s extra waste without stickers?” The route of all these questions has to do with workforce challenges and training Republic Services (“Republic”), the City’s contracted waste hauler, unexpectedly lost a longtime employee in early 2024 due to an unexpected medical retirement. While several candidates were selected and trained to replace this individual, who was known to the community for his exceptional service, it took a while for Republic to find a candidate who had the proper mix of technical skills (i.e. the ability to maneuver around low-hanging powerlines) and service acumen for Madeira City officials, including myself and Mayor Moormann, were in contact with Republic representative to proactively work to address these issues, and we appreciate their responsiveness to our concerns. With that said, residents are reminded to have their refuse at the curb the night before the scheduled pickup, and with the appropriate stickers for extra items, to avoid any issues.

When will the construction in Downtown be done?

PUBLIC WORKS DEPARTMENT

Every time I have the opportunity to provide an update on City projects, I begin with “pardon our dust” because we realize there is lots of construction underway. Late last year, the City completed the aforementioned Maimi/Galbraith Roundabout and started work on a streetscape revitalization on Miami Avenue, which includes the replacement and relocation of existing utility infrastructure. As the project moves into its second year, we hope to see the installation of new sidewalks, pavement, and street furnishings (ie lamps, benches, trees, etc) in 2025 Also coming in 2025, a similar streetscape project on Camargo Road and refresh on Laurel Avenue We appreciate the patience from Madeira motorists and business owners have shown over the past year. The City and our contractor will make every effort to mitigate traffic issues wherever possible; however, there will some bumps along the way as we look to wrap-up this robust reinvestment in Madeira’s infrastructure. We encourage everyone to check the City’s social media and website for updates on street closures and lane restrictions.

Why was leaf collection shorter this year?

Wherever possible, City staff make data-driven decisions. In the past, significant City resources were devoted to protracted leaf collection operations. However, when we examined the actual collection totals we found that the early- to mid-October and December collections regularly produced a smaller number of truckloads, while requiring the same commitment of manpower. This seemingly represents a misallocation of the resources (ie taxes) provided by our residents For comparison sake, through Thanksgiving of 2023 City crews collected 100 truckloads of leaves; through the same period this year our crews collected 95 truckloads, effectively matching last year despite the collection period starting later than previous years. To further reduce the number of unproductive runs, the Public Works Department was given discretion to make additional passes beyond the four-week set collection schedule, based upon when it would be most productive. At Public Works’ recommendation, the City completed several additional weeks of collection beyond the set schedule, but the drop-off in production was significant For example, in one week, crews pulled 25 truckloads compared to 38 truckloads in the same period in 2023. At some point, there are diminishing returns to additional runs, especially when leaf collection necessitates the use of the same dump trucks as snow removal.

POLICE DEPARTMENT

Protecting your valuables is always a priority. PLEASE remember to hide your valuables and lock your car AT ALL TIMES. Several times a year in Madeira we have items stolen from unlocked cars. Most thefts from motor vehicle are “Crimes of Opportunity”. If the vehicle is unlocked someone may open the door and remove items. Occasionally, if a valuable item is left in plain view in the vehicle a window may be broken out, however this rarely occurs

A FEW TIPS:

Leave items at home - Before leaving your house think about where you are going and take a look at what is in your vehicle; if you don’t need a valuable item, its best to leave it at home. Avoid the traditional hiding spots – A potential thief will look in traditional hiding spots first (an unlocked glove box and under the seats) If nothing is in these spots they may leave When someone steals from a car, they usually don’t have a lot of time to search They try to get in and out as quickly as possible, minimizing their chance of getting caught. Lock valuables in the glove box. Hide items under or in the spare tire compartment. Small items may fit under a floor mat or between seat cushions.

Hide before you drive – Hide your valuables before you get into the car. This way, no one sees where you are hiding the items If you wait until you park, anyone watching you will be able to see where the items are being stashed

Secure your vehicle – Roll up all windows and lock all doors. Windows that are left down and doors left unlocked are open invitations for thieves to enter your vehicle. Don’t make their task any easier by leaving the windows down and the doors unlocked.

There’s no way of making your car and the valuables inside it completely immune to thieves, however; if you follow these steps and keep valuable items hidden, its much less likely your items will be stolen.

MADEIRA INDIAN HILL JOINT FIRE DISTRICT

I wanted to share some recent experiences we ’ ve had concerning a fire hazard commonly associated with home DIY projects We had a fire alarm response and found a small fire in the garage. The resident was doing some furniture refinishing and using a product with linseed oil. Linseed oil itself is a non-toxic chemical used in

common refinishing projects with furniture, flooring and deck materials. Cotton rags are used to apply the product that contains linseed oil and then get discarded or placed in a bucket or a can awaiting the next use.

The problem with linseed oil is that it reacts with oxygen and that reaction creates heat. It creates so much heat that it can produce flames The simple act of tossing the soaked rags in a can may eventually start a fire Directions on linseed oil products state that after use, place the used rags in sealed container. Placing the rags in the sealed container will limit the amount of oxygen and limit the amount of heat that can be generated.

As a firefighter with over 30 years of experience, I can recall several fires that were started by improperly discarded linseed-soaked rags. Several years ago, I responded to a car fire in another jurisdiction The fire was in the back of the car, and we made a quick stop on the fire In the back of the car, there was a floor sander with several bags of saw dust The bags of saw dust were the result of the dust collected from the sanding machine used to sand the floors and most likely had linseed oil. The owner of the car stated he was returning the sander. A few hours later, we were called to a house fire at another address on the other side of the city. I was the incident commander on that fire, and I watched more than one firefighter exit the structure, each with a separate bag that was smoking heavily and when they put it on the ground, it burst into flames As it turns out, the owner of the home was the same owner of the vehicle that was on fire from a few hours ago Throughout the first floor of the home, there were several bags of dust collected from the floor sanding machine. The same dust that caused the vehicle fire earlier in the day was the cause of the house fire that night. The owner had collected several bags of dust from the floor sander, but didn’t dispose of them properly and the result could have been catastrophic if that fire was undiscovered relatively early in the combustion process. Place rags used in staining projects in a bucket of water or in a sealed container Be mindful of dust collected from sanding projects as they may contain oils or urethanes that can combust in combination with cotton rags and air.

After you complete your filing, MAIL the signed copy of your return ALONG WITH YOUR W-2s, federal schedules included in your reported income (if applicable), and your payment made payable to: City of Madeira Tax Office. You also have the option of UPLOADING your documents and paying online. Taxes are due April 15, 2025

Madeira Stories Live - March 12, 2025 at 7:00PM

The art of storytelling is alive and well in Madeira. If you haven’t attended a Madeira Stories Live event in the past year, you have missed out on funny and heartwarming stories that many of your neighbors have generously shared They have made us laugh, reminisce, shed a tear, and, most importantly, they have empowered us to make connections with both old and new friends.

The program, created in the style of NPR’s popular Moth Radio Hour, is organized by members and friends of the Madeira Inclusion Committee Tom Kent, Latha Samu, and Michael Ramos. “Most people don’t even realize that they have stories that people want to hear,” says Tom Kent, “But once we start talking, funny or life changing experiences that we can all relate to begin to emerge ” With past speakers ranging in age from mid-thirties to mid-nineties, these events bring generations together.

So, join us on Wednesday, March 12th for the next version of Madeira Stories Live and enjoy stories from your neighbors, including Heidi Welti, Mark & Jan Wiesner, Scott Gohus, and others who will share stories of neighborhood gatherings The event will take place at Traditions on Camargo at 7:00 PM. On October 27, the traditional Costume Parade and Playdate provided fun and excitement as Halloween fun extended to the weekend! Several hundred children enjoyed the annual Costume Parade - led by the Madeira Police, along with crafts and activities from the Madeira Library, Madeira Women’s Club, and the MHS Key Club. Two Great Events Started the Holiday Season

The Madeira Community began the 2024 holiday season with two special events In a long-time tradition, on December 5th, the Parks and Recreation Board, along with Madeira Police and Service Department members and community volunteers, escorted St Nicholas on a tour of Madeira. He greeted over 1500 children with stuffed toys and candy canes, taking photos with many of them at the 19 stops for his horse drawn carriage. In a newer tradition, the Madeira Inclusion Committee hosted a Children’s Holiday Passport as part of Light Up Madeira Children were invited to participate in craft activities that reflected elements of various holiday traditionslearning about the similarities and differences between the presented cultures

MILESTONES, ANNOUNCES

ANNUAL AWARD WINNERS

The Madeira Chamber of Commerce celebrated major milestones and announced annual award winners at its year-end event held at the Kenwood Country Club in December

Marvel Gentry Harmon, publisher of Madeira Neighbors Magazine, and soon-to-be Indian Hill Neighbors Magazine, received the Spirit of Madeira award, recognizing a local business or member who exemplifies the core pillars of an outstanding community member and strives to make a positive impact on the people who live, work and play in the community

“Marvel has become a staple in this community over the past year and quickly grown her business,” said David Peterson, Executive Director of the Madeira Chamber. “Her name has become as synonymous with Madeira as her business and we are beyond pleased to announce Marvel as this year ’ s winner.

The Madeira Chamber also presented its New Business of the Year Award to Central Bark, which opened in late 2023 as part of a major property re-development on Camargo Road

“Central Bark not only serves some of the cutest customers in all of Madeira, their team has dove into supporting our community with two feet, and four paws. ” Peterson noted Central Bark’s involvement in the City of Madeira’s annual Halloween parade and thanked them for their on-going support of community events.

The event also featured the recognition of four significant anniversaries within the Madeira business community.

Inner Source Living on Camargo Road and A Tavola on Miami Avenue were recognized for 10 years in business

Camargo Trading was recognized for its silver anniversary, celebrating 25 years of “living beautifully” and driving customers from across the Tri-State to its beautiful shop on Laurel Avenue.

Gilson’s Engraving received special recognition for its golden anniversary, celebrating 50 years in business this past year This family-run business in the heart of downtown Madeira began serving customers in downtown Cincinnati in 1974 After years downtown, and multiple moves that included relocating to Montgomery and the Kenwood Town Centre, Gilson’s Engraving eventually came home to Madeira in 2007 where it now serves as the destination for personalized gifts for any occasion as well as providing engraved awards across the country

Gregg Pancero, who oversees the operations of Trio Bistro, Embers and a dozen local LaRosa’s, spoke at the year-end event. Mr. Pancero shared stories of his time working with Buddy LaRosa to help bring the famous pizza chain to King’s Island in the 1970s. Mr. Pancero also shared how the restaurant has re-sized and reshaped over the years including the introduction of the 347-1111 phone number, the rapid growth of the internet and the impact of the COVID pandemic
