BAM reaches financial close of €230m N25 New Ross bypass PPP project

A consortium led by BAM has reached financial close with the National Roads Authority (NRA) for the €230 million N25 New Ross Bypass PPP project. All project and financing agreements have now been signed and the project implementation work can get underway immediately. The project will support up to 2,100 jobs locally and across the country and will see construction activity commence in March of this year. The PPP project involves the design, construction, financing, operation, and maintenance of approximately 13.6km of new dual carriageway and various junctions and road bridges, including the 887m crossing of the River Barrow, which will extend from Pink Point in Co. Kilkenny to Stokestown in Co. Wexford. When it is completed this three tower extradosed bridge will be the longest of its kind in the world. The PPP project will comprise a valuable strategic component of the national primary route network. The N25 New Ross Bypass will provide a high quality safe link within the South East region and ease congestion by providing a bypass of New Ross town on the N25 and N30 where significant delays currently occur. The project will be undertaken by a BAM and Dragados joint venture. The new road will be operational in January 2019, which will be followed by a 25 year concession period for the consortium. Discussing the announcement, Theo Cullinane, BAM Ireland Chief Executive, said: “We are very pleased to have concluded the agreement, which marks the next phase in BAM’s continued investment in enhancing the transport links to the South East and across Ireland. This has been a priority for BAM as this deal follows on from our reaching the financial close on the the M11 Gorey to Enniscorthy PPP project last October. Construction activity began on that project this month. We are dedicated to furthering the development of the South East, and we look forward to commencing construction on this vital bypass.” BAM has a long track record in delivering building and civil engineering projects under the PPP model, which includes: the Newlands Cross Junction and M11 Arklow to Rathnew; the M1 Dundalk Western Bypass; the M7 / M8 Portlaoise Bypass; and the N25 Waterford Bypass PPP Motorway schemes. BAM has also completed the design, build, finance, and maintenance of eight schools under Schools Bundle 3 PPP and work is currently ongoing on four schools for Schools Bundle 4 PPP. BAM is also working as preferred bidder with the NTMA for the development of four new courthouses and the refurbishment and extension of three existing court buildings, also under PPP.

L&M Keating Engineering increases Merlo fleet

Clare-based civil engineering contractor, L & M Keating Limited of Kilmihil, has expanded its telehandler fleet with the addition of two new Panoramic units – a P40.17 Plus and a P38.13 – bringing to 14 the number of Merlo units in operation at the company. Supplied by Merlo distributor McHale Plant Sales of Birdhill and Rathcoole, the P40.17 Plus has a 4-tonnes lift capacity and a 17-metres reach. The P38.13 has a 3.8-tonnes lift and a 13-metres reach. Both units enter service on building construction works being carried out by the company in Carrigtwohill and Dublin respectively. Reflecting on their long history with Merlo, Noel Crowley, plant manager at L & M Keating, points to what he terms ‘the quality and durability’ of the products. ‘From our experience of using Merlo, they make a decent machine that gives value for money,’ he says. Ulster Bank Construction PMI reports shapest increase in new business for seven months

Growth in the Irish construction sector strengthened at the start of 2016, with activity rising at the fastest pace in seven months on the back of an accelerated expansion in new business according to the latest Ulster Bank Construction PMI report. This encouraged firms to take on extra staff and increase their purchasing activity, while business sentiment remained strongly positive. The Ulster Bank Construction Purchasing Managers’ Index® (PMI®) – a seasonally adjusted index designed to track changes in total construction activity – rose sharply to 63.6 in January from 58.6 in December. This signalled a second successive acceleration in the rate of growth of construction activity, with the latest expansion the fastest since June last year. Total activity in the sector has now increased in each of the past 29 months. Commenting on the survey, Simon Barry, Chief Economist Republic of Ireland at Ulster Bank, noted that: “The Irish construction sector has gotten off to a very strong start to 2016 according to the results of the latest Ulster Bank Construction PMI survey. Building on December’s solid improvement, a further significant increase in the headline PMI reading took it to 63.6 in January – its highest level since last June. The New Orders and Employment indices both also rose to seven-month highs in January indicating that the pace of overall activity, new business and hiring have all accelerated meaningfully in the early part of the New Year. Furthermore, the early-year improvement has been broadly based: respondents have reported stronger activity growth across all three sub-sectors of Housing, Commercial and Civil Engineering, with a particularly strong – and welcome – pickup recorded in Housing where growth was the fastest since October 2014. “Overall, the strong Construction PMI figures mirror the encouraging signals sent from the other Irish PMI surveys for January, particularly the Services equivalent which jumped to its highest level in over 9 ½ years. So while there are some prominent downside risks facing the outlook for the global economy at present, several important areas of the domestic economy in Ireland look to be carrying considerable momentum into the early months of 2016.” All three categories see growth quicken Each of the three monitored areas of the Construction sector matched the total picture by recording faster rises in activity during January. The steepest increase in activity was on housing projects, where the rate of growth was the sharpest since October 2014. Meanwhile, rates of expansion in the commercial and civil engineering categories were the fastest in seven and 13 months respectively. Sharper rise in new business Anecdotal evidence linked higher activity to growth of new orders. New business increased for the thirty-first successive month in January, and to the greatest extent since June last year. Staffing levels increase again Rising new business levels were also behind a further increase in employment in the sector. The rate of job creation quickened for the third month running and was substantial. Construction firms also increased their purchasing activity at a stronger pace in January, again linked to rising new orders. Input buying has expanded in each month since March 2014. Higher demand for inputs imparted pressure on capacity at suppliers to the construction sector, and resulted in longer delivery times. The latest deterioration in vendor performance was the greatest in five months. The usage of sub-contractors rose at a sharp and accelerated pace in January, contributing to another decline in their availability. Companies reported a further modest reduction in the quality of work carried out by subcontractors, but rates charged increased at a sharp and accelerated pace. Input prices rose sharply again in January, albeit at the slowest pace in three months. Higher costs for some raw materials reportedly outweighed the downward impact of lower oil prices. Business sentiment was little-changed at the start of the year, remaining strongly positive. Rising new work was the main driver of optimism regarding activity for the year ahead, with three-fifths of respondent predicting growth. 3

This company has survived the Great Depression and two World Wars, so as a Company, we have experienced worse.” John has been a member of the Collen team since 1981, starting out as an Apprentice Carpenter and progressing to his current position as Senior Contracts Manager. He has built up an impressive portfolio of attributes and projects throughout his career with Collen. John contested the national apprentice finals three times before completing a craftbased technical course in Bolton Street. He received a Diploma in Front Line Management from the College of Industrial Relations and holds a NVQ Level 7 in Senior Construction Management from the Chartered Institute of Building. In 2015 John received a bronze award from the Chartered Institute of Building in the Construction Manager of the Year Awards for his management of the National Film School at the Institute of Art Design and Technology at Dun Laoghaire. The project also won an Irish Concrete Society award for the striking and meticulous concrete finish throughout the building. Similarly, the impressive four

storey extension to the Hugh Lane Gallery on Parnell Square, also managed by John, was the recipient of an OPUS commendation in the Architecture and Construction awards. Recent projects completed by Collen under John’s management include a €9 million office fit-out to the landmark Irish Life building on Abbey Street in Dublin City Centre; a project that required the complete re-modelling and fit-out of two multi-storey office blocks over an existing occupied basement “Programming, sequencing and safety were key considerations on this project due to the proximity of the Luas line and the adjacent operational Irish Life retail centre. Managing the safety of the public was vitally important.” says John. “The project extended over ten floors and incorporated CAT A and CAT B fitout works and extensive works to the existing facade including cleaning and repairs to existing stone and replacement of existing aluminium windows. We had to complete the strip out of all existing fixtures and fittings and the project then required installation of new ceilings, partitions, joinery, wall & floor finishes, new sanitary ware, new mechanical and electrical equipment including new air conditioning, new fire alarm system and roof plant equipment. The Tenant Fit-out, carried out in tandem with the landlord fit-out, included installation of new cellular offices, communications hubs and break-out areas, new doors and

tea stations with high spec fittings throughout. We completed the project within the seven month programme and the Client was very happy”. John is currently managing a number of teams responsible for key projects onsite including a €17.5 million student accommodation project in South Dublin and a four storey office fit-out of Knockmaun House, Mount Street, Dublin 2. The latter was purchased by the OPW and required a full refurbishment and office fit-out of the four storey building. The project is scheduled for completion in February 2016 and will reopen as the new Passport Office. The Company is also completing a substantial seven storey new-build office project with triple basement in Leopardstown and

are scheduled to commence a new five storey office fit-out in North Dublin for a prominent Tenant in February 2016. John continues to oversee ongoing minor works and maintenance projects for repeat private and public sector Clients. Recently, completed projects include an extension to the Kildare

Village Retail Outlet, successfully completed in advance of Christmas shopping season, winner of the Irish Georgian Society heritage award the Blackrock Further Education Institute and Library, Dublin Castle and a new extension to St Andrew’s College, Booterstown.

John places a strong emphasis on nurturing trade apprenticeships “They are the lifeblood of the industry”. His involvement on the CIF Training Committee, the Manpower Education & Training Subcommittee and the Apprentices & Third-Level Subcommittee is a natural progression. “Many of our Site Managers and Foremen started their careers on a Collen apprenticeship scheme and have progressed”. Many trained under John’s supervision. “I suppose it’s in the

blood,” he concludes. “All my family are carpenters. My father, uncles and grandfather all progressed to foremen and site

managers. That’s probably why I opted for this career path.” John is a renowned member of the GAA; an ardent Kilmacud Crokes clubman all his life. He starred at centre half back on the Kilmacud Crokes side that captured the 1995 All-Ireland club football championship at Croke Park. He lined out for the club at all grades in both hurling and football from the age of eight and also collected two Dublin SFC medals and one Leinster souvenir as well as intermediate, junior and U21 honours. SETTING THE STANDARDS

In June, Doherty Build were double winners at the 2015 Irish Construction Industry Awards, earning gongs for ‘Overall Excellence in Construction Award’ and ‘Health Project of the Year’. Building Ireland spoke to Sean Doherty to find out more about a special night for the Dundalkbased company. BUILDING IRELAND

With over 40 years’ experience in the Construction Industry, building everything from Bespoke Houses, Care Homes, Churches, Factories, Offices and Civil Engineering works to Residential Developments throughout Ireland, the Doherty Build name has become synonymous with the highest level of quality attainable. Based in Dundalk Co Louth, the company is run by brothers Sean and Eamon 10

Doherty and employ approximately 30 staff between HQ and their second location in Newry, Co Down. Sean and Eamon are now the second generation, with the original founders, John and Joe Doherty – having first set-up the business in 1977. From humble beginnings, the growth of Doherty Build over the past 39 years has been remarkable. Indeed the success of the company has now grown to the stage where it is now a multi award-winning business. “We had the advantage of being involved in the family construction firm from an early age, right through to achieving our professional qualifications. This experience ben efited us both, in our

management of activities on site, and with the day to day running of the company,” explained Sean Doherty. “Things have started to pick up since the downturn now and I think the fact that we carry out a lot of the roles ourselves has helped us to stay competitive down through the years.” The rave reviews Doherty Build has earned for the professional manner in which they carry out their projects helps too, with the good word spreading via their customers’ satisfaction. Irish rugby star Rory Best was one of those satisfied customers after Doherty Build recently put the final touches on his house, so much so that his brother Simon has decided to go with the same company for the construction of his home as well. Those are high-profile projects which any company in Ireland would love to have in their portfolio, but for Sean the one that sits on top of the pile was officially opened in the early part of this

Doherty Build has over 40 years’ experience in the construction industry

year. Ground was first broken on the Lordship Children’s Respite Centre in Co Louth in April of 2013, completed in May 2014 and since its official opening in February, the awards seemed to have been piling up for Doherty Build. The idea for the centre first came from local business man John Hanlon, and when he passed away after a long battle with Motor Neuron Disease his family and the local community kept his dream alive. The Maria Goretti Foundation was established soon after his death and from the outset, the family wanted a building with a warm, attractive design to welcome the children. Rooted at the heart of their plans was to create a place that felt like a “home from home” to the kids. The Lordship Children’s Respite Centre is located in County Louth and provides a much needed service for families of children with physical, sensory and learning disabilities. It enables parents and carers have a break from the often challenging demands of providing full time care. The project involved construction of eight bedrooms each with en-suite, arranged around a centrally located enclosed courtyard and play area. The Maria Goretti Foundation wanted to fully explore what level of care could be facilitated in the centre. In order to achieve this, it was imperative to visit similar facilities and to initiate timely communication with the HSE and other health professionals, to avail of their knowledge in this area. This was in turn utilised, to ensure innovative systems were installed to allow for a versatile and future-proof facility, which would meet the specific requirements and needs of the users. I discussed with Sean some of the unique features of the building and challenges encountered during the construction phase. BUILDING IRELAND

He explained that for the future viability of the project and with the end user in mind, the client was keen to keep running costs as low as possible. Eurotech were chosen to install their state of the art renewable Air Source Heat Pump and underfloor heating system. Incorporated in this, was an Intelligent Energy Monitoring system and external weather compensators which gather data on heat demand within the building, enabling the system to evolve through time constantly improving its efficiency. The Mechanical Ventilation and Heat Recovery System (MVHR) in place recycles waste hot air and redistributes tempered fresh air throughout the building, reducing the heat demand for the building. Air Tightness of a building is a key factor in achieving energy savings. Thorough workmanship in the application of airtight tapes and membranes, combined with a Gypsum Airtite Quiet Plaster Coat to the external walls, has resulted in the building achieving an outstanding rating of less than 1m3/hr/m2. This is the equivalent to Passive Build airtight requirements. This combination of build quality and award winning renewable technologies have resulted in the building having an exceptionally low heating cost of just € 5.00 per day. At the midpoint of the contract the Client decided to extended the scope of works, to include the fit out of the 4 bedrooms in Phase 2, as opposed to originally leaving a shell finish. Allied to this the contract period of 52 weeks was shortened by 9 nine weeks in order to meet the altered date for opening by Cardinal Eamon Martin. Through skilful logistics, on site management and coordination of the increased volume of staff, our team worked many late hours and weekends and this ambitious completion date was met. A further benefit to the Client, was a cost reduction in the overall budget, 12

June saw Doherty Build’s efforts on the Lordship Children’s Respite Centre project dually recognised when they were awarded the Health Project of the Year at the Irish Construction Industry Awards. The ceremony took place at the Ballsbridge Hotel in Dublin and on the night there were over 350 industry leaders celebrating the best in Irish Construction. Along with collecting the Health Project of the Year gong, Doherty Build surpassed all expectations on the night when they claimed the top prize – the ‘Overall Excellence in Construction’ award. “Much to our amazement, we came out on top against the biggest names in the industry to win the overall award and we’re truly delighted,” Sean beamed. “I have to say it was great recognition for such a worthy project. This could not have been achieved without the hard work of our great team of local professionals, especially Van Djik Architects and ODM Engineers. “It is a great reward for all the fundraising efforts of the Maria Goretti Foundation, and an incentive to push on in their

attending their full-time education centres. The centre has recently completed the necessary HIQA certification process to allow for overnight stays. This new facility has been hugely welcomed in the locality, not only to the families who avail of the service but also to the local economy, in the form of jobs. There are also volunteers from local groups who help with maintenance on site. More recently the local secondary school students have embellished the existing sensory garden by designing, fabricating and installing raised planting beds, a playhouse and an ornamental fountain. Given the emotive nature of the centre, the local community has come together and this is reflected in their extraordinary fundraising events, such as a Guinness World Record breaking Santa Run, Ploughing and Field day events, car boot sales, to name but a few. Given the professionalism and goodwill that has gone towards the project, you can be sure that there’ll be more to come for Doherty Build down the line.

Steel & Roofing Systems Ltd is a leading steel fabricator and supplier of roofing and cladding systems based in Castlecomer, Co. Kilkenny. Managing director Michael Whelan explains more.

From humble beginnings in 1988, Steel & Roofing Systems Ltd (SRS) has become a household name in the Irish structural steelwork and cladding supply sector. The company specialises in design fabrication and erection of all types of structural steelwork and farm buildings. Committed to providing innovative and effective engineering solutions, SRS has the capacity to produce up to 250 tonnes of structural steelwork per week, which makes it one of the largest steel fabricators in the market. The overall quality of SRS’s products and service is widely acknowledged and respected, and is backed by over 40 years’ experience in the industry. The company constantly strives to exceed client

expectations on quality, service and cost. Michael Whelan set up Steel & Roofing Systems after spending 13 years working for Duggan Steel in Kilkenny. He recalls: “When Duggan’s stopped fabricating steel at that time, I saw an opening in the market and decided to go for it. Our aim was to fabricate, supply and erect structural steelwork, roofing and cladding to an everincreasing market.” The Paulstown native, whose wife Annette is also a director in the company, started out with six staff. At the height of the construction boom, the figure had shot up to 120. When the recession hit, however, he was forced to scale back and now employs 50. SRS offers a wide variety of services to its clients, including supply and fabrication of structural steelwork, roof and wall cladding, composite metal decking, shear stud welding, steel treatments and design and drawing. The company has achieved the highest level of CE Marking: FPC EXC4 BS EN 1090-1 (Execution Class 4). SRS’s highly-trained workforce

can fabricate and erect structural steelwork for any purpose, from simple beam and column structures to complex truss configurations. The Co. Kilkenny firm supplies and fits all types of cladding, including composite cladding systems, architectural cladding systems (incorporating integrated windows and curtain walling) and single ply EPDM roofing membrane. It goes without saying that all projects undertaken are completed to the highest standard and specification, and are fully insured. The fact that SRS is one of the few contractors that can carry out the structural steelwork fabrication and erection, as well as the roofing and cladding, ensures tight quality control and no miscommunication issues between several different parties. All of SRS’s design and detailing is carried out by fully qualified draughtsmen using 3D modelling softeware – Stru-Cad and Tekla. These software packages are tailor-made for modelling structural steel and for production of fabrication drawings and any other necessary information. A full 3D

model is developed by the draughtsmen, incorporating all details required, such as bolts, stiffeners and connection plates. Once fabrication drawings of the individual components have been produced, the design team can then produce general arrangement drawings for site assembly. SRS operates from a 60,000 sq ft purpose-built workshop in Castlecomer where fabrication, welding and design is carried out. The premises are ideally located to offer an extensive range of products and services throughout Ireland. It also allows easy access to ports for export. The company has made significant inroads into the UK market in the last five years and has also successfully delivered overseas projects in the Middle East, Tunisia and Russia. “Most of our work is concentrated in the southern half of Ireland and in the UK,” Michael explains. “We’ve been working in the UK since 2010 – just after the recession started in Ireland – and it’s a growing market for us. Our first overseas project was for Kodak in Moscow about 20 years ago. We’ve also worked in Abu Dhabi. Distance is no object to us. We’ll go wherever the work is.” SRS is a member of BCSA (British Constructional Steelwork Association) and is approved for contracts up to £2 million. Here in Ireland, the company has successfully completed numerous projects, ranging from commercial / retail, industrial and education to leisure / accommodation, healthcare, pharmaceutical, transport and agriculture. Power generation specialist Edina has become one of the leading suppliers, installers and maintenance providers of diesel and gas generators and CHP (combined heat and power) plants in Ireland and the UK, supplying a number of major hospitals in Northern Ireland and the Republic of Ireland with critical back-up power supply.

Beaumont Hospital is a large academic teaching hospital situated in Dublin and is the second largest hospital in the Republic of Ireland. Providing emergency and acute care services across 54 medical specialties to a local community of 290,000 people. Following a competitive tender process, leading electrical engineering contractors J. Vaughan Electrical Contractors Ltd (JVE) awarded Edina the contract to upgrade and increase the capacity of the Hospitals main standby generators and control systems as part of the refurbishment of Beaumont Hospitals St Damien’s Ward. Edina were chosen for their vast experience as a complete turnkey solutions provider and were able to demonstrate both technical and commercial advantages, adding value to the overall project. The original system comprised of a 1900kVA and 500kVA diesel generating sets. Edina’s scope of work involved the decommissioning and the replacement of the smaller 500kVA set with a new 1900kVA to match the remaining set. Before any work could commence, Edina supplied and installed two 900kVA temporary generators from their rental fleet to provide back-up power in the event of a mains failure during the refurbishment works. Working in partnership with JVE, one of the biggest challenges was

installing the new, much larger Mitsubishi S16R-PTA2 turbo charged 1900kVA diesel generator set within an existing plant room which was designed for a much smaller, and now redudant 500kVA generator, as well as interfacing with the existing plant infrastructure. The installation also had to ensure adequate cooling air flow whilst maintaining a low noise level of 75dBA at 1m. To achieve this, additional air inlet louvre and attenuator was installed and the existing air outlet attenuator was extended and repositioned outside the plant room. In order to ensure a successful installation, both Edina and JVE worked in parallel and maintained an open communication approach allowing for effective coordination between project managers. A new exhaust silencer system was also installed externally on the plant room roof, creating more space and also reduced the temperature within the room when the generators are running. A new control system was designed and installed to allow both the new and existing generators to operate in parallel with each other, providing greater emergency power capacity. One key advantage Edina offered over competitors is that all Control Panels supplied by the Edina Group are designed and manufactured in-house at their manufacturing facility in Lisburn, N. Ireland. Edina understands the

Operating 24 hours a day, 365 days a year, the security of power supply is mission critical in providing vital front line services and powering energy intensive lifesaving equipment, with any interruption leading to potentially fatal consequences. operational in September last year. The A2 is a vital link in the strategic road network between Belfast and Carrick/East Antrim, carrying on average around 35,000 vehicles each day. The awards judges commented: “This winning construction project 36

the delivery of a design from the plans to reality. “In 28 months this team delivered 1.9 km of on-line and 1.6 km of off-line dual carriageway, including new roundabouts, access roads and cycle lanes. But what made this project so notable, is that this had to be done while managing a traffic flow of 35,000 vehicles a day along the route of the project.” Project Manager Stephen McFaul accepted the awards on behalf of the company and he outlined to Building Ireland magazine: “We were delighted to be in the running for the award, never mind to win it outright.” “Graham is now one of the major players in the UK construction industry and can compete with the best in any sector. The A2 was not particularly challenging from an engineering perspective but more about logistics of how to get works done, keep traffic flowing, businesses working and communities functioning at the same time.” Stephen and his team had to work closely with the nearby university and schools to programme areas of work to coincide with holiday periods with a major part of Belfast High School’s new entrance and parking facilities completed over a 7 weeks in the summer of 2014. The close proximity of the work to more than 130 properties, the delicate issue of providing access at all times and minimising noise meant that communication with residents and stakeholders was a major factor in the smooth delivery of the project. “We started on site in March 2013 and completed in October

2015. The A2 Shore Road is a vital link road, connecting Belfast and East Antrim with an average of 35,000 vehicles using it per day so traffic management was always going to be key to the job. “As a result, public liaison played a huge part of the project and we endeavoured to tackle it early on. 500+ people turned up at a public meeting before work commenced so we knew from day one that there was a big interest in the scheme and we were going to be in the spotlight all the time. We provided 24/7 contacts, produced monthly newsletters and

developed a website which helped us to provide up-to-date information throughout the construction period.” “The old road was a single lane carriageway and it was a significant bottleneck, not just at peak times, but most of the day for all users & commuters to and from Belfast. Drivers are now benefiting from reduced journey times of up to 30mins. As is often in the case in jobs of this scale, we received a number of complaints during the construction period but feedback was predominantly good and people showed a lot of interest in

the project. Since it was opened we've received a lot of positive feedback & complimentary comments which is very rewarding.� Health & Safety was also a major factor in the execution of the project with over 650,000 man hours worked on the project, making relevant training vitally important to ensure all staff and those in proximity to the site were safe. Established in 2002, McAndrew Utilities Ltd in Derbyshire has achieved year on year growth to reach its present turnover of circa £11m per annum. Speaking with Building Ireland, co-director Seamus McAndrew told us how the family has never forgotten its Irish roots. BUILDING IRELAND

“Don't forget who you are and where you come from.” The wise old words of American author F Scott Fitzgerald must have rang through the ears of Pat McAndrew when he made the trip across the Channel in what now seems a like a lifetime ago. The Mayo native made the move to Derby way back in 1954, with steady work being his top priority and over the ensuing years he married his wife and started a family. In 2002, McAndrew Utilities Ltd was founded by his two sons 42

Seamus and Sean and today the company turns over £11m per annum. Continuous reinvestment in resources, personnel and assets have resulted in McAndrew Utilities Ltd becoming a valued brand company with both direct employees and sub-contractors which are highly committed to delivering quality civil engineering and construction solutions across a wide range of disciplines. Headquartered on the Alfreton Road in Derby, McAndrews’ covers the entire UK and specialises in

utility, civil engineering and construction, with the capability of delivering any scheme in range of £500 to £2,000,000. Seamus McAndrew has been involved in construction and civil engineering work all of his life and explained about the family company which he is a co-director of, along with his brother. “We’re in Chester Court on the Alfreton Road in Derby and we’re established since 2002,” explained Seamus, who now has a family of his own that travel to Ireland on an annual basis. “Right now we have 120 working for us. My brother Sean and I are directors. I worked for my father when he had a few gangs and learnt all that I know from him, when Sean was old enough, he worked alongside us. In 2002 Sean and I started what we are today “Basically we do work for the water industry and also work in gas, drainage, framework and civil engineering as well.” While Seamus and Sean handle the day to day operations of McAndrew Utilities Ltd, the history

behind the company largely comes down to what their father worked on during his career and the similar path that they followed. “My father worked a few different jobs when he came out here first and then started working down the pits for a while,” said Seamus. “Then he went into gas work a few years later and took the decision to start working for himself in 1978, Sean and I formed McAndrew Utilities and have taken it to different heights, dad is still in the office though, he comes in every day, he loves it, he even does the hoovering when needed!” Buildings, Water and Highways are three of the major kinds of projects which McAndrew Utilities have taken on over the past 14 years, with some certain projects in value of over £100m. In 2004, the company provided 20 of their skilled staff to participate in a £5m refurbishing contract at the Meadowhall shopping centre in Sheffield. The project required replacement of the existing drainage system to all car parks and repairing structural

cracks to the concrete surrounding the car parks. McAndrews’ special projects division worked on this project carrying out the new technology of Tri-Flexing. During the contract the workforce substantially increased, authenticating the quality of workmanship. With regard to Water Projects, McAndrew Utilities are proud to say that they have the title of being Severn Trent Water preferred contractor. “Over the last 11 years we have completed approximately 60 million pounds worth of work for STW projects, we have worked in collaboration with companies such as McAlpines’, Carillion and presently Laing O’Rourke, our knowledge of the water industry is immense, our workforce are highly skilled which makes us an attractive firm to work with” said Seamus. “We have recently began a contract for Thames Water, and hope that our relationship will be as valued with them as it is with STW”. the football field during his younger years. “My father started playing with St Colman’s in Derby when he first came over here,” he explained. “He would have played club football in Mayo before he moved to Derby in 1954 and he was involved with St Joe’s when they formed in 1984 and in the first year they won the John F Kennedy. “I’d have started playing for St Joe’s in the 1980s but it stopped then for a while and when it reformed in 2010, I was honoured to be elected as vice-chairman. “We won the league and

Next year, Seamus and his family will be hoping that Mayo can finally end their hoodoo for the Sam Maguire, having recently appointed a new manager in Stephen Rochford. “We go back to Mayo at least once a year, our daughter was married in Belmullet last August, it was a great few days, and I’ve been to quite a few Connacht finals, and never missed an All-Ireland Final since 1989!” he stated. “They’ve a good panel now at the minute but then again I thought they’d win it back in 1989. I can’t believe they haven’t won once since then with the finals they’ve been to and the teams they’ve had but hopefully 2016 will be their year.” Only time will tell.

In June, Stewarts’ Brian Gorman was announced as the ‘Project Manager of the Year’ at the 2015 Irish Construction Industry Awards. Building Ireland spoke with the man himself to find out what the successful Galway and Dublin based company has been up to of late. BUILDING IRELAND

Brian told us about his role with the company and the different projects he has delivered, some of which have earned him recognition nationwide. “The company is still run by the Stewart family and between our offices in Galway and Dublin we now have over 100 direct employees increasing to 500 when taking account of additional supply chain members,” Brian explained. “I hold the position of Contracts Director within the Company, which entails overseeing projects with our Contract Managers reporting daily regarding progress. I also manage specific long term customer accounts such as ALDI, all of which keeps me on my toes!” So what exactly does Stewart do? Brian explained: “We are involved in most sectors with a concentration on commercial and industrial work and particular expertise in the provision of design and build solutions. “We have contracts on-going nationwide across various sectors including the delivery of two high specification office developments for IPUT, one a Georgian office refurbishment and fit out in Stephens Green and the other a 5000sq.m. new build in Citywest. West coast office projects include a new build and tenant led fit out of a 3500m2 office development in the IDA / Stewart developed Business and Technology Park. This will bring the space Stewart

This year also saw us complete the new state of the art offices for Roscommon County Council and the €40m GRIFOLS Pharmaceutical Logistics Centre in Dublin. “We have delivered over half of ALDI’s Irish stock bringing the number of projects Stewart have been involved with to 64. We have 3 jobs on-going with them at the moment and are proud of repeat business customers such as ALDI, IDA, SAP, Fidelity, OPW, An Post and DoES and more recently IPUT and Beacon Hospital,” Brian stated. The increased activity by multi-nationals in the technology, financial and pharmaceutical / medical devices arena is extremely encouraging as is the commercial office sector particularly in Dublin city centre. “We are starting to see the noticeable increase in construction activity in the private sector, concentrated particularly on the East coast. We look to be very busy for the coming period, which isn’t a bad complaint to have at all,” he concluded.

all the concrete work and it’s a very significant departure for us going forward. Again, this is a rapidbuild school, with a very tight deadline for March, 2016.” Regarding the strength of his operation and how he navigated the recession while many other companies went belly-up, Liam states: “We took on a lot of very hard, labour-intensive, physical jobs to keep us going during the hard times. We were fortunate in that we owned a lot of our own equipment and had very little debt. The kerbing was busy and kept us going. We had to sell some machinery to clear our debts and we downsized a little and tightened our belts. We’ve been dealing with the same bank for 25 years and we are also grateful that a lot of clients have stuck with us over the years. “Last year, we paid off the last few pound we owed and we started to invest again. The plan now is to buy two new machines per year. Thankfully, we’re pricing a lot of work but I’m not going to take on any more than three major contracts at a time because we don’t want to overstretch ourselves. When you are doing a project like a 33-week rapid built of a school, you have to watch it closely and give it your full attention.” Liam has completed kerbing work for Tipperary County Council, Carlow County Council, Portlaoise Town Council and other local authorities nationwide. “We did a school in Tramore for BAM in 2013 and were working on a road-widening project for Wills Bros at the same time,” he recalls. At present, LMP provides direct employment to a team of 14 as well as seven subcontractors. Depending on the volume of work at any given time, the number of employees – direct and indirect – can rise to 23 / 24. Liam is optimistic that he can continue to move the business forward in a positive manner: “I can see a bit of positivity coming back into the market again,” he concludes. “At least there are jobs coming in to price again. We make sure we only work with good people, to eliminate the risk of not getting paid. For example, I’ve been working with Stewarts in Galway since 2009 and they are great people to work with. I tend to have a crew with them all the time, now. I did my first Aldi in Glanmire, County Cork in 2014 and we’ve worked on a number of stores since then.”

Established in 1974, Francis Haughey Construction is a leading conservation and restoration company specialising in, but not limited to, cathedrals, churches, period buildings, castles and other buildings that require high levels of expertise and craftsmanship.

Malahide Castle is one of the highlights to any visit to Dublin. Located by the seaside village, the castle is steeped in history and played a central role in medieval Irish history. Earlier this decade, the castle underwent a multi million euro redevelopment and renovation making it a jewel in the crown of Irish tourism. Fingal County Council entrusted Armagh-based firm Francis Haughey Construction with the task of restoring the castle to its BUILDING IRELAND

former glory and, as per usual, they didn't disappoint. Their input and expertise to the project was highly valued and, as well as working on the castle and the interpretive centre, they also completed extensive works in the secret garden and the Cambridge greenhouse. The refurbishment of Malahide Castle was undertaken with strict working guidelines from Fingal Architects and attending archaeologists. This refurbishment included new electricity supplies, new electrical installations to meet current regulations including fire regulations, new tiling, new lighting, new lift installations, new doors and ironmongery and all

undertaken to ensure that the fabric of the building was left intact. Working closely with architects Fionnuala May, Brian O’Connor and Francis Maguire from Fingal County Council the works meant constant communication as all works had to meet conservation and modern regulations. With some walls being removed and ground being disturbed there was constant surveillance from archaeologists who would record finds in a meticulous way so as for any future works their recordings could be used. For anyone visiting the castle now they will see a zinc-cladded lift and spiral stair case sheeted in zinc which fits comfortably into the building fabric but they will also see

a more open and dynamic ground floor with its interactive displays and informative detailed history of the previous occupants of the castle. using traditional methods to repair and restore lath ceilings and walls to what they used to look like in years gone by. Indeed, they have created their own interpretation for various projects where nothing existed previously but new ceilings and/or walls were created to seamlessly blend in with the fabric of the building. “We've concentrated on conservation and refurbishment over the past 10 years,” explained Pat Haughey who has been a constant presence by his brother Francis' side ever since the company was set up 41 years. “We, of course, do private work as well but there hasn't been much of that since the crash. “We've been kept very busy with the conservation work, we've also done numerous Churches including the Church of Ireland Cathedral in Armagh. There are many building projects where people stop and wonder how on earth that is being done and one such development was the construction of the Arc Cinema in Drogheda.

One might say what’s the big deal about a cinema being built, but when you learn that it was constructed on top of an operating multi-storey shopping centre then you realise just what an undertaking it was. There are few companies in Ireland capable of completing such a complex project, but one firm that has turned this type of work into a speciality is Duleek, Co Meath based Manley Construction Limited. This family run business is an award-winning, multi-disciplinary building contractor with over 30 years’ experience in the construction industry. Tom Manley is the founder and director of the company while his two sons and daughter Gabriel (Managing Director), and Damien (Construction Director) and Martina (Financial Director) run the business these days. Damien spoke to Building Ireland about the various projects they have been involved in including the Arc Cinema project which saw their work earn numerous awards. Manley Construction were awarded the 2015 Tourism & Hospitality of the Project of the

Year at The Irish Construction Industry Awards, while in 2014 Fitout Leisure Large Fit Out Project (Fit-Out Awards). The awards took place last June in the Ballsbridge Hotel, where 'the cream of Ireland's construction sector' were recognised and celebrated in front of an audience of over 350 senior executives from the Industry. Twenty prestigious trophies were presented to the very best leaders and organisations within Ireland's construction industry including Manley Construction's project 'The Arc Cinema' in Drogheda. The Arc Cinema won the hearts of the Judges who felt that it was a particularly special project in many respects. They stated 'The high calibre of the work achieved had created a stunning, new cinema

who as project manager on the job also received recognition for his efforts. In 2015 Damien was awarded Silver medal in the CIOB Construction Manager of the Year Awards for the Arc Cinema development. “It was nice to get the personal recognition for the work done, but it was certainly a team effort and everyone involved played their part.” The state of the art six-screen cinema was developed by Melcorpo to reinvigorate the heart of Drogheda Town Centre. The project was delivered using a collaborative BIM approach right through the construction and fit-out stages. Damien explained what the entire project involved over the course of the ten-month construction.

The Arc Cinema development aimed to revitalise the existing Town Centre in Drogheda, from the outset the development was designed and constructed to be exemplar in every aspect from the adaptation of new technologies, to local investment and engagement of the local community. “We were delighted to win awards, it was a massive project for us and we were pleased with the fact that it only took us ten months to complete and not once did the shopping centre have to close,” said Damien

“There was part demolition and extension to level 3 of an existing shopping centre in order to accommodate a new six- screen theatre and associated accommodation. “The new extension involved the remodelling of the existing level 3, replacement of the existing stairwell between levels 2 and 3, re-configuration of existing plant which was housed on the roof along with substantial intrusion works into the existing retail units

The group’s safety record is impeccable showing a million man hours RIDDOR-free on the recent Western Ticket Hall, London Crossrail project “Kelly Formwork (UK) Ltd. started as part of The Kelly Group in 2004 and spent the first three years as labour supply for contractors,” Group chairman Daryll Kelly notes. “We did our first civil job for Skanska on a bridge in Weymouth and it developed from there.” The 50-week Weymouth Relief Road relief project referred to was valued at £4.5m, comprising the building of various bridge structures and retaining walls to serve Weymouth for the 2012 Olympics and into the future thereafter. Many construction techniques were used, including traditional insitu, precast concrete combined with insitu concrete and structural steel and precast concrete. Part of the works involved working beside a live railway track involving night closure working plus the rigours of trackside Health and Safety Kelly Formwork has been working in Bond Street, Central London for Crossrail for three-and-a-half years, with another twelve months of work there guaranteed. Kelly Formwork are proud to be part of the team building Crossrail, Europe’s largest construction project. In mid2014, they completed the first of the two planned ticket halls - the Western Ticket Hall – six weeks ahead of schedule, utilising top down construction techniques for this 2- metre deep reinforced concrete structure. In 2015, Kelly Formwork (UK) Ltd. set a new UK concrete pumping record for a single line push, when they pushed concrete 1.31km as part of the C310 Thames Tunnel project. Meanwhile, Kelly Civils have won the contract to deliver the civil infastructure works for client Wessex Capacity Alliance at Waterloo Station and its outlying stations. The contract is worth over £10m and is due to start in early 2016 and could last for two years approximately. Waterloo International Terminal was originally used for Eurostar journeys to France and Belgium. The Wessex Capacity Programme will bring it back into use for domestic services. The work will include increasing the length of some platforms on the Wessex route, as well as upgrading its track, signalling, communications, buildings and civils infrastructure. Kelly Formwork, who will also be working with Bechtel on HS2, have also secured a new contract with prestige developers, Berkeley - one of the UK’s best-known BUILDING IRELAND

developers of new homes. This £4m project consists of an eight-storey RC Frame named as Brunswick Square and is due to start in 2016. Upon completion, it will feature a collection of luxury one- and two-bedroom private apartments in the very heart of Orpington’s town centre, providing a centrepiece for the regeneration of the town. Needless to say, Daryll is delighted with how the Group is progressing. But he isn’t going to become complacent or greedy: “It’s going well and we are very busy. We could quite easily pick up another £40m of work but you have to be sensible about it. We don’t want to overextend. “We enjoy a very good reputation and we tend to stick to three or four long-term, high-profile jobs at a time. You don’t want to bite off more than you can chew. We’re fortunate in that we are now able to pick and choose our work, so we will look at jobs and pick nice contracts. You know what you are comfortable with.” As for the ethos of The Kelly Group, the chairman reveals: “We think outside the box and bring something different, especially in Health & Safety, which is everything on these big jobs. You can’t hold back when it comes to H&S and you have to be thinking about your men – and the public - all the time. It’s not all about money and we have no problem spending a bit extra to ensure absolute Health & Safety for everybody. “The family aspect of the business is also important. It’s a family-orientated business and there are many

for our family.” As a second-generation Irishman, Daryll will always feel a certain affinity to the Emerald Isle. “I spent my summers in Ireland and hung about with the same cousins doing the same no-good things,” he concludes. “Those were good times and you never lose that Irish side of you. My wife Joanne’s family are from Letterkenny, so we go back to Ireland regularly and we always enjoy those trips.”

section Athlone Town Centre & Sheraton Hotel was recognised in the “Sustainability Achievement� category. The latter project comprised the design and installation of an innovative geothermal solution to heat and cool the Athlone Town Centre shopping centre and adjoining Sheraton Hotel, utilising the River Shannon to provide a 50% energy cost savings. OCSC were commissioned in 2014 to design and install the eco-friendly heating and cooling system. The use of river water from the Shannon to heat and cool the Athlone Town Centre and Sheraton Hotel is an innovative and sustainable design concept and OCSC were able to deliver this with great success on a 2,000,000 sq ft live and fully operational site, with the use of geothermal heating and cooling in this large scale development providing 50% cost savings for the landlord and tenants. This was the first large scale development of its kind in Ireland to utilise geothermal in this way. The Athlone Town centre shopping and commercial centre comprises over 60 retail units over a three-storey below-ground car park with parking for 1,300 cars while The Sheraton Athlone Hotel, is a four-storey main building with twelve-storey tower over double basement, comprising 167 bedrooms, eleven conference/meeting rooms; leisure facilities; and 18metre swimming pool and spa facilities. OCSC’s brief was to design an energyefficient ground water geothermal system to provide heating and cooling to all retail units and The Sheraton Hotel. Work began in January, 2014 with completion in May, 2015. causing issues for the construction team during construction. Thus, a number of groundwater pumps were installed around the perimeter of the site as a temporary measure to remove the water from the site during construction. The client recognised this as an energy-saving opportunity rather than a construction headache and decided to try to take advantage of this free low grade thermal energy source. The water coming out of the ground was a constant 10deg C

and there was plenty of it! The idea in principle was to re-route this constant stream of free water to the various buildings on the site, to be utilised as a geothermal heating/cooling source for the retail units and the main cooling source for the Sheraton Hotel. The groundwater heating/cooling systems to serve the retail units and hotel did not get incorporated into the original design and were not installed under the original construction. As a result, a large water cooled chiller unit had to be installed for the hotel and the

majority of the retail units experienced ongoing issues with their heating/cooling systems. O’Connor Sutton Cronin (M&E) completed the designs for the geothermal system in ‘14 and turned this energy-efficient idea into an innovative, award-winning reality. O’Connor Sutton Cronin is traditionally renowned for civil and structural work but since OCSC M&E was founded in 2008 - at the beginning of the recession – it has consistently grown to be become one of the leading M&E consultancies in Ireland. If you grow too quickly, you lose control. “Of course, growth is also dependant on finding high-quality staff. We have a good tendering system and good relationships with clients so, ironically, it’s often harder to find good staff than to find the work. “I know all the staff personally and I always try to source people that I know or that I have a historical connection to. Once there is a sound level of honesty there, that creates a common trust and a collective consciousness to get things right. Nobody is inclined to ease up or take shortcuts and we’re all working towards the same end, which is mutually beneficial. As the company grows, the staff benefit both financially and also from access to better tools and equipment. Things become better for them in their working environment and we can all progress together.” Indeed, listening to Tom, I suspect that this adherence to strong teamwork is perhaps the most pertinent of Nolan Construction’s many great attributes.

On Thursday, November 5th last at the DoubleTree by Hilton Hotel Dublin, the cream of Ireland's fit out sector were recognised and celebrated in front of an audience of over 650 industry professionals. 21 prestigious trophies were presented to the very best leaders and organisations within Ireland's fit out industry and director Colm Redmond accepted the top gong on behalf of Fitzgerald, Kavanagh and Partners. “We don't put ourselves forward for awards lightly,” explained Colm. “We only submit for awards when we're happy with the product that we produce and the client is happy. We have to have full confidence in it and we did have that when it came to St Mel's Cathedral.” St. Mel’s Cathedral Longford, a protected structure, was severely damaged by a fire on the 25th of

December 2009 in which the interior of the building together with the roof and timber floors were completely destroyed. The project aim was to restore the Cathedral to its former glory whilst developing a liturgical setting fitting of a Cathedral for the 21st century. The Cathedral reopened to the public on Saturday 20th December 2014, followed by a live broadcast of the Christmas Day Mass on RTE One. “St Mel's Cathedral was one of the biggest conservation projections in Europe with a budget of €26m. It was quite unique insofar as practically the entire building was destroyed by fire. All that remained were the external walls and internal arches. “It was an incredible structural engineering feat and everyone involved worked very much together as a team. It was a team focussed project and the end product is a great testament to the skills available in Ireland.

“At the moment we're seeing a resurgence of traditional skills and materials that were used in historical buildings and it's testimony to the skills in Ireland that we didn't have to go overseas looking to bring labour in.” Established in 1995, FKP Architects is a Dublin-based firm practicing architecture and project management. We’ve also recently carried out projects for SDC Trailers in Toomebridge and Western Buildings in Coalisland.” The Doherty name is also synonymous with Bellaghy and Derry GAA. There is hardly a GAA supporter in

Ireland who hasn’t heard of Fergal Doherty, who announced his retirement from inter-county football at the age of 33 last October. The brilliant midfielder made his championship debut for Derry against Antrim in 2001 and went on to play in the All-Ireland SFC semifinal against Galway that year alongside brother Gareth. (that year they goth received Allstar nominations). Fergal also played in Derry’s 2004 AllIreland semi-final defeat to Kerry and was man of the match when the Oak Leaf County turned the tables of the Kingdom in the 2008 National League final. Fergal took a break from the inter-county scene for two years before returning in 2013 when he helped Derry to a National League Division 2 title. However, due to ongoing injury problems and mounting work commitments, he decided to call it a day.

However, the former Derry captain continues to line out for Bellaghy, with whom he has won three Derry SFC medals and an Ulster club SFC title. Fergal, who was somehow overlooked for an All Star award during his stellar career, is joined on the Bellaghy team by Kevin Jnr and Conor, with Gareth having retired two years ago. In 2003, Gareth, Fergal and Kevin Jnr were all members of the Derry senior panel at the same time. Some achievement for a family that has excelled both on and off the pitch! All five men, including Kevin Snr, have represented Derry at either underage or senior level, with a haul of 18 championship medals between them at home for their club.

EXPANSION OF QUINN HAULAGE FLEET Quinn Building Products is a leading manufacturer and distributor of cement and insulation, which are used to provide a range of building solutions for domestic, commercial and industrial purposes.

The Derrylin, County Fermanagh-headquartered company recently took delivery of six new DAF articulated tractor units as part of a major capital investment programme to replenish and add to its one hundred and forty strong haulage fleet. The tractor units, which were purchased from TBF Thompson, will soon be added to by four new bulk cement tankers, and four new DAF tractor units, fitted with blowing equipment. This phase of the upgrade programme also includes the modernization of Quinn Therm’s nineteen-strong fleet of trailers. TerraMar Networks have provided state of the art GPS vehicle tracking systems, which are fitted to BUILDING IRELAND

Gearoid added. Quinn Building Products’ origins lie in the supply of sand and gravel to builders and farmers in the border counties of Fermanagh, Cavan, Leitrim and Monaghan. Founded in 1973 by Sean Quinn, it has transformed over the years from a small local enterprise into part of a multinational organisation. Throughout the 1970’s, the company developed its product range with the quarrying of aggregates, the production of ready-mix concrete and the manufacture of concrete blocks. With the successful base as its foundation, Quinn expanded into the BUILDING IRELAND

national market in the 1980’s with the establishment of a roof tile factory, a prestressed concrete factory and a major cement works in Derrylin. The 1990’s saw the further expansion of the company with additional manufacturing operations, comprising Quinn Lite Pac Ltd, a leading manufacturer of polystyrene insulation products, Quinn tarmac; a bituminous tar manufacturing plant, and Quinn Lite; an aircrete blockmanufacturing plant. Due to an unprecedented demand for cement, a second factory was built in Ballyconnell. In 2004, the company commissioned a

new insulation factory to manufacture and distribute Polyisocyanurate Insulation. In December 2014 Quinn Business Retention Company (QBRC), a consortium of Business Leaders and Directors, acquired the Packaging and Quinn Building Products of the business. “Things are looking a lot brighter since the takeover. Sales have improved and all divisions are doing well. In fact, July 2015 was Quinn Therm’s best month since its establishment. The current team are committed to growing the company and the modernization of our fleet is obviously a big part of that,” Gearoid concluded.
