CALIFORNIA BATTLES WILDFIRES AND INSURANCE COMPANIES - By: Christina Dube -

California ranks #34 in the nation for insurance premiums. That’s surprising given that our state ranks #2 in natural disasters, according to FEMA.

Most of our disasters have been fires, which usually lead to the most expensive insurance claims, according to the Insurance Information Institute. One reason CA homeowner’s insurance may be less expensive than other states, is because policy holders are being dropped by insurance companies after making fire damage claims. It’s a problem that has been exacerbated by a few factors that I’ll touch upon in this article. California’s wildfire damages have been compounding in the years of late. Climate change has brought excessive heat; a 5-year drought and bark beetle infestation has brought a crisis of dying trees; and decades of sprawling housing development have led to increasingly destructive and deadly wildfire seasons. But this isn’t the only reason California homeowners are being dropped by their insurance companies after years of loyal policy holding. Insurance companies now use images taken from satellite software to view properties and assess risk. These images may not tell the whole picture as they give no visibility to steps taken by homeowners to avoid fire hazards such as; using fire resistant building materials, clearing of dead trees, and fire roads accessible by local fireman to combat blazes in seemingly remote areas. Although a simple phone call and report sent to insurance agents and providers should allow homeowners a second chance for risk assessment, many companies are unwilling to review these cases, exclusively using a “fire risk score” provided to them by data analytics companies like CoreLogic. 18

Insurance companies collect $310 billion a year in premiums in California. It’s the nation’s largest insurance market, according to the California Department of Insurance.

Foregoing an insurance policy isn’t an option for those of us in California with a mortgage, so what are homeowners to do? Well, the first

step is to report all incidents to the California Department of Insurance. This data is key for the CDI and California’s Insurance Commissioner, to understand how widespread this problem is. For every person that reports being dropped by providers or facing rate hikes, there are possibly hundreds that don’t report. Having a handle on this data is important for consumer advocate groups and policy makers to affect any change that could protect policy holders. Increased transparency is one of the goals of the CDI regarding wildfire related claims and Insurance provider’s risk models. There are options: The October and December 2017 wildfires alone cost insurance companies 12.5 billion in insured loses. Companies are dropping policies for homeowners in high fire-risk areas, Placer County being the most effected. The good news is, many homeowners have found other companies that will provide coverage. Shopping online will provide an array of insurers outside of the well-known companies. In the worst-case scenario, FAIR, or Fair Access to Insurance Requirements, allows homeowners an option for insurance (albeit expensive) often considered “the last resort”. Being educated on current legislation is also a great way to avoid potential insurance loss as our government and insurers alike begin to have a more in-depth understanding of the best practices in protecting Californian homeowner’s biggest investments. REFLECTIONS FROM THE ROAD My wife Tracy and I recently completed a very fun and informative driving tour of many states in the West. From California, we went to Utah, Wyoming, Montana, and Idaho. We were able to take in the beauty of these Western states, the warmth of the local communities, great scenery, wonderful food, and more. I was also struck by something else along our journey. The towns and cities we visited were clean, cohesively and interestingly designed, and easy to enjoy and navigate. The commitment to cleanliness in these communities was readily apparent - no trash on the streets, recycling bins on every corner, and strategically-placed benches to make visitors comfortable. The highways were perfectly maintained with very few potholes for miles
