WHY ADVERTISING MATTERS MORE DURING A CRISIS - By: Christina Warmerdam -

A

Almost every industry is hurting right now due to Covid-19 restrictions, but the fluctuation also allows for planning and examination of your business’s overall marketing strategy. While it may be tempting to cut advertising budgets, history has taught us that the short-term benefits are outweighed by long-term effects.

We are all spending more time in the digital space, but data has proven that print is an amplifier to all media campaigns. Print media is tangible and creates a physical connection to our customers, which is so important in this current environment of isolation.

Learn from the Past. This list from Forbes1 shows us examples of increased advertising during a downturn that resulted in increased market share: •

Toyota Corolla: By resisting the impulse to drop their ad budget and continuing their long term marketing strategy during the 1973-1975 recession, Toyota was able to unseat Volkswagen as the #1 imported carmaker in the U.S. by 1976.

Taco Bell and Pizza Hut: When McDonald’s pulled back on advertising during the 1990-1991 recession, Pizza Hut and Taco Bell seized the opportunity. Pizza Hut increased sales by 61%, Taco Bell sales grew by 40% and McDonald’s sales declined by 28%.

• Amazon: By marketing and positioning themselves as customer friendly innovators with the launch of new Kindle products Amazon actually grew market share and sales by 28% during the 2009 “great recession”.

We are taking our own advice about playing the long game, because it’s a proven strategy.

Advertising solidifies a position of stability and longevity

Our Publisher, Tracy Pendergast shares, “I started PREMIER right before the 2008 recession hit and the biggest lesson I learned through weathering that storm is that top producers do not back down during the hard times. Savvy agents saw the opportunity and doubled down on marketing themselves. They gained market share and grew their businesses during a time when many where throwing in the towel. Those agents are still the top in the industry today.”

Rather than pull back during this current crisis we worked harder to provide value for our clients and readers. We pivoted our editorial, invested in our online presence, and tripled our direct mailing so that the portion of our readers who would typically pick up the magazine at their local coffee shop or office had it delivered right to their home.

During normal economic times, competition makes differentiation imperative. Cutting back on advertising during a recession to save on costs directly devalues an agent’s hard-earned brand equity. Doing this during a time of increased competition and uncertainty is a very costly business move that can’t easily be undone.

This is perhaps the most exciting thing I’ve seen in reviewing the numbers. Despite there being lower inventory, despite there being lower sales, and despite the idea that some people think homes can be bought for a bargain right now, homes- on average- sold for less than their asking price during this same time frame last year and 25% OVER their asking price since the SIP orders were conveyed.

What does this mean for you? That depends. If you’ve been thinking about placing your home on the market, the data indicates that we aren’t very far away from a steep increase of available homes for sale. The number of people thinking of selling their home remains comparable year over year, but the pandemic has caused many of them to wait- thereby accounting for the drop in comparable inventory. If you wait another 45 days to list your home, you may very well be one of many to do the same thing. It’s a rare time where it could be equally beneficial to those on either side of the transaction to make their move.

Real Estate agents are always getting creative when it comes to connecting buyers with their perfect home. Technology allows busy agents and clients endless opportunities to preview properties “together online”. From lowkey solutions like Facetime phone calls, to cutting edge Virtual Reality tours, there are endless solutions for browsing potential investments from the comfort of home. When it comes to VR (virtual reality) and AR (augmented reality), agents will want to look for real estate specific features such as schematic floor plans. These offer so much more beyond photo galleries, like room dimensions, layouts and no missed spaces.

Buyers do not need anything other than their current devices to view the tours. No special software or application installation required. VR tours give browsers a realistic feel for being inside a home in real time. Additionally, the program provides precise room measurements down to window sizing and door clearance. These details are a huge convenience for out of town buyers with limited travel availability and are a huge perk for clients looking to quote bids for contractors or designers. Even without a government wide mandate to stay at home, Virtual Reality (VR) and Augmented Reality (AR) were taking a steep upward trend in real estate tours. As more Millennials enter the market, demand for tech-savvy solutions to home buying will also increase.

Cinematic video tours are also on the rise. Utilizing professional videographers and production companies these movie-like tours allow for the ultimate creativity in telling the visual and emotional story of the home and the lifestyle that comes with it. Productions include drones, multiple cameras, and sometimes actors and extras. Real Estate Agents play an indispensable role in the home buying process. As neighborhood experts, financial advisors and contract negotiators, realtors’ contributions to their clients can’t be overstated. VR and AR advances will allow agents more time to devote to these crucial aspects of purchasing a home and less time hosting open houses.
