WALKABLE SITE DESIGN - GOT LEED INNOVATION CREDIT

WALKABLE SITE DESIGN NARRATIVE The Walkable Site Innovation requirements are listed as below: (Our design got the following 8 items that in different colors) 1. Continuous sidewalks or equivalent all-weather routes for walking on the project site.

Continuously sidewalks are designed on all facades with functional building entrances. Hotel entrance, office entrance, and restaurant entrance are linked by sidewalk.

2. A main entrance on the primary facade faces a public space such as a street, square, park, paseo, or plaza, but not a parking lot, and is connected to sidewalks.

South elevation of the building is considered as the primary facades (marked with purple dotted line).

Hotel entrance, which designed as the main entrance, is facing a street (King Street).

4. Any new off-street parking is located at the rear or interior side of the building, minimizing visibility of the off-street parking from the vehicle travel way and the primary facade.

The hotel provides on the ground parking for future office users. The parking lot locates at the back of the building, which is adjacent to an alley, an existing building's exterior wall, and the hotel's parking garage entry. The parking lot has gotten a minimized visibility to the primary facade.

5. Newly constructed sidewalks are at least 10 feet (2.5 meters) wide for retail or mixed-use projects and at least 5 feet (1.5 meters) wide for all other project types.

The width of new constructed sidewalks are at least 13'3". It meets the requirement above. (see the signing and pavement marking plan for more detailed information for this part) 6. No more than 20% of the street frontage includes garage or service bay openings. Alley access is used instead, if available.

All the garage and loading entries are located at the back of the building, with an alley access.

7. At-grade crossings with driveways account for no more than 10% (or 20 feet [6 meters], whichever is greater) of the length of sidewalks that are adjacent to streets within the project.

No at-grade crossing with driveways is designed with the sidewalks along the building facade.

8. No more than 30% of the primary faรงade at ground-level is without doors or windows, with a maximum interval of 15 feet between doors or windows.

All the glazing windows and doors on the ground level are marked with blue in the diagram. The maximum interval of them on primary facade is no larger than 15 feet.

9. Trees are provided between the vehicle travel way and sidewalk at intervals of no more than 50 feet (15 meters), measured from the center of the trees. Both existing and new trees may be used.

GREEN EDUCATION AFTER LEED CERTIFICATION

This project located on King Street, Alexandria, Virginia.

Designed to achieve USGBC LEED Certification, the King Street Hyatt Centric is a smoke-free facility and includes 124 guest rooms, tenant office spaces, meeting rooms, cafe, pool and fitness center.

The building is also equipped with structured parking to accommodate 79 vehicles and secured storage for 18 bicycles. Due to asbestos abatement requirements for demolition of the existing building and underground tank, the site was classified as a Brownfield Redevelopment.

Sustainability efforts for the King Street Hyatt Centric are largely evident by the advantages of the location. The hotel is uniquely located in an urban area providing abundant access to the public bus system. Sidewalks around the site connect multiple blocks for pedestrians and bicyclists to not only access the hotel but the numerous surrounding restaurants, stores, and other basic services within walking distance. This hotel is located on an advantageous urban site adjacent to numerous features.

Pedestrian sidewalks integrated into the urban fabric made it possible to connect the site to many community basic services. The building also integrates a bicycle storage area and shower facilities for employees to incourage alternative transportation in addition to the proximity to public bus stations.

Additionally, the parking garage provides preferred parking for fuel efficient vehicles.

Green roof is another highlight feature of this project. More than half of the total roof space is covered by differece species of plant. The green roof could provide a more quality view for hotel guest and visitor. There is no permanent irrigation system installed for green space on the roof.

Instead, the plants will be irrigated by rain water captured by roof. Landscaping for this project incorporates plants with low to moderate watering requirements. Only a small part of green space on the ground would need an irrigation system. Most of the landscaping feature requires no irrigation system basing on their species.

The building is designed to use 21.26% less energy than the baseline case. The project has provided direct line of sight views from 90% of all regularly occupied seated spaces. Green roof provides a quality view to all hotel guest and visitor. Sustainability is a primary guiding principle in this project.

Steps were taken in site location, access to exterior views, lighting and thermal design controls, among other things, to create a high-performance building. Lighting controls were provided to enable 90% of occupants to make adjustments to suit individual task needs. The project also includes lighting controls for 100% of the shared multi-occupant spaces.

Proximity to numerous options of public transportation has been a large factor in determining the location for the project. This advantage combined with a large percentage of direct views for guests has made it possible to acheive exemplary performance in multiple categories. This building site met the requirements of walkable project site which incorporate design elements that promote walking, biking, and other non-motorized transportation on the project site and in the surrounding community to reduce vehicle distance traveled, increase public health, and enhance community participation.

Furthermore, it is imperitive for the design team to communicate the sustainable practices and methods used for this project. Information regarding these practices will be displayed on a series of signs located throughout the project. This case study could be avaliable on the hotelâ&#x20AC;&#x2122;s website or on the front desk as hard copy.

DESIGN QUALITY VIEW TO OUTSIDE In the designed hotel, the big glazing windows and curtain walls were used on all levels to give visitors/employees/guests the best-unobstructed view to the outside environment.

As such, the view factor in all of the guest rooms for this particular LEED project is between 3-5. On the lobby/ fitness/ restaurant/ conference room level, the view factor ranges from 3-5 depending on the proximity of the space to the exterior glazing.

In all spaces, efforts were undertaken to maintain unobstructed views to the exterior and maximize glazing.

Solar Radiation analysis shows the heat gain from sun light.

Roof Area with direct exposure to the sun has the highest solar radiation level. Roof shading devices or higher insulation material on roof will help reduce the heat gain from solar radiation. Scheme 3 and 2 have shading canopies on the roof, and scheme 1 has green roof on it.

Solar radiation on South facade is the highest among all elevations. East and West elevation have higher radaition level than north side. Facade shading and fenestration should refer to these diagrams.

DESIGN BACKGROUND Thsi project is located at Savannah historical district. It is at the west side of Savannah ward system. It can be seen as a tything lot, which is formed by 5 basic units.

But now it is just an empty parking lot.

This project is going to build a post 'post office' office.

It should be a sprcial office building that would meet the usage in future, and it also needs to contain the program of a post office.

So I want ot creat a 24 hour post office to mee the need of surounding students and residents. And that post office also has offices and studios that could be rent. The 24 hour post office is mainly running by the volunteers, who are students or urban tourist.

Volunteers would get free hostel and studio for rest and study. And the rent paid by studio and office users could also be used for running the post office.
