GROUND FLOOR SLAB

Prior to the pour of the concrete slab, a 0.2mm polyethylene vapour barrier was installed. The barrier could not overlap by no less than 200mm and it needed to have been taped using 50mm duct tape. Any extruding service pipes penetrating the vapour barrier needed to have been sealed to ensure a continuous vapour barrier by tapping with 50mm duct tape.

GROUND FLOOR SLAB Prior to the pour of tghe concrete slab, a 0.2mm polyethylene vapour barrier was installed in strict accordance with Australian Standard 2870. The barrier plays an important role in retarding moisture from coming up through the concrete and into the structure to prevent cracking. The vapour barrier needed to have been placed on the 50mm packing sand so the bottom surface of the concrete slab is entirely under laid by the film.

SITE PREPARATION AND FOOTINGS Footings conform to A1 exposure, N25MPa grade and 80mm slump as in accordance with engineer’s details.

1 SITE PREPARATION AND FOOTINGS Unreinforced 15MPa blinding concrete 300mm min width to 200mm min stiff clay to support structural load. Unreinforced concrete has good compression strength thus, good to sustain heavy loads.

GROUND FLOOR SLAB

- 110mm thick waffle raft slab carried out in accordance with AS3600 with - SL62 Fabric mesh, 20mm cover placed over - hydronic coils with SL82 square mesh top and 40mm cover beneath hydronic coils on - 0.2 polyethylene vapour barrier laid on 50mm of packing sand

1. STAGE 1 SITE PREPARATION AND FOOTING

Prior to the construction works on the dweling the existing building on the site needed to be demolished. This was done using crow bars and jack hammers, to clear the site. The demolition also included demolition of existing landscaping including removal of existing paths, paving and existing driveway, removal of three existing trees, demolition of existing fence and existing bungalow, and reallocation of services including: gas meter relocated to the boundary, existing water pump relocated to service area, existing irrigation control box relocated and water meter to be relocated to eastern boundary.

The contractor needed to have obtain the necessary permits from the local authority to comply to Australian standards for demolition. All debris, building rubble, surface vegetation, top soil and rubbish are removed from the site. The contractor would have installed a porta loo, a temporary electricity pole and would have hired a skip for rubbish removal and arrange to have it emptied regularly.

After all demolition works have been carried out, the site was excavated using a bob cat, proof rolled using suitable equipment consistent with the site conditions and a trench digger was used for the installation of services pipes and for the 110 mm waffle slab and ribs as per Engineers drawings. The preparation for the concrete slab consisted of excavation for ribs, levelling and the placing of a 50mm packing sand layer and 0.2 mm polyethylene membrane.

2. STAGE 2 GROUND FLOOR SLAB

All concrete works were carried out in accordance with AS3600. A slump test was used prior to pour to test the grade of the concrete to meet engineer’s details. 300w mass concrete trenching for footings were dug to allow for a more solid quasifoundation/footing system in compression. 1090x1090 Polystyrene waffle pods with 110mm wide spacing between each pod were placed onto the 0.2mm polythene membrane, lapped and taped, in accordance with engineer’s drawings. 300mm wide x 385mm MIN deep internal beam footings and edge beam footings (generally 410 min d x 700w), and min 500mm deep blinding concrete pads in noted locations (for steel columns) were placed in accordance with engineer’s drawings and 140mm core filled reinforced block wall allowed for- blockwork wall to comply with AS2870.

Set downs for a cellar and shower bases were also formed up. Reinforced steel mesh - generally SL62 fabric with 20mm cover was placed over hydronic coils with an extra layer of SL82 to the top and with 40mm cover beneath hydronic coils-. Wiring for internal communications was also laid in the slab as per architect’s drawings. Steel mesh was placed on bar chairs at 1000mm crs, which were placed on top of the polystyrene waffle pods to reinforce the concrete slab. Baseplates for columns were cast into the slab as per the engineer’s drawings. 110mm thick waffle raft concrete slab -25 Mpa - was laid using piped concrete and wheelbarrows from a concrete truck and was finished using a helicopter trowelling machine and allowed to cure to a minimum of seven days after pouring. Curing was achieved by application of water and sprayed membrane-forming curing compounds in accordance with AS3799 onto the slab. The formwork was removed after 28 days after pouring of concrete.

3. STAGE 3 VERTICAL STRUCTURE ABOVE GROUND (STEEL WORK AND TIMBER STUD FRAMING)

A series of steel RHS, SHS and PFC columns were (continuous fillet) welded (6mm) to the baseplates which had been cast into the concrete slab. Once the columns were erected onto their baseplates a second concrete pour (in locations shown on the engineer’s drawings) was made to grout them in to the slab, using 32 Mpa concrete onto scabbled surface and finished with wet to dry epoxy. Note that a typical steel baseplate detail (cast into the concrete slab) consisted of a 200 sq x 16 thick galv. cast in plate and (Full Strength Butt) Welded (FSBW) to column with 4No anchor bars - 6mm Continuous Fillet Welded (CFW) to the underside of the cast in plate -with 100mm cog (turned at bottom) into the slab.

A series of UBs, PFCs and RHS’s were installed onto the columns using typically, 12mm capping plates CFW to columns with 4- M20 bolts as per the engineer’s drawings. Brickwork walls were erected in locations noted on the engineer’s drawings. Bondeck formwork was erected and reinforcing of SL92 fabric top with 40mm cover was laid to form the base for the 120mm suspended slab. In erecting the steel structure scissor lifts could have been used.

Generally 90 x 45 MGP10 seasoned pine stud framing generally @600 crs for the ground floor was constructed in locations indicated on the architectural drawings. Structural ply bracing as per the engineer’s drawings was fixed to the walls as necessary. Breathable sarking was applied to external timber framed walls. The contractor would employ nail guns and circular saws for the erection of the timber stud framing.

4. STAGE 4 INTERMEDIATE FLOOR STRUCTURE

First floor long reach floor trusses were installed at 450 crs. Connection details of the trusses to the steelwork consisted of hwd timber infill plates bolted to steel beams and connected to floor trusses with joist hangers as per engineer’s details. A 120 mm thick suspended concrete slab was formed up and poured. Floor linings were then installed as per the architect’s drawings and the stair was measured up for fabrication off site. Internal and external timber double stud framed walls, generally out of 90 x 45 MGP10 seasoned pine stud framing @600 crs and steel columns as per engineer’s drawings were installed. They were generally connected to supporting steel beams with 12mm baseplates 6CFW to column and bolted to beams with M20 bolts as per engineer’s drawings. Ply bracing was installed as per engineer’s requirements. Nail guns and circular saws were used at this stage.

5. STAGE 5 ROOF SYSTEM: ROOF STRUCTURE, SHEETING, COVER AND SKYLIGHT SYSTEMS Contractor needed to ensure scaffolding was to Australian standards at this stage.

The roof is framed up using a series of: various sizes for roof beams varying from steel UBs, PFCs, and RHS’s to MGP10 Pine LVLs; 190 x 45 MGP pine rafters @450 crs; and timber roof trusses @600 crs connected to and supported on the timber and steel framework erected in the previous stage. 140 x 45 F17 KDHW @ 600 crs ceiling joists are also installed in places indicated on the architect’s and engineer’s drawings.

The roof framing members are connected to the structure using fully nailed multi grips and cleat plates. Skylights were famed up. 30 x 0.8 metal strap bracing was installed.

Timber battens were attached to the rafters over which was installed thermal reflective foil and R4.1 Bradford Gold ceiling batts + Bradford Anticon Roof INSULATION Blanket.

Colorbond Stramit Speed Deck 700 roof sheeting was fixed to the battens.

125w Colorbond custom folded eaves gutter was installed as per architect’s drawings.

6. STAGE 6 EXTERNAL WALL (CLADDING INCLUDED), WINDOW SYSTEMS, EXTERNAL DOORS Windows: - Structural glass floor was installed in main bedroom in accordance with AS1288.

- glass sliding door in dining room was installed alond with glass door - Stair window was installed - Tas oak framed windows and glass doors were installed.

- Nail guns and circular saws were employed at this stage as framing is adjusted for the installation of the doors and windows.

- First floor external access at this stage is made with the use of the scaffolding.

- Northern External Walls: 138 x 19mm spotted gum shiplapped timber cladding installed onto 75x50mm battens @ 600 centres for fixing of 138x19m vertical ship lap boards.

- Eastern external walls: Zinc sheet cladding with 25mm high double lock standing seam installed onto 19mm marine grade plywood substrate fixed to studs behind.

7. STAGE 7 INTERNAL PARTITIONS, CEILING STRUCTURE, ROUGH-IN SERVICES The remaining internal walls and the ceiling structure are framed up using generally 90 x 45 timber framing and 70 x 30 timber battening or to suit. Circular saws and nail guns are used at this stage.

Electricity, and water pipes are run through the ceiling and timber stud walls, and the air-conditioning ductwork runs through the ceiling of dining room.

R3.2 Bradford Soundscreen Plus batts were installed to external walls. R4.1 Bradford Gold ceiling batts + Bradford Anticon Roof Blanket were installed to the roof and ceiling. R3 Bradford Soundscreen Plus were installed to level one floor between floor joists. R 2.5 Bradford Soundscreen Plus insulation was installed to internal walls of the house.

Hydronic heating pipework and mesh reinforcement on bar chairs is laid on top of the slab and 32mm thermal insulation, prior to screed concrete pour.

13mm plasterboard installed to walls and ceilings generally.

Scissor lifts could be used at this stage for installation of ceiling linings.

Steelwork for study shelving was installed.
