Jinny qualified as a solicitor in 2004 and specialised in all aspects of residential conveyancing acting for buyers, sellers, developers and investors. Place fresh flowers where they’ll stand out.
Open all doors and windows beforehand to circulate fresh air.

Through our years of experience we have learnt how to pick up on cues from buyers when negotiating and we can often tell from these verbal cues how likely they are to increase further. Extensive research has also shown us that most buyers will, if carefully managed, make three offers.
Once we have received an offer and negotiated successfully it is important that we verify the buyers position. As part of this process we also ask buyers to confirm their offer in writing, this helps to remove any doubts further down the line. We will always obtain proof of ID and carry out required anti money laundering checks as required by our HMRC registration, but we will also obtain proof of funds in the forms of lending decisions, bank statements, mortgage statements, memorandum of sale and we will always ensure the buyer has available funds to finalise their purchase and to pay all associated taxes. If you haven’t already, you should hire a solicitor to go over all legal documents with you, discuss title transfer, closing costs and disbursements, mortgage payout (if applicable), and to have you sign the documents to transfer the property’s title to the buyer after they advance the purchase funds.
Arrange for your mail to be forwarded to your new address.
Arrange for your utilities to be disconnected (electricity, gas, cable, etc.).
Hire a moving company or truck (if using).
Continue to maintain the home; cut the grass, and continue paying your home insurance coverage.
conveyancing
Although you do not technically need your solicitor until you have accepted an offer we would always recommend you start the process early. This way while we are busy marketing your home and showing potential buyers your solicitor can prepare all the relevant documents and even work through any standard enquiries they would expect to receive from buyers. This process can shave weeks off the conveyancing process and save a lot of stress further down the line.
Throughout the conveyancing process, you will be assisted by our resident specialist, Jinny Walker. It is her job to help to ensure that buyers are doing everything they need to when they need to and to keep you informed at every step of the way. These matters often become quite complicated and Jinnys’ years of experience are often called on to help ensure we can overcome all challenges.
As well as instructing your solicitor ahead of time it is also a good idea to dig out any guarantees and receipts, your solicitor will almost certainly be asked for proof of when windows were fitted, when your boiler was last serviced or your sceptic tank last emptied so you can save them time by getting this ready ahead of time. This information is often useful to your agent too so it definitely won’t hurt to get this job ticked off the list early.
