Lo n g T e r m V i sa s A boon for investors Compared to many of its global contemporaries – London, New York, Los Angeles, Hong Kong and Singapore, for example – Dubai has always been a smart choice for real estate investors. Dubai offers annual yields of up to 10%, more than double (and in some cases triple) what you would get elsewhere . With current home prices for prime property averaging $625 per square foot, it is easier than ever to secure a foothold in the city. As of this February, investing in to Dubai has become even more attractive thanks to newly implemented government initiatives that grant investors 5 and 10year residence visas.

This is a significant step forward for the city and a potential game changer for the property market.

Typically, a residence visa in the UAE is valid for a duration of two years, after which it will need to be renewed. For long-term residents or investors, this means a regular biannual payment on visa processing fees for themselves and their families. By providing a longer residence option, Dubai is sending a clear message that it wants people to plant their roots here. The new visas also signal greater stability and security for investors.

What is the criteria?

There are specific criteria for investors in order for them to avail of the five and ten-year visas. Eligibility is broken down according to the following terms:

General investors will be eligible for a 10-year visa on making a minimum investment of AED 10 million; at least 60% of that investment must be in non-real estate assets

2

Property investors will be eligible for a 5-year visa on making a minimum investment of AED 5 million

In each case, the investor should be able to verify ownership and prove right of investment for a minimum of 3 years. There also should not be any legal claims suggesting that the financial value of the investment is below the claimed amount and more importantly, below the minimum amount for visa eligibility.

What are the benefits?

Who else is eligible?

There are other specific categories of residents who will be able to apply for long-term visas.

Entrepreneurs

are eligible for a 5-year renewable visa along with their spouses and families if they own a project with a minimum value of AED 500,000. They can appoint an executive director and an advisor who will each receive 5-year renewable visas. A multiple entry six-month visa will be issued for initial entry. This visa type can be upgraded to an investor visa.
