lobal construction consultancy Turner & Townsend has helped the Trust prepare and win approval for the £485m 3Ts Redevelopment of the Royal Sussex County Hospital – one of the largest Treasury-funded NHS projects in recent years. Turner & Townsend has managed the contract and commercial negotiations on the project alongside the main contractor Laing O’Rourke. The consultancy has also been project manager, cost manager and CDM-adviser on rehousing medical facilities while the redevelopment works take place.

Brighton and Sussex University Hospitals NHS Trust, which started drawing up its Outline Business Case in 2008, was given formal approval by HM Treasury and Department of Health for the 3Ts Redevelopment of the hospital in October last year.

The 3Ts Redevelopment is being carried out in three stages so that all the hospital’s clinical services can remain open and onsite throughout the programme. It will replace all the buildings on the front half of the hospital site, including the Barry Building which opened in 1828 - some 20 years before Florence Nightingale started nursing.

acked by a development consortium of Carillion, Arlington Real Estate and Richardson Capital, the project will see the 1960s Milburngate House demolished to make way for a £150 million mixed-use regeneration scheme. The nine-storey Milburngate House office block - once the home of National Savings and Investments and the Passport Office - will be replaced by 41,800m2 of offices, shops, restaurants, a cinema, a hotel and apartments. National Savings and Investments moved into a new building across the river last year. The office on the site of a former ice rink formed the first phase of the regeneration project and the Passport Office is also expected to move there later this year. This second phase of the riverside development, named Milburngate, will be split into three zones and will create a new quarter on the city’s
northern fringe. A waterside square and residential courtyards will sit in the centre of the scheme, while public realm and paths through the 2.0 hectare site will link it with the nearby train station.

ast week York councillors voted 11 to three in favour of the proposalsat Clifford’s Tower, despite a petition against the scheme which attracted more than 2,000 signatures (Stop English Heritage Making Clifford’s Tower Look Like Disneyland!) Hugh Broughton Architects is working with conservation specialists Martin Ashley Architects on the job, which it landed following a competition in January 2015. The project, backed by English Heritage, aims to improve visitor facilities inside the ruined keep, which dates from the 13th century. A timber structure will be installed to partially
cover the ruin and provide a viewing platform at roof level, while suspended metal walkways will give access to the first floor level. The new additions will rest on pad foundations designed to spread the loads without impacting on the archaeology of the tower. A new single-storey visitor centre at ground level will include an orientation area, shop, café, kiosk, and staff offices and facilities. A substantial section of the tower’s wall, buried since 1935, will be uncovered as part of the scheme. Clifford’s Tower is the largest surviving structure from the medieval royal castle of York, which was an important seat of government of the North of England in the Middle Ages.

It was built atop a tall earthen mound in the mid-13th Century, was ruined by fire in 1684 and has stood roofless since. The castle mound is thought to have been raised during the reign of William the Conqueror.

Jeremy Ashbee, head curator of properties at English Heritage, said: ‘This project will reveal more of Clifford’s Tower than ever before and allow us to finally do justice to its remarkable history. ‘An enormous amount of care was taken in preparing the planning application, in consultation with planners, designers and members of the public. Riba releases architect survey findings after taster session at UK Construction Week Providing valuable insight into how clients of all sizes find working with architects, the results of the Royal Institute of British Architects’ (RIBA) survey have been announced, after a taster session at Britain’s biggest construction event, UK Construction Week.

aunched at Grand Designs Live in London in May, the survey ran for two months and was completed by 958 participants from a range of different clients including private homeowners, contractors and commercial clients. Immediate Past President and Client Ambassador at RIBA Stephen R Hodder MBE then presented the headline themes from the survey at a special discussion on the main stage at UK Construction Week in October. The survey found that most clients are satisfied with their buildings, with the highest scores coming from private domestic clients, 76 per cent of whom are ‘very’ or ‘fairly’ satisfied with their projects overall. Contractors gave the lowest satisfaction scores, with only 51 per cent of them ‘very’ or ‘fairly’ satisfied.
Latest News Regeneration of Swansea underway as Wales’s first ever creative hub completes Holder Mathias has completed the second phase of Urban Village, a £25 million development project by Coastal Housing Group in Swansea, which includes Wales’s first commercial space dedicated solely to the creative industries.

he second phase completes a new courtyard space that acts as a central focus for the development, as well as two commercial buildings, the newly-built ‘Creative Cluster’ and redevelopment of an underutilised building, ‘The Warehouse’. The completion of Urban Village is a significant milestone in the regeneration of Swansea and the transformation of its previously fading high street into a vibrant new quarter for living, working, and leisure.

At the heart of the Urban Village development is the Creative Cluster; 16,500 sq. ft. of workspace situated over six floors. In a first for Wales, the flexible office space has been specifically developed to bring together creative industries under one roof. The Creative Cluster will adopt a community work environment, bringing together and encouraging businesses to work more collaboratively. The bold approach to building form and colour evolved from a desire to make a confident statement that would define this new quarter of the city.
Urban Village is Coastal Housing Group’s flagship scheme for the regeneration of Swansea’s high street and Holder Mathias has been involved in all phases of the development. The first phase was completed in spring 2012, which brought new residential accommodation into the city centre with 76 apartments for social rent arranged around a private courtyard. Five floors of office and ground floor commercial space has also attracted muchneeded footfall, which has boosted the local economy and made the high street more vibrant. Office tenants include the South Wales Evening Post, and commercial tenants comprise a number of new independent niche retailers, galleries and cafes. Coastal Housing Group relocated its staff to the upper two floors of the building, where they enjoy the use of communal rooftop garden spaces.
The renovation and conversion of the existing warehouse delivers approximately 10,000 sq. ft. of

What’s more, the development is breathing a new lease of life into an area that has struggled in recent times. ” Holder Mathias is also leading on the design of Urban Quarter, another Swansea High Street development which is currently on site and will deliver residential accommodation and commercial space to the centre, while providing a gateway into the city.
Another key finding of the research was how highly rated architects’ design skills are. Clients appreciate their architects’ ability to meet the brief and include important design qualities such as levels of daylight, room dimensions, ease of circulation, and so on. However, whilst clients gave architects good ratings for some aspects of the process, they were less satisfied with others. Some of these aspects include architects’ commercial understanding, adding value, adhering to the programme and managing work. Contractors gave substantially lower satisfaction scores than other clients with only 30 per cent of them either ‘very’ or ‘fairly’ satisfied with architects’ process management performance. The survey marks a new phase in the work of the RIBA Client Liaison Group, who recently organised a series of roundtable discussions, assessing the relationship between architects and clients. The survey is a direct consequence of these conversations and will attempt to bond the relationship closer together. Stephen Hodder MBE commented: “These findings are a vital body of intelligence for the profession and the RIBA. The results show the need for even closer collaboration between our profession and our clients; they present positive learning points for agile architects.”

Refurbishment and Extension of Invicta House – Planning Approval Henry Boot Developments has been granted planning approval for its office scheme branded The Silk Works on the edge of Spinningfields, Manchester.

he city centre development received unanimous support from city planners and now paves the way for this innovative 50,000 sq ft (4,645 sq m) of new office accommodation to come forward. The scheme will incorporate an unprecedented amount of amenity space for occupiers, including space for a ground floor independent coffee shop to be established.
Situated on Atkinson Street and Scott Place, the eight-storey Silk Works scheme will comprise the refurbishment and extension of Invicta House, adding a further 35,000 sq ft (3,251 sq m) onto the existing 15,000 sq ft (1,393 sq m) building with 6,000 sq ft (557 sq m) office floorplates. The new extension will sit behind the existing façade on Atkinson Street. The new build element will be cladded in COR-TEN

Plans by Jestico & Whiles to revamp a former RAF and US airbase in Heyford Park, Oxfordshire, have been approved

he proposals, which involve converting two buildings at the now defunct Upper Heyford airbase into a new village centre, were granted permission by Cherwell District Council. The airfield was first used by the Royal Flying Corps in 1916, before being used as a training facility by the Royal Air Force (RAF) between 1918 and 1950.

During the Cold War, it was used as a base by the United States Air Force Strategic Air Command, and later by the United States Air Forces In Europe.

Activity at the airbase was gradually phased out following the Cold War, with the flight line closed in 1993. Backed by developer Dorchester Living, Jestico + Whiles’ plans for the 2600m² project include a hotel, market hall and an American-style restaurant.
The design will include ‘flexible open spaces’ characterised with natural light and the retention of features from the original buildings, according to the practice. James Dilley, head of hospitality at Jestico + Whiles, said: ‘Our proposal for the village centre of Heyford Park is about place making, in part through reference to the rich context of this beautiful part of Oxfordshire and the layers of history on this site, not least the refurbishments of the heritage buildings of the former United States Air Force base. ‘It has been a great opportunity for us to draw on our expertise in the design of highly successful restaurants and hotels along with our rare skills in regenerating historic markets as highly successful retail and leisure opportunities.’ Work is expected to start on site in January 2017.

he Edinburgh-based practice defeated an unnamed shortlist of rival firms to land the Craven District Council-backed scheme.
The project will restore the concert hall, museum and gallery inside the landmark 1862 Neo-classical-style building on Skipton High Street. A tourist information centre, reconfigured backstage area and council offices will also be required. According to the contract notice: ‘The designs must be sympathetic with the age of the building whilst being accessible to all and flexible to enable a variety of uses. ‘Concept proposals to RIBA Stage 2 have been prepared and a Heritage Lottery Fund Stage 1 application to fund

I’m sure it has a beneficial use somewhere.’ In September, Carl Turner Architects’ plans for a newbuild on nearby Eagle Wharf were granted planning permission. The scheme will provide a new home for Mountview Academy of Theatre Arts.

Structural Concrete Alliance announces 2016 award shortlist The Structural Concrete Alliance has shortlisted three projects for the 2016 Structural Concrete Alliance Award for Repair and Refurbishment, with the winner to be announced by journalist Kate Silverton at the Concrete Society Awards Dinner to be held at the Grosvenor Hotel, Park Lane, London on 17th November.

he winners were chosen from entries received from members of the three trade associations which make up the Structural Concrete Alliance: the Concrete Repair Association (CRA); Corrosion Prevention Association (CPA); and the Sprayed Concrete Association (SCA). The shortlisted projects include Sika Ltd for its restoration of Poplar Baths in London; CCL (GB) Ltd for its upgrading and strengthening work at National Grid PLC’s Isle of Grain site near Rochester, Kent; and Volkerlaser for the refurbishment and strengthening of the Woodhouse Tunnel in Leeds. Sika provided materials for an extensive programme of concrete and structural repairs to transform the Grade II listed Poplar Baths from a former public baths to a state-of-the-art leisure centre. Owned by Tower Hamlets Council, the building was in such a poor condition due to chloride-induced cracks across its entire 1,600m2 surface area that it was included on English Heritage’s at Risk Register.
The bespoke solution involved the design of special anchors capable of restraining bursting forces of 223 tonnes per anchor and included the safe detensioning of the existing wire from around the bund wall, using a post-tensioned assisted strap restrainment system. Defective concrete areas were repaired using a polymer-modified mortar, with a polymer-modified fairing coat and cementitious coating applied in the rebates. The refurbishment and strengthening of the twin bore, 4 lane Woodhouse Tunnel in Leeds conducted by Volkerlaser involved two years of nightshifts to minimise disruption to the public. It involved a complex combination of extensive concrete repair; strengthening by reinforcement addition; extensive sprayed concrete to large areas of repair; the introduction of galvanic anodes in most of the repaired concrete; and traditional formwork and reinforced concrete construction of wall thickening, involving extensive drilling and dowel fixing to
tie the new construction to the weak existing walls. VolkerLaser developed a small structural tie allowing smaller drilled holes and reducing phasing requirements, saving time and money. Commenting on the award, the judges stated: “The annual Structural Concrete Award aims to identify innovative structural concrete repair and refurbishment solutions that overcome demanding engineering challenges, while advancing technology and understanding. “Choosing the winners was extremely difficult this year due to the high quality and diversity of the entries. CCL’s solution for the Isle of Grain bund was selected as we were impressed by the innovative approach to safely detensioning the existing wire system, which we recognised as being extremely technically challenging. “Sika’s sympathetic restoration of Poplar Baths and the complexity of the logistics required in Volkerlaser’s refurbishment of the Woodhouse tunnel served to highlight the innovation and flexibility our specialists must offer in developing repair and refurbishment solutions” For further information, visit www.structuralconcretealliance.org.uk.

Galvanic, sacrificial anodes were installed to manage steel corrosion in the interior which consists of curved reinforced concrete columns forming a series of arches.
CCL (GB) Ltd provided a solution to replace the existing restrainment system to the outside of the concrete bund walls surrounding the liquid gas steel tanks on the site. The 50,000m3 capacity tanks, originally commissioned in 1981, are each surrounded by a reinforced concrete bund wall to provide secondary containment in the event of a rupture of the steel tank.

Ensuring safety in home refurbishment, design or construction When it comes to refurbishing or rebuilding a home, being aware of key trends or requirements is a must. Somewhat surprisingly, many of those involved in the industry are unsure of who is responsible for home security measures. Should someone refurbishing a home pay close attention to its security?

ccording to research collected by IronmongeryDirect, they should be. Preventing burglaries is just as important as ever – and home security measures that can be fitted easily during a refurbishment have been proven to help protect households.
Current burglary statistics According to an Office for National Statistics report, there were 1,920 burglaries per day in the UK, which equates to 1.33 each minute. Each home burglary costs a homeowner an average of £3,600, which means those involved in home building, renovation and refurbishment need to place a higher amount of scrutiny on their home security systems. But which work best?

First and foremost, a home needs a good lock system. Locks as a security device have existed for over 4,000 years, continually changing through refinement and new technology since 2,000BC.

If you’re wondering why it’s so important to fit a good lock system on properties, you may be surprised to learn that 30 per cent of all burglaries are through open windows or unlocked doors. A further 34 per cent of burglars use the front door as an entry point, with deadbolts and other preventative methods most important when it comes to improving security.
Even the act of focusing on security when you’re rebuilding or redeveloping a home can help deter theft. A report from the University of North Carolina surveyed convicted burglars, of which 60 per cent admitted they avoided homes that had alarmed security systems in place. It’s clearly vital to place home security at the heart of what you do. According to a Royal Statistical Society report used in IronmongeryDirect’s research, a home without a security system is 300 per cent more likely to be burgled.

have found that the preventative effect has lessened since the 1990s. However, it’s important to mention the 60% of US burglars who factored alarms into their decision to avoid properties. To put it simply, not fitting an alarm in a property seems like an unnecessary risk.
Is CCTV worth it? According to the latest crime statistics, Police arrest just 14 people per 100 burglaries, which may be something to do with the poor identification of criminals. This naturally leads to a question for anyone involved in home building or refurbishment - is adding CCTV to a home property worth it? In the same Royal Statistical Society report studied by IronmongeryDirect, homes that added CCTV on top of window locks, security chains and door locks had the highest safety rating of all – but also the smallest sample size, which is not surprising when you consider that in a survey by Which?, only five per cent of members had home CCTV. It’s fairly clear that CCTV is helpful – but may not be worth the cost unless you live in an especially burglar-prone area, as a home is only slightly safer when it has CCTV fitted compared to having secure locks, indoor lights and external motion sensors. When you’re undertaking any aspect of a refurbishment, rebuild or construction project for a home, it’s clear that security measures need to be in place to help prevent burglaries.

Forme UK Design and Architecture has completed the redevelopment of four inter-connected buildings on Wimpole Street in central London, transforming these into a single commercial building of 55,000 sq ft of prime office space.
T
he buildings dating from 1893, 1895, 1907 and 1930 used to be part of the original Debenhams Store and were used for storing Debenhams samples. The site included a tunnel which led to the Debenhams flagship store on Oxford Street. A part listed site, the brief was to provide modern workplace accommodation that reflected the buildings’ heritage while providing 58,000 sq ft of contiguous open workspace. One of the challenges for the design team was to work with differing floor levels across the mixed building stock. The project involved extensive structural amendments including the removal of existing internal masonry walls and the removal of and infilling of existing internal stair and lift shafts. Forme UK created a new reception space by annexing an existing light-well that provides natural daylight and a vertical route for the new scenic lifts, new wc cores and roof terraces at two levels.
Mark Twigg, Director at Forme UK said, “CBRE has taken a lease of the buildings top two floors as well as the roof terraces and have co joined its West End offices via a new link into its existing tenancy at Henrietta house next door. The rest of the space has been taken and fitted out by “The Office Group”. This culminates in a fully let building with leases signed by both tenants before the project completed. “

Smart Transformation of Bristol’s Iconic Electricity House Situated in the heart of Bristol’s city centre, the imposing Electricity House has been restored to its former glory by developer Crest Nicholson, bringing back the building’s distinctive art deco style.
O
riginally designed by renowned architect Sir Giles Gilbert Scott, the Grade II-listed building is situated within a conservation area, and has been transformed into a mixed-use development of 85 high-specification luxury apartments and commercial space. Many of the original art deco features have been recreated, including the style of the window and door systems from Smart Architectural Aluminium, specified both for their authentic appearance and outstanding performance. Supplied and installed by Techniglaze, one of Smart’s specialist fabricator and installer partners, the company’s Alitherm Heritage system provided the perfect solution for windows from the first to the fifth floor of the building. In excess of 300 windows were supplied and installed by Techniglaze, including 225 Alitherm Heritage units. On floor five, the windows are fully opening, whereas on the lower floors, dummy vents and opening lights (with handles and friction

Speaking after the project was completed, Spencer Newman, Techniglaze Director, said: “This was both a technically and logistically challenging project, set right in the heart of Bristol city centre, but we are all delighted with the outcome. We worked closely with the

As planning got underway for restoring Banqueting House, security was highlighted as a key concern as well as reducing noise ingress from outside.
I
nigo Jones designed the current Banqueting House in 1619-22 after its predecessor was devastated by fire. Since construction, Banqueting House’s primary use was to stage State events, masques, provide private drinking space for James I and in 1636 to display the great ceiling paintings of James I by Sir Peter Paul Rubens. Famously, King Charles I was executed in Cromwell’s time, outside the building in 1649 on a temporary scaffold specially built for the occasion.

Selectaglaze knew it had products certified to the requirement, but they had never been specified to these sizes. The Main Hall window openings were 3.6m high and 2.0m wide. Two years ago, testing was carried out for what turned out to be the largest ever single casement to be blast tested in the UK. The results were a success and planning for the installation began.

Fitting the units provided an interesting task as half the openings were at upper gallery level 10m above the main floor. The gallery could not be loaded. Working very closely with Gardiner & Theobold, structural engineers Hockley & Dawson and Royal Warrant holding scaffolders Allen and Foxworthy, a careful method of installation was devised involving a columnar scaffolding design complete with lifting apparatus to each opening. In all, 39 units were installed. “The windows look great, I bet you never thought you would hear me say that!” commented the architect. As well as offering blast protection and noise insulation in access of 45dB, the secondary glazing also provides essential UV filtering to the Thomson Specification approved by the National Gallery, V&A and others. Secondary glazing is fitted to the room side of a building and is a completely independent and fully reversible adaptation, widely accepted by most heritage bodies. A Georgian townhouse is remodelled to meet the highest energy performance standards. A historic Listed Georgian townhouse in London’s Bloomsbury has been renovated into a peaceful and energy efficient home that approaches Passivhaus Enerphit standards.

his was accomplished by using contemporary insulation techniques including an advanced secondary glazing system from Selectaglaze that noticeably improves the performance of the traditional, single glazed sash windows. The client wanted a home that used as little energy as possible and offered the most comfortable environment. Robert Prewett of Prewett Bizley architects took on the challenge of convincing conservation officers that a Grade II Listed building could be successfully fitted with a range of energy saving measures whilst retaining the important historical features. The large single glazed sash windows were a particular challenge as

they represented a significant proportion of the wall area and could not be replaced. Therefore the answer was secondary glazing; but the extremely high levels of insulation required, the aesthetics and the need for working shutters in some rooms demanded a bespoke solution.

Robert approached Selectaglaze and originally suggested a completely new design but coincidentally the company was both developing a new sash window design and trialling Pilkington’s Spacia thin vacuum units which have a centre pane U-value of 1.0. The resulting Series 25 window proved perfect for the project as it offered high sealing efficiency, a very low U-value and a discrete frame with a specifically developed slide catch that allowed shutters to fully close. The house now has air tightness close to 1 air change per hour at test pressure which demonstrates that the secondary glazing is performing very well.
The intricacy of the project and the time needed to obtain consents meant that part of the building had to be occupied before the secondary glazing was fitted. As a result, the owner experienced the change in comfort levels offered by the original window and with the secondary glazing in place. The difference was remarkable and what was also evident was the almost complete removal of road noise. This had not originally been regarded as a significant problem but the absence of noise certainly added to the comfort. Monitoring tests will now assess the efficiency of the scheme over time but meanwhile there has been a transformation that provides a modern comfortable home environment within an historic building. Selectaglaze was established in 1966 and Royal Warrant Holder since 2004. It has extensive experience and knowledge of working with all building types including Listed and new build.

Latest News Mace set for £54m Twickenham East Stand revamp Mace is in the front row to extend Twickenham rugby stadium’s east stand as part of a plan to improve the match day experience for supporters.

he Rugby Football Union is planning to spend £54m extending the stand outwards to add six levels for hospitality and conference events.
Designed by Mott MacDonald, the redevelopment plan will double the available space on the east stand to around 220,000 sq ft but not affect the existing bowl infrastructure and seating. Mace was originally brought on board as project manager and is now understood to be set to convert to the main contractor role. Subject to planning approval, construction could start in March 2017 with the project aiming for completion in June 2018.
BDP lands £500m job to re-house MPs during Parliament Refurbishment BDP has won the contract to convert a number of listed buildings to house MPs during the refurbishment of the Palace of Westminster

he practice will refurbish around 15,300m² of office space in House of Commons buildings, including the Norman Shaw buildings originally designed as the headquarters of the Metropolitan Police, along with 1 Derby Gate and 1 Parliament Street. The prize in the main competition for the £6 billion refurbishment of the Houses of Parliament is being fought out by BDP, Allies and Morrison, Foster + Partners and HOK, with a decision expected to be announced before Christmas.
BDP architect director Tim Leach said: ‘This is a once-in-a-lifetime opportunity to refurbish the buildings on Parliament’s Northern Estate, close to the Palace of Westminster and at the heart of Whitehall, to create a modern office environment and external landscape to meet the needs of the House of Commons, its MPs, researchers and supporting facilities, well into the 21st century.’ Although currently in use as offices, BDP said the buildings do not currently fully comply with regulations, including those for fire safety. It added that there are also significant
weaknesses in mechanical, electrical and plumbing systems, which regularly fail. The value of the contract will be between £15 million and £25 million, depending on the shape of a detailed design brief, which is currently being worked up. In 2014, BDP was appointed as architect and civil and structural engineer for the design and refurbishment of the Grade II-listed Old Admiralty Building on Whitehall, London for the Department for Education.
Wright & Wright reveals Scott’s Magdalen library Refurb Practice unveils changes to bring Oxford University College’s library into 21st century

right & Wright architects have unveiled the practice’s transformation of the library at Oxford University’s Magdalen College.
Designed as a single hall school by JC Buckler in 1851, the building was converted into a library in 1930 by Giles Gilbert Scott. Before the current redesign, it provided just 48 reading places for a student population of 600, and was considered no longer fit for purpose.
The new design replaces floor levels introduced by Giles Gilbert Scott to once again reveal the full height and expansive space of the existing Library hall and its windows. Within this cathedral-like space, the architects have added an oak-clad, steelframed intervention conceived as a giant piece of freestanding furniture. Architect Clare Wright, says: “The reworking of
Magdalen College Library and the quadrangle in which it sits was a delightfully challenging exercise which Sandy Wright, Stephen Smith and I relished working on together. “We feel deeply privileged to have worked for such a fantastic client body. They were immensely receptive to architectural ideas as well as those for resolving practical difficulties and encouraged us to strive for the very best.”

ondon-based property developer MHA has won planning permission for a new build scheme of 155 apartments next to Slough Station in time for the arrival of Crossrail in the town. The 12,316 m2 site, located off Petersfield Avenue, will comprise two seven-storey apartment blocks including 126 private and 29 affordable units alongside landscaped and dedicated play areas. Councillors from Slough Borough Council also granted permission for 164 car parking spaces – the majority located in the basement with provision for 7KW rapid charge electric vehicle charging points to encourage the use of low carbon emission vehicles. In addition, the residential redevelopment scheme will include 180 cycle bays.

The slabs were constructed 1.5m below ground level and although the new concrete incorporated a watertight concrete admixture would have remained gas and vapour permeable. Two coats of Triton’s TWS- Fastcoat, (which can be applied effectively in ambient temperatures even when substrate temperatures are as low as 0o), therefore provided an impervious barrier which will also lower the potential risks of corrosion of the steelwork in the slabs, as well as protecting the outer surfaces.

“I was honoured to be asked to run the redevelopment of the jewel in the crown of National Hunt racing,” Paul recalls. It involved rather more than just downing tools for a few days. For example, three weeks before the first race day of the project, Paul had 200 workers on site amid a race course that was now 50% construction site. He had to release most of that back to the client in time for the first race meeting. Paul pulled it off by reassuring the client with precisely detailed plans, indeed this was part of his contract winning strategy

Due to the Royal attendances at the Festival we had to assist the police in a full inspection including lifting every single manhole cover for a security check.” Indeed, the race course won the Jockey Club’s Best Customer Experience Award and the Racegoers Club’s Best Racecourse of the Year Award during the construction period. “The trust our team had in Paul was plain to see. It was obvious how superbly Paul led and inspired his team who were regularly working over weekends and late into the night to meet required deadlines. On some occasions we had to demobilise cranes and hide them away in a compound and scaffold was stripped so it wasn’t on display. Royal Transformation Project gets underway at the Box Office A £402,000 refurbishment of the Theatre Royal & Royal Concert Hall (TRCH) box office and entrance foyer is underway in Nottingham thanks to local contractors, Robert Woodhead Limited, Architects Marsh Grochowski, Services Consultants HC M&E and Focus Consultants.

he transformation will see the original box office stripped back in order to make way for a brand new installation, as well as a new merchandise kiosk and terrace upgrade. The electrics to the foyer kiosk are also being upgraded, as well as new lighting added in to the terrace. Woodhead Improve, the company’s
specialist refurbishment team, is working closely with the project management team at TRCH and Nottingham City Council to make sure there is as little disruption as possible to the day to day operations of these popular venues during the building works. Woodhead Director, Derek McGrath, said: “We’re delighted to be working on such a project in the heart of the city. It’s key while working on a site like this that we manage the works with the client’s needs in mind at all times. They need to continue normal daily operations while we are working with them, so we have devised a scheme of works which will cause minimal disruption while delivering as efficient a programme as possible.

EWI system transforms Victorianstyle homes as part of £10m redevelopment When the Sandfields region of Swansea in West Wales was identified as a renewal area in 2014, a £10 million redevelopment programme quickly kicked into action to make housing and environmental improvements in this deprived area.

ne of the main challenges contractors faced was finding a quick, cost-effective way to improve the thermal performance of hundreds of homes, whilst retaining the character and architectural features of the Victorian-style houses, in addition to providing an attractive finish that would uplift the area.

Main contractors Jistcourt and SERS teamed up with SPSenvirowall, one of the UK’s leading suppliers of external wall insulations and rendering solutions, to undertake the refurbishment over three phases using its specialist external wall insulation systems.
“We were able to replicate the existing plinth detail on the homes using an extruded polystyrene board, while using a low level aluminium base rail to ensure minimal damage to the system in the event of future groundworks or pavement replacement.
Currently in its second phase, having already completed six streets in the area and a further 95 properties, the improvements are being made using SPSenvirowall’s Wall System 2 Direct to Masonry system. Over 10,000m2 of SPSenvirowall’s EPS have been used to date, together with Granomin and Nanosil, which are used on the front of the properties with dash on the back. Aerogel insulation was used to minimise any potential cold bridging using strips around windows, cills and doors, reducing any risk of potential issues and further improving the efficiency of the system. Work starts on Reading office Conversion Work has started on site to convert the dated former office block ‘Berkshire House’ on Kings Road Reading into a premium student living development for Cityblock.

he building, originally constructed in the early 1970s, is undergoing an extensive refurbishment and façade replacement which will bring an entirely new and contemporary visual identity to the building. Foster + Partners to Restore Iconic Zoo Aviary to Glory ZSL London Zoo appoints prestigious architects for historic Snowdon Aviary project

enowned architects Foster + Partners are set to give the historic Snowdon Aviary a bold new makeover – as ZSL London Zoo appoints the firm to revamp the pioneering model of British architecture. A grade II* listed building and one of the Zoo’s most famous structures, the Aviary celebrated its 50th anniversary in 2015 and stands proud and visible from the nearby Regent’s Canal and Primrose Hill. The new exhibit is set to be transformed into a walk-through colobus monkey enclosure, which will give visitors a unique and up close experience of the stunning primates. Inspired by the graceful movements of flying birds, the Snowdon Aviary was truly unique for its time; conceived by Lord Snowdon and realised by architect Cedric Price and structural engineer Frank Newby, when the exhibit opened
in 1965 it was Britain’s first walk-through aviary. It’s a symbolic appointment for the role, as Lord Foster of Foster + Partners is famed for his ambitious and daring designs, which are often compared to the megastructures imagined by the exhibit’s original architect, Cedric Price. ZSL’s Zoological Director, Professor David Field said: “ZSL London Zoo has a long history of leading the way in architecture and design and has many listed buildings that have stood the test of time. “We’re thrilled to have appointed Foster + Partners to work on the landmark Snowdon Aviary. First look inside Gensler’s temporary Parliament on Thames Conceptual interiors have been unveiled for the solution that will enable the renovation of the Palace of Westminster to be completed in less than six years
I
nternational architecture, design and planning firm Gensler has provided a first look inside its radical concept for a temporary Houses of Parliament on the River Thames. The idea has been ‘floated’ as a solution to enable a full decant of the Palace of Westminster to allow long overdue refurbishment works to proceed. The internal architecture mirrors familiar features from the Palace of Westminster and is inspired by the magnificent hammer-beam roof of Westminster Hall. The two iconic chambers of the House of Commons and House of Lords will be replicated to the same dimensions to ensure familiarity with the aim of reducing disruption to MPs and Peers. The Royal Gallery and Central Lobby, which play an important role in parliamentary traditions including state receptions and ceremonies, will also be reproduced in the temporary structure. Built on a series of steel platforms, the building will be a dramatic high tech wooden framed structure covering 8,600 square metres. A light trough will run around the base of the chambers to enable a glow that will illuminate the building at night and the space between the outer bubble and inner box, known as the ‘Inner Deck’, will be filled with plants. Skylights – another feature of the Palace of Westminster – will ensure the chambers are bathed in daylight whilst maintaining the privacy and safety
of members. A basalt stone walkway will run between the structure’s exterior and the chambers, which will be clad in white painted metal panels that are both cost effective and understated. Overall the inside of each chamber will be pared down to make the space as effective and flexible as possible. In order to keep the space column free, the mezzanine will be hung with steel tension rods from clear space beams above. Light coves between the edge of the mezzanine and the perimeter wall will emphasise the ethereal quality of the space and create visual relief. Perforated wood panels with acoustic backing will provide sound absorption and will be finished in semi-gloss white lacquer to further create the impression of space and airiness. The clean and simple interiors will use the same colour palette as Parliament’s historic home. As is traditional, green will be used for the House of Commons and red for the House of Lords with the familiar leather benches central to the design. The pressing need to refurbish the Palace of Westminster provides a unique opportunity for the UK to demonstrate its resilience and celebrate its design creativity.” Gensler unveiled its concept for temporary Houses of Parliament located on the River Thames in October 2016. The proposed modular structure located on the River Thames could provide a flexible and secure home that helps save the British taxpayer more than £1.8 billion, and allows the urgent repair works to proceed. It could be built in less than three years in shipyards across the UK and floated along the Thames to be secured and assembled on the river some 10 metres from the Palace of Westminster. Once the refurbishment of the Palace is complete, the modular structure could be relocated and adapted to provide a permanent legacy, such as a Museum for Democracy or alternatively a new parliament for an emerging overseas democracy.

Wrightstyle to exhibit in London and Hong Kong Wrightstyle, the leading steel and aluminium glazing supplier, has won major contracts for Hong Kong’s prestigious Museum of Art and the Royal Academy of Arts in London, the UK’s oldest arts institution.

he Hong Kong contract involves the supply of advanced internal screens and unlatched doors for the museum’s HK$ 960 million refurbishment, which will increase exhibition space from about 7,000 square metres to more than 10,000 square metres. The museum currently welcomes about 400,000 visitors a year compared to some 300,000 five years ago, and is home to some 16,000 pieces of art, mainly from Hong Kong and mainland China, although it does host international exhibitions. Wrightstyle’s contract for the Royal Academy forms part of the iconic institution’s £49.8 million redevelopment to link the two buildings it owns - Burlington House and a building in Burlington Gardens that it purchased in 2001. When complete in 2018, in time to celebrate the RA’s 250th birthday, visitors will for the first time be able to walk from Piccadilly to Mayfair through expanded and improved artistic spaces. The external glazing contract will comprise systems from both Wrightstyle and Secco Sistemi, for whom Wrightstyle was appointed a fabricator and supplier earlier this year. The Italian company is a worldwide leader in the production of designer systems for doors, windows and facades – and which are specified internationally for the refurbishment of historic buildings. Wrightstyle celebrated its 20th birthday earlier this year, and was last month awarded a Global Business Excellence Award for its design innovation – specifically for the world’s first unlatched fire door and an aesthetically and technically-advanced system to protect buildings against the equivalent of a lorry bomb. Bringing a 17th century farmhouse to modern standards of energy efficiency and comfort Houlston Manor is an unlisted mainly 17th century box-framed farmhouse, which has been substantially added to and altered over the years. In the early 19th century, the house was also ‘gentrified’ according to the fashion of the day when the timber-framed front wall was replaced with brick to create a unified exterior.

wned by the same family for generations, the current owner was born in the house and has lived there ever since. While the basic structure of the house – including the roof - was in good condition, the windows were in a state of disrepair. In addition, the southern gable end had been letting in wind-driven rain through failed pointing and, despite having central heating (installed in the 1990s) and insulated attic spaces, the house was not a warm one.

The owner’s aims were threefold: to replace the rotten and draughty windows with new; to insulate the walls, and; to improve the appearance of the house by re-introducing the 19th Century symmetry.

After choosing timber casement windows to replace the rotten sashes, a number of wall insulation solutions were considered. The owner decided that external insulation would help resolve the aesthetics issue and deal with both the threat of failing pointing and general poor weather-proofing. Houlston Manor is solid-walled and without a damp-proof course and the risk of moisture condensation within the walls was considered to be of paramount importance. The use of breathable materials, which would allow vapour transfer through the insulating layer, was essential and the Lime Green Warmshell system, which uses wood fibre board as the insulation layer and lime render as a weather-proofer, was judged to fit the bill. The sustainable Warmshell insulation system is flexible ad perfect for bringing an old traditionally constructed building up to modern energy efficiency standards. To install the Warmshell system at Houlston Manor, wood-fibre insulation boards were fixed directly to the external brickwork after excavating down around the sides of the house at ground level – a precaution taken as the house had different floor levels internally. The insulation boards were then covered by two coats of lime render – a basecoat (with reinforcing fibreglass mesh) and decorative finishing coat. The eaves were also extended to ensure that the roof had significant overhang over the insulation and renders. Houlston Manor is now secure, warm and

In the past it could be argued that we didn’t know how to achieve this but today we have no excuses. Yet, on the whole, we continue to build new houses to a pathetic standard, and our refurbishments commonly concentrate on kitchens and bathrooms, rather than investing to provide warm and pleasant places to live without ruinously high fuel bills.” this is an extract from the blog of Ben AdamSmith a campaigning documentary film maker and creator of a film about poor quality building called ‘The Future of Housing ‘ which illustrates how poor quality construction can directly affect the homeowner.

here is mounting evidence to suggest that buildings that are being designed to achieve thermal performance standards, including the Building Regulations, are in some cases consuming in excess of 70-100% more energy than the predicted values.[1] Plus, some would say more worryingly, that the Regulations
do not set an adequate base level of performance and facilitate the delivery of many buildings of poor quality into the UK housing market. But….don’t blame the Regulations they are not designed to deliver quality they are a set of minimum standards, all too often they are described, used and promoted as a build quality benchmark, something to aim for: we must remove the presumption prevalent in the UK that they provide some form of performance guarantee……….they don’t. The Building Regulations contain 14 individual sections that, in their own words, ‘contain the rules for building work in new and altered buildings to make them safe and accessible and limit waste and environmental damage’[2] nothing there about quality or performance then. Within the Building regulations Part L is the section on ‘Conservation of Fuel and Power’
which relates to the thermal efficiency / performance of buildings. This is important because it covers the buildings potential (target) level of efficiency and therefore comfort, it also has implications for running costs and is linked to (largely erstwhile) carbon reduction targets. In particular section 43 of Part L deals specifically with a buildings air permeability, or airtightness, recognising this as a major factor in a buildings energy performance Interestingly the word “airtightness” wasn’t even a word used in connection with domestic buildings, until it was introduced and formalised (through building regulations in the early 2000’s) and has now become a key part of Part L. Section 43 goes on to describe the means by which a buildings efficiency can be measured. Compliance with Part L is mandatory throughout the UK[3] it applies to new buildings and certain types of work in existing buildings, and is there to enforce minimum standards of energy efficiency.

Once the airtightness layer is in place and sealed with flexible and durable tapes, seals and glues, it ensures that the insulation functions to its optimum performance, saving energy and drastically reducing carbon emissions for the lifetime of the building. The airtight layer also ensures that interstitial condensation risk is minimised, ensuring no structural damage from moisture, mould, rot and damp. Current Building Regulations require 10 m3/ (h.m2)@50Pa, for a new build property, that’s 10 cubic metres of exchanged air per hour at 50 Pascal’s. This is a low standard by anyone’s reckoning, examples of just how bad this is in reality are easily found. A new build terraced house, featured in ‘The Future of Housing’, with a tested result of 9.1 m3/ (h.m2)@50Pa passes Building Regulations but the tester pointed out that with external wind at an average of 20mph it would take just 6 and a half minutes to exchange all the heated air from within the building resulting in an expected increase in annual heating bills of around 50%.[4]

Latest News Council approves Corstorphine + Wright’s Transformation Plans Corstorphine + Wright has won permission to transform part of the former Eurostar terminal at Waterloo into shops, restaurants, cafés and bars – after Historic England declined to consider the Grimshaw structure for listing

ondon Borough of Lambeth’s planning committee last night (1 November) gave the thumbs-up to the new scheme to overhaul the former international departures and arrivals lounges, creating 12,444m² of new facilities. Work has already started on revamping the five platforms within the disused station - the landmark
building with its lattice-work arches which sits above the proposed shopping and leisure complex - to increase the number of domestic train services into Waterloo. In May the 20th Century Society applied for the entire structure to be Grade II listed, but this option has been rejected by Historic England.
A spokesperson for Historic England said: ‘Because the building is not yet 30 years old the Department for Culture, Media and Sport (DCMS) asked us to assess whether the current development at the site poses a threat to its special architectural and historic interest, and only fully assess it for listing if we considered there to be demonstrable harm to that special interest. ‘Having visited the site in summer, when work in some areas was well underway, we believe the threat to the
Conamar completes Stevenage Medical Centre upgrade Building and refurbishment specialist Conamar has recently completed a complex 65-week refurbishment and extension programme for Chells Surgery in Stevenage – doubling the size of the original medical centre building to create a new state-of-the-art facility.

onamar worked to a staged, four phase project timeline to allow the surgery to remain open and treating patients throughout the work. In addition to delivering a complex refurbishment, Conamar created three new extensions on three sides of the original single-storey surgery. Link work was carried out to connect the new buildings with the original renovated clinic, including constructing a new main entrance, reception and waiting room. Externally, hard and soft landscaping was completed and new lighting was fitted. The surgery has been equipped with high specification mechanical and electrical installation to meet current NHS guidelines. William Sheardown, Chells Surgery Practice Manager, said: “Conamar’s helpful, flexible and professional approach has been key to the successful completion of this project. Working alongside a busy surgery, which remained operational throughout, is always challenging and Conamar’s engaging and inclusive approach has ensured the successful delivery of a much needed new facility with minimal disruption.”

Adrian Stubbs, Project Architect of Bond Bryan Architects, explained: “This retrofit project was all about transforming an under-utilised building into a new innovation and teaching hub for the University of Suffolk. They required a cost-effective solution for a building that would act as a catalyst for the University, enabling it to become an integrated campus with local businesses, industry and the wider community of Suffolk. Internally, we created a mix of spaces that allows different forms of collaboration within the building to take place. Externally, there was a requirement for a visual connection between the existing Waterfront and Library buildings, which has been done through the careful choice of materials and “brise soleil”. These materials have made significant energy savings whilst boosting building performance.“ Stef Thorne, Head of Research and Enterprise Services at the University, said: “Suffolk and the East of England is already an important technology cluster with great potential to become of increasing significance. urrently ALL electricity and gas meters installed in the UK for billing or prepayment of energy MUST by law (Electricity Act 1989) be of a type approved by Ofgem (Office of Gas & Electricity Markets). There are no exceptions or exclusions. In October 2016 Ofgem legislation will be replaced by new MID regulations (Measuring Instruments Directive). Ofgem regulations will still apply to existing meter installations but Landlords could be liable for prosecution if they install meters that do not meet the new MID requirements.

Even if accepted, the policy of members providing projects to be vetted continues on a regular basis and anyone failing to maintain the standards required has their membership withdrawn. The Federation can therefore recommend its members with confidence to any specifier looking for the proper installation of a traditional metal roof and there is an increasing trend of members being asked to go back to site to investigate and put right problems caused by a contractor whose design knowledge, hands on skills and practical experience were simply not good enough.
Told You So - Roofing Specialists Fighting Back The ongoing price war in metal roofing has the marketplace continuing under siege from contractors trying to win projects by heavily undercutting prices to clients that have been persuaded the bottom line is all that matters. Victims in this downward spiral of price versus quality are the traditional roofing contractors that know the cost of doing a job properly and yet are constantly under pressure to take short cuts in order to “win” work. An increasing number of specialists are however now turning away from this “work at any price” nightmare scenario and refusing to compromise their standards.

Timber & Timber Frame WHAT ARE THE BENEFITS TO USING ENGINEERED TIMBER?
