Housed in one of London’s few remaining Victorian wool warehouses, The Loom has been completely reimagined by an expert project team using specialist craftsmanship to meet the requirements of a modern commercial building in London.

elical acquired New Loom House in 2013 and began the task of transforming the building to create a new kind of place for modern work and life – The Loom. Helical commissioned the award-
winning Duggan Morris Architects and Paragon, the specialist fit-out division of Interserve to help them realise their vision with a design that explores and reveals the Grade II listed building’s history while introducing modern interventions that breathe new life into the space. The newly designed building embraces and celebrates its warehouse heritage while providing 110,000 sq ft of modern workspace that befits one of London’s most diverse and vibrant neighbourhoods.
With a new public street linking The Loom to the community, reception, dedicated art space and café, the building allows entrepreneurs, innovators and creative minds to come together, be inspired and make history in one collaborative environment.

start-ups and new businesses with a mix of different sized, flexible units. Reconfigure: The main entrance was relocated to refocus the building onto an existing cobbled street, bringing a new identity to the building and its surroundings. Refurbishment: The reuse of an existing building, making it relevant to changing methods of working and carrying out spatial and technical upgrades to generate a further 100 year timespan. Reuse: The project was focused around the reuse of an existing building, which revolved around intelligent

Interventions into the building fabric have been contained, creating greater flexibility and improved access arrangements, as well as subtle improvements to the building fabric and the services installations. Services: Buildings of this nature have limited scope to improve the thermal fabric without detriment to the appearance and aesthetics, and the building’s Grade II listed status determined what could be altered. Therefore, the approach was to preserve the physical presence of the building with brick work exposed throughout (internally and externally), alongside the assessment, retention and repair of the historic window fabric and a subtle upgrade of the services infrastructure.

The first phase of works and main intervention to the building was the relocation of the entrance from the east to the west elevation, repositioning the building to face the emerging development of Goodman’s Fields. A new ‘walk’ has been >>

created through the centre of the plan, linking the cobbled street of Gowers Walk to the quieter Back Church Lane, the original entrance. This required the formation of a 12m wide opening in the masonry facade, bearing on a deep steel lintel with support angles, intricate brickwork detail and a hung woven metalwork screen. The full width opening reads as a clear intervention into the façade, distinguishing the new entrance. This created a number of structural challenges and careful consideration was required to ensure that the deflection and movement of the new steel lintel did not affect the brickwork detail. The design of the brickwork reflects the existing solider course above the Crittall windows while tracing the rhythm of the woven screen below. A series of mock-ups were produced to determine the final setting out and colour of mortar. Internally, a series of openings were formed in the ‘risk walls’, 1m deep masonry walls, originally designed to contain the spread of fire in the wool warehouse, were enlarged to accommodate an ‘open plan’ layout. Openings were also formed at ground level to connect the café and entrance. The designs of these openings echo that of the new entrance, but are pared-back in detail with two simple circular columns and a raw steel soffit. Paragon converted the smaller units to flexible, larger units for letting purposes, which required the removal of structural brickwork, dividing walls and installing an internal accommodation staircase. Five carefully considered penetrations in the walls were created, four of which enabled the consolidation of several spaces to create three large units that would allow greater diversity of occupation. In tandem to these alterations, additional facilities for cycle stores, communal showers and welfare facilities were also incorporated.

Bespoke woven metal gates frame the entrances to The Loom while polished concrete floors and raw metal walls draw you into the renewed building. The entrances, on Gower’s Walk and Back Church Lane, lead onto a generous open space known as The Walk. The Walk runs through The Loom, bringing to mind a modern gallery that invites you to come in, discover and explore the café, social spaces and meeting areas. A new generous reception space has been created at the heart of the building, extending up through a 5-storey atrium flooded with natural daylight from above. The quieter end of The Walk opens out to a new
café and bar area, and an interstitial breakout and art exhibition space. The breakout space has been designed for meetings and the opportunity for cross-interaction of companies in the building. Perhaps the most visible and interesting space to accommodate this is the café and bar intended for building users and the local community - enhancing the sense of place and destination. The integrity of The Loom’s industrial past has been retained wherever possible. A palette of common building materials was combined to create high-quality architecture while remaining on budget. Exposed brickwork, trusses and columns are complemented by raw materials, including steel and concrete. Internally, a calm and limited palette of materials consisting of raw steel, polished concrete and wood complements the external appearance of the building.
The Loom today The Loom is about breathing life into a neglected space so creativity can thrive once again. Stuart Patience, an illustrator and animator based in London, was commissioned to create a piece of art that would resonate with both the building’s heritage and the creative community. Working with a local historian, he looked back to The Loom’s past life as a warehouse built to store bales of wool produced by the Merino sheep of Australia. Patience’s interpretation of The Loom’s history sees overgrown sheep rise up through the space while farmers struggle to keep them grounded, tugging at the sheep’s coats and unravelling their wool as they do so. The mural is a lyrical representation of the vibrant creative scene and The Loom’s history; a new focal point for the building. The Loom is full of stories that unravel and offer glimpses into the building’s rich history. From the woven metal gates that welcome you in to the bespoke artworks in the Art Space, stories are all around. The team have worked closely to create a creative space in an area that once sparked innovation and was rich with entrepreneurial spirit. By breathing new life into The Loom, its history comes alive again.

Revamp planned for Accrington town square Planning permission has been granted for the transformation of Accrington’s historic Town Square in honour of the World War I battalion, The Accrington Pals, who were decimated on the first day of the Battle of the Somme. Developed in collaboration with graphic design consultancy Smiling Wolf, the heritage interpretation is realised through six bespoke benches that comprise a horizontal wooden seating piece that represents the duckboards the Pals would have walked along at the bottom of the trenches. These are supported by granite pieces, containing text and images depicting the last 300 years’ history of Accrington, including that of the battalion. Incidentally sat on each bench are three small sculptural pieces that immortalise significant memories during this history, including the infamous ‘Pals Dog’ Patch, the Accrington Stanley Groundsman’s dog, and a squirrel signifying the start of the town’s heritage route, the Acorn Trail. Each of the benches are also off-set by granite paving bands that interpret the connected trench lines.
Green light for £35m Horsham town centre Plans to redevelop a key site in Horsham town centre in West Sussex have been given the thumbs up by council planners.

joint venture between property development and investment company Reef Estates and Arcus-PCD aims to redevelop Piries Place with an Everyman threescreen cinema, a 92-bed hotel, shops, offices, and restaurants. Tenders have been invited for the project, with regional firm R G Carter expected to be among contractors submitting bids.

esigned by local landscape architects from IBI Group, the concept reimagines the Square, its shop front heritage buildings, and the adjoining streets. The simple, high quality and flexible space encourages community use and local events, whilst permitting the listed Town Hall and Market Hall to remain dominant features of the historic Square.
Councillor Clare Cleary, Cabinet Member for Accrington Town Centre said: “It has been good to see so many local stakeholders debating and influencing the development of the designs including the Duke of Lancaster’s Regiment, the Accrington Town Team, the Hyndburn Chamber of Trade, the Accrington PALs Working Group, and many others including residents. We are also very pleased with the creative ideas for promoting Accrington’s heritage, and I can’t wait for the opening next summer.”
Ben Riley, Senior Landscape Architect at IBI Group said: “At the heart of the design is a narrative based on local heroes, The Accrington Pals. We are very proud to have worked with Hyndburn Borough Council and the local residents to realise their vision and create a lasting memorial interwoven into Town Square’s landscape.”
The scheme was developed in partnership with engineers Mott MacDonald, and partially funded by the Heritage Lottery through the Townscape Heritage Initiative (THI). The work is due to start on site in May 2017.
Mount Anvil scoops £250m Manchester Kampus
Designed by urban revival specialists Holder Mathias Architects, the mixed-use scheme’s building will comprise two types of brickwork, as well as bronze coloured metalwork. Max Poole, Partner at Holder Mathias, said: “This is a significant mixed-use scheme that will transform Piries Place and regenerate the wider area of Horsham by expanding the town’s leisure offering.” Construction is due to start in June, with completion expected September 2018.

London developer and contractor Mount Anvil has bagged the first phase construction for the £250m canal-side mixeduse Kampus scheme in Manchester city centre.

Flagship Nottingham Mixed Use Scheme up for grabs at MIPIM THE DEVELOPER behind one of Nottingham’s most significant regeneration projects will be showcasing what it could offer potential occupiers at MIPIM, the world’s largest property show held in Cannes every year.

laden Estates, together with Peveril Securities, purchased Unity Square with the aim of driving forward its development and further enhancing the city’s southern gateway. The site, which is situated opposite Nottingham Railway Station, has planning consent for up to 450,000 sq ft of Grade A office accommodation, a new hotel alongside other retail and leisure uses surrounding a brand new public square. Nick Sladen, chief executive of Sladen Estates, said: “One of the biggest challenges facing the Nottingham market is a lack of new development, particularly within the office sector, and Unity Square will play an important part in boosting the city’s offering. “The area surrounding the railway station has undergone long-term investment already and there are exciting plans from intu for the redevelopment The project also includes refurbishment of the existing 1960s former Aytoun Tower with the addition of a roof village of timber Dutch townhouses. Plans have also just been submitted for phase two of the project, which will restore two listed former warehouse buildings to their former glory. The Minto & Turner and Minshull House building will be converted into 59 loft apartments and around 14,000 sq ft of ground floor commercial space opening onto Little David Street.
At least 1,000,000 sq ft of development is anticipated, which will include Grade A office space, business incubator space, bars and restaurants, artist studios and homes. A planning application will be prepared in the summer with the original 1930s building first converted and new buildings following on the remaining vacant land. Jon Andrews, director at Stoford, said: “This is a very ambitious scheme that promises to set the tone for transformation of the Digbeth area of the city and we are delighted to have been selected to play a central role in delivering this important development programme. “We will be working closely with Gooch Estate, Birmingham City Council and Curzon Regeneration Company, Greater Birmingham and Solihull LEP, Savills and other local stakeholders to ensure the vision for this ambitious scheme can be delivered with a collaborative approach.” The development forms part of the council’s plans to create a Knowledge Hub, bringing together some of the city’s leading educational establishments to enhance what is already a growing quarter of the city and will benefit from the arrival of the new HS2 line at Curzon Street in 2026.

Helical Plc has awarded Skanska a £73 million contract to refurbish 207 Old Street, a mixed-use development in London also known as The Tower.

he building is part of a larger scheme called The Bower development on Old Street roundabout and will bring 171,000sqft (15,886sqm) of offices and 7,300sqft (678sqm) of retail space to the Silicon Roundabout area. The contract involves stripping back the existing building to its original frame, adding three new floors and extending the floor plates by about 15 per cent. The building will be re-clad, with new washrooms and two extra lifts installed. The scheme is targeting the BREEAM Excellent environmental rating, using sustainable approaches throughout the refurbishment phase and installing waterefficient fixtures and fittings for building occupiers. Pavlos Clifton, Senior Development Executive, Helical Plc, said: “Following the successful completion in November by Skanska of One Creechurch Place, London EC3, on time and in budget, we are pleased to be working together again and look forward to a similar high quality of delivery.” Works are expected to finish in June 2018.
Firm picked for £1bn London sink estates revamp Taylor Wimpey has been selected as preferred bidder to redevelop two neighbouring housing estates in Battersea with over 2,000 homes.

he vast scheme is being promoted as the flagship project in the Government’s crusade to bulldoze and rebuild the country’s worst sink estates. The £1bn Winstanley and York Road scheme will regenerate a 32 acre site creating a new betterdesigned mixed-use neighbourhood of around 2,000 homes with new retail, leisure, community and office space. Taylor Wimpey managed to beat rival bids from industry heavyweights Berkeley, Balfour Beatty, Lendlease and C&C Properties UK & Pinnacle Group. Council tenants and owner occupiers are being offered new homes in the development so they can stay and share in the area’s revival. Tenants have already supported a wholesale redevelopment option for the two estates rather than a revamp of existing buildings.

Adam Brady of Henry Boot Developments, said: “At Kampus we have the opportunity to create something genuinely standout for the city, something completely new. These two buildings – and the reopening of Little David Street – are central to our plans.”
Work is set to start next year on the long-awaited revamp of the site close to the proposed HS2 Curzon Station.

Priority’ Richmond school is transformed, thanks to £4.2m scheme PUPILS and teachers in the London Borough of Richmond are benefiting from a £4.2m transformation of their school after it was deemed to be in poor condition.
L
eading independent management, design and construction consultancy Pick Everard, along with contractor Bowmer and Kirkland, have completed the design, structural and civil engineering works at The Queen’s Church of England Primary School - after it was prioritised for a brand new school.
Work at the school, based in Cumberland Road, Kew, has been completed as part of the Government’s £4.4 billion Priority School Building Programme which is rebuilding or refurbishing those school buildings in the very worst condition across the country. Paul Rothera, director at Pick Everard, said: “The previous building was no longer fit for purpose with poor lighting, insulation and the costs of ongoing maintenance and repair were significant. Therefore, demolition was required and a new state-of-art building was created which is more conducive to high quality learning. “The new school provides a solution where not only do the children and staff benefit from a greatly improved teaching and learning environment, considerable savings have also been made to reduce the ongoing costs of running the school.” The new school has been designed with a central corridor at each floor level for easy

The accommodation forms a two-storey block with a double height hall and single storey kitchen. The hall and kitchen are located at one end of the building to provide a community facility that can be separated from the rest of the school if required and is a space large enough for use by the whole school when needed. Classrooms are spread across both floors, with a large practical teaching area located on the first floor. Reception classrooms are located on the ground floor with direct free-flow access to outdoor play areas and learning zones designed specifically for respective key stages. The completed building is designed to reduce
heat loss with improved thermal properties throughout the construction of the building. Water efficient fittings have also been installed to reduce hot and cold water consumption, while daylight is maximised with the use of “daylight dimming” which reduces the need for artificial light. Further environmentally friendly measures include utilising mixed mode ventilation with heat recovery to improve efficiency and eliminate the need to use excessive energy for cooling. The controls are designed on a room by room basis to minimise wasted energy within each space. It is really pleasing to think that Bowmer & Kirkland has been part of the team which has helped to improve the learning environment and future prospects of many young children in the borough of Richmond.”

The Education Funding Agency (EFA) manages £54 billion of funding a year to support all stateprovided education for 8 million children aged 3 to 16, and 1.6 million young people aged 16 to 19. There are two phases of the Priority School Building Programme, covering a total of 537 schools.

Under the first phase of the programme, PSBP1, the first school opened in April 2014, five months earlier than originally programmed. More than 160 schools have opened through the initiative and the majority of the 260 schools in the first phase of the programme will open new or refurbished buildings by the end of 2017, two years earlier than originally planned. Under the second phase of the programme, PSBP2, the EFA plans to have all schools open in their new/ refurbished buildings by the end of 2021. The new school is a 2-form entry primary school for 4 -11-year-olds and accommodates 420 children.

UNIVERSITY LIBRARY FEATURES DRAMATIC HUNTER DOUGLAS CEILING The new Laidlaw Library at the University of Leeds is an outstanding facility for undergraduate students, with social spaces, the latest technology, and more than six linear kilometres worth of books. The £16.1 million six-storey library, which can accommodate up to 1,000 students at any one time, was designed by Manchester-based ADP architects as a “highly sustainable landmark building” that improves the students’ learning environment. Thanks to its track record in working on similar schemes, Hunter Douglas, the international leader in architectural building products, was called upon to design and manufacture the 800m2 wood grill ceiling for the undergraduate library building.

A dedicated team provided expert advice to the architects and contractors on the specification and worked closely with them to ensure that any issues were resolved quickly and easily.

The ceiling comprised a pre-assembled grill of five slats each measuring 20mm x 55mm, which were threaded on to black dowels to maintain their structural integrity. An industrial-style finish was specified, so the grill ceiling fitted the bill and no acoustic materials were used to fill the 55mm gaps between the slats. Rob Grundy, Technical Manager at Hunter
Douglas, said the modern design of the building meant that the ceiling in the large, light space where it was installed was stained white RAL 9010 to complement the colour of the lights and surrounding fittings. African Ayous was specified because it’s even grain texture lends itself to being painted or stained. The wood was painted with water-based paint that contains no volatile organic solvents in the Hunter Douglas factory in The Netherlands before it was transported to the UK for installation. As standard, the wood has Flame Delay fire retardant impregnation to achieve Euro Class B-S2-D0 fire
resistance. “The result is a bright and light ceiling in a modern library,” says Rob. “It is impressive to look at and the design complements perfectly the overall look of the scheme. We are delighted to have played a role in the development of this important building on the University of Leeds campus.” Gary White, managing director of James Paul Services Ltd, which installed the Hunter Douglas ceiling, said: “This was a scheme that required a clean and easy-to-install ceiling and thanks to the pre-assembly and the expertise of the Hunter Douglas team it was installed fairly quickly. It’s a great product – robust and looks ideal in place.”

he first student apartments at New Era Square will be ready by August as part of the mixed leisure, commercial and residential development, which includes a 20-storey sky scraper.
One hundred studio apartments will be available this September at the destination between London Road and the nearby Sheffield United stadium in Bramall Lane. Features of the studios, which are now available for students to sign up as tenants, include a double bed with all bedding provided, en-suite shower room, kitchen area with a two-ring hob, microwave oven, fridge-freezer and small appliances, dining table and crockery and cutlery included. The living areas will also be furnished with furniture and floor to ceiling windows which will flood the apartments with natural light and provide views across the city. Additional facilities include high speed broadband with BT fibre optic WiFi, launderette, which includes a LaundryView mobile app that allows students to see how many washing machines are currently available, 24/7 security via CCTV and fob access, recycling facilities, receptionist onsite and access to a 24/7 emergency line. The apartments are being managed by Omnia Space, which specialises in residential lettings and property management across Sheffield. New Era Square is set to transform the area and New Era Development Ltd, the Sheffield-based company behind the project, said it will create a “cosmopolitan, international, multi-cultural square that is available to all.“ When completed, the development will be home to a total of approximately 600 accommodation units, predominately 26-30 sq m studio rooms, plus micro-flats.
Jerry Cheung, managing director of New Era Development, said: “New Era Square has been more than 10 years in the making so we are delighted to see the first group of student apartments nearing completion. This is a landmark development for Sheffield, the region and the UK and represents substantial investment for the city. “We want to bring a distinct international feel to Sheffield and the ethos behind the development is very much to create a mixed-use space for the whole community, which will bring people together.

Berry Hill Mansfield Scheme awarded £8.5m in HCA funding
The energy-deficiency of the UK’s ageing housing stock was once again thrown into sharp focus with the publication of a report by the UK Green Building Council.

he ‘Building Places That Work for Everyone’ policy paper stated 25 million homes across the country will not meet required insulation standards by 2050 – a significant year for the government, as by then it has to have met its legallybinding pledge to cut UK greenhouse gas emissions by at least 80% from the 1990 baseline. An enormous task, particularly as poorly-insulated homes account for 25% of emissions released in the UK. The UK Green Building Council, which produced the report in conjunction with the construction industry, has urged the government to impose a countrywide programme of home renovation to increase energy-efficiency and improve the health, wealth and wellbeing of occupants. However, sceptics have already raised doubts over the potential success of such a scheme, citing the failure of the government’s ‘Green Deal’. Launched in 2013, the scheme offered loans to homeowners embarking on domestic energy-saving measures. It was scrapped two years later after figures revealed only 14,000 householders took-up the option. The £50 million government loan outlay fell a long way short of its £1.1 billion forecast, with high interest rates for insulation given as a reason for ‘the Deal’s’ ultimate collapse.

his is a classic retro-fit scheme; the 3 nine storey buildings were completed in 1973 built typically for the period with a Bison beam structure, and included what at the time was a pioneering district heating system. Project size: 51 dwellings comprising of 3 nine-story buildings Product Specification: Sidey’s R&D team set to work to look at all the prevailing site conditions and options which might be available. In the end it was a pioneering 0.7 W/m2K U-value triple glazed tilt & turn window using our SolarthermPlus® range of products that they determined was going to be suitable. Installing this specification of product into a retro-fit environment was unique, and windows of this type are usually installed into Fabric First developments where the aim is to design out the requirement for high usage of carbon fuels in the first place.
Sidey had to adapt the same principles for this development, and it was critical that in doing so the windows would work harmoniously with other key elements in the building – namely the heating and ventilation systems, whilst also addressing the acoustic requirements of the site.

The Gloucester Place development is the latest Portman Estate refurbishment project. Spanning across 110 acres of Marylebone, most of the buildings along Gloucester Place were built between 1787 and 1792. The terraces were added later in 1820. townhouses into one large hotel. A key concern during the transformation was the original windows, which were draughty, thermally inefficient and allowed noise in. As the buildings are Listed, the windows could not be altered. Owing to a long standing relationship, The Portman Estate sought advice from Selectaglaze on the best secondary glazing solutions for their requirements.

Selectaglaze installed 80 secondary glazed units. The Series 90 was used on the larger windows which were up to 3m high and used up to 10.8mm thick glass. It is a heavy duty vertical sliding unit with specialist balances which allow large and weighty panels to operate with ease. When thicker glass is used, coupled with a gap between the primary and secondary glazing of at least 100mm, it radically restricts outside noise entering. Acoustic laminated glass increases sound absorption further, resulting in noise reductions of at least 46dB. Low-E glass was fitted to all of the secondary glazed units, providing U-values
of around 1.8, to reduce heat loss. Bespoke fixings ensured the tightest fit and high performance seals minimised air leakage and draughts, making the environment more comfortable and thermally efficient. Selectaglaze secondary glazing units match existing sight lines and as a fully reversible adaptation; they are accepted by most heritage bodies. Contemporary restoration transforms highland farmhouse Moxon Architects has breathed new life into Coldrach, a formerly derelict farmhouse in the Cairngorms National Park in the Scottish Highlands.
S
ituated at Crathie in the Lochnagar National Scenic Area, Coldrach is an 18-century farmhouse that has been sensitively restored as a private home with an extension that draws on the ad-hoc tin shed typology of farm buildings. Moxon strove to evoke the charm and simplicity of the ‘But and ben’ cottages typical of the Highlands whilst creating a flexible family home. As part of the regeneration, the granite farmhouse has been restored using traditional craft techniques. A low-impact extension is positioned to the rear of the existing building, minimising impact on the topography of the site. The addition creates a ‘U’ form plan similar to that of vernacular steadings in the area. This gives a sheltered external space between the original farmhouse and the extension which acts as a micro-climate in the otherwise exposed site.
The extension is nestled slightly below ground level, giving it a natural relationship with the surrounding landscape. Replicating the volume of the existing farmhouse, the 120sqm addition is connected to the original by a low-slung link volume with a fully planted meadow roof. The new is connected to the old by a frameless band of glass, with the remainder of the addition clad in untreated European larch and finished in redoxide corrugated metal sheets. The sinusoidal profile of the sheeting is used in horizontal and vertical directions to distinguish between fixed and moving panels – fifty percent of the courtyard wall area can be opened up. The result aims to not only reflect the austerity of the existing granite architecture but also continue the use of vernacular materials – honest and elementary.

Derelict windmill is transformed into a cuttingedge and carbon negative contemporary home A ruined 19th century windmill in Cambridgeshire has been given a smart eco-makeover with the help of efficiency specialists Eco Installer.

he Grade II listed Tower Mill in Little Downham, had fallen into disrepair, with no sails, windows or cap, but has now been sympathetically developed into a stylish and modern eco-friendly home while retaining the beauty of its wind-powered past.
The team at Eco Installer worked hand-in-hand with Freeman Brear Architects who developed the initial design and details such as a glazed viewing area and mezzanine which provide uninterrupted views over the surrounding countryside and allows night-time observation of the big Fenland skies. As well as its architecturally-stunning exterior, it has been designed with energy efficiency at its core with a biomass boiler, rainwater harvesting system, and a mechanical ventilation system keeps the house warm in the winter and cool in the summer and re-uses up to 95% of the heat that would have otherwise have been lost. The £4.3million, year-long revitalisation of the venue by award-winning architects Haworth Tompkins has turned an old library built at the turn of the 20th Century into a fully accessible, modernised cultural building.

The scope of their most recent work included a new accessible entrance, establishing a more distinct public identity for the theatre, connecting the reconfigured interior spaces more directly to the street and garden terrace, and realising Artistic Director Madani Younis’s vision of a porous building and a theatre that reflects and invites in the world around it. The internal additions comprise enlarged foyer spaces, an attic rehearsal room, a new workshop, two dressing rooms, and a new performance studio, which will allow the Bush to work with a further 200 artists each year and allow over 50% increase in produced, coproduced and commissioned productions. The existing offices on the first floor have also been reconfigured and upgraded to rationalise the existing space.
“Working with the Bush Theatre team over the past few years to make a welcoming, open-hearted theatre has been a real pleasure. Victorian building transformed into modern teaching space A Victorian building and teaching space at Bishop Grosseteste University (BGU) has been transformed into a modern, flexible learning facility, thanks to a £350k refurbishment.

ork to improve the Centre for the Enhancement of Learning and Teaching (Celt Building) at the Lincoln-based site was designed by local architects, LK2, delivered by construction partner, Robert Woodhead Ltd and procured through the empa ii Minor Works Framework.
The original building featured a collection of mid-Victorian neo-gothic vaulted spaces, recently used as art class rooms. It required a sensitive design, due to its historical significance and structural issues. Steve Deville, BGU Director of Resources, said: “The development has truly transformed this space to create an open modern facility, which remembers and works well with the original Victorian building.

The project was procured through the empa framework which was formed by local authorities in the East Midlands and is managed by Scape Group. It aims to improve the procurement and delivery of construction projects and property maintenance for public sector bodies – saving time and money for them and in turn for council taxpayers. Property Refurbished using Trueline Bespoke Aluminium Pressings The project was to expansively extend and refurbish an existing property in Hurst Green, Brightlingsea. The scheme was challenging and Specialised Fixings called on the expertise of ARP to offer their skills and experience to overcome any design constraints whilst meeting both the design brief and the client expectations.
T
he brief was to provide a clean, low maintenance material that could be used for the soffits, fascia, copings and cappings, that would also match the window and door finishes, but also afford protection against the unforgiving coastal corrosion.
As a standard service offering ARP provide samples of materials and coatings, which the client approved prior to ordering. Trueline is a bespoke range of pressed aluminium products which ARP manufacture to size and are ideal for fascias, soffits, copings, cappings and the bespoke one-part roof canopies for the bay windows on this project. All were specified to the exact dimensions of the building using our in-house CAD Team to provide finished drawings for the client to approve prior to going into production. Once the drawings had been approved, the order was processed and the products formed to the drawing specifications, then coated in a marine grade polyester powder coated finish, which was colour matched to the finished windows and doors.

The Robert Owen Academy in Hereford, was one of the first recipients to receive re-deployed buildings from the London Olympics in 2012. The government and the Olympic Committee were keen to ensure that the buildings could be re-used or recycled making the London Olympics as green as possible.

airoak Construction needed some support and ARP were on hand to help. The brief was to
provide the decoration in the form of light ivory (RAL 1015) powder coated bands which would fit to the
building to bring it in line with its new environment.

ARP’s Trueline bespoke fabrications were ideal for this solution, being made to the exact dimensions of the building. The in-house CAD team were able to provide drawings to the client for approval prior to the manufacturing process starting.
“This project was constructed in a sensitive conservation area of Hereford city and was subject to strict planning constraints, that required a design that would match the features of an existing building in close proximity.
In total ARP specified, manufactured, painted and delivered 330 individual pieces to make up the bands for the building. Each piece was custommade and painted in-house at their manufacturing facility in Leicester. In order to speed up the installation process and to ensure the pieces were fitted to the right places first time – ARP coded the individual pieces so it was clear to the installers where each section should be fitted, saving Fairoak Construction a considerable amount of time.
We contacted Drew Robins of ARP who preceded to carry out a full and detailed survey of every intricate section required and offered a design that was acceptable to our clients. Due to the diversity and number of bespoke sections required ARP suggested that each section would be supplied with individual identification to marked up p drawings g supplied pp for ease and speed of installation.
ARP delivered an excellent product on time with a clear and concise set of drawings which enabled the installation to be completed ahead of program, within budget and to the satisfaction of our clients.

ARP’s Drew Robins, Divisional Sales Manager, arranged a site visit to review the existing system and measure the site. Upon inspection of the site ARP suggested that the existing Cast Iron be replaced with Cast Aluminium with its polyester powder coated colour offering a long term low maintenance option retaining its colour fastness, therefore requiring less repainting. The products specified were ARP’s Legacy Cast Aluminium Moulded No. 46 Ogee 150 x 100 mm gutters, Colonnade 101 mm Circular Down Pipes and Colonnade Hoppers. As you can see from the images,

Latest News Art Deco with a modern twist: Make’s renovation of Harrods’ spectacular escalator hall Make Architects explains the material selections and design approach to its refurbishment of the London megastore’s famed circulation space, which dates from 1939
T
he concept for the renovation takes it inspiration from the Harrods archives. Make worked closely alongside conservation specialist Hilary Bell and Kensington & Chelsea Council to ensure the scheme both preserved the heritage architecture and celebrated the original Art Deco escalator hall. The principal materials of metal and glass have been drawn from the original palette, with each material behaving in a consistent, coherent manner in response to its own characteristics and that of the historic design. Modern interpretations concentrate on the themes of permanence, longevity and elegance. Internally, layers of post-1930s refurbishments have been stripped away to reveal original features. Specialists had the task of carefully restoring the original metalwork, glasswork and lighting, and also reinstate elements which were lost or damaged during the Second World War. Work started in late January 2016 after planning and listed building consent had been granted in October 2015. There were just 40 weeks for the project team
to complete the scheme before the Christmas period arrived. It was paramount that the programme kept to this strict schedule and that the rest of the store remained operational. Navigation and wayfinding were key drivers in the hall’s spatial replanning, and this required early structural alteration works. Thirty tonnes of steelwork was brought to site, and 28 piles were dug 28m deep to strengthen foundations. The architectural finishes then took shape. Immense planning and coordination were necessary for the momentous task of installing 16 brand new
nickel bronze-clad escalators. They were delivered in sequence through the entrance doors, lifted through the air and into position. The ‘floating’ escalator above the ground floor is supported by hidden columns, creating a triple-height space. The light wells on the upper landings take inspiration from the 1930s detailing. For the first time, customers are able to see all the way to the pinnacle of the hall, where a new glass dome with its interlacing pattern and polished finishes brings in natural light and crowns the new grand entrance hall.
Lift plunge devastation on refurb site Two London contractors have been fined over £600,000 for safety failings after one man tragically died and another was left seriously injured falling six storeys down a lift shaft.

Whilst designs are being amended there will be a short-term planning delay but there will not be a full withdrawal of the initial submission.

Patrick Pearson of Leigh on Sea, Essex, the director of Intervale Ltd, was the contract manager who had been responsible for planning the decommissioning of lift shafts on site. He also pleaded guilty and was ordered to complete 120 hours community service and pay costs of £3000. HSE Inspector Lisa Chappell said: “The hazards associated with working at height and lifting were not appropriately addressed in the planning stage of this project. Furthermore, those involved in planning p g the job j did not have appropriate training in lifting operations. This case highlights the importance of proper planning when working at height. This work must be appropriately supervised and completed by competent people.”

The judges made a particular point of highlighting how the project captured the essence of the challenge faced by the industry: the need to adapt and upgrade 80% of building stock. They also highlighted how the project embraced these challenges extremely well whilst dealing with complexities such as new users, a change in use and a hugely complex building. The panel was also really impressed with the energy metering throughout the building and the all-encompassing ‘Sustainability Framework’.

A new £8million landmark energy centre, which will supply low-cost power to homes and businesses across Gateshead, becomes the first of its kind in the North East after being delivered entirely in BIM by a local architect.

The low carbon Gateshead Energy Centre on Quarryfield Road is the first of its kind and scale in the North East, and aims to reduce emissions and pass on significant energy savings directly to customers. The centre will supply high-profile buildings such as the Sage Gateshead and Gateshead College with electricity and heat, while any surplus energy generated will be sold on to the National Grid. BIM allows multiple partners in the construction industry to collaborate, allowing the clients, architects and contractors to seamlessly work together on the project; reducing costs, providing a higher level of efficiency and capturing clashes during the design stages prior to the project reaching site.
Much like shepherd’s huts, living vans, huts and wagons would have been common place in the English countryside during the early 20th century, used widely by agricultural workers, as well as those building roads and railways. The major difference between the two is that most shepherd’s huts had a footprint of around 12’ by 6’6”, which Plankbridge still honours today, while other mobile accommodation spaces came in many shapes and sizes, depending on its agricultural or industrial use, and also had its wheels set underneath its sides and the door at the steering end. A Living Hut with English oak windows and stable door, a solid French oak floor and a Farrow & Ball painted interior with kitchen and washroom facilities would be in the region of £35,000. In 2013 IGD collaborated with Exeter University in an experiment at RHS Chelsea Flower Show to show that office plants can assist in boosting staff wellbeing. Visitors to the show were challenged to take part in the study which measured their creativity, happiness and productivity as they
experienced a range of different work space designs. The results showed that allowing staff to make design decisions in a work space enhanced with office plants can increase wellbeing by 47%, creativity by 45% and productivity by 38%. These findings would be expected to translate to a significant increase in business profitability and confront the very tired belief that plants and art are an unnecessary element of the business environment.

Town Hall to get £328m refurb Senior councillors will be asked to give the final go-ahead to a major project to safeguard and repair Manchester Town Hall and Albert Square when they meet next week.
T
he Town Hall will be 140 years old this year. While it has been maintained and remains structurally sound, it is now seriously showing its age with many elements reaching the end of their natural lifespans. Without significant work to address damage and defects, its condition will deteriorate to the point where it will become unfit for ongoing use and would need to be ‘mothballed.’
The building, designed in the 1860s, also needs work to bring it up to modern access and safety standards while preserving its heritage. The budget for the whole project – including a sizeable contingency element which should reduce over time – has been set at up to £328.3 million.

We are confident that we have struck the right balance in these
plans between introducing some commercial elements which will help generate income to support services and preserving the Town Hall’s essential character.” The Executive will also be asked to support recommendations on the appropriate mix of uses for the refurbished Town Hall following independent expert analysis of various options.

These included a small boutique hotel in part of the building, office space and food and drink retail.
Work to explore the potential for a prestigious hotel concluded that a 65bed hotel using part of the building’s upper floors would be physically feasible. But it was considered that constraints associated with the building’s Grade I-listed status would make it less attractive to operators. The fit-out cost to create a hotel space, an estimated £30m on top of the project budget, would be prohibitive. On top of this, it would involve too much ongoing financial risk for the Council. It is therefore recommended not to proceed with the hotel element. Further independent research explored the potential commercial use of currently under-used spaces. Market testing found that food and drink retail could be viable in the basement and ground floor. But it established that this would be better suited to high quality independents than chains because the latter would want bigger units than would be available, external signage and their own ‘front doors’ to the street. Key heritage features of the building, such as the state rooms including the famous Great Hall and its Ford Madox Brown murals, will be restored through the project and external repairs to the roof, stonework and drains carried out on a like-for-like basis. Significant work is also needed to electrics, plumbing, heating, ventilation and lift insallations – all of which are embedded in the fabric of the building. The Executive will be asked on 8 March to authorise procurement for a main construction contractor for Our Town Hall project.

Sikafloor creates High-performance Base for New-Look Warehouse A highly-complex floor refurbishment has transformed a derelict warehouse into highlymarketable business premises, thanks to global product supplier, Sika.
C
oncrete flooring at the former Matalan distribution centre in Skelmersdale, west Lancashire, had fallen into disrepair and required urgent attention to enable the building’s owner to re-let the site. Flooring which offered durability, a seamless, aesthetically-pleasing finish and a five-year warranty was a prerequisite of the refurbishment. Sikafloor®-264, was the only system to offer such guarantees.

A high-performance, two-part, economic epoxy resin, Sikafloor®-264, provides a roller and seal coat for concrete and cement screeds which need to withstand heavy wear in environments such as car parks, garages and production plants. In total, 30,000m2 of product was applied to two units at the distribution centre. Before the Sika system could be applied, contractors IRL Group Ltd had to repair sections of the original concrete substrate where racking had been removed.

Temporary heating was also installed. The ideal substrate temperature for the application of Sikafloor®-264 is between 10°C and 30°C. With the distribution centre having remained empty for a considerable time, warmer internal conditions were required to maximise the new flooring’s performance. Members of Sika’s technical team were on site during the project to assist contractors and ensure manufacturing methods were properly applied as a condition of the warranty.
Once the surface had been smoothed, a coat of Sikafloor®-264 was installed. This was followed by Sikafloor®-264 Thixo, a two-part, epoxy resin. The coloured roller coat is textured, an ideal constituent for the provision of a hard-wearing, non-slip, easyapply, high-gloss finish. Mark Ollerenshaw, Managing Director at IRL Group Ltd, said: “The client was over the moon with the new floor. Installation standards and the finish itself had to be of the highest quality as the owners were essentially showcasing the distribution centre to new
tenants. It was a highly-complex project, made all the easier by using a flooring system we knew and trusted – and performed precisely as we’d hoped.” The distribution centre refurbishment was carried out in two phases over a five-month period. The second phase is due to be completed in March 2017. The badly-damaged, unsafe flooring has been replaced by a smooth, uniform, light-grey surface which will stand the test of time – whatever the nature of the business of the site’s new occupants.

Officials say the essential work - set to take 10 years - is needed to avoid the risk of “catastrophic building failure”. Ageing cables, lead pipes, wiring and boilers will be replaced, many for the first time in 60 years, amid fears about potential fire and water damage. Two Labour MPs - Rushanara Ali and Dennis Skinner- were among those who opposed the move, along with 46 from the SNP. At a time of austerity, this significant increase in the money given to the royals has attracted little public criticism and minimal parliamentary scrutiny. It was very different in the 1990s when the government suggested spending taxpayers’ money on repairs to Windsor Castle after it was damaged by fire. Two decades on, the Sovereign Grant increase has been approved after a committee of MPs considered the matter briefly, and after an overwhelming Commons vote in favour.

More than 80 new homes delivered in Regeneration Project THE MUCH anticipated £13 million scheme to transform Leamington Spa’s social housing offering is now complete, thanks to Pick Everard, BM3 Architecture, Willmott Partnership Homes and Scape Group.
A
s the need for more high quality, sustainable homes for the over 55s increases, given an ageing population, the project was important in meeting the requirements of local residents in Lemington Spa.
Pick Everard project managed the scheme, delivering 81 quality new homes at the new Sayer Court, which replaced the previous 1960’s building. Work began onsite in May 2015 as Warwick District Council prepared to give its tenants energy efficient ‘Lifetime Homes’ – marking its first housing scheme in more than 30 years. Adrian Ceney, national director at property, construction and infrastructure consultancy Pick Everard, said: “The previous development only had provision for 29 homes so the new Sayer Court has completely transformed the site and is already at full capacity. “The modern complex – comprising 76 apartments and five bungalows - has been designed to complement the town, being located on one of the primary routes into and out of Leamington Spa.

Historical churches future proofed to remain at the heart of the community Historical churches around the country are being given a new lease of life, thanks to a restoration process called “re-ordering”.

ne of the south east’s largest and most respected firms of Architects, Clague, is re-ordering historical and listed churches, giving them a new sustainable use, allowing them to remain or even return to the heart of the community. The process of re-ordering involves renovations and restorations of varying degrees – from major structural repairs, to removing pews and replacing with seats which are more accessible, updating interiors and installing heating and kitchen facilities. Disabled access is also added in some cases - giving the churches not only a new lease of life but new sustainable uses for the benefit of the local community. One church benefitting from Clague’s expertise is a medieval Grade I listed building in Kingsnorth, near Ashford in Kent. St. Michael and All Angels Church dates from the late fourteenth century, and Clague delivered a sympathetic repair and restoration of the tower masonry, turret roofs window stonework. The team designed and built a new extension to provide much needed modern facilities as well as carrying out the essential reordering of the interior of the church itself. Reverend Caroline Mansley, Vicar at St Michael and all Angels church in Kingsnorth, Ashford said; “This new lease of life to our beloved church is proving invaluable already. Clague’s vision has meant that
the sympathetic re-ordering of our historic building has resulted in a more accessible and warm space for ‘the church’ - the gathered people of God - and has allowed us to welcome new people from our local community and beyond. With underfloor systems, fully conditioned air is fed into the plenum by zonal downflow units (CAM), which is then supplied into the workspace via fan terminal units (Fantile). The fantile units feature integrated controllers where users can personally adjust fan speed and temperature to suit their own comfort. Systems can be configured with underfloor or high level return and can easily integrate with passive or other ventilation systems. The system specified for floors 3, 4 and 5 at 33 Glasshouse Street is a CAM-C Direct Expansion system with supply and return air distributed via the floor plenum. The Fantiles supplied are standard TU4 fan terminals with EC motors for enhanced energy efficiency.
Instead of a rooftop chiller providing chilled water, the building uses Daikin Heat Pump units to maximise use of space and energy efficiency. In addition to the creation of contemporary office accommodation, the main entrance and reception area will be reconfigured and bespoke features created at selected areas; including a potential roof terrace on floor six. A floor to ceiling height of 3.3m will be achieved on floors three, four and five with the adoption of underfloor air conditioning enabling the elimination of the ceiling void and subsequently maximising the available space. Work starts on £6m concert hall revamp Construction work is starting on a £6 million project to transform St George’s Bristol into a world-class concert venue. The independent music and spoken word venue, just off Park Street, is working with south-west based construction firm Midas Group to deliver the project.

t George’s will re-launch in spring 2018 after a tight one-year build schedule, with a stunning new pavilion-style extension. The registered charity has received funding from Arts Council England, Heritage Lottery Fund (HLF), Bristol City Council, charitable trusts, corporates, major donors and crowdfund supporters. St George’s has just £240,000 still to raise.
The extension, designed by award-winning architects Patel Taylor, will feature a multipurpose spaces for performances, education workshops and venue hire; a café bar, which will be open during the day and evening, and improved access for people with disabilities. There will also be interpretation displays in the Crypt, the extension and gardens, telling longforgotten stories of St George’s and Georgian Bristol, as well as activities for schools, families and coach groups. Admission to the Crypt will be free of charge and open to visitors, as well as audience members. Befitting a concert hall with some of the best acoustics in the world, the foyer will feature a dramatic glass sculpture designed by Bristolbased artist Luke Jerram. Named ‘Apollo’ after the Ancient Greek God of music, the exquisite structure is made of 100 sponsored roundels. St George’s ‘Building a Sound Future’ project will create exciting new spaces for audience members, artists, families and schoolchildren including its Cosmos Children’s Community Choir. It will also help give the charity a financially sustainable future – especially important at a time when medium-sized music venues are increasingly under threat of closure.

Kemper System delivers a lesson in flexibility with a façade solution at the University of Warwick The University of Warwick celebrated its 50 year anniversary in 2015 and many of the buildings on its Gibbet Hill Campus were purpose-built when the University was first established.
A
mongst these is the Life Sciences Building, which was constructed in 1965 and contains a lecture theatre, research labs and teaching spaces as well as offices and a café. While the building is structurally sound, the building envelope had started to show signs of wear and tear and its distinctive black and white tile cladding was in urgent need of repair.
Explains Richard Weston, head of special projects at the University of Warwick’s estates department: “The tiles had faded and become discoloured over time which affected the building’s aesthetics but more recently they had started to loosen, prompting us to erect a scaffold to ensure that no tiles could fall onto circulation areas below. “It was clear that we needed to take action quickly but any investment in addressing the cladding system had to be aligned to our wider property management strategy for the whole campus.”
Technical Solution While the university was committed to finding a solution that would improve both the condition and the appearance of the façades at the Life Sciences Building, it had to ensure that the chosen approach was selected in the context of a complete campus property review. The University was in the process of deciding which elements of its estates to refurbish and which to replace; a master planning process that is expected to take around two years. It was clear that the issues with the cladding on the Life Sciences Building couldn’t wait that long, so the University decided to look for an affordable solution that would last for 5-10 years, while improving both
the building’s aesthetics and the condition of the façade. Richard continues: “While the cladding remediation was envisaged as ‘temporary’, we didn’t just want to patch it up; we needed an interim solution that would be robust and attractive with sufficient longevity to allow the property strategy to be agreed and implemented without the pressure of tackling this building first. “I had used Kemper System’ products for a roofing project in a previous role and had been very impressed with both the product and the technical support the company provided. I didn’t know whether the roofing systems were suitable for facades or whether the company had any other products that could answer the requirement, but decided to see whether they could suggest a viable solution.”
International Experience While Kemper System had never been involved in a project to encapsulate a building’s cladded façade in the UK before, the Kemper System team was aware of similar schemes in Europe and visited the site to assess the building’s condition, discuss the University’s requirements and recommend a suitable approach. Explains Stuart Hicks from Kemper System: “It was clear that the majority of the cladding tiles, while discoloured, were still in good order and remained secured to the façade with the original adhesive. However, some were loose and at risk of falling off, there were gaps where tiles had already been dislodged and there was no homogenous surface to protect the building from water ingress. “Our advice was to clean and prepare the facades,

removing and replacing any loose tiles or grout, and then use filler and primer to create a new façade surface, before sealing the tiles in place using Kemper System’s Coetrans liquid resin. In this way, the whole façade could be encapsulated with no need for strip out while the building remained operational.” Having agreed the methodology and specification, the University consulted Kemper System on a suitable contractor to carry out the work and JMG Roofing was appointed. The project team began by using Kemper System’s Kemperol Stucco to repair areas of the façade where there were missing tiles or gaps in the existing cladding system. A fast hardening PMMA filler, Kemperol Stucco is applied as an elastic grey paste that is rain resistant within 40 minutes of application. Once the Kemperol Stucco had dried to create a smooth, even surface, JMG used Kemco Pox 2K Primer to prepare the substrate for the application of the Coetrans resin. Stuart continues: “Because of the unusual nature of the project, this scheme involved the use of several Kemper System products that may be unfamiliar even to experienced Kemperol installers. There was no architect involved in the project so the specification was based on our in-house team’s technical expertise to design a system that would provide a durable, attractive finish to the vertical wall surfaces that would be impervious to water.” Once the primer had cured, Kemper System’s Coetrans liquid resin was applied in a combination of two colours; ‘rock grey’ to complement the black tiles and ‘ice grey’ to complement the white tiles. The Coetrans coating was built up in multiple thin layers to help continuity of thickness to maximise the long-term integrity of the coating. This was then finished off with a Coetrans Silk translucent top coat. The solvent-free Kemperol 2K-PUR liquid waterproofing system was also used to provide a fleece reinforced and watertight seal for corner details and window apertures.
Minimising Disruption The result is a completed façade that retains the familiar black and white aesthetic of the original building while repairing the original structure and substantially reducing the risk of tiles loosening or falling off in the future. Moreover, the combination of Kemper System products used means that the new façade coating has encapsulated the building, completely matching the contours of the original build.

Richard adds: “A more conventional approach may have been to repair the tiles and await decisions about the property strategy but, potentially, this could have meant several repair projects over five to ten years.

It meant that we could continue to use the building throughout the programme and this approach to minimising disruption while maximising the outcome for our campus estate is definitely one we’ll consider again in the future.”

Funding boost of £6.2 million for refurbishment of Scotland’s historic towns and cities The latest round of Conservative Area Regeneration Scheme (CARS) funding has been announced and the benefits of it will be going to seven communities across Scotland. The funds of £6.2 million will be split between Rothesay, Cockenzie, Penicuik, Jedburgh, Dunoon, Maybole and Union Street in Aberdeen and will be used to renovate the historic areas and help to attract further investment in the future.

he investment was outlined by Alex Paterson, Chief Executive of Historic Environment Scotland (HES), as he visited Falkirk CARS, which is scheduled to be completed in 2018.
This is the seventh round of CARS funding, with £42.2 million having been invested by HES (and formerly Historic Scotland) on behalf of the Scottish Government since the first grants were awarded in 2007. When he spoke in Falkirk, HE’s biggest CARS funding award to date at £1.6m, Mr Paterson announced that the progress of the joint Falkirk Townscape Heritage Initiative/CARS has been transformative for the town.

This will include the restoration of traditional shop fronts, roof repairs to historic buildings and rehabilitation work to the exterior of the Falkirk Steeple including stone and joinery repairs, repairs to the clock face and timber preservation. The project has also included traditional skills workshops and heritage engagement exhibitions. The CARS funding programme targets conservation areas that are at a social and economic disadvantage which makes it difficult for them to attract investment in sustainable regeneration. The scheme assists these areas by providing funding for opportunities to enhance sustainable economic growth and helps support projects that develop an area’s sense of place. The scheme is open to Local and National Park Authorities, community groups and other third sector organisations experienced in delivering multifunded projects. Funding can be utilised for a number of purposes from the repair of priority properties and small grants to homeowners and retailers, to providing traditional craft training opportunities.

Landmark buildings in heart of Lacemarket converted to Luxury Apartments in £5m investment PERRYMEAD Estates has released for rental the first eight apartments in its ongoing £5 million renovation of buildings around St Mary’s Church in the heart of Nottingham’s Creative Quarter.
T
he Nottingham based developer purchased 3 to 4 Kayes Walk in 2015 and has spent 18 months converting the Grade 2 listed Georgian townhouse into luxury residences.
The building shares an elegant courtyard with the former Lizard Lounge nightclub at 41 to 43 St Mary’s Gate, which the company acquired at the same time, and is converting to eight office studios called The Garage Studios. The third phase of the areas regeneration is Sutton Place, the six-storey former lace workshop overlooking St Mary’s Church at 49 Stoney Street, where Perrymead has applied for the creation of a further 21 Luxury apartments, also for rent. In recent years, the Lacemarket area and Creative Quarter has changed in character, as some nightclub operators have moved out, and creative businesses have moved in, attracted by the quality of
the built environment, and proximity to the thriving cultural and entertainment venues of Hockley. For Perrymead, the creation of high end apartments in the area seemed a natural fit. Oliver Wheatcroft, director of Perrymead Estates, said: “Nottingham’s crown jewels are its Lacemarket buildings, and the area is now a tranquil oasis in the middle of the city.” At Kayes Walk, Perrymead has created unusually large two-bedroom, twobathroom apartments. One apartment covers a huge 1,065 square feet over two floors, with the other seven large one-level flats covering 675 or 965 sq ft. “The specification of the apartments is something rarely seen outside of London, and very personal attention has been paid to the specification, whether

The latest RICS figures show that 8% of the UK’s construction workers are EU nationals, accounting for almost 176,500 people. Thirty per cent of the construction professionals surveyed revealed that hiring non-UK workers was highly important to the initial success of their businesses.
Certain overseas professionals such as ballet dancers are regarded as critical by the UK government, and are therefore prioritised when it comes to the visa application process. But despite the skills crisis construction professions have not yet been added to the ‘UK Shortage Occupations List’. When asked about the effectiveness of current attempts to address the nation’s long-term skills shortages, 20% of those surveyed felt that apprenticeship schemes were not effective at all. RICS Head of UK Policy, Jeremy Blackburn said: “These figures reveal that the UK construction industry is currently dependent on thousands of EU workers. “It is in all our interests that we make a success of Brexit, but a loss of access to the

Landmark building in heart of Lacemarket converted to luxury apartments in £5m investment
Perrymead Estates has released for rental the first eight apartments in its ongoing £5 million renovation of buildings around St Mary’s Church in the heart of Nottingham’s Creative Quarter.
T
he Nottingham based developer purchased 3 to 4 Kayes Walk in 2015 and has spent 18 months converting the Grade 2 listed Georgian townhouse into luxury residences. The building shares an elegant courtyard with the former Lizard Lounge nightclub at 41 to 43 St Mary’s Gate, which the company acquired at the same time, and is converting to eight office studios called The Garage Studios.
The third phase of the areas regeneration is Sutton Place, the six-storey former lace workshop overlooking St Mary’s Church at 49 Stoney Street, where Perrymead has applied for the creation of a further 21 Luxury apartments, also for rent.
Thursfield Primary School gets Novus Refurb
In recent years, the Lacemarket area and Creative Quarter has changed in character, as some nightclub operators have moved out, and creative businesses have moved in, attracted by the quality of the built environment, and proximity to the thriving cultural and entertainment venues of Hockley. For Perrymead, the creation of high end apartments in the area seemed a natural fit. Oliver Wheatcroft, director of Perrymead Estates, said: “Nottingham’s crown jewels are its Lacemarket buildings, and the area is now a tranquil oasis in the middle of the city.” At Kayes Walk, Perrymead has created unusually large two-bedroom, two-bathroom apartments. One apartment covers a huge 1,065 square feet over two floors, with the other seven large one-level flats covering 675 or 965 sq ft. “The specification of the apartments is something rarely seen outside of London, and very personal attention has been paid to the specification, whether it be the tiles sourced directly from Valencia, or the bespoke kitchens from Nottingham specialist Town & Country joinery,” added Oliver.
“It doesn’t get more personal that all the furniture being imported from Square Roots – my brother’s award-winning company in Vietnam.” In terms of technology, the apartments are about as “smart” as one can get, with Hive app controlled heating, digital access control, and optic fibre internet connections allowing high internet speeds. Management of all the properties will be done by Perrymead’s in house team, which it believes will add level of responsiveness more difficult to achieve via third party agents. Dan Wright property manager at Perrymead said: “It’s our building, and we are so close by, we can hopefully respond to any tenant needs.”

The staff and pupils at Thursfield Primary School in Harriseahead will now be able to enjoy brand new classrooms, staff rooms and facilities following a range of refurbishments carried out by Novus Property Solutions.

tarting in July last year, a team of 12 Novus operatives has completed an extension to the school building that will form a new classroom, as well as the refurbishment of six other classrooms. The works also included the creation of a new head teacher’s office, new toilets for staff and nursery children, a new first floor staff room and a number of new ground floor offices for admin staff to use. All of the new rooms are designed to be modern and spacious, with energy efficient LED lighting fitted throughout.
