These are words I uttered to myself on my January 5th birthday a few weeks ago. One of my mentors, the legendary Phyllis Browning, wished me a happy birthday and implored me to enjoy the day and family time because she expected the market to be strong and very busy starting midJanuary, earlier than normal. I told her I would take her advice since the day after Christmas, I’d seen the market be “June hot.”

What do I mean by “June hot?” The number of showings on our listings increased dramatically. Two of my listings had more showings from Dec. 26 - Jan. 3 than in the prior 90 days combined. Each sold during this time.

It’s crystal clear that the Nov. 7 election paralyzed many buyers and sellers. I was hoping it wouldn’t be true, but every presidential election, the market slows to a crawl. In 2024, we also dealt with relatively high interest rates. A double whammy so to speak.

However, this is my sixth presidential election as a Realtor. In each case, it didn’t matter who won, the market picked up soon afterwards. This is happening far sooner and to a greater extent than in the past. Here are my thoughts as to why:

The election is behind us. Certitude is good for markets including local real estate; Buyers are tired of waiting on the sidelines for interest rates to improve; Buyers are getting used to current interest rates as the memory of 3% rates a few years ago fade; There is a little more inventory available but in certain areas and price ranges we need a lot more

Everything I’ve seen (pay attention to the 10-year Treasury Index), indicates that interest rates are unlikely to come down this year. If you are a buyer, surprisingly, this could be good news. As it is now with rates hovering around 7%, I’m seeing some bidding wars and buyers paying full-price or more for the best properties. But there is a relative balance between buyers and sellers at this point. If rates dropped, the market would once again skew heavily toward the seller. Huge bidding wars would become the norm, much as it was just after the pandemic.

As a buyer today, would you rather pay $900,000 at a 7% rate or have to bid $1,000,000 in a competition you may not win, at 3%?

There will be confusing and mixed-messages this year. As is often the case, many of the best luxury homes will sell on the private market for top dollar. It will be more helpful than ever to align with an excellent Realtor this year. We’d love to be your choice in 2025. Please let us know if we can be of service.

When Is the Right Time to Start Botox® Injections?

Botox is a neuromodulator and injections have become popular since they hit the market in the early 2000s as a solution for managing wrinkles and fine lines. They have many other benefits, and determining the right time to start can vary based on individual needs and goals. As a Physician’s Assistant of nineteen years, plastic surgery trained, and specializing in aesthetic medicine, I’m often asked by my new patients, “when is the right time to start receiving Botox ® injections?” Let’s discuss the medicine and the science behind preventative neuromodulators and set the record straight!

HERE ARE FIVE IMPORTANT CONSIDERATIONS:

When You Notice Fine Lines Forming: Fine lines along the forehead or between the eyes are most often caused by repetitive facial movements such as frowning or squinting. They begin to appear as early as your 20’s to early 30’s. Botox® or other neuromodulators in the market diminish these lines by preventing muscle contraction. Therefore, starting Botox® injections early will help existing fine lines improve and, in some patients, resolve. In patients who do not have static lines, it prevents many from forming.

Early Prevention Leads to Long-term Savings. Prevention, like anything in medicine, often means less cost in the future. Treating wrinkles before they set in can reduce the need for more extensive treatments later in life. Once wrinkles are set and formed, it requires multiple types of treatments to help soften them such as: medical grade skincare, microneedling, laser treatments, and more. Starting early helps maintain smoother skin, with fewer interventions over time.

If You Suffering from Lifestyle and Environmental Stress? In your 20s through 40s, lifestyle habits such as sun exposure, lack of sunscreen, smoking, and stress can accelerate skin aging. How does this happen? Lifestyle factors like stress can cause squinting or brow furrowing leading to crow’s feet and forehead lines. Botox® will soften the appearance of frown lines by relaxing overactive muscles, alleviating tension, and preventing wrinkles. Sun exposure, smoking, and pollution accelerates collagen breakdown, making skin more prone to wrinkles. Collagen is what keeps your skin taught and supple. If collagen is being broken down by sun exposure and free radical damage, then Botox® will help by relaxing the muscles, so that wrinkles do not deepen.

If you are suffering from dull skin? While Botox® doesn’t repair skin directly, relaxing muscles creates a smoother surface and reduces shadowing from wrinkles. This gives the skin a more refreshed and even appearance. I often love seeing my patients 2 weeks after treatment and saying, “Look at your tox glow!” It’s a noticeable difference when the skin is smooth and relaxed. Botox® can reduce oil production in the skin by partially relaxing the tiny muscles attached to sebaceous glands. Smaller pores and less oil create a more refined, matte look, enhancing the skin’s natural glow.

If you are suffering from Migranes, Tension Headaches, jaw pain or Grinding? Botox is FDAapproved for treating chronic migraines and has been widely off-label used for managing jaw pain and grinding symptoms. My jaw pain patients tell me their Botox ® treatment is “lifechanging!” Most of the options for Migraine or grinding include multiple pharmaceutical drugs that might help with symptoms but do not decrease your occurrence or offer long term pain control. Migraine and jaw pain patients come to see me every 3-6 months, and many do not need to take any oral medications in between treatments. They love that it helps their quality of life by providing them better and longer lasting pain control.

There’s no one-size-fits-all answer to when you should start Botox ®. It depends on your skin, lifestyle, and goals. The best approach is to consult with an experienced aesthetic provider who can assess your needs and recommend the ideal time for you. Calling It Now…There Will not be a Real Estate Crash in San Antonio!

The number one killer of all deals is time…and the longer people wait for mortgage rates to drop or the real estate market to crater, the more likely homebuyers may miss out on some real opportunities out there. Here’s the bottom line, don’t get distracted by the clickbait calling for home prices to crash.

The Texas real estate market is driven by the laws of supply and demand…and there’s simply more demand out there then there is supply of homes. Here’s some factors that make that a reality:

• More people are moving the Texas than any other state

• As mortgage rates stay higher for longer, current owners are less likely to move

• As mortgage rates stay higher for longer, current owners are converting homes to rentals

• Millennials and Gen Z are becoming homeowners

• If mortgage rates do drop, affordability improves, and more renters will buy

These are all factors as to why everyone from Moody’s Analytics to NAR to Zillow to Morgan Stanley to Fannie Mae to Wells Fargo to Goldman Sachs are forecasting home price appreciation in 2025 to range from .3% to 4.4%...no overall drop in home values!

The last bullet point is interesting…If mortgage rates lower, more buyers will be coming to the market and we may see more multiple offer scenarios. Of course, lower mortgage rates are great for homebuyers…but, if it means more competition for buyers, it may raise sales prices.
