Beyond the Garage

Charleston Toy Box builds a community-centric luxury vehicle storage on Johns Island.

WhenKevin Gorsline was 16, he and his dad bought a wrecked 1966 Thunderbird for $35. Gorsline and his dad spent the summer tearing down the engine and rebuilding it, rebuilding the front end, replacing the wiring, and painting it candy apple red. “It was a dream summer. I fell in love with that car, and I’ll always remember the time I spent with my father,” he says.

Around the same time, Kevin was restoring his car, his future wife Susie was falling in love with her first cars. The first car she drove, a 1963 Corvair, and the first she owned, a Dodge Coronet she bought for $150 with her high school graduation money. The couple have always shared a love of classic and modern luxury cars but have sometimes struggled with having room to store and restore them. “Most car enthusiasts have more than one car. Auto storage typically isn’t heated or cooled, it’s dusty, and it’s just not a great place to put a car. Or, sometimes, your garage is full of daily drivers, and you just need more room.”

Thus was born, Charleston Toy Box, a unique ‘vehicle condo community’ on Johns Island that is so much more than vehicle storage; if you buy a condo, you own it just like a home. The 14.5-acre property is in an off-thebeaten-track location, with full security and seven acres of car condos surrounding a Great Lawn. There are 83 units that can be customized with features such as large fans, polished floors, lifts, turntables, or a mezzanine loft to hang out in. Condos will be plumbed for toilet and sink. The only additional restrictions, per county requirements, are you can’t live in or run a business from the facility, and condos can’t have showers.

“This isn’t just a place to store vehicles,” Gorsline says. “We want to build a community of motorsports enthusiasts. We built a massive Great Lawn as a space to have events, and where owners can show off their toys and share stories. We’ll have a private gathering space we call “The Pit Stop” and we envison having at least one simulator there.”

Like all car enthusiasts, Gorsline knows that part of the fun of having a nice toy is sharing it. “Go to any of the cars-and-coffee meetings or any car show and you’ll see the twinkle in peoples’ eyes when they talk about the cars they love. There’s a childhood nostalgia. Classic cars can bring out the youth in us, and modern luxury cars bring out our aspirational side. The Charleston Toy Box community is designed to give everyone a place to appreciate them.”

The Charleston Toy Box welcomes art and wine collectors and will also be partnering with organizations to provide concierge services such as car detailing, auction prep, transport to and from global racetracks, as well as manufacturers of industrial fans, car turntables, and lifts. They will also be providing shuttle service to and from local airports or your home to the Toy Box. “We aren’t getting remunerations from these services. We just want to provide community members with the highest quality services,” Gorsline says.

Phase one of the facility is scheduled to be completed by the end of Q1 2025, with subsequent buildouts following sales. “We want this to evolve into a lifestyle community for owners,” he says. “We’ll contribute, but ultimately, our owners will build the community they want to be part of.”
