The home you are proposing to purchase may have the appearance of being in a good state of repair, but a survey report from a Chartered Surveyor will put your mind at rest and identify any major structural issues as well as diagnose general maintenance problems likely to be encountered during your term of ownership. Only by understanding the true condition of a property can a buyer make a fully informed decision upon purchase.
JP & Brimelow Estate Agents have just won the British Property Award for Manchester (M21-22), for the second successive year. Their team performed outstandingly throughout the extensive judging period, which focused on customer service levels. JP & Brimelow Estate Agents have now been shortlisted for a number of national awards which will be announced later in the year.
The British Property Awards provide agents throughout the UK with an invaluable opportunity to compare the service that they provide against the service provided by their local, regional and national competition.
Agents who go that extra mile and provide outstanding levels of customer service are rewarded with our accolade, which acts as a beacon to highlight these attributes to their local marketplace.
As you can imagine, we meet a lot of people who have reached the point when they realise they are ready to move home.
Being ready to move is not the same as needing to move – we have met couples who love where they live so much they’ve hung on as long as possible! Being ready to move comes in two forms – knowing you need to and finally finding the emotional space to do so (this is often the case with people downsizing) and just a sudden realisation that your home isn’t working for you any more; your feet start to itch and you find yourself browsing all the estate agency sites as more than just a guilty pleasure.
Before you bring in an estate agent to value your home, it’s wise to do a sense check with yourself – are you ready, really ready, to move on?
So, what are the five signs you’re ready to move house?
There comes a point when, no matter how ruthless you are with decluttering, you simply have no more room to store the stuff you want to keep. This often happens when one becomes two (a couple move in together) or two become three (the amount of stuff a baby needs is staggering – and where on earth shall we put this pushchair?!)
Following on from the first point – when a new child arrives, the need for an extra bedroom is often the driver to start looking for a new home. Children can, and do, share a room, of course – but as they get older this becomes more problematic, so the question is move now, or move later? Which leads us neatly to point 3…
We all want the best schools for our children, but it’s rarely something we think about till one of said children arrives on the scene. Suddenly it’s all about Ofsted reports, and can we walk to school? Also…
Again, it’s often the arrival of children that trigger the desire for more outdoor space, but equally, for many people there just comes a time in one’s life when sitting on one’s own patio sipping an ice-cool beer holds more appeal than a night out on the town. Yes, you’re at ‘that’ lifestage!
Remember the excitement of moving into your first home – bought or rented? Once the opposite becomes true, and you really simply fall out of love with where you live, it’s
time to make a fresh start. There are several symptoms of home-boredom. The first is that you stop being so fussy about the housekeeping (which is something you’ll need to fix if you want to sell!). Whether it’s fixing chipped paintwork, repairing a wobbly door handle or even dusting into every corner, when you’re not house proud any longer, you need to find somewhere else to be proud of.
Needing to move and being ready to move don’t always coincide, so you need to be very sure you’re ready before you start the ball rolling. Putting your home up for sale, doing all the little jobs you need to do to make it viewerfriendly, inviting people in to judge your home – it’s a lot, and if you’re not absolutely sure now’s the time, you may find yourself subconsciously sabotaging the process.
It definitely happens, trust us! The flipside of course is that you simply can’t find anywhere you want to move to – none of the houses you view feel ‘right.’ Again, this is likely to be more an emotional response than a practical one. How do you overcome this? Positive visualisation –imagine the freedom you will feel when all the niggling frustrations of your current home are lifted away.
Picture all that marvellous storage space. Imagine having friends round to dinner. Plan a new bedroom décor, pick new paint colours, open your mind… and your heart will follow.

We are a running club based in West Didsbury, established this summer by Mike, a resident of Burton Road. We meet outside The Met pub on Burton Road every Wednesday at 6:30pm. Our typical run is around 5km at a steady pace, aiming to maintain conversation throughout (or at least give it a good try!).
The club was initiated by me (Mike) and a few friends. Inspired by the recent running ‘craze’, we decided to head out for a run as a household.
Upon returning, we thought, why not make this a regular event and invite others to join? So far, we’ve organised 10 runs and have welcomed over 30 individual members. We’ve also started an Instagram account and a Strava group to log all of our success so far!
Our usual route takes us down Burton Road towards the river, running alongside it before looping back up. However, we love exploring new
routes of varying distances based on the group’s preference.
Our motto is ‘Every Stride Welcome’. We believe this encapsulates our desire for people of all abilities to join us. Whether you’ve completed 10 marathons or never embarked on a run before you’re welcome here.
Running is not only a way of improving fitness but also a great means of socialising. Feedback from members suggests that they have enjoyed getting out in the evenings and taking their minds off the challenging times we’re living in. Occasionally, we stick around after the run and stop at the pub for a drink.
Joining is simple! All you need to do is sign our waiver form, which can be found on our Instagram, and then just turn up!

In brief, the accommodation consists of; an entrance hallway with a downstairs W.C, a under stairs storage cupboard, cloakroom, lounge to the front aspect and an impressive open plan living space with a fitted kitchen with plywood and painted kitchen units from Naked Kitchens, Smeg induction hob and ovens, Forezzo zero waste ply worktop and House of feature wall lights. Whilst to the first floor there is a landing leading to three good size bedrooms and a three-piece fitted bathroom suite.

The property benefits from under floor heating on the ground floor with white oiled oak herringbone flooring, aluminium front door, solar panels, wall mounted electric car charger, enclosed lawned garden and a driveway to the front providing off road parking.
When we value a property, we are always happy to offer advice on how to maximise the likely offer price and encourage a fast sale.
It’s not unusual, of course, for vendors to be concerned about the cost of any changes we might suggest, both in terms of money and time, but the return on that investment could be significantly higher than the outlay – again, in terms of both money and time.
What must never be forgotten is that buyers who are ‘looking for a project’ are not the norm. There are some people, of course, who are proactively seeking a property that can be described as in need of a little (or a lot) of TLC, well aware that these are the ones where they can negotiate a lower price, but in our experience most buyers simply want to move in and relax, happy in their new home, without a whole list of jobs to do before they are content with their decision.
One of the quickest ways to convince potential
buyers that they can do just that is to spruce up and declutter. The latter is simple (well, simple-ish) and requires little more than a collection of boxes and a tough stance on whether to store, donate or throw away.
The former – well, that can be less simple, but we always start with paint. The first impression is always the most powerful, so it’s important you look at both the outside and the inside of your home as if through a stranger’s eyes.
It may be that the outside of the house could simply do with a good jet-wash and touch up. It’s best to get advice from a professional painter, however. External paint, once it starts to peel, is usually best stripped back and re-done.
Assess your front door. We push through our doors every day, but are always focussed on getting
through it, not on the door itself. It may be well past time it had a good clean and a repaint!
Inside the house, the temptation will be to patch over the worst bits, but this is likely to simply draw attention to the tweaks you’re attempting to make. Paint does change colour over time, so even if you kept the pot, and it’s still viable, it’s unlikely to wholly match the paint on the walls.
If your walls are looking a little tired, or the fabulous mustard yellow in your living room might turn off viewers, repaint the walls with a neutral colour that will allow prospective buyers to easily project their own style into the room and imagine themselves living there.
Check your ceilings: We don’t look up often, which means ceilings tend to get overlooked when cleaning or decorating rooms. Visit each room and have a good look up. There may be cobwebs in corners, the remains of water-leak stains, or fine cracks along joist lines that might worry buyers.
If you have any questions about what you should be doing to ‘stage’ your home for a fast sale, always ask your estate agent. We see what other houses in the area look like, we know what buyers are seeking – and what they want to avoid. We can tell you immediately if cracking open the paint cans will be worth your time, energy and money, or not. And we can recommend local trades to help you out, too.
Look for these signs that your home could do with a fresh lick of paint:
• Paint is chipped, cracked or stained (on the corners of walls, where people grab doors, at the end of the bannisters, etc
• White paint on your doors, window sills and skirting boards has yellowed over time
• The colours you have chosen for your interior paintwork are quite bold, so may not appeal to everybody
• The exterior paintwork clashes with the other houses in the area – you might like to stand out from the crowd, but most people like to blend!
• The exterior paintwork is noticeably weathered – a prospective buyer doing a driveby may take one look and assume that chipped windowsills or a dodgy door, or rendering that’s not been fully painted, means residents who haven’t kept up with the level of care a property needs

Located in the heart of Chorlton, this local gem quickly became known not only for its high-quality fireworks but also for hosting dazzling displays at schools, clubs, and even organising a free firework show for the community.
“We wanted to be more than just a shop,” says owner Saj Munir. “We wanted to be part of people’s celebrations and add that extra sparkle, known for our quality and creativity.”

White Spirit has won Best Medium Cake every year since 2021, Pyroclastic Storm took Best Compound twice, and Lightning Hawks was crowned Best Rocket Pack. Most recently, Crazy Crossettes won Best Low-Noise Firework in 2023, highlighting their dedication to catering to all audiences.
“We wouldn’t be here without the support of our community, especially through the challenging lockdowns,” says Saj.

With a passion for making every celebration unforgettable, Chorlton Fireworks remains the goto destination for all pyrotechnic needs.

CleverClear is a Greater Manchester based house clearance specialist providing fast, eco friendly disposal of any unwanted items for homeowners, landlords, and property professionals. Whether you require a full house clearance of a ‘hoarders house’ or the disposal of a single item, CleverClear are experts in taking care of the whole process.
When buying, selling, or letting property, the removal of any kind of accumulated and unwanted items can be a logistically difficult and often daunting task. CleverClear was founded by its owners who have decades of experience in the property and waste industry.
‘Our goal is to provide a great service, and to reduce landfill’ says Kerry Murphy, one of the Directors of CleverClear. ‘We do this by listening carefully to our clients needs and by being meticulous in the separating and sorting of items and materials so that we can reuse, recycle, and donate as much as we possibly can. We found that many people became frustrated with charities and clearance companies that would only pick and choose items from a property, and not be able to fully solve a clients problem. It just wasn’t helpful for them. They were often selling a house, working to a timescale
and needed the property empty, and they required a solution that simplified the whole task.
Once CleverClear has removed any items a client needs taking away, our knowledgable and energetic team then get to work reusing what we can, recycling the various separated materials, and donating anything useful to a network of excellent charities. It can be a complicated task but we love the challenge! We are often working for executors of deceased estates, or with individuals who do not live close by to the property, so it is extremely important that we communicate clearly and professionally, being aware of what sometimes can be sensitive and stressful situations. We have a fleet of specialised vehicles meaning that we never use unsightly and inefficient skips, so once we leave a property, it’s neatly swept and ready for sale.’
CleverClear will visit your property and provide a free assessment and quote for your house clearance, and they will take care to follow your requirements exactly.
Arrange a free quote at www.cleverclear.co.uk or call 07881 950 437.

If you haven’t already, now’s the time to dress your garden with solar lighting that not only makes the best of your summer evenings but will cast a golden glow across your garden all winter, too.
Solar lighting for gardens has many benefits, from being environmentally friendly (powered by the sun, of course) to providing the light you need without the expense of laying outdoor wiring and fitting outdoor sockets.
Solar lights are powered by internal rechargeable batteries, charged through the day by a solar panel. The brighter the day, the more power is stored by the battery and the longer and brighter the light will be. They are light-responsive, so switch on at sunset and switch off at sunrise.
The quality of the solar panel and battery will have an impact on the length of time the light will shine through the night. Before making your purchase, it’s wise to read reviews to see how they have worked for other users.
There are multiple options to choose from, whether
you want something purely decorative or something purposeful, to light an outdoor path, for example.
Fairy lights: strings of lights with small, low-output LEDs. Fairy lights are perfect for stringinging along a fence, or winding around small shrubs and potted bay trees, for example, as they glow gently, creating a pretty ambience.
String lights: Similar to fairy lights, string lights are, as the name suggests, a row of bulbs on a long wire, but full-sized bulbs, or close, rather than tiny ones. If you’re seeking a festival feel, these are the ones for you. As these are best for creating a party atmosphere, you should seek out options with an off-switch, so they don’t disturb wildlife, or your neighbours, while you sleep.
Spotlights: Use spotlights to light a single spot, t=or to uplight trees and shrubs. They’re also ideal for placing by dark areas where a bit of light on a winter’s night is helpful, such as by the bins or at the back door, where you don’t want the full brightness of a security light popping on every time the cat walks past. To avoid alarming wildlife, or driving them from their normal route around your garden, switch off spotlights at bedtime, or when the party’s over.
Stake lights: Individual stakes with a light at the top
(and the solar panel) that are great for spacing along a pathway, or placing into the edges of borders to give shape to your garden once the sun falls.
Solar lanterns: Freestanding lamps perfect for tabletop use, or hanging from hooks placed just where you want them.
When you first buy your solar lights you need to allow them a couple of days of charging time before you put them into use overnight. Unpack your lights and place them in a sunny position, to allow the battery to charge. Do not use them this first night; switch them off to allow the battery to store the power. Do this for three to five days, to allow the battery to charge to full capacity, then switch them on for overnight use.
To fully charge the battery, most solar lights need exposure to the sun (even cloudy days count) for six to eight hours per day. This isn’t too tricky in summer, but in winter, when the sun is lower and around for less time, you need to consider the placement and angle of the lights’ solar panels to ensure they capture the most natural light. Look for where trees, fences or walls
could shade the solar panels during the day, so limiting their ability to recharge. This is especially important in winter. If you do plan on using solar lights in your garden during the winter, it will be worth doing an assessment of how and where the light falls after the clocks go back, so you can turn the panels towards the optimum direction and tilt to catch the lower angle of the sun.
Any debris or clouding of the panels, caused by those occasional dirty rainfalls we get, will impact the effectiveness of the panel for charging the battery, so a regular wipe clean with a soft cloth is a good idea.
Quality solar lights will have a battery you can change. On average, it will last two years, but if you plan to leave your lights out all winter, then a yearly change might be best.
Follow our tips to get the most out of your solar lights, and have fun creating a wonderful ambience in your garden.

Old Trafford is an area of Stretford within in the Metropolitan Borough of Trafford. It is arguably most famous for being home to Manchester United’s football stadium and Lancashire County cricket club, but there’s more to the area than world famous sporting landmarks.
Back in the 1820s, Old Trafford became the site for a Royal Horticultural and Botanical Gardens. White City Limited purchased the site in 1907 and subsequently turned it into an amusement park. From the 1950s to the 1970s White City Stadium was used as a racing track for stock cars and greyhounds.
These days the site off Chester Road is home to White City Retail Park which lies behind the original gateway to the Botanic Gardens. There you’ll find a huge number of big-name brands including Wren Kitchens, Bensons for Beds, Oak Furnitureland and Sofology –perfect for those planning some home improvements. It’s a great place to do your food shopping thanks to a M&S Foodhall, Aldi and an Iceland Food Warehouse (although there’s a Sainsbury’s and a Tesco Extra 24/7 further down Chester Road towards Sale).
Having been at the forefront of the Victorian parks’ movement, Trafford has a historical association with green open spaces. Local parks include the well maintained Hullard Park which features a bowling
Old Trafford is ideal for those who require easy access into Manchester by car, bus, or bicycle as it’s only a couple of miles away. Drivers can also enjoy easy access to the motorway network via the M60. The A56 passes directly from Manchester through Old Trafford and leads onto neighbouring areas including Stretford, Sale and Altrincham. However, traffic can get quite busy on match days.
If you’d prefer to hop on a tram, Old Trafford has its own Metrolink stop, and it’ll take around ten minutes to get into the city centre. Other nearby tram stops include Trafford Bar and Firswood.
Old Trafford is also within walking distance from Salford’s MediaCity, a creative and entrepreneurial hub for technology, media, and data industries. Here you’ll also find
The Lowry Outlet Mall, The Lowry Theatre and the Imperial War Museum North on the banks of the Manchester Ship Canal along with many bars and restaurants. A short journey by car will take you to the Trafford Centre, a huge shopping mall and entertainment complex.
Cultural diversity has been a feature of the area for over a century when Irish immigrants came over to work on the Manchester Ship Canal in the 1880s. The heart of modern-day Old Trafford lies around Ayres Road with its variety of local shops selling food European, Caribbean and Asian ingredients offering a real flavour of the multicultural nature of the neighbourhood.
green, pond, a wildflower meadow, and a play area suitable for toddlers and younger children. Seymour Park is approximately 15 acres and offers two play areas for younger and older kids, a full-size football pitch and basketball court, and is the location of Old Trafford Youth Centre.
Typical properties in Old Trafford range from Victorian terraces, semidetached houses with original period features on tree-lined residential roads, and modern 1, 2 and 3 bedroom apartments.
As Old Trafford is relatively close to central Manchester and there are good transport connections to buzzing neighbourhood towns of Stretford and Sale, it’s slowly becoming more popular with young professionals, families and first-time buyers.

Longford Park Junior Football Club was established in September 2010 with the aim of providing children in the Chorlton, Old Trafford and Sale area access to football coaching and facilities to help improve their overall health, confidence and skill through the enjoyment of sport. In the years since, the club has grown to having 7 established teams ranging from age 6 to 12. In April 2016 Longford Park JFC started a new initiative to encourage more girls to take up football and the response has been overwhelmingly positive. The number of girls attending our weekly training sessions has increased week on week, with over 30 girls now attending. In June, only 2 months after beginning training, the girls competed in and won their first tournament, and we now have 2 teams entering in to leagues this season.

Several people in the local area recommended JP & Brimelow to me due to the exceptional service and warm and friendly atmosphere. I rented my property through the letting team and I am now in the process of selling. The support and guidance in both teams is impeccable and I highly recommend this excellent estate agency.
Albany Court, Withington
The best estate agents we’ve ever dealt with! We were so impressed with the service we received when we sold our house through Brimelows in Feb 2024. Particular thanks to Ryan Branney and Charlotte Lloyd from the Chorlton team..

"A quick appreciation note for the excellent service from your company which really helped us during our home extension project - we had two Mobile Self Storage Units; one long term since last summer and another shorter term in the last couple months. It was so much more conveneint than having to hire a van. Very impressed with the service and we’ll definitely recommend you. Happy to add a review somewhere if it helps."
