Extra Care Services

Our scheme manager oversees the smooth running of the housing and communal areas of the scheme.

Care needs can be assessed at any time either before or during your tenancy. Where required, you will receive a care plan suited to your individual needs. We can easily arrange an assessment with the on-site contracted care provider, saving you time and stress. Alternatively, you can choose to purchase your care from another care provider.

Our on-site housing staff can offer assistance with benefit claims and arrange in-house activities.

Regular cleaning and grounds maintenance services ensure all the communal areas of the scheme are cleaned and maintained to a high standard.

Charges and payments

Tenants pay a monthly rent and service charge. Some of these charges are eligible for Housing Benefit.

Rent covers the housing and housing management costs.

The service charge covers the heating and maintenance of the apartments, a proportion of the lunchtime meal cost and all communal expense charges such as lighting, heating, gas boiler servicing, and lift maintenance.

Shared ownership purchasers pay a monthly service charge. An element is included in the service charge to cover housing management costs.

For both tenant’s rentals and shared ownership, there may be a charge for care and support, based on Solihull Council’s charging policy, if the council has commissioned/funded your care. Otherwise, you can purchase your own care privately.

The exact amount each resident pays is dependent on their individual circumstances. Assistance will be given to help applicants work out the cost to them individually and to claim any benefits to which they may be entitled.

About Phoenix House

Phoenix House is a purpose-built development of 49 affordable extra care apartments for rent and shared ownership within Shirley, Solihull.

Extra care housing provides and promotes an independent lifestyle within a safe, supportive and secure environment.

Our scheme manager looks after the management of the estate, including your home. We work in partnership with an on-site care provider, which is contracted by Solihull Council. The care provider is CQC registered and they are on-site 24 hours per day, every day of the year. Their dedicated team of professional staff are trained to meet the care and support needs you have. Our close working partnership offers you and your loved ones peace of mind regarding your safety and well-being.

Phoenix House Layout

Phoenix House is a spacious scheme with bright and airy communal areas. The environment is welcoming, friendly, and conveniently located for local amenities and public transport.

The building is thoughtfully designed and arranged over three floors, with a choice of ground, first and second-floor apartments. Ground floor properties have access to a patio area and all other properties have a balcony. Facilities include residents’ lounges, hobby room and assisted bathrooms. In addition, the ground floor has a modern dining room and hairdressing salon.

Eligibility

The service is available to people who live in the Solihull area or have a strong connection with the area, e.g. close family members living in the Borough. Applicants should be 55 years or older and have eligible care and support needs. These may include physical disabilities, sensory impairment, a learning difficulty or early signs of dementia. (including concerns relating to substance misuse), or early signs of dementia.

Accommodation will also be available to people aged 55 and over who are classed as vulnerable and would benefit from living at the scheme but do not have eligible care and support needs.

In exceptional cases, properties may be allocated to people under the age of 55 with an assessed care and support need or a vulnerability, meaning they would benefit from living at Phoenix House.

Shared ownership apartments are available to people who meet the eligibility criteria and who are suitable for the service.

• A large communal lounge, where residents and older people from the wider community can meet and take part in activities

• Smaller lounges with kitchen areas for making drinks and snacks on each floor

• Hairdressing salon

• Guest bedrooms with ensuite facilities available at a small charge for visitors who wish to stay overnight

• Scooter store with electric charging facilities

• Assisted bathrooms

• Book Library

All our apartments are centrally heated, with a lounge, kitchen and bathroom, fitted with an entry-level shower and grab rails. Our apartments and communal facilities are fully wheelchair-accessible and fitted with a 24/7 warden call system.
