JunewasthebiggestmontheverforsalesofluxuryresidentialrealestateinNewYorkCity,asaloomingJuly1taxincreasesenthundredsofbuyersscramblingtoclosedeals.Bynearlyanymeasure, themonth’ssalesactivityeclipsedallpreviousmarks,accordingtoaWallStreetJournalanalysisof proper-tyrecords.Itsetarecordforthemostsalesabove$2million,salesabove$10millionandeven salesabove$25million.Inall,morethan$4.8billioninpropertychangedhands.Thatwasthehighest month-lyamountsinceatleast2003whenthecitybeganloggingallindividualtownhouseandhome salesinitsonlinedatabase.
Asthedeadlinetobeatthetaxincreaseneared,thebuyingfrenzyonlyintensified.Ofthe673 Junetransactionsofatleast$2million,351closedinthefinalsevendays.Thatweekaloneaccounted formoreluxuryclosingsthanallbut10individualmonthsonrecord.
ThecascadeofdealssuggeststhateventhebehaviorofveryaffluentNewYorkerscanbe influencedby thelureofamodesttaxsavings.Thenewtransfertax—aone-timepaymentonanypropertysellingfor morethan$2million—isn’thuge.Itrangesfrom0.25%,or$5,000,ona$2millionsale,to3.15%on salesof$25millionormore.
Yettheywerehighenoughtobrieflytransformthemarket,whichhadbeeninaslumpfor severalyearsoffallingsales,pricecutsandrisinginventory.“Asenseofurgencyistheonethingthat hasbeenmissingfromNewYorkCityrealestateforyears,”saidRyanSerhant,abrokeratNestSeekersInternational.Hesaidhisteamhaditsbestmonthever,rackingupnearly$160millioninsales.“All ofasudden,there wasasprinttoclose.”
Thesecond-biggestmonthforoveralldollarvalueofsalesandhigh-endsalesfor$10millionormore wasalsotax-related.InDecember2012,sellersscrambledtoclosedealsbeforethenewyear,when higherratesoncapitalgains,includinggainsonreal-estatetransactions,wentintoeffectforhigher-incometaxpayers.
Buttherewasagreaterrushthistime,brokersandlawyerssaid.Thenewtaxes—onbothbuyersand sellers—wereanunexpectedlast-minuteadditiontotheNewYorkstatebudgetadoptedbyGov.AndrewCuomoandtheStateLegislature,wherebothhouseswerecontrolledbyDemocratsforthefirst timeinyears.
RaphaelDeNiro,abrokeratbrokerageDouglasElliman,saidhisteam’ssalesalsosoaredtotheir high-estinyears.“Everybodyatthetopofthefoodchainknockeditoutofthepark,”hesaid.
Somebuyersdidn’tmakethedeadline.ScottClaman,areal-estatelawyerwhoscheduledbackto-back closings,saidhisbuyerwaslookingtocloseonthepurchaseofatwo-bedroom,twobathtownhousein aglasstowerinTribecaforjustunder$3million.
Butatthelastminute,thebuyer’sbankdiscoveredthatthecondohadn’tupdateditsfloodinsuranceto reflectnewfloodmaps.Bythetimetheproblemwasfixed,itwastoolate,hesaid.ThedealclosedonJuly 15.
BenShaoul,presidentofMagnumRealEstateGroup,whichdevelopedthecentury-oldartdecobuild-ing knownas100Barclay,saidhewouldhelpbuyerswhomissedthedeadlinebyreimbursingthemthecostof thetax.
Anumberofmillionairesandbillionaires,whofacedthesteepestincreaseintransfertaxesunderthenew law,rushedtobuy.Sixteentransactionsclosedfor$25millionormoreinJune,morethaninanyother monthandaboutseventimesthatofanaveragemonth.
FiveofthesebigsalesclosedinthelastweekinJune,includinga40-foot-widemansiononEast67th Streetthatsoldfor$25.5milliononJune28,thelastbusinessdaybeforethestartofthenewtax.Itwent intocontractthesameday.
TheJunesalesincludeda $51.6millionpurchasedbyAmazon.comInc.ChiefExecutiveJeffBezos,and themostexpensivetownhousesaleinManhattan,a$77.1millionmansiononEast67thStreetsoldby hedge-fundmanagerPhilipFalcone.Thebuyersavedmorethan$2.2millionbyclosingbeforeJuly1.
Areportbyreal-estatelistingsiteStreeteasy.comfoundthatdespitethespikeinhigh-endclosings,sales oflower-pricedtownhouses,where taxesdidn’tchange,fellby5.8%inJune.

AnumberofrecordedtransactionsmanagedtomisstheincreaseinthepropertytransfertaxthattookeffectJuly1.The reasonswerepurelytechnical:Theclosingdocumentswereeithertime-stampedinJunewhenfiledwiththeNewYorkCity Registrarorelsethesalescontractsweregrandfatheredin.
“Whowouldn’twanttosaveafewpercentonasubstantialsalebymovingtheclosingdatebeforetheJuly1deadline,”said JonathanJ.Miller,arealestateappraiser,notingthatthesalesofhomespricedfrom$2millionto$5millionjumped37 percentinthesecondquar-ter,comparedwiththesameperiodin2018.Previously,allresidencessellingfor$1millionor moreweresubjecttoaflat1percenttaxonthepurchaseprice;itnowrisesincrementally,upto3.9percentforsalesof$25 millionormore.

GeorginaBloomberg,theyoungestdaughterofMichaelBloomberg,theformerNewYorkCitymayor,boughtantownhouseonCentralParkWest,whileAlexandervonFurstenberg,thesonofthefashiondesignerDianevonFurstenbergand theSwiss-bornaristocratEgonvonFurstenberg,soldoneonParkAvenue.
JamesCatherwoodHormel,theformerUnitedStatesambassadortoLuxembourg,boughtacondoinTriBeCa,andAlan Blinken,whoservedasambassadortoBelgium,soldaco-opinTurtleBay.Also,theactorJ.K.Simmonsandhiswife, MichelleSchumacher,apro-duceranddirector,acquiredaGreenwichVillagetownhouse.

TheformerambassadortoBelgium,Mr.Blinken,andhiswife,MelindaBlinken,soldafourth-floorco-opat450East52nd Street,a.k.a.theCampanile,for$5.5million.Throughoutthethree-bedroom,three-and-a-half-bathhomearestunningEast Riverviews.
ThefirsttimeThuLeshertouredherfuturehome,shecouldn’tseepastitsdatedlook,withheavyfurnitureand draperies.Shechangedhermindtwoyearslater,whentheantebellumhomebecametheCharlestonSymphony OrchestraLeague’s2014DesignerShowHouseandreceivedasweepingface-lift,withfreshwallpaint,custom-madecurtainsandnewlightfixtures.
InJuneofthatyear,Dr.Lesher,aprofessorattheCollegeofCharleston,andherhusband,AaronLesher,apediatricsur-geon,boughtthesix-bedroompropertyfor$1.3million.“Itwasabsolutelytransformed,”shesays.“I neededsomeonetoshowmethepotentialofthehouse.”
Atshowhousesacrossthecountryeachyear,interiordesignersworktheirmagiconaluckyhome(oftenadifferentdesign-erforeachroom).Designersshoulderthecost,withnochargetothehomeowner,togetexposure fortheirwork.Visitorspayanadmissionfeetotourtheshowhouse,withtheproceedsusuallybenefitingalocal charity.Removable itemsandde-corusedintherenovationareoftenremovedaftertheshow,althoughfixeditems (wallpaper,paint)usuallyremain.Somehomesareforsale.Ifthepropertyislisted,sellerswagerthatfoottraffic, mediabuzzandvisualupgradescanexpediteandimproveasale.
“Thisisstagingonsteroids,”saysMargaretvonWerssowetz,anagentwithHandsomePropertiesinCharleston whoissell-ingthisyear’sCharlestonShowHouse,a1903Victorianlistedfor$1.65million.
Atleast25%oftheshowhousesinthe47-yearhistoryoftheKipsBayDecoratorShowHouseeventinNew YorkCityhavesoldwithin12monthsoftheexhibit,saysDanielQuintero,executivedirectoroftheKipsBay Boys&GirlsClub,theevent’sbeneficiary.Thisyear’sshowhouse,astately,12-bedroom,eight-bathroomUpper EastSidetownhousecurrentlylistedfor$29million,hasbeendeckedoutwithcrownmoldingandfireplaces, hand-paintedmuralsandcrystal-encrustedchandeliers.TheannualDecoratorShowHouseinWichita Falls,Texas,benefitingtheWichitaFallsFaithMission,whichoperatestwolocalhomelessshelters,hassoldduringorsoon aftertheeventninetimesinits11-year-history,accordingtoFrancesAnneManning,directorofdevelopmentat thecharitableorganization.“Attractingbuyersthroughthisprestigiouseventandshowingthemahousedecorated inthiswaycanhelpthemfeelthatit’sahigh-endhomeworththeprice,”saysAllisonGray,areal-estateagentin WichitaFalls,locatedbetweenDallasandOklahomaCity.
In2014,afive-bedroomnearMidwesternStateUniversityhadbeenforsalefortwoyearsbeforebecoming thatyear’sshowhouse.WichitaFallslocalsBrittandKristiMilstead,whohave threechildren,boughtthe 3,800-square-foot-propertyfor$240,000fourmonthsaftertheevent.RealestatewebsiteZillownowvaluesit at$306,000.Theshowhouseimprove-mentshadmadeitattractiveenoughtobuy,saysMr.Milstead,47,butit neededmorework.Floorshadtoberefinished,andkitchenandbathroomsrequiredupdating. ButtheMilsteadslikedthelivingroom,whichshowhousedesignershadpaintedalightmintgreenwithadarker greentrimthatwascontinuedintheformaldiningroom.There,itwaspairedwithwallpaperthathadamedallion pattern.“Beingashowhouse helpedsellthathouse,”saysMr.Milstead,directorofsalesatatelevisionstation. ”Itprovidedtouchesthatneededtobedoneandthatthesellerwasn’twillingtomake.”
Localdesignersinstallednewkitchencabinets,removeddatedfoliage-inspiredwallpaperandrepaintedwallsina neutralpalette.Thehouse’slistingtouteditsfreshrenovationandprominenceasashowhouse.KristinaandJohn Dietrickboughtthefive-bedroompropertyfourmonthsaftertheshowhouseeventfor$514,000.Today,Zillow estimatesitiswortharound$581,000.Withouttheupgrades,theywouldhavebalked.“Itwouldhavebeentoo muchwork,”saysMs.Dietrick,ownerofahumanresourcesoutsourcingfirm.“Thecoolthingwithadesigner showhouseisthattheydotheheavylift-ing.”Ms.Dietrick,50,recallsliking80%oftheshowhousedesigns.She removedallofthewindowtreatments,paintedoverstencilartonthediningroomceiling,andchangedthekitchen cabinetsfrombrowntoablackthatshefeltwouldlookbetterwiththeappliancesandquartzcountertops.“The kitchencabinetryhadarusticlook,whiletherestofthehouse hadmoreofasleek,modernlook,”sheremembers.
Inthe2014CharlestonShowHouse,theLesherskeptonlyburgundy-coloreddrapesinthestudyandbrightpink valenceswithamatchingpalepinkbamboowallpaperinthemasterbedroom.Firsttogoaftertheshowhouse ended:purplewallsandceilings.“Thecoloroftheyearwaspurple—itwaseverywhere,”recallsDr.Lesher,42. Thecouplepaintedovertheshadeineveryroombuttheirdaughter’sbedroom.Theyspent“atleasthalfamillion”dollarsonadditional,structuralren-ovations,saysherhusband,42.Thecosmeticchangesfortheshow house,donatedbyparticipatingdesigners,savedthemasmuchas$30,000,heestimates.Zillownowvaluesthe 5,100-square-footsix-bedroom,31/2-bathroomhomeat$1.99million.ButtheLeshershavenoplansofselling. “Ifwesoldittoday,wewouldbeingoodshape,butwe’renotsellingit,”saysDr.Lesher.
Notallshowhouseredesignshavethedesiredmarketingimpact.Ifdesignsvarytoomuchbetweenrooms,real-estateagentssay,theycanhinderasale.“Theproblemwithdesignershowcasehomesistheydon’tflow,”says TopekaagentJohnValleywhosoldtheDietrickstheirhome.“Oneroomlooksthisway,oneroomlooksthat way.Itdoesn’thaveanycontinuity.”InPalmSprings,JamesLeeandDominickSpataforaboughtthemidcentury modernshowhousethatwaspartofthetown’s2014ModernismWeekshortlyafterthefestivalendedthatyear.Its lookwascoordinatedbyChristopherKennedy,alocalinteriordesignerandpriorownerofthehome.
“Iserveasthecreativedirector,”saysMr.Kennedy,whohasputtogetherfourshowhousesanddescribeshisstyle as“combiningJet-SetnostalgiawithCaliforniamodernism.”
Forthe2014showhouse,hesetaneutralcolorpaletteandensuredthatpermanentfeatures,suchasfloors,tiles andbath-roomfixtureswouldworktogether.Messrs.LeeandSpataforasaysomeofthewhimsicaldesignstook themoutoftheircomfortzone,whichtheylikedbecause itexposedthemtocutting-edgedécortheyhadnotseen before.ItincludedagoldceilingintheTVroom,asinkthatlightsupinafluorescentblueinonebathroomand turquoiseandblackwallpaperwithfish,pairedwithablackceiling,inthepowderroom.Onestretchtoofar: hand-paintedzebra-patternedwallpaperinthemasterbedroomthattheyremoved.
Thecouple,whoseprimaryresidenceisintheMarinadelReyarea ofLosAngeles,boughtthe3,000-square-foot, four-bedroompropertyfor$1million,slightlybelowtheaskingpriceof$1.1million,whichhadbeenlowered fromtheinitialpriceof$1.4million.Theystillpaidapremiumtotheaveragesquare-footpriceinPalmSprings’ IndianCanyonneighbor-hoodin2014,saysRonaldScottParks,abrokerwithPacificSotheby’sInternationalRealtyinPalmSprings.Mr.Parksestimatesthehome’scurrentvaluebetween$1.25millionand$1.3million.Back in2014,thecouplespentlessthan$10,000onadditionalimprovements.Aftertheirpurchase,theyweretaken abackwhenlocalsmentionedthattheyhadbeenintheirhouse,buttheynowenjoyitsprominence.
“Initially,youfeelsoexposed,”saysMr.Spatafora.“Butit’sactuallyfuntotalkaboutit.”

Theelegantlimestonestructure,at11East82ndStreet,wasacquiredbyananonymousbuyerfor$30.1million, makingitNewYorkCity’smostexpensiveclosinginMarch.TheKagans,whoseproductionsinclude“Tuck Everlasting”andtherevivalof“Pippin,”boughtthelate-1890shousein2009for$24.5million,thenundertook atop-to-bottomrenovation.Whentheyputthe22-roomhomebackonthemarketin2017,theyinitiallysought $44million.
Thiswasn’ttheonlyspruced-uptownhousetosellatabigdiscountlastmonth.InGreenwichVillage,acarriagehouseat23CorneliaStreet,wherethepopstarTaylorSwiftoncelived,closedat$11.5million,lessthan halfitsoriginal$24.5millionpricefromtwoyearsago.
Afewblocksaway,attheGreenwichLanecomplex,anewtownhousefaredbetter,sellingforalmost$22 mil-lion,nearertoits$25millionpricetag.
AmongtheothernotableMarchclosingswerefourtownhousesat220CentralParkSouth,eachformorethan $20million,includingtwothree-bedroomunits,onthe40thand41stfloors,whichsoldforaround$23.4millionapiece.Theluxuryhigh-risesetthenationalrecordforthehighestpricepaidforasingleresidence—$240 mil-lionforafour-levelunit—inFebruary.
ElsewhereontheUpperEastSide,LawrenceHerbert,thecreatorofthePantoneColorMatchingSystem,sold hisfull-floorco-opat778ParkAvenue,andatneighboring740Park,alongtimeresidentsoldhis.Also,two town-housesatthePlazaResidencesat484GreenwichStreetclosed.
Downtown,theOscar-winningfilmmakerPaulHaggisfoundabuyerforhisSoHoloft,andRonandMichelleSaltz, ownersofa largeflowerfarminConnecticut,boughttheremainingat160East72ndStreetinTriBeCa. Theneo-ClassicalmansionsoldbytheKagansissixstorieshighand25feetwide.ItstandsalongsideotherstructuresofsimilarsizeandgrandeurbetweenFifthandMadisonAvenues,aquickstrollfromCentralParkandthe MetropolitanMuseumofArt.

WhenTonyandClareWhite boughtBunnyMellon’s townhouseat125East70thStreetfor$22.5million in2006—officiallyfromanLLCnamedforMellon’s sprawlingruralVirginiaestate—onebrokertoldus thatsheconsideredit“perfectforaBrit.”Mr.White,a successfulIrishbusinessman,thusseemedtomoreor lessfitthe profile.“Theroomsweren’tthatlarge,but ithadplentyofcharm,”thebrokercontinued.“Ithas aEuropeanfeeltoit.FortheaverageNewYorkerthat wantstomakeasplash—grandrooms,highceilings— theydon’tunderstandthatsetup.”
High-rollingNewYorkershavenot,byourreckoning, becomeanymoresubtle.ButtheWhiteshaveapparentlyfoundsomeonetotaketheplace,whichwaslast listedfor$41millionwithSotheby’sInternational Realty’sLouiseBeit,offtheirhands—it’sjustentered contract,accordingtothebroker’swebsite.(Bunny, whosetrueandcompletenamewasRachelLoweLambertLloydMellon,passedawayinMarchattheage of103;herformerhusband,PaulMellon,relationof Andrew,diedin1999atanentirelyrespectable91.)
Thenagain,there’snotexactlyashortageofoverseasbucksintown,whichperhapsgoessomewaytowardexplainingtheconsiderableappreciationthehome—anditsalreadywell-fundedsellers—hasenjoyed.Alas,thecoupleinitiallyhopedtotakenin$46millionontheresale.Butcalluscallous,we’re havingatoughtimemustering toomuchsympathyonaccountoftheapparentshortfall.
At11,100squarefeetandawhopping40-feetwide,thetownhouseseemsanoddthingtofaultforlackingin grandeur.(OnlyinNewYork?)IthaseightbedroomsandseeminglyinnumerablesetsofFrenchdoorsand windows.Itismaybethis,inpart,thatlendsit“thecharmoftheFrenchcountryside.”Thereare awineroom andanelevator,wallspaintedvibrantly—andattractively—insoftpastelsanddeepblue.Ahorticulturalist bybothtrainingandpassion,BunnyMellon,afriendofJacquelineKennedyOnassis,famouslydesignedthe WhiteHouseRoseGarden.Andaverdantlyplantedstonecourtyardwithalilypad-speckledpondappearsto retainthebenefitsofherexperteye.

AnthonyWhitehadmadeamintinthedata-collectionbusinessandhis wife,Clare,hadawaywithantiques.Butthecoupleacrossthestreet, who’dhadtheirhousedesignedinthemid1960s,wereofadifferent order:PaulMellon,heirtothebankingfortune,andhissocialite-par-excellencewife,Bunny.
AlongtimefriendoftheKennedys,Ms.Mellonwasanexperthorticulturist,andhadbroughthertalentstobearontheWhiteHouseRose Garden,aswellasonthereargardenofthetownhouse,whichhada reflectingpoolandagazebo,andwhichwasoverlookedbythelibrary, whereMr.Mellondisplayedselectionsfromhisworld-classcollection ofEnglishpaintings.

EVERYTHINGaboutMadonnaislargerthanlife,fromherrecordsalestoherglitterycostumes,toherrecentlegal battletoadoptachildinMalawi,tothe priceshepaidfora57-foot-widetownhouseontheouterfringesofthe Upper EastSide.
Brokersscoffedatherfoolishnesswhenitwasreportedthatshe wasincontracttobuyasprawlingGeorgian-style townhouseinthesticks,akafar East81stStreet,for$40million.Theplacewasnowhereneartheelitehomesof FifthAvenue,beyondthelower-statusLexingtonAvenueandmanyblocksfromthehallowedsoilofCentralPark.
Butlastweek,whensheclosedonthepurchase,itturnedoutthehard-workingMaterialGirl,sweatingherway throughanotherworldtouratage50,hadnotlostherstreetsmarts.Therockstar,bornMadonnaLouiseCicconeof BayCity,Mich.,actuallyreceivedasignificantdiscount.Shepaidonly$32.5million,accordingtobrokersbriefed onthetransaction.
Thefinalpurchasepriceworksouttoa28percentdiscountfromthe$45millionpricetagoftheoriginallisting,by LouiseBeitofSotheby’sInternationalRealEstate.ThepropertywaslistedlastOctober,afterthedeathofthelongtimeowner,Louise H.Saurel.
WendyMaitland,abrokeratBrownHarrisStevenswhohasrepresentedMadonnainthepast,declinedtodiscuss thetransaction.
Thesalewouldstillmake itthehighesttownhousesaleintheanemicfirsthalfof2009,butnotoutoflinewithrecentsalesofmuchsmallertownhousesinthatneighborhood.
Lastyearatthepeakofthemarket,a19-foot-widetownhouseonfarEast78thStreetsoldfor$9.5million,orabout $2,750asquarefoot.ThepricepersquarefootpaidbyMadonnainaweakermarketwasaboutthesame,butone couldargueshegotalotmoreinthedeal.

Nevertheless,ithasbeenrumoredfromtimetotimethattheacclaimeddirectormightsomedaygothroughwith themoveacrossthepond.
Mostrecently,suchspeculationwasfueledbythefactthatthe70-year-oldauteurusedLondonasthelocationfor twofeaturefilms,thecriticallyacclaimedMatchPoint,releasedlastDecember,andtheforthcomingScoop. AlthoughMr.AllentemporarilytookupresidenceduringshootinginaritzyneighborhoodnearHydePark,he won’tbegivinguponNewYorkjustyet:Theinkjustdriedonhis$25.9milliontownhousecontract,asTheObserverreportedonJan.19.
Whetherornotthereal-estatemarketisslowingdown“dramatically”(saysMayorBloomberg)orsimplyhas cooledabit,thereareveryfewtrophyhomestogoaroundforthemostdiscriminatingbuyers.So,despitethefears ofaburstingbubble,suchpropertieshavestillbeenmoving.Sincelastfall,fivetownhouseshavesoldforabove $20million,withthreeonEast64thStreetalone.
AlthoughMr.Alledealcertainlywb reaktheoverallrecordpricepaidforatownhousehe$40milliondroppedontheDukeSemansmansiohereislittle doubtthatitwillsmashthecurrenttownhouserecordforpricepersquarefoot. InearlyNovember,LouiseBeit,ofSothebyInternationalRealty,listedthe20-foot-widetownhousefor$25.9million.(Ms.Beitdeclinedtocommentonthelisting).Atthatconsiderableprice,theluxuriousresidencemeasuring 6,400squarefeet,accordingtocityrecordssasking$4,047afoot.
Whileseveralritzydevelopments(suchas484GreenwichStreetandtheRichardMeiertowers)haveyieldedsales atthatloftypricepoint,theprevioustownhouserecordforpricepersquarefootwas$2,471.Thatrecordwasset lastOctober,whenPrudentialDouglasEllimanbrokerLindaSchlesingerandherhusbandsoldtheir20-foot-wide homeonEast64thStreetfor$21.5million.
Sure,thefinalsellingpriceonMr.Allefuturehomeisstillunknown,butseveralluxurybrokersofferedtheirexpertesti-matestoTheObserver,withtheprevailingopinionbeingthatitwillmostlikelysellfor belowasking somewhereinthe$20millionto$22millionrange.
WhilethedealmayormaynotbreakMs.Schlesinger’srecordforthesalefor a20-foot-widetownhouse,even withthelow-ballestimateofaround$20million,Mr.Allenwouldeasilysmashtherecordpricepersquarefoot,at awhopping$3,125.
Althoughsuchinventoryisinshortsupply,Mr.Allenisn’tconsideredtobegettingastealatthatprice.However, takingintoaccountthistownhouse’sprovenance,andEast70thStreet’sreputationasthefinesttownhouseblockin thecity,Mr.Allenmaystillhavemadeaverysoundinvestmentinthelongrun.
Builtin1901byTrowbridge&Livingston,thefive-storytownhousewasfirstownedbyGraceLuling,accordingto ap-praisalrecords.Next,EmilyBakerKellogg,wifeofLeonardKellogg,purchasedtheproperty.InJune1943,Ms. Kel-loggsoldthetownhouse tothelateDr.ErnestKulka,arenownedgynecologist,whoresidedthereforoverfour decadesandisstillrememberedfondly.
“Itwasmydreamhouse,”saidluxuryspecialistBridgetRestivo,ofAliceF.MasonLtd.Anarchitecturalexpert,Ms. Restivowasenthralledwiththe16-roomtownhouse.
“Personally,IthinkitisthefinestGeorgianhouseI’veseenofthatsize,”shesaid.“Itisoneofthosehousesthatcan bea20-footer,butseemsmuchgrander.”
Someexquisitefeaturesofthelimestone-cladtownhouseincludeornateplastermoldings,agrandstaircase,10 fireplac-es,Frenchdoorsandherringbonefloors.ThereisalsoanEnglishbasement,aformaldiningroom,library, mediaroomandstaffrooms.Onthethirdfloor,therearetwomasterbedrooms-oneinfrontandoneintheback.One floorabove,therearetwobedrooms,withasittingroomandkitchenintherearofthehouse.Originallyusedasservants’quarters,thefifthfloorincludesatrunkroomwithaladdertotheroof.
However,oneoftheproperty’smostnotablefeaturesisthesun-litgarden,whichfacesoutontothedouble-wide town-housethatformerlyhousedtheJimHensonCompany,locatedon69thStreet.Itfeaturesanoutdoorbench, plentifulshrubberyandafountainwithpermanentplumbinglines.
AlthoughMs.Restivohadacontractout,thedeal(inthe$3millionrange)nevertookplace.InMay1988,Justine Comp-ton-Wentworthpurchaseditfor$3.8million.Afewyearslater,Ms.Compton-Wentworthputitonthemarket for$9mil-lion,butthehouserefusedtobudge.Eventually,in1998,itwassoldfor$6.05milliontothecurrentowners,MartinA.Whiteandhiswife,Clare,anantiquesdealer.Mr.Whitedidn’treturncallsforcomment.
AyearafterMr.WhitepurchasedMr.Allen’sfuturedigs(pendingacloseddeal),theacclaimeddirectorwasalsoin abuyingmoodfurtheruptown.In1999,Mr.Allenandhiswife,Soon-Yi,purchaseda 40-foot-wide CarnegieHill man-sionfor$17.7million.LocatedonEast92ndStreet,themassiveresidencewasapproximately14,400square feet.

InthesamemonththathesoldhisCarnegieHillresidence,theNewYorkPostreportedthatMr.Allenwasbuyinga dif-ferentEast70thStreetpropertyheRothschildMansior$15million.Despiteanacceptedofferatthetime,thedeal forthe11,000-square-foottownhouseeventuallyfellthrough,asreportedtwomonthslater.(Inthe16monthssince Mr.Allenpassedonthebuilding,theNeo-Georgianstylemansion,witha33-foot-deepgarden,hasonlyincreasedin price.Currently,itonthemarketfor$25million,listedwithPaulaDelNunzioofBrownHarrisStevens).
Soif itthattownhouseapparentlymetMr.Allen’sspecs,whydidthedealfallthrough?Foronething,theCenturyFoundation,the building’scurrentowner,neededampletimetorelocatetheiroffices.Secondly,Mr.Allen would’vehadtoundertakeamassiverenovationtotransformthe11,000-square-footbuildingintoasingle-familydreamhome.Itcanbeas-sumedthatsuchanundertakingforadirectorandscreenwriteralreadybusyoverseas wouldbedifficult.(Mr.Allendidn’trespondtoseveralcallsforcomment.)
Becauseofthecostlyandtime-consumingrenovation,onehigh-endbrokerisn’tsurprisedthatMr.Allenwas willingtospendarecordamountonthistownhouse.
“Hepaidmorethananyoneelsewhenheboughtthehouseon92ndStreet,”saidJedGarfieldofLeslieJ.Garfield Real-ty.Wellversedincateringtothewhimsofupscaleclients,Mr.GarfieldrecentlyrepresentedTamirSapir, theRussianoilmagnatewhopurchasedtheDukeSemansmansiononFifthAvenue.
“[Mr.Allen]wantedsomethingdoneperfectly,andhewantedittoacertaintaste,”saidMr.Garfield.“Evenifhe didpayapremiumofsomekind,it’swellworthittoavoidthebraindamageofarenovation.”
Itspre-existingconfigurationasa single-familyhomeisonehugeplus,butthelocationmakesanotherdifference. Mr.Allen’snewtownhouseisfurtherdownEast70thStreet,inthemiddleofamuch-covetedblockbetween ParkandLex-ingtonavenues.Andjustaroundthecornerarethreeofthecity’sgrandco-opbuildings:720,730, and740Park.
“SomeconsideritthebeststreetinNewYork,”saidLauranceKaiserIV,presidentofKey-VenturesRealty.“Itis prettyfromtheFrickmuseum[onFifthAvenue]ondowntoThirdAvenue.”
