In Mexico, ownership of real estate by non-Mexicans within certain distances from the coast and border is facilitated through a ?fideicomiso,?a Mexican land trust with a 50-year term that can be renewed indefinitely. This arrangement provides long-term control of the asset and enables property transfer from one generation to the next. To further enhance security, we offer reliable U S financing and title insurance for properties purchased in Mexico.

Property trust or fideicomiso

Mexico realized the importance of making foreign investment safer and more accessible for non-Mexicans. However, constitutional limitations prohibit non-Mexicans from owning real estate within certain distances from the coast and border. To address this issue, Mexico created a secure method of ownership through a ?fideicomiso,?or Mexican property trust, granting the purchaser full ownership rights. The Ministry of Foreign Affairs issues a permit allowing the purchaser?s chosen bank to act as the trustee, with the purchaser as the beneficiary. The trust is not an asset of the bank: they simply hold it as the trustee.
