Plaid capes, kilts and coats hit the fall 2014 catwalk for Saint Laurent and Stella McCartney. Marchesa showed tartan-printed lace, argyle and fur, and deconstructed kilt patterns into a dress collection. Brazilian label Animale used Celtic and druid patterns, and shot their ad campaign against a Braveheart-esque background. Maybe it’s Scotland’s referendum on independence that’s drawn designers’ attention.

If you’re ready to add a little Highland fling to your living space this season, there are lots of options. Rich woods, squooshy sofas, rubbed bronze and landscape prints evoke the Caledonian country manor. The look, traditional and tasteful, can be dressed up or down. And moder n interpretations also abound, with oversized or edited classic patterns, layering of aged items with new, and playful versions of iconic Scottish elements. Scottish style is rich with clan tartans and evocative motifs drawn from a long and tempestuous history. FUELLING THE FIRE

You may love the sound of crackling wood, but if you live in the city, you will have to opt for another burning material. The City of Ottawa allows outdoor firepits fuelled by ethanol, propane and natural gas, but prohibits open-air wood fires in urban areas. Check with the city or fire department for up-to-date regulations on what’s allowed in your area. Propane and natural gas firepits are most popular in urban areas, Tombak says, but in recent years, natural gas has gained in popularity, mainly due to its convenience and cost. With the rising cost of propane, a 9.1 kilogram (20-pound) tank can cost as much as $20 for a refill. “For an average firepit, a tank of fuel will give you two evenings of enjoyment.” Although the cost of natural gas has also risen, Tombak says it doesn’t compare to that of propane. “It might cost you $3 to $4 for an average evening of operating a firepit (using natural gas).”

He has great memories of growing up there and instead of selling it, we have decided to move in. The house has great bones and is in a wonderful neighbourhood but needs updating. His father had a traditional home office with built-in cherry bookcases, a huge partners’ desk and leather chairs. We want to use this room as a study/TV room. Are we crazy to paint the built-ins? Neither of us likes the colour of the wood and have even contemplated tearing them out but feel that would be disrespectful to his father. What do you think? A: Somehow through the

ages people have adopted extreme guilt over the idea of painting wood trim, panelling or built-ins. I have a client who has waffled for two years over whether to paint her panelled dining room. The panelling in question is veneer, probably installed in the ’80s and depresses her every time she walks into the room. I’ve advised her to paint it. If the panelling was handdone by craftsmen (or her grandfather) in beautiful wood, I would probably feel differently about it but that’s not the case — and even more important, the room does not make her happy. I realize that you and your husband are moving into a family home, so there are sure to be relatives who will weigh in with opinions. But the only thing that matters is what makes you both

happy; if it’s removing the built-ins, then by all means do so, but my advice is to paint them. You mention wanting to use the room as a combined study/TV room and to me that conjures up images of cosy nights playing backgammon, watching old movies or sitting with friends after dinner. With that in mind, I take inspiration from the work of Cory Connor Designs (coryconnordesigns.com). In the room shown here, Connor transformed “a generic space in a new-build home” into a living room with depth and character. A kitchen renovation is a good way to increase the sale price of your home — maybe not as much as the renovation costs you, but it can definitely help a sale — and if you’re staying put, it’s one of those jobs that can make every day feel a bit better, especially if you love cooking. However, take care of any repairs your home’s building envelope needs first, like your roof, foundation or windows. With renos, you should work from the outside in, so any indoor upgrades are protected against mould, moisture or other damage. Here are my top five ways to show some love to older kitchens: 1. A quartz countertop Everyone loves granite, but for me quartz is the No. 1 kitchen countertop, period. It’s non-porous, so you don’t need to seal it. (Granite must be sealed at least once a year.) To clean quartz all you need is soap and water, and for tough spots a vinegar-water solution. Quartz countertops are custom-made and will cost more than granite, but they require less maintenance. 2. Porcelain tiled floor Kitchen floors get a lot of wear and tear thanks to extra traffic, water, spills, sliding chairs and appliances. Ceramic and porcelain tiles are durable, easy to clean, won’t off-gas and will look great for years. But if you have the budget, go with porcelain. It’s less porous

Kitchen renovations can increase functionality and accessibility of the space, as well as raise the selling price of a home. than ceramic and the colour of the tile is the same all the way through, not like a glazed ceramic tile; if you get chips they won’t be as noticeable. Plus, porcelain is denser so it can handle heavier loads. Make sure the entire kitchen floor is tiled, including under the cabinets. Not only does it look better but if your dishwasher needs to be serviced you won’t be able to slide it out if there is a difference in surface height. And if you don’t tile under the dishwasher and you ever get a leak the water won’t dribble out onto the kitchen floor, so you won’t know about it until it makes its way to the level below. 3. Powerful range hood A kitchen needs proper ventilation because it can be the source for a lot of moisture, and this moisture can end up in your walls, floors, ceiling and attic. A good system can eliminate steam, fumes and odours at about 300 cubic feet per minute. But don’t buy an oversized unit — bigger isn’t better and can lead to dangerous backdrafts. There are also over-therange microwaves that have

a ventilation system below — it’s two in one, which can help save space. Most people tur n the kitchen fan off too quickly due to noise, but there are quiet range hood models. 4. LED under-cabinet lighting. LEDs are the best choice for under-cabinet lighting because they’re energy-efficient and they don’t create heat, which can be especially bad if you’re storing food in cupboards. 5. Custom cabinets If you go with a pro, not only do you get what you want but more important, you get what you need. A really good kitchen cabinet manufacturer takes full advantage of space and accessibility. They can add “magic corner” cabinets that can be pulled out like a drawer, so you don’t have to reach in, which is especially important as baby boomers move into their senior years. Asbestos remains in many older homes MEGAN COLE THE CANADIAN PRESS VICTORIA — Renovations can be stressful for a homeowner, especially when dealing with an older home where asbestos may be hiding under old flooring or around heating ducts. Before Madeleine Bragg and her husband bought their 1940s home in Fernie, B.C., they had it inspected for asbestos, which was commonly mined and used for its high tolerance to heat. Unfortunately it wasn’t until they began renovating and were ripping up the old linoleum flooring in the kitchen that they discovered their home did, inspite of the inspection, have asbestos.

Pulling up the flooring revealed a second layer of linoleum that had a paper lining containing asbestos. The couple looked into removing the asbestos themselves, but opted to hire professionals. Mid-construction, the Braggs had to leave their h o m e a n d t h e fl o o r i n g bagged and correctly treated before work could resume. Summer Green, owner of RemovAll Remediation Services in Victoria, says it is possible for homeowners to do a smaller job themselves if they follow proper guidelines. “If it was my daughter, and her husband wanted to deal with asbestos on his own, I would say wet it down, follow the approved guidelines, and

they would probably be OK,” says Green. Many of the guidelines in place for abatement and removal are meant to protect construction workers and contractors who may come into contact with asbestos on a regular basis, but homeowners should be cautious and informed when removing asbestos. According to Green, any home built before the 1990s could contain asbestos in the insulation and drywall and around boilers and pipes. Many homeowners are unaware they have asbestos in their house until they become involved in a home renovation project where testing is required for work permits.

According to the government of Canada, potential health problems from asbestos exposure include asbestosis (scarring of the lungs which makes it hard to breathe), mesothelioma (a cancer of the lining of the chest or abdominal cavity) and lung cancer. The cost of removing asbestos has begun to affect not only the way homeowners proceed with renovations, but it can also affect the cost of purchasing and insuring a home. “Mortgage companies are saying they won’t finance until the asbestos is gone, and insurance companies may not insure without a clearance letter, which can affect the price of a home,” said Green.

Green says it is possible for people to live in a house containing asbestos for many years without any health problems because issues arise only when fibres are released into the air. “You can go up in an attic and breathe in fibreglass insulation and it can get in your lungs, and it can cause problems, but with fibreglass insulation the fibres are straight fibres,” says Green. “But with an asbestos fibre no matter how small you make it or break it down they are constantly splitting and have a barb on them.” Fibreglass fibres can be coughed out of someone’s lungs, but with asbestos, Green says, fibres hook into the walls of your lungs and you can’t get them out.
