n most cases, leasing an apartment means compromising: giving up spacious rooms, privacy, gardening and pet ownership in exchange for convenience, flexibility and freedom from maintenance.

At The Retreat at Mountain Brook, a newly renovated luxury community in Birmingham, Ala., residents don’t have to choose.

It’s peaceful, and even though you are just a few minutes from downtown, you feel

like you could be out in the country. When residents come home, they truly experience their own retreat.”

These amenities place The Retreat on the cutting edge of apartment living, says Rick Haughey, vice president of industry technology initiatives with National Multifamily Housing Council. NMHC recently released the largest-ever apartment leasing survey. It gives a detailed picture of the most sought-after amenities, including

emerging trends.

The Retreat is providing the benefits of a single-family home, plus more, Haughey says. “There’s really nothing you would be missing,” he adds.

Living large

The ample living and storage spaces inside The Retreat’s flats and townhomes are rare, especially among new multi-family developments. One, two- and three-bedroom

homes are available with floor plans up to 1,900 square feet. “Our apartment homes are larger than the average single-family home,” says Natausha Oakes, community manager. “In fact, the smallest one-bedroom apartment at The Retreat is 1,100 square feet, and the cost per square foot is unheard of in this market for luxury apartment living.”

n 2014, Heller Stone Properties of Los Angeles purchased the property that has become The Retreat at Mountain Brook.

The development company conducted a complete exterior and interior renovation of the community’s buildings, which include two clubhouses and 517 apartment units built between 1974 and 1987. It also revamped the grounds, added numerous community amenities and built an eye-catching leasing center at the community’s entrance.

Inside the flats and townhomes, everything is new – flooring, appliances, cabinetry, fixtures and more. “What makes our exquisite renovations more impressive than other

communities’ is the fact that our developer took it a step further than just the basic visual remodeling,” says community manager Natausha Oakes. “During renovation, we completed HVAC, plumbing and electrical wiring replacements as well.”

All apartments also are wired for AT&T U-verse TV and AT&T Internet. Because the services are delivered through an advanced, fiber-optic network and are buried underground, they are high-speed and reliable. Wind isn’t going to knock out service, Oakes says, and The Retreat has a designated AT&T representative.

Location, location, location

While The Retreat’s amenities are top-ofthe-line, its location is one of the most compelling reasons residents choose it as their home. The tranquil getaway is only minutes from downtown Birmingham and many of Alabama’s largest employers. Current residents have an average commute time of 14.7 minutes compared to averages of 24.2 minutes for all Alabamians and 25.5 minutes for workers nationwide.

The Retreat is also a short drive from Birmingham-Shuttlesworth International Airport, restaurants, shopping, entertainment, schools, universities, golf courses and parks.

The Flora Johnston Nature Trail, offering two miles of trails along a branch of Shades Creek, borders The Retreat, giving residents opportunities to explore the rolling, forested hills surrounding the city of Mountain Brook.

“This combination of being close to urban conveniences while surrounded by natural treasures is what sets The Retreat apart,” Oakes says. “We like to say it has Southern charm with a modern vibe.”

Private outdoor spaces

The homes at The Retreat boast an abundance of outdoor living space as well with oversized balconies and patios, and some patios are connected to fenced-in yards.

Every floor plan has either a patio/balcony or a sunroom.

Both sunrooms and balconies/patios offer residents the chance to cultivate container gardens of flowers, herbs or vegetables, and sunrooms can double as home offices.

With peaceful, tree-studded surroundings, patios and balconies are settings for curling up with a cup of coffee, glass of wine or book and enjoying the sights and sounds of nature. “Our three villages are bordered by evergreens and pines,” Oakes says. “Many apartments and townhomes offer naturally wooded views.”

Residents can utilize their outdoor spaces to create additional sitting and dining areas.

When they entertain, their guests can mingle both indoors and out.

The Retreat consists of three separate villages that collectively create one unique, luxurious apartment community. Highland Village, Greenbriar Village and Canterbury Village each feature a resort-style, saltwater pool bordered by spacious, tile-decked entertainment areas. Two pools are connected to clubhouses and covered outdoor kitchens with stacked-stone bars, ceiling fans and gas and charcoal grills. Beautiful wood timbers support the vaulted kitchen roofs and form arbors near the pools.

“Residents often have friends over to grill out at the pools,” Stertmeyer says.

Clubhouses also include fitness centers and offer additional entertaining space with large lounges, coffee bars, flat-screen TVs (perfect for fall football parties) and lots of windows overlooking the pools.

“We want residents to use the spaces for social occasions, as extensions of their homes,” Oakes says. “The Retreat at Mountain Brook offers community spaces for all residents to gather with each other, friends and family. Birthday parties, casual cookouts and anniversary celebrations are just a few of the many events residents and their guests enjoy. Our community even offered the perfect space for the marriage proposal of two of our residents in the fall of 2016.”

Residents who want to entertain guests with activities can offer tennis at The Retreat’s two championship-modeled courts and hiking along the Flora Johnston Nature Trail, adjacent to the community.

Community garden & pet park

Community gardens and pet-friendly accommodations are emerging trends among the nation’s leading apartment communities, Haughey says.

At The Retreat, residents can start or continue a gardening hobby, growing their own fresh vegetables, herbs and flowers.

NEW LEASING CENTER GATEWAY TO RE-IMAGINED LUXURY APARTMENT COMMUNITY

W

hen Heller Stone Properties purchased an 80-acre apartment community in 2013, “we knew massive renovations lay ahead,” says Ken Heller, co-founder of California-based Heller Stone Properties, which owns the newly renovated and branded 770,000-square-foot luxury community now known as The Retreat at Mountain Brook. “The bones of the property were excellent, and even though several styles of architecture were represented throughout the community, we’ve been able to address those through renovations and landscaping and tying it all together with a new leasing center scheduled to open in June 2017.”

Designed by the architectural firm of Cohen Carnaggio Reynolds, the 2,200-square-foot leasing center will be the gateway to the re-imagined, 517-unit luxury apartment community. Positioned prominently atop a hill with large expanses of windows and sweeping views of the surrounding neighborhood and landscape, it will serve as The Retreat at Mountain Brook’s primary leasing office and will set the stage for a future village devel-

opment. Just down the street from the leasing center is a new, lighted, tri-level sparkling fountain that serves as a community centerpiece.

The leasing center, in conjunction with monument signage designed to complement Mountain Brook’s signature street signs, the fountain installed this past summer, new street lighting and a community garden, completes the current phase of revitalizing this property. “The new leasing center will be a beacon – a unifying factor setting the tone for the type of community we envision,” Heller says.

“Our goal for the new leasing center was to integrate a prominent design into the community, coalescing the varied architecture throughout The Retreat,” says Scott Burnett, lead architect with Cohen Carnaggio Reynolds. “We looked for subtleties throughout the property’s three distinct villages and factored in recognized design elements from the city of Mountain Brook, like the Clock Tower in Crestline Village, to create a design that would resonate,” Burnett says.

hen it comes to decorating an outdoor space, Suzanne Martenson, owner and founder of Stems and Styles in Homewood, Ala., looks for beauty in the unexpected. The event stylist and floral designer says her goal is to make outdoor spaces both inviting and practical.

Here are tips she shares for making the most out of an outdoor area:

1. Strike a balance between style and function.

For example, consider creating a container garden of herbs or adding herbs to flower planters, Martenson says. Not only will the herbs add visual interest, but they’ll come in handy. “You can always have them for cooking, and in the hot Alabama weather, they take the heat and the sun well and don’t require a lot of water,” she says.

“Plus, they look nice mixed in with your annuals.”

2. Bring the indoors out WITH FURNITURE AND RUGS.

A wide range of comfortable furniture in a variety of styles, from sleek to rustic, is now made to last outdoors, Martenson says. “There are sectionals and loveseats that really make you feel like you’ve extended your living room,” she says. A table on a patio, balcony or in a sunroom also can extend entertaining space.

Today’s outdoor rugs can barely be distinguished from their indoor counterparts. “They really warm up the space,” Martenson says.

3. Be strategic with color.

Use a neutral pallet – tans, grays and whites – for large items such as furniture, Martenson advises. Then add color with accents like pillows and other small items. This way you can inexpensively change the entire look seasonally – or when you get tired of the current one – by replacing the accents.

“If you buy a full printed sofa, you’re going to be stuck with it for awhile,” Martenson says.

Take it Outside Restaurant owners Paget Pizitz and Harriet Reis give tips for making your next outdoor get-together unforgettable.

eople love eating outdoors, say Paget Pizitz and Harriet Reis, and they should know. The duo own two popular restaurants – Melt and Fancy’s on 5th – anchoring Birmingham’s hip Avondale neighborhood, which Pizitz calls “one of the most interesting cities within a city in America.” Both restaurants feature outdoor dining options: a screened porch at Melt and a large patio at Fancy’s on 5th.

“People enjoy the sun and outdoor air, and they feel a sense of community when they’re outside,” Pizitz says.

With an eye toward current trends, Reis and Pizitz offer this outdoorentertaining advice:

1. Take food and drinks back to basics, with a twist.

Complicated dishes can be unapproachable, and craft cocktails with 15 ingredients don’t appeal to everyone, Pizitz and Reis say. Oysters are a great option for grilling outside or baking in an oven, then transporting to an outdoor space where guests are gathered. “All you need to do is brush them with butter and garlic and dress them with lemon,” Pizitz says. Offer a range of toppings so guests can add their own twists. With drinks, try your hand at jazzing up basic cocktails. Use Melt’s Matilda Loaded (lemonade, basil, raspberry and vodka) and Fancy’s Avondale Dirty (vodka or gin, olive juice and blue-cheese-stuffed olives) as inspiration.

2. Offer shareable fare.

“Food brings people together,” Pizitz notes, and you can build on that by providing shareable platters. Pizitz references Fancy’s smoked tuna dip and Melt’s Picnic Trio – roasted red pepper hummus, chicken salad and pimento cheese – all served with lavash crackers. Another favorite is Indian naan bread brushed with olive oil and dressed with toppings such as mozzarella and basil (Italian version) or garlic, roasted red pepper and feta cheese (Mediterranean style). Prep time is just 10 minutes on the grill or in the oven. Large plates of nachos are also hits.

3. Cull down clutter.

Keep your entertaining spaces simple like the food and drinks you serve. Reis and Pizitz recommend versatile furniture that fits your style and gives you the freedom to convert your sunroom, patio or other outdoor space from a cozy setting for curling up with coffee to a dining area for friends and family. Pick items that appeal to you at antique and salvage stores. Don’t try so hard, and you’ll be surprised at how well things natually come together.
