RENOVATION REFRESH
As we embark on our 33rd anniversary, London Bay remains committed to continued innovation, premier quality and personal service — pushing the boundaries of unparalleled luxury design. 2022 was an exciting year as we championed cutting edge projects in development, homebuilding and design.
The last year has been underscored by growth and expansion across all divisions. We have continued to add to our world-class team with associates who are at the top of their industry. We have acquired exclusive inventory on prime waterfront locations across all of Southwest Florida. Sales continue to grow as we remain focused on meeting the demand for new construction and renovation despite supply-chain challenges. We have
launched new homebuilding projects in several markets, including Cambridge Park — a private boutique Naples neighborhood of only 17 luxury single-family estates.
On the development front, Moorings Park Grande Lake continues to move forward with 11 out of 16 buildings either already completed or under construction. The community is in full swing, with residents enjoying the next generation of Life Plan luxury living.
As we go to print on this issue, our latest endeavor has just launched with the opening of the sales gallery for The Ritz-Carlton Residences, Estero Bay. With construction anticipated to begin on a magnificent tower later this year, the Residences delivers Ritz-Carlton’s legendary service and unsurpassed amenities considered
best-in-class throughout Southwest Florida. The Residences are located within Saltleaf on Estero Bay — a new 500-acre coastal village. Situated on one of the last, great stretches of waterfront, Saltleaf represents a once-in-alifetime opportunity for London Bay to create an inspiring, amenity-rich community.”
While this last year has been marked by numerous celebratory moments and groundbreaking milestones, we’ve also witnessed devastation in our community. With the impacts of Hurricane Ian still present in our coastal areas, we are grateful at London Bay to be a part of a resilient community. We also count our blessings that nearly all our projects sustained no damage as a result of the strength and safety of our homes and building codes. Southwest Florida remains strong, and is already moving forward to rebuild and create, once again, a beautiful oasis for people to live, play and work.
When we look on a national scale, we understand there may be some uncertainty that could bring unique challenges. However, some of these challenges have also provided the potential for greater economic prosperity for Southwest Florida with the creation of new jobs and continued expansion in housing and development to sustain the regional growth destined in years to come.
Thank you for partnering with us on this journey. We look forward to another exciting year.

Park your pup at the dog spa with a wash area and grooming room. It is not your average canine retreat because they also deserve the very best.
World-class New York interior design studio Meyer Davis curated the interior spaces to honor the essence of the Gulf Coast. Airy and bright condominium floorplans feature natural colors, raw textures and soft touches. These amplify the senses of this balanced ecosystem, both within the awe-inspiring property and beyond. Incorporating elements of the tropical haven, millwork will bring warmth, while exquisite, rare stones and luxury fabrics exude the pinnacle of an elevated lifestyle.
Residences range from 2,628 to 3,885 square feet, and include two, three and four bedrooms. Each will have a dedicated elevator entry for utmost privacy. Unobstructed sunset views of the bay and spacious balconies for greater outdoor livability, spanning up to 2,200 square feet. Saltleaf Golf Preserve is among the rarest golf destinations, offering picturesque views of Florida’s natural beauty while on the green.
The new coastal village of Saltleaf, which surrounds The Ritz-Carlton Residences, Estero Bay, is currently underway. A confluence of home and town, neighborhood trails lead to beautiful destinations to explore nearby activities and perfect days on the horizon.
The name Saltleaf honors the bay’s mangroves — ancient, fiercely protected trees that filter the estuary’s water, releasing salt onto their leaves in tiny, glistening crystals. Here you are surrounded by some of our state’s greatest treasures.
Currently under construction, the 72-slip Saltleaf Marina will provide immediate water access and a five-star, chef-driven waterfront restaurant next door. Venture into Estero Bay by kayak or boat to explore the centuries-old mangroves, thriving oyster beds, manatees, and playful dolphins.
The reimagined Saltleaf Golf Preserve will open in late 2023. At this new, Troon-managed course, four-time major champion Raymond Floyd has honed into his trademark of incorporating natural terrain influence. The new 18-hole championship golf course embraces the natural habitat with no formal bunkers and minimally altered terrain. Water features, indigenous plantings, and trails along wild spaces make the views as captivating as the game itself.
There’s even more fun coming for all ages and abilities with the brand new nine-hole shore course with a go-at-your-own-pace attitude.
Saltleaf is where everyday life will feel vibrant, inspiring deeper connections between people and the sea, wild spaces — and each other. Hop on your bike to a pop-up concert or mixology class, or stroll to the adjacent clubhouse. Complete with delicious food, an inspiring range of games and activities, and handcrafted cocktails, this venue will be a gathering place, perfect for connecting with family, neighbors, and friends.
There are also plenty of ways to spend a day in nearby Bonita Springs, thanks to the charming town’s beaches, boutiques, galleries, and restaurants. While just a short drive away is Naples, where you can shop, dine and repeat as you walk the palm-lined avenues of two world-class shopping districts.
Whether a choice of quiet living or embellished pursuits — or anything in between — this luxury destination is where you can be “home” on your own terms. It is a place dedicated to the art of living well.

Living in Moorings Park Grande Lake, Naples’ premier Life Plan community, is like living in a lavish resort — on a much grander scale. With luxury residences offering open living spaces and expansive outdoor patios, three floors of amenities in a new clubhouse and vacation-worthy outdoor venues, Grande Lake redefines “retirement living.”
Like-minded visionaries London Bay Development Group and Moorings Park Communities partnered to create the next-generation Life Plan community of sleek coastal mid-rise buildings featuring upscale residences overlooking a 55-acre lake and the Naples Grande golf course.
“I think of Grande Lake as an unretirement community,” said Tom Mann, vice president of sales and marketing for the highly regarded Moorings Park Communities. “London Bay has done a tremendous job appealing to our buyers who are the most highly educated, affluent and successful people in the world looking for the fountain of youth through a cutting-edge active lifestyle. Our residences have large lanais, spectacular views and are larger than most single-family homes.”
Larry and Chuckie McPherson were among Moorings Park Grande Lake’s first residents in 2020. They purchased a fourth-floor home after visiting models in Mediterra, where London Bay is the exclusive builder, to get a feel for the builder’s quality and attention to detail.
“We really liked what we saw,” said Larry. “We have an 800-square-foot lanai and great views.”
While personalized healthcare and wellness are at its core, Moorings Park Grande Lake’s residences, sleek coastal architecture, maintenance-free living and concierge-level service continue to attract new residents like David and Rena Rutstein, who made the move in summer 2022.
“Grande Lake is first-class in every respect,” David said. “It’s like being on a cruise ship which never leaves port. It’s better than we expected, a 10 out of 10. London Bay made life so simple for us, we now know first-hand why they have a reputation as the best builder in Southwest Florida.”
The Rutsteins purchased within a day of their initial visit — a wise decision as buildings are now selling out before construction starts.
“Due to market demand, I suggest reserving a home well in advance,” said Mann. “It’s better to be five years early than five minutes too late.”

Grande Lake homeowners have the opportunity to custom-tailor their new home in London Bay Homes’ Selection Studio, a state-ofthe-art showroom staffed with experienced, trained professionals that effortlessly guide residents through the process of selecting design finishes such as flooring, cabinetry and appliances and fixtures featuring top-of-the line brands.
A custom home is the ultimate form of selfexpression, both visual and visceral.
London Bay’s collaborative approach to homebuilding involves a veteran team of architects, interior and landscape designers, space planners and building professionals working together from concept to completion. Collectively, they develop innovative solutions, identify industry-leading technology, high quality materials and timeless design elements tailored for each resident — all with the mission of enhancing livability and ease of ownership in a home that continues to inspire for years to come.
Strategically selected locations, elevated plots and London Bay’s use of top-rated features provide peace of mind for buyers looking to build a home that stands the test of time — and the elements of Southwest Florida.
“Stunning” is how golfers describe this Talis Park residence from the 18th hole. Its outdoor areas meander along the home’s rambling footprint, creating destinations for gathering by fire and water, including an intimate spa patio hidden behind the pool’s infinity edge, a firepit lounge and bocce lawn.
Driven by the clients’ love of casual entertaining, a builder-owned homesite in Talis Park provided plenty of room for must-have features like a stylish bar, expansive gathering spaces highlighting an inside-out connection and extras that evolved from designer-homeowner collaboration, including a freestanding guest cabana, oversized windows extending to the floor and an all-encompassing game room. Larger rooms — high on the owners’ wish list — are clearly defined yet flow easily to adjoining spaces.
Grand-scale entertaining is also elevated in distinct outdoor spaces — from the alfresco kitchen replete with Evo Grill and a brick pizza oven to an open-air firepit lounge and bocce lawn.
Digital models of the sun’s position throughout the year allowed London Bay to determine the best locations for the residence’s many outdoor areas, including an elegant living room with wide-open views of the community’s golf course.
Worthy of the most cosmopolitan nightclub, the bar and lounge area’s polished aesthetic is augmented by a built-in banquette suspended above the floor, uplit quartz countertops and a frosted glass backsplash that lends privacy while welcoming natural lighting from a windowed gallery beyond. An in-counter quick-chill bottle cooler offers added convenience in style.
“We chose London Bay because of their reputation, the other work they’ve done, and the quality, detail and craftsmanship we saw in other homes. They were innovative. We trusted and liked them the most.” — Mark G.
Former clients knew London Bay was the ideal partner to realize their vision of a custom home, incorporating the newest solar and energy-efficient technologies, large outdoor living areas and contemporary architecture. 3D modeling determined optimal orientation to maximize solar capture while also pinpointing where architectural, automation and innovation would address interior heat gain.
Energy-storing Tesla Powerwalls, 78 sleek solar panels and flush window treatments programmed to react to natural sunlight work behind the scenes to advance energy efficiency while touch-activated roll-down cabinets, breathtaking contemporary interior design and layers of luxury speaks to the homeowners’ lifestyle.
Exaggerated cantilevered roof overhangs with tongue-in-groove ceilings appear to float above transom windows, heightening the dramatic contemporary architecture of this private Grey Oaks residence while ingeniously shading large windows for reduced heat gain inside.
With its soaring two-story floating tongue-in-groove ceiling, a sleek space-defining custom console and a linear fireplace, the reception room is an impressive destination for entertaining. The ceiling extends outside, creating cantilevered overhangs above the custom pool and the front entry.
“We absolutely loved working with the outstanding team to make our dream house a reality. Everyone we worked with exceeded our expectations. The planning, design, construction and decorating worked seamlessly to deliver a perfect home. We came to London Bay with a vision and from the moment we met the team — we knew we made the right choice.“
When given tremendous space to create and the opportunity for imagination to run wild — you can dream big, with London Bay ready to bring your vision to life.
Envisioned as a central retreat for visiting children and grandchildren, an impressive oneof-a-kind estate is currently under construction in Mediterra, imparting luxury vacation, resort and theme park amenities right at home. A true reflection of the client’s passion for family time, the main home features a prep kitchen for baking
with the grandchildren, a music salon with a piano and circular wet bar, a yoga and exercise room, a formal dining room with wall-spanning wine storage displayed behind glass, and even a private dog room for the family pet.
“We’ve built a new home every four to five years, and this is the best team we’ve worked with. London Bay puts the emphasis on home; a lot of builders just build a house. They took the time to get to know the way we live in a home and how it should function for us.” — Daniel S.
London Bay Homes understands the lure of this magical place. Founder Mark Wilson and many others in the company migrated from somewhere else, answering the call of paradise.
Although nirvana takes on many nuances in Naples, London Bay knows discerning homebuyers favor the prestigious neighborhoods along the city’s southwestern-most peninsula, where an idyllic isthmus sculpted by the Gulf of Mexico and Naples Bay is home to Aqualane Shores and Port Royal — enclaves so exceptional, they’re known worldwide.
For decades, London Bay has created Naples’ most exclusive private estates and showcase homes which express the style, vision and lifestyle of “paradise found” for future residents. The awardwinning homebuilder maintains a curated collection of prime homesites and a continuous construction presence, with nearly a dozen custom residences and available showcase homes currently in various stages of construction.
Currently under construction, 2021 Gordon Drive, is a stunning new luxury estate inspired by the creative team of Steve Miller, vice president of London Bay Homes, Stofft Cooney Architecture, Romanza Interior Design, and Landscape Architect Koby Kirwin.
Open-air destinations are offered around the pool, spa and a series of levels that create intimate outdoor living rooms and conversation areas.
London Bay is transforming the corner of Aqua Court and Gordon Drive in Naples with three custom showcase homes.
Three neighboring custom showcase estates on Gordon Drive East and Aqua Court are halfway through the design-build process, with completion for one home in early spring 2023 and the other two in early 2024.
“The location of these homes is fantastic, steps to the beach and a short walk or golf cart ride to Third Street South’s restaurants, shopping and entertainment,” said Toby Cloutier, director of business development for London Bay. “They really appeal to the buyer who wants to save time in the building process and enjoy a brand new home in an ideal spot much sooner.”
Created through trusted partnerships with Romanza Interior Design, Naples’ premier architects and the celebrated landscape firm Exteriors by
Koby Kirwin, the two-story showcase homes reflect the preferences of London Bay’s custom clientele, boasting 5,700- to 7,200-square-foot interiors, five bedrooms, three-car garages, studies and flexibility for an additional study or home office. They feature the highest level of finishes and appliances, wholehome natural gas-powered generators, and expansive, multitiered outdoor gathering spaces with enhanced landscaping for extra privacy.
“Momentum has continued at a record pace,” said Cloutier. “Within the next year, London Bay will have nearly two-dozen private residences and showcase homes underway, mostly in Port Royal. It’s one of the most robust inventories by a custom builder in Port Royal.”
Mediterra’s 14 wins for Community of the Year as the region’s best community perfectly reflects this special place. It’s a coveted title this Naples gem has earned through forward-thinking and continued transformation, staying ahead of market demands and introducing new amenities and home trends long before they were en vogue.
London Bay Homes is pulling out all the stops for Mediterra’s remaining homesites, translating its decades of custom homebuilding experience into a worthy grand finale — single-family showcase homes representing the best of the last.
“We spend six to eight months just in pre-design, intentionally creating each showcase home for its homesite to optimize views and privacy,” said Jennifer
Curran, director of client development for London Bay. “Our President and CEO Mark Wilson is personally involved in every decision. Pulling from experiences with our custom clients, we incorporate the highly sought-after upgraded features — incredible outdoor living spaces with pools, fire features and alfresco kitchens, three- and four-car garages, and custom cabinetry.”
Mediterra’s one- and two-story showcase residences represent estate, luxury single-family and villa homes with open-concept floor plans, three to five bedrooms and over 2,960 to 7,000 square feet overlooking the community’s championship Tom Fazio-designed golf courses, lakes and nature preserves. Romanza Interior Design’s award-winning team creates the most buzzy-worthy trends in private residences and model homes throughout Southwest Florida. The team of designers share five of their favorites.
Texture and bold patterns add visual interest and dimension to walls, ceilings and floors. “Clients love the recent introductions of high-end wallcoverings featuring embossed and three-dimension designs, embedded shells, vinyl silks and weaves like grass cloths. We also introduce texture with rift-sawn oak for warmth and depth, custom millwork and architectural ceilings. New choices in tile, glass and lacquered provide a sleek contrast,” said Jennifer Stevens, senior design director.
Lighting plays with color to set the mood for a room, assuming many shapes and shades. Sculptural statement-making pendants and ethereal cut-glass and translucent chandeliers mix with soft coastal inspired palettes of sand, surf and sky, neutrals of warm gray and blush accented with champagne and gold, and vivid saturated hues.
“Many of our clients come to us with important art collections they want to highlight throughout their homes,” said Melissa Allen, senior interior designer. “We work closely with them to identify the best locations for every painting and sculpture and how best to display each piece. We also help clients source/curate new artwork that doesn’t just fill an empty wall but also enhances their existing collection.”
Outdoor living spaces continue to expand options for entertaining with multiple gathering destinations that work independently and together for intimate get-togethers and full-on fetes. Alfresco kitchens feature fullsize appliances and well-equipped bars, Evo grills and pizza ovens while multi-level landscape design creates sunken living rooms and fireside patios hidden from view. Refined furniture, finishes and accents lend a customtailored look.
From the opulence of mother of pearl and capiz to the shimmer of quartz and the dazzle of sapphire and emerald, furniture, fixtures, fabrics and finishes are taking clues from nature. Raffia, seagrass and bamboo are in their natural elements as are woods coaxed to reveal eye-catching grain.

As homes trend to anything-but-Old-World architecture and open, uncluttered interiors, more Southwest Florida homeowners are turning to the tandem team of London Bay Renovation and Romanza Interior Design to transform drab homes into dream homes. The before-and-after differences are so dramatic, it’s like watching a favorite HGTV show but in real life.
A recent collaboration with long-time clients lightened the look of a single-family home in Grey Oaks, inside and out. The team edited the façade’s heavy Tuscan architectural features, replaced stone flooring with wood, streamlined bulky beams and built-ins with sleeker versions, updated the master bath, and renovated the kitchen with new cabinetry and a larger island.
The homeowners also posed an engineering
conundrum: “There was a structural column in the kitchen that had always bothered them,” said Kevin Waldron, senior renovation contract manager. “They challenged us to remove it and open up the space.”
“It completely changed the character of the adjoining rooms,” added Romanza Senior Design Director Jennifer Stevens, who’s worked with the clients several times.
Removing space-confining walls, reimagining kitchens and bathrooms, and whole-home transformations top the wish lists of clients who purchase older homes, and London Bay’s time-tested redesign process and decades of experience ensures a smooth transition from start to finish.
One couple from England enlisted London Bay after purchasing a Naples condominium
in Sancerre sight-unseen in 2020. With travel restrictions in place, the team and homeowners collaborated from afar, morphing compartmentalized rooms, view-blocking walls and outdated finishes into a stunning showplace highlighting Gulf of Mexico vistas and reflecting its seaside locale.
“We optimized the views and the natural sunlight,” said Contract Manager Patrick Guyton. “You walk into the foyer and immediately see the Gulf.”
The family room, kitchen, dining and living
rooms are now a flowing space with ample seating for entertaining, enhanced by ethereal cut-glass lighting, signature oversized artwork and textural wallcovering with flowers in relief cascading down a wall or embedded with cross sections of shells.
“This is a true vacation home, and they wanted a coastal feel,” said Stevens. “They like dramatic and interesting materials, so we used large-format porcelain tile on feature walls, beautiful decorative lighting, and a large asymmetrical soaking tub.”
As a company passionate about building — in every sense of the word — London Bay continues to be focused on laying the foundation for a strong community.
For over three decades, London Bay has found meaningful ways to give back, as well as to bond over shared interests and causes close to their hearts and homes. Activities such as food truck gatherings to collect donations for local organizations and group fundraising events serve as a way to give back, while making connections and having fun doing it!
And when the community needed it most, London Bay extended a helping hand.
In the wake of Hurricane Ian, London Bay quickly launched a $50,000 match challenge for Hurricane Ian Disaster Relief, matching all gifts made to the campaign dollar for dollar. One hundred percent of donations will be used to support hurricane relief efforts to rebuild, and create, once again, a beautiful oasis for people to live, play and work.
Employees stepped up to participate in the 2022 Magnolia Path 2 Freedom 5K, supporting their mission to create hope and healing for child survivors of human trafficking by providing safe environments and long-term programs for recovery.
It was a momentous year for London Bay’s collaborative projects.
On April 7, London Bay Development Group and national construction company, Suffolk, celebrated a major construction milestone for Grandview at Bay Beach with a topping off ceremony. Having reached the 11th floor, the ceremony also provided the first opportunity to experience the magnificent views from the residences, scheduled for completion in summer 2023.
Following Grandview’s topping off ceremony, London Bay celebrated another major milestone on June 14 with a groundbreaking event for Saltleaf Golf Preserve.
As the developer of Saltleaf, London Bay’s coastal village perfectly situated along Estero Bay will feature a public marina and kayak launch, miles of nature trails, a new public golf clubhouse and the redesigned Saltleaf Golf Preserve, formerly Raptor Bay Golf Club.
