Designingspacesthat “feellike you” can bedifficultand, at times, overwhelming.Should you follow thetrends or carve your own path? Many peoplestrugglewiththis veryquestion,but it’s clear fromlocaldesign expertsthat as we move through2025 andinto 2026the word “trend” has a shifting meaning.
Onespace, multipleuses
The work-from-homemovement ofthelast few years sawa lot ofhomeownersfashioninglivingspacesinto workareas Lately, theshifthasmoved toward creatingmultipurpose roomsthat capitalize onspace-savingdesignelementswith a dualpurpose.

“It’s still a roomthat can bebeautifulandstill a roomthat can be theentranceofthehouse,but hasa purpose,” he says
For MelissaHess, ofDenver-basedHOMEbymelissa, an important partofthediscoveryprocess withher clients ishaving themlookaroundtheirspaceandthink,“How can itfunction better for me?” She says designing a beautiful spacethat notonly functionsoptimallybut that herhomeowners don’t want to leave is a drivingmotivation for her.
Embracingtheunique and minimizing thetrends
Oneshiftininteriorfurnishings has been a turn toward uniqueandheirloom items Thismarriage ofmeaningfulpieces withmore modern elementsiscreating eclecticandhighlypersonalizedliving spaces.
“My homeowners are just lovingthisbig shift away frommass-producedthings,” Hesssays “We areembracingheirloom. We’re embracingheritage. We’re embracingourpassionsandcollections.”

If you’re looking to make small,but noticeable changes to a space,consider updating yourhardware.
“Ilike someofthe boldand unique hardware that’s availablenow,” Heisler says. “There’s someamazing doorknobs andhingesoutthere that are really so special.”
Whenitcomes to followingthecurrent design trends, Lyall offersthisadvice:
“I really, reallyencourage andsteer my clients to embrace a more classicand timeless foundation.”
Choose elements“that don’t have a time stamponthem, somethingthat willstand the testoftime30 yearsfrom now,” he says “WhereI introducetrendsare in things that are easilyeditable.”
If you want to addtrendingdesignstyles in yourhome, Lyallsuggestschoosing throw pillows andotherdecorative accessoriesthat can easilybe swappedout downthe roadwhenthose trendschange.
Hess makesthis argument to her homeowners:“It’s what makes your toes curl. I don’t care that it was yesterday,” she says “We’re going togo for it.I really feeloneofthe biggesttrends ispersonalized, customized,not beingafraid to beindividual.”

There hasalso been a return to more neutral colors, withthemost popularbeing veryneutral flesh tones, Heisler says.
Benjamin Moore’s ClassicGray is a go-to foundationalcolor for Lyall.
“It’sa colorthat islike a no-color It’s not a white, it’s not a gray, it’s not a beige,” he says. “(It’s) sortof a nondescript tone that createsa great initiallayer to build off of, but it’s warm andinvitingand feels verynatural.”

Ifonethingiscertain,it’s that homeowners are makingchoicesthat are aligningwith a “soft, easy livingstyle,” Heisler says Lyall says he sees a desire to use more handcraftedorartisanmaterials, suchastiles, fora more natural,one-of-a-kind feel. He’s also noticed a movement toward lighter, brighter, more natural hardwood floors.

Heislerhasclientswithdogs andkids, and while natural floors would bebeautiful,themore durableand affordable optionisvinyl flooring, she says “At theend of theday,” Hesssays, “WhatI care aboutis that people care about theirhomes, theirspaces, because ourquality oflife isdirectlyimpacted by the way we live inourhomes.”
If you feel yourlivingspaceneeds a change but you don’t have thebudget fora large-scale redesign, considerhow smallchanges can makea difference, the experts say.
“We couldrunoutright now andin 10 minutes we can makea coupleof keychanges in ourhomes, our secondskin,that’s going to improve ourquality of life,” Hesssays

Don’t get overwhelmed
Hesssays people tend toget oversaturated by social mediainfluence andimageryandlose sight ofwhat’s most important: What makes uslove ourspace? “Firstand foremost,” she says, “isthat itfunctions for the people who live init.”
Whichmeans, thebiggesttrendofthe year seems to be creating a livingspacethat speaks to who you are, your lifestyleandwhat trulymakes you feel at home.
The Victorian Italianate-stylemansion at thecornerof NorthQueenand WestLemonstreets inLancasterhas hada lotoflives over thepast centuryand a half, butin some ways it hasn’t changed.
Andit’s theoutdoordiningonthe second-story deck,which was somethingof a novelty indowntown Lancasterwhenit was introduced 27 years ago, Oberholtzer says. SinceCOVID, they’ve also added three outdoor“villas” to thedeckwithcozyelectric heaters, so you can enjoy the experience year-round.
Strasburg tobaccomerchantJohnS. Rohrerbuilt thehomein1869as a place to entertainhisguests whilevisitingthecity. Typicalofthearchitectural style,there wasa belvedere onthe roofwhere guestscouldenjoy thebeautifulview. Inthe ensuing years, itbecame home to the Harmony Cluband,later, the Harmony Inn restaurant and bar Butthat traditionofhospitality continued.
DeanOberholtzerhadthat samelegacyin mindwhenhebecamepartners with Harmony Inn owners Johnand Katina Kearesin1998 to transformtheproperty into TheBelvedere Inn.
“We were justaiming to make it a really cool,funhangout for theneighborhood,” says Oberholtzer, whobought thecoupleout five years later.
Partofthat fun was thelate Shirley Fultineer, Oberholtzer’s friendfromtheir days working together at Doc Hollidays inLancaster She wouldbecome a hostess for TheBelvedere andthe namesake ofits second-floorlounge, Crazy Shirley’s.
Overthepast 27 years, The Belvedere Innhas becomeknown for itscontemporaryAmericancuisine andelegant dining atmosphere. Whilethemenuhas changedwith timeandthe seasons,a few beloved signature disheshave remained sincethebeginning,includingtheGrilled CaesarSalad featuringchar-grilled romaine,the Four-HourBraisedShortRibandBelvieBread, a Frenchbaguette with garlic,sun-dried tomato aioli and Parmesancheese.

NathanClaycomb, whoalongwithwifeDenise owns JoeontheGo, says thecollaborationgivesvillage residents somethingtheydidn’t have before.
“Thethingthat setsLampeter Cornerapartfromotherareasis that youhave thistinyvillagewith so many existingcommunity bonds,”he says.“Before we opened,theyhad to travel away fromtheir communities to enjoyaqualitycoffee experiencewithfriends. We’ve createdaplacewithin walkingdistancethatdoesn’tsimply feature breakfastandlunch,butalsoa top-tierespresso bar!”
At the sametime,they’ve also createdaone-stopdestination.
“I’ve hadpeopleonSaturdays start withcoffee,comeupandshopand then go forwine,” says Becky Keeney, ownerof Pebbles&Lace.“Theydo allthree.”

“Fromthebeginning, my wifeandI said we’re not going to be your averagecoffee experience,” Nathan says “We’re going to bringhospitality tothenext level.”

“The waythebuilding was restoredandthe additiontheyputon,it’sjustbeautiful,” Keeney says. “It setsoff ourproduct so nicely.”
