Listing preparation
First impressions count. How you prepare and present your commercial property before it goes to market will have a significant impact on the result.
Property Appearance
Most commercial properties are tenanted investments, and the general maintenance may be the responsibility of the tenant. It is important prior to going to market, to ensure that the property looks fresh and well maintained.
Leases
A lease will have a significant impact on the price a buyer is willing to pay. This can work two ways, speak to your commercial agent about these options. If you have the luxury, speak to your agent about the current rental rate before entering a lease renewal with your tenant to ensure you are receiving current market rate and the longest tenure available as this will directly reflect the sale price and where potential investors see the property value.
Preparation & Due Diligence
Before rushing a property to market we need to ensure we have as much detailed information as possible to assist us in preparing a due diligence pack, commonly known as an Information Memorandum (IM). An Information Memorandum allows buyers to make a quick and informed decision as well as reducing the number of offers which will have long due diligence clauses because the information was not readily available.
The information memorandam typical includes:
• Copy of any current and relevant leases, renewals and tenant ledgers
• A copy of all the outgoings
• Building plans, floor plans, lot plans
• Certification certificates and approvals
• Contract of sale
• Body corporate disclousure statement (if applicable)
• Current title search
Outgoings include:
• Rates notice
• Water notice
• Body corporate statement
• Building insurance
• Land tax
• Property management fees
Any other cost that is incurred by the property owner.





Method of sale

There are three different methods of sale commonly adopted for the sale of commercial property. These are outlined below:
Auction
Some of the benefits of selling your property by auction include:
• The auction date creates a sense of credible urgency that prevents buyers delaying their decision.
• An auction campaign allows us to create open competition amongst buyers, providing the best opportunity for us to maximize the sale price.
• You are protected by a reserve price. This means your property won’t sell unless bidding reaches a pre-agreed level.
• There is no ceiling price so you have the opportunity to achieve a price above your expectations.
• Provided the property is sold under the hammer, auctions produce an unconditional contract for sale with a set settlement date and no drawn out negotiations on the contract terms and/or due diligence periods.
• If the property is not sold under the hammer, it allows the vendor to list the property at whatever price they desire.
Expressions of interests (EOI)
Some of the benefits of selling your property by EOI include:
• The close of EOI dates creates a sense of urgency amongst buyers.
• It creates a level of competition between buyers.
• You have control, without disclosing reserves and expectations.
• It provides ample time for buyers to investigate the property’s potential, express their interest early, and enter into meaningful discussion with the agents.
• It allows prospective buyers flexibility when making offers, providing them with the opportunity to maximize their offer price.
• Does not put a cap on the potential price achievable.
Private treaty
Some of the benefits of selling your property by private treaty include:
• A fixed price makes it easy for buyers — they don’t need to ‘ guess’ your desired sale price.
• The price can be adjusted throughout the marketing process, based on qualified buyer feedback and local market conditions.
• This method of sale is a tried and tested method of sale.
• It assists buyers to formulate offers that address your desired selling price, which can lead to a faster negotiation process.

Our Agreement Agency Appointment Documentation
We invite you to appoint LJ Hooker Commerical Southern Gold Coast to list and sell your property on an exclusive basis for 90 days.
The marketing process will require significant commitment and engagement of our professional services and experience. It is anticipated that the combination of these attributes will conclude a very successful result. The commission to perform the services outlined in this proposal will be 3.3% (inc gst) payable at settlement.
LJ Hooker Commercial will conjunct with any agent who introduces a buyer to the property and who concludes an acceptable deal. We will actively encourage agents to introduce the property to any of their clients on this basis. There is no additional fee involved.
