Better Preparation If this is your first time investing there are some things you will need to know. If you have done this before, it’s always good to make sure you are well prepared for how we work at LJ Hooker Coomera | Ormeau.

The process - From when we list the property to when a tenant moves in, there are a lot of things that you will need to do and know to ensure your property is ready for the chosen tenants to make this their home.

1. Getting Ready When we first sign the management agreement we will need to make sure the home is ready for marketing photos. Ensuring that the home is beautifully presented, will allow our photographer to capture and showcase it in its best light.

Make sure that any clutter is packed away and only the bare essentials are on display, this gives the home clean lines and allows tenants to gauge the size of the room from photos and furniture present.

2. The description While the photos showcase your beautiful home, the words describing the property are as important. If you think of any specific items that should be mentioned, please have a list of these ready so we can incorporate them into the marketing.

We will need to know at this point (where applicable) your preference on water charges and also pets.

3. Listing and Open Homes Once we have the photos and advertisement ready to go we will list the property available for rent. As soon as the property is live prospective tenants will be able to book in open home times to suit them. They will be allocated to a time between 9am-5pm Monday to Friday and Saturday (where applicable) 9am-12pm. This allows tenants to book in times from the comfort of their home and we’ll make sure we’re there to show them through.

We won’t come out more than once a day but we will be there as many days as possible to allow us the best chance to find you the right tenants. After each open home, you will receive a report advising you of how many people attended, any comments they may have made and if they indicated they would or wouldn’t be applying for the property.

4. Application processing Once we have received an application into the office we will get to work on processing this.

The references, employment and history are checked and we compile as much information as possible for you to have the best overview of who will be living in your property.

A breakdown of the application is sent through to you and you have the final yes or no based on the information provided to you. We will give you all the facts and guide you the best we can but the decision is yours!

5. You moving out and tenants moving in One of the most stressful times in life is moving. For you moving out of your home and for the tenants moving in, this time can be far less than fun. We recommend allowing yourself plenty of time for any delays in moving and time to clean.

Don’t forget we can organise cleaners to go through the property and ensure it is clean to our standard.

Remember, if you have carpets, these will need to be professionally cleaned with a receipt provided to our office. Please ensure that there are at least 2-3 days between when you have the property vacant and ready to go and when the tenants move in. This allows us to complete our entry condition report (a VERY important document) and complete any work required at the property ie. smoke alarm checks, water compliance or anything that may arise from completing the condition report.

6. Tenants making their home While we do everything we can to ensure the property is in it’s best possible state for the tenants to move in, there can be some teething issues that arise. Some items that may not have been an issue to you, might be an issue for a tenant.

Also, always ensure you have some spare funds aside for any emergency maintenance that could pop up in your first month as an Investment Owner.
