As we look forward to what is going to happen in 2023, we are expecting price growth to stabalise and return to a more balanced market.

The PropTrack Regional Australia 2022 Report, in late December, found Queensland – both metro and regional – remained the most popular destination for internal migrants, with more people moving to the state than anywhere else in the country.

PropTrack senior economist and report author, Eleanor Creagh, said the pandemic, multiple lockdowns and more time spent at home led many to reassess their housing wants and needs.

“Housing markets in regional Australia thrived as people sought more space and more affordable homes,” she said.

“Remote working opportunities and preference shifts drove strong population growth in regional areas at the expense of the capitals, predominantly Sydney and Melbourne.”

In regional Queensland, the biggest declines from the peak have been in some of the most inflated markets, but demand for more affordable regions was holding up.

“They remain buoyed by shifting lifestyle priorities, migration trends and affordability advantages that are still in play,” Ms Creagh said.

The report found that Gold Coast and Sunshine Coast suburbs made up eight of the top 10 most in demand regional suburbs and only two suburbs outside of Queensland made the top 10 list.

“Despite population flows slowing, almost half (42%) of interstate searches are into regional Queensland,” the report said.

Real Estate Institute of Queensland (REIQ) CEO Antonia Mercorella said Qld’s market performance post-Covid had been, “nothing short of extraordinary”.

“However, consecutive interest rate rises and inflation are starting to dampen this heightened buyer activity and see households tighten their belts.”

Homes were taking longer to sell as buyers traded frenzied activity for a more considered approach, she said.

“We’re no longer seeing the bullish behaviour and aggressive unconditional offers that emerged over the past two years,” Ms Mercorella said.

“The rise of risky behaviours such as buying sight unseen, impossibly short settlement periods, and waiving coolingoff periods are hopefully behind us now.”

This versatile and functional console table is perfect for your living room or entryway. It is a seriously easy project where you can utilise materials you may already have at home. I’ve gone for an asymmetrical look for my finished table, but you can also create a more standard shape for your piece to suit your interior.

Whatyouneed

To make this table, you will need:

- Tiles on a mesh backing

- PVC piping

- Piece of pine wood for your console top

- Paint and primer suitable for tiles and a roller

- Pre-made grout

- Liquid nails

- Scraping tool

Approximate time: 2.5 hours (excluding drying time)

Step#1

Spread some glue onto your PVC pipe with a scraping tool ensuring a consistent layer all the way around. You can pick up the piping from your local hardware store.

Step#2

Apply your tiles to the piping and press them down firmly. You can use any tiles but it is definitely easier with a mesh backing.

Step#3

I’ve had these tiles for a while but thought I’d change them a colour to cream. Opt for acrylic latex and enamel paint. Remember to always use a primer first on tiles and two coats of your chosen paint.

Step#4

Next, we need to apply the grout. Pre-mixed grout is easy to use and can be easily applied with a scraping tool. Make sure you press it into the grooves.

Step#5

Clean off the tiles with a wet sponge. I like the rustic look of a little bit of grout left-over or you can go for a completely clean look.

Step#6

I’ve chosen a piece of pine for the top of the console and applied a nice dark wood stain to compliment the legs.

Step#7

To attach the leg to the top, I am simply applying some liquid nails to the top of the PVC pipes and pressing them onto the wood. Placing the legs asymmetrically gives the console a nice modern silhouette. You could also cluster them in the middle or spread them out evenly.

And there you go, a tiled leg console table! Style with a small vase, some books or artwork.

WhyPet-FriendlyRentalsCanOfferBetter Returns

The surge in pet ownership in Australia during the pandemic has created a demand for properties that allow renters to live with their 'fur-baby'. It is estimated that around 60 per cent of Australian households have at least one pet, and in many states, there are now limited lawful reasons an owner can refuse a pet. However, the reality is that pet-friendly rental properties are still harder to find.

By allowing pets in your investment property, you will stand out, widen your pool of potential renters, and, in turn, increase rental returns. Where legislation allows, this may be listing your property as 'pet-friendly' or considering such requests on a case-by-case basis.

Benefit#1:Leasewithahigherpricetag

Tenants with pets are quite often happy to pay a little extra for the right accommodation, as finding a rental can be tricky. This includes homes with cat flaps, doggie doors, good-sized fenced backyards and homes away from busy roads.

While pet-friendly properties in most states can't be advertised at a higher rental than others, tenants will sometimes negotiate to pay more if they can bring their pets along with them.

Due to demand, pet-friendly properties attract healthy competition from renters. For landlords, this not only widens the pool of potential candidates but increases the chances of finding someone suitable. As a result, your property is unlikely to sit vacant on the market for an extended period. So you will spend less money advertising to find a tenant, which is another win.

Renters with pets are also likely to want to stay longer as they know what a nightmare it can be to find a pet-friendly rental.

To make sure they can stay in the property for as long as possible, tenants with pets often take better care of the place they live in. They might also agree to clauses such as having the carpets steam cleaned annually. In a competitive market, they know too well the importance of ensuring the home is well-maintained so they won't be asked to end their lease.

Tenants are usually responsible for the general maintenance of a property which includes mowing, watering, weeding and keeping everything tidy. Those with pets are more likely to take this very seriously, as the last thing they want is to live somewhere that is unsafe.

People with pets tend to be happier, and that in itself can make them better tenants. Also, dogs are often a great deterrent for break-ins. Even a small one can scare away a potential intruder.

A fully fenced backyard is highly desirable. Be sure to check there are no plants that could be poisonous. Tulips may look pretty in a garden but are toxic to dogs – even potentially fatal. Other common plants to avoid include daffodils, cyclamen, azalea and hydrangeas. Wandering jew is likely to cause skin irritations for most pooches. All types of liliums can be harmful to cats. Creating a shaded area is also a great idea, particularly if your tenant has a pet guinea pig or rabbit.

Are you still a bit hesitant about making your rental pet-friendly? For your peace of mind, know that some insurance companies also offers protection against pet damage. And in Western Australia, landlords can also ask for additional pet bonds. This can be used for fumigation at the end of the lease, and it is in addition to the normal four-week bond. Ask your property manager to find out more.

You can also screen your prospective four-legged tenant by requesting what is known as a 'pet resume'. This resume will contain information on the animal's breed, age, temperament, medical history and training. It may also include a reference from a vet and a previous landlord.

Even if your rental property is small, it may still be able to accommodate a pet too. Large dogs, such as greyhounds, tend to be very successful tenants for units are they have less energy than smaller breeds.
