The traditional Spring selling season has kicked off, and the outlook for the Gold Coast property market points to a positive for home sellers.

According to CoreLogic’s Spring Preview report released last week, listings across Queensland are still very tight, with Brisbane’s numbers down by 9.7% compared with last year.

Regional areas, which include the Gold Coast, are recorded as having a 11.7% drop compared to last year, and 10.5% less listings than compared to the previous 5 year average.

CoreLogic Research Director, Tim Lawless said “Anecdotally, we may also be seeing more home owners needing to sell amid a peak in the ‘fixed rate cliff’, elevated interest rates and high cost of living pressures.

“Data on mortgage arrears continues to show a historically small portion of borrowers are behind on their mortgage repayments, however we are likely to see mortgage stress becoming more evident through the second half of the year.”

Over the 3 months ending in July, the Gold Coast recorded the largest rise in regional housing values with 4.0%, proving that the market has remained buoyant despite rising interest rates.
