LIV Sotheby’s International Realty’s quarterly Luxury Report offers the key insights you need to navigate the nuances of the high-end property market throughout the state.

This report focuses on luxury residential properties, including single-family homes and condos priced over $1 million in key markets such as Denver Metro, South Metro, West Metro & Foothills, Boulder, Northern Colorado, Colorado Springs, and Grand County. For homes priced above $2 million in Summit County and Crested Butte, and those exceeding $3 million in Vail Valley and Telluride.

During the first quarter of the year, market trends varied by region. The median sold price

for luxury residences over $1 million held steady along the Front Range, with some areas seeing slight dips and others modest increases. Resort areas followed similar patterns. Denver Metro’s median luxury home price dropped by 2.4% to $1,327,000 compared to 2024, while Crested Butte saw a remarkable 41.9% increase and Summit County experienced a 7.6% decrease.

Colorado’s Front Range

Luxury home sales along the Front Range remained consistent throughout Q1, signaling a welcome balance to the market. Boulder saw a notable 14.8% increase in home prices, raising its median sold price to $1,610,000. Meanwhile, South Metro, West Metro and Foothills, and Northern Colorado experienced slight shifts from 2024. The states stable job market and renowned outdoor lifestyle continue to attract buyers eager to call Colorado home.

In Denver Metro, the luxury home market thrived with 966 residences sold in Q1, an 11.2% increase, including 231 transactions in South Metro. Colorado Springs luxury market saw 79 home purchases, up 41.1% from last year. As spring unfolds, we expect this balanced, steady trend to persist across Colorado’s high-end real estate market.

Colorado’s resort towns offer year-round lifestyle opportunities that blend the laid-back feeling of vacation with the thrill of mountain living. Whether you’re looking for a close-knit community, a secluded getaway, or a condo by the ski lift, buyers continue to be drawn to the state’s natural beauty and active outdoor lifestyle.

Crested Butte’s luxury home market remained strong during Q1, with nine high-end residences selling at a median price of $4,000,000, while Summit County experienced a 28.9% increase in homes sold over $2 million. Vail Valley saw an 8.3% rise in median sold price for home sales exceeding $3 million. Telluride’s luxury market recorded the top sale at $10,514,000 and Vail Valley’s highest priced home reached $26,000,000 in Q1.

As winter gives way to spring in the high country, Colorado’s resort communities continue to experience stable home values, contributing to thriving neighborhoods that attract outdoor enthusiasts from around the globe.
