BOULDER AREA The Boulder Area Micro Market Report (MMR), prepared by LIV Sotheby’s International Realty, compares 2016 statistics (January through September), to that of 2015, for single family homes and attached dwellings in Boulder County. The average sales price of single family and attached dwellings combined rose 16.7%, resulting in an average price of $582,934.

The Boulder market was rated the #1 metropolitan statistical area in terms of the price appreciation by the federal government with over 14% gained in the last twelve months at the end of the third quarter 2016. These are exciting times for sellers, but difficult times for buyers entering the market. Compounding the affordability problem is a distinct lack of inventory. Accordingly, average price is up nearly across the board, anywhere between 10%-30% for single family homes depending on the neighborhood. Although fewer homes were sold in the first three quarters of 2016 than the same period in 2015, total sales volume is up slightly, and is just under $2 billion year-to-date.

Quarter 3 (YTD) Highlights:

• Louisville’s average price is $599,867 – up 17.8% • Foothills Communities of Boulder County’s average price is $950,595 – up 27.2% • University Hill’s average price is $1,073,629 – up 3.6% • Central Boulder and Historic District’s average price is $1,339,915 – up 23.6%
